Let the games begin…
Based on feedback from residents, plans are underway to construct a new, full-size tennis court
in the community.
Nestled in a vacant corner in Meadows 9, Street 9, this new facility is expected to be a hit among
youngsters and adults alike. The project is in the early stages of design and procurement and
ground work is expected to begin in the first quarter of 2016. Once completed, tennis
enthusiasts can enjoy their favourite sport within the community. It will also encourage residents
to get outdoor more frequently and maintain an active and healthy lifestyle.
Road markings redone
Road safety is always a matter of importance and concern across the community. To this effect, we have commenced the first phase of the road
markings enhancement project, with greater focus on key areas for pedestrian access across the community. Ensuring that speed humps and
pedestrian crossings on internal roads are clearly visible at all times will help motorists reduce excessive speed, curb unsafe driving and make
it easier to drive within the community. Road markings and speed humps are all being repainted for a fresh and vibrant appearance. The project
which will cover 26.4 km of the internal road network across Meadows is expected to be completed in phases by July 2016. Residents are
encouraged to abide by community speed limits and practise safe driving at all times.

A greener view: Coming soon
Over the coming months, the community will see some great landscape transformations.
A pilot project has commenced in Meadows 5 where non-performing streetscape trees
will be replaced with new varieties that are sustainable and more resilient to the harsh
climatic conditions.
Similarly, empty tree pits will be replenished with new species, such as Pongamia glabra
and Delonix regia. Once completed and the establishment of the plants is confirmed, the
enhancements will be extended to other Meadows communities in phases.

was completed in October 2015 and since then there has been a significant reduction in

Ready for the rainy season?
With the cooler weather and the rainy season approaching, now is the time to take some preventive steps to avoid any problems
at home during the rains.
If you have an annual maintenance contract with a service provider, we recommend you ask them to carry out the
following work before any inclement weather:
• Conduct a physical inspection to identify and clear any blockages of gutters and drain pipes on the roof or balconies
• Instruct your gardener to carry out light pruning of trees in your garden to remove weak branches
• Ensure that the sealant around all sliding doors and windows is intact
When rain or wind is forecast:
• Ensure that your windows and doors are tightly shut
• In the event of heavy rain, remove drain covers on the balcony and roof to facilitate the draining of excess water
• Secure any loose or lightweight items that are outdoors
Homeowners (and tenants) are responsible for maintaining their homes and ensuring that regular maintenance checks are carried
out to upkeep their property. Emaar is not responsible for any consequential damages due to non-maintenance.
Lowered water level in lakes
You may notice that the lake levels are lower in the winter season – this is deliberately done to prevent flooding when it
rains. All community lakes are interlinked and designed to receive storm-drain inflows from the community streets in case
of rain.

A fresh lick of paint
As part of an annual cyclical programme to enhance community aesthetics, the boundary walls of the community have undergone a
face lift. A total of 377 square meters of chipped and cracked portions of external boundary walls of the community have been repaired
and repainted. The overall appearance of the community was transformed, giving it a newer and brighter look.

A pilot to reduce, reuse, recycle
Recycling is one of the most effective ways to have a positive and long lasting impact on the
world we live in, as it is important to both the natural environment and to the community. As
a first step toward benefiting our community and the environment, a recycling pilot
programme will soon be introduced at Springs 11.
The new waste management contract for Emirates Living communities will include
placement of a recycling bin and collection of recyclable trash once a
week. Residents will also be provided with a small indoor bin to
accumulate recyclable trash in before transferring it to the outdoor bin.
The pilot project will commence early 2016 with the delivery of the new
recycling bins.
Drive easy with wider streets
The long stretch of the back road is frequented by The Springs
and The Meadows residents. The road is lined with tall green
trees on one side and kerb stone on the other.
You may have observed that the edge of the road close to the
kerb stone had a shallow trench. A project was recently
undertaken to fill this trench with asphalt and make it level with
the road to give residents an enhanced driving experience.
Spreading joy for Diwali
Diwali, the Indian festival of lights, brought an extra special smile this year as
ECM hosted all community staff for a celebration of this special occasion. It
was a truly enjoyable evening of laughter and happiness with ECM staff taking

up the role of hosts and waiters. The event was attended by various teams
including maintenance, housekeeping, landscaping and lifeguards to
celebrate the festive event. With upbeat music, sumptuous snacks and cheer
in the air, everyone had a fantastic time.

New home for community team
The Emirates Living team have relocated to be closer to their communities with the main intention of enabling easier accessibility for
residents and service providers alike. To enhance the working environment for all staff, various improvements have been undertaken,
such as upgrading of landscaping and outdoor working areas. To further better assist our residents and service providers, we have
created a dedicated section to process access permits for domestic staff and workers.
Lining the lakes
The lakes in Emirates Living are an essential feature of the community, adding to its
charm and appeal. A popular spot for residents of all ages, you often see joggers on the
pathways, kids playing on the grassy knolls besides the waters or others reading a
book on a bench.
To enhance the aesthetics of this scenic amenity and to preserve its beauty, the lakes
are dotted with cobblestones on the banks to prevent soil eroding and entering the
lakes. However, over time some of the stones have gotten covered with sand and some
have fallen into the water. An extensive project to retrieve and wash these stones,
rearrange the soil and reinstate the stones has been undertaken at Lake 6 in The
Springs. This will gradually be extended to all the lakes in Emirates Living that have this

feature, to restore and enhance these community attractions.

All you need to know on AACS
With the recent activation of the Automated Access Control System (AACS) across the Master Community, we understand that you may
have some questions. So we’ve compiled the most frequently asked questions for your reference.
1. I have not received my access cards? How do I apply?
You need to apply for the access by filling the Application for Vehicle
Access Card form and attaching all the prescribed supporting
documents. The form may be either scanned and emailed to
[email protected] or dropped off at the gatehouse of your
community.

2. How many cards do I get?
Two cards per villa are issued free of charge.
3. How will I receive the cards?
The cards will be couriered to your residence in Emirates Living.
4. What if I have more than one car?
You will receive two cards as per standard policy, as most villas have
only two parking spaces. Should you need more than two cards,
please contact the Community Management team at [email protected] A third card may be requested and issued (at a charge of
AED 200 per card) at the discretion of the Community Manager. The fees collected are credited to the community as added income.
5. How does the card work?
There is an access card reader at every gatehouse. When a vehicle approaches the reader, it reads the card that is displayed on the
windscreen and the barrier opens automatically. Please note, if your community has a separate entrance for residents and visitors, this
reader is installed on the ‘residents’ entrance.
6. Where am I supposed to fix the card in the car?
The access card comes in a sleeve with a vacuum sticker. The sleeve with the card is to be stuck onto the windscreen from the inside.
As you continue to use the card, you may realise that the card works better in different locations on the windscreen depending on the
make of the vehicle. You may accordingly adjust the location of the card to best suit your vehicle.
7. What should I do if the card does not work?
Please have the Security guard verify and confirm if the card is faulty. If it is, please email us at [email protected] so we can verify
with the system and assist you accordingly.
8. What if I am selling my car and get a new car?
Please send the details of the new car to [email protected] There is no need to get a new card. The card can be used on any
vehicle, provided the vehicle is registered with the Community Manager.
9. How do my visitors gain access to the community?
Automated access is only for residents with access cards. Your visitors need to gain access manually by requesting the Security guard and
