Country Cottage For Rent

Our cottage is located approximately ten miles east of the downtown UCSF medical facility in
downtown Fresno. Approximate drive time from cottage to UCSF facility is
15-20 minutes via recently completed Highway 180.
The cottage is located on eight acres of country property at the end of Nelson Avenue about four
miles north of Sanger. Fancher Creek runs around two sides of the property and separates the
property from a 240 acre orange grove. We have four horses on the property, along with a cat, a dog,
and assorted other wild creatures.
The cottage is about 750 square feet. It has a small but complete kitchen with gas stove/oven,
refrigerator, microwave, and lots of cabinet space. Sorry, no dishwasher. There is one bathroom with a
tub/shower combination, toilet, sink, and closet. There is a living room and one bedroom downstairs.
There is also an upstairs loft that can be used for storage or as a bedroom. There is a large closet in
the downstairs bedroom. There is a closed storage area in the loft. Furniture currently in the cottage is
a sleeper couch, a two person couch, chest of drawers, a small dining table, a couple of end
tables, and large mirror in the downstairs bedroom. The bedroom closet has shelves on . one side for
storage. There is a small patio and fenced yard.
The rent is $550 per month. That includes electrical, water, sewage, and garbage. Renter will purchase
propane gas. We will collect first and last months' rent plus a $300 cleaning/damage deposit. That
deposit or a portion of it will be refunded after any repairs are made at the end of rental term. This is a
month-to-month rental agreement, and subject to 30 day termination upon service of legal 30 day
notice to tenant by landlord.

The property upon which the cottage is situated is located in the country. It is peaceful and usually
pretty quiet. We would like to have a tenant who enjoys the country and leads a relatively low-key
lifestyle when it comes to noise. The cottage is in our backyard not too far from our house. If you are
into watching birds, foxes, and coyotes, then this might work for you. If you like your stereo turned up
loud a lot of the time, then probably not such a good fit. Also, if you are allergic to bees this might not
be the right place. We have between 40-70 hives down by the creek and sometimes, usually at the
pool, a bee and a foot will meet. Pretty rare though. Believe it or not, the bees will be working harder
than you will be.
