Downtown Loft/Condo Report 1st Semester 2013
We have decided to make the LOFTWAY REPORT a bi-annual publication.
The market is moving fast and a whole year is to long to wait to see what is
happening in the Downtown LOFT and Newer Condo market.
The report previously known as LOFT Buildings has been renamed LOFT and
Newer Condos, since some of the buildings in the report are not "true" LOFTS.
We also added two buildings, Library Court and The Beacon Lofts, to the Report.
In addition to this, we have removed the Short Sales and REO columns since there
are not enough of those around anymore to make a difference.
All the buildings in the report have higher prices per square footage
than the year before. Some buildings appreciated more than others.
For instance, the Elleven building experienced a 44.57% increase.
We have seen much more inventory in some buildings and some very high
asking prices. With the raise of interest rates and more inventory, the prices
should start stabilizing and appreciation slowing down.
That being said, in 50% of the buildings prices are back to what they
were before the crash and some being even higher.
