2014 “Must Haves”

The IRES release cycle is aggressive, with product updates scheduled every two weeks. For brokers (and us at IRES, too!)
it can be difficult to keep up with the latest on IRESis. So, here are the “must haves” from 2014, the features that could
change how you do business.
Instant Prospects: Since 2001 IRES emailed listing updates to your clients up to three times per day. But as of
January 2014, you can send new or changed listings within minutes of them being entered into the MLS. And because
it’s straight from IRESis, the information is current and continually updated. There is no better search anywhere.

Drip Searches: On the other end of the spectrum, we also
added the ability to slow your searches down. Some
clients may not be ready to buy, but want to keep an eye on
the market. So, we added a Monthly and Weekly option as
well.
Easy Prospect Search Set Up: You chatted with
someone at a party, saved their search, and sent them a
few properties. Now, they would like to see new listings
every day. Do you have to recreate the search on the
Prospects screen? Nope! Just open your search, click the “Prospects” dropdown, and then select “Create as
Prospect”. Simple as pie.
MySite Activity Summary Report: You now automatically receive this report every Monday so you can see who is
logging into MySite. Be sure to click your client’s name to see
their detailed usage report including their Favorites and Notes!
(Log into IRESis first.)
Online Showings: Now any office, big or small, can allow
cooperating brokers to request showings online. We’ve heard
that listings which allow online showing requests have an
advantage over those that don’t since brokers often review
listings after hours. Don’t miss this great feature, at no

Opt Out Of Syndication: If your
office sends listings to Zillow or
Trulia but you
would prefer to
delay
syndication for a few days or not send your listing at all, you
can chose to exclude it in Add/Edit Listing.

The Kunselman Team
The Kunselman Team originated in January of 2007.
That may seem a short amount of time to be in this
business at the time, but between the two of us, we
had 17 years of experience and were both looking for
something different than we currently
had. Both of us started out in portfolio
lending and therefore learned “WHAT
MAKES A GOOD/MAKE SENSE LOAN
FILE”. We have always been our
borrower’s advocate with the decision
makers, no matter what company or
individuals we were working with. Being
an advocate also includes counseling
clients on what their current
borrower power is. If that does not meet
their current goals, we work with them on
steps to achieve their goal. In our current
lending market, if they are not ready/able to borrow
at the level they desire, we give them a plan to work
toward that goal. The Kunselman Team believes
that HOMEOWNERSHIP IS NOT AN
ENTITLEMENT, BUT RATHER A PRIVILEGE.
Part of being a great loan originator is being a great
citizen. Both Luke and Shelley have been very
involved with the community they live in. Our office
is in downtown Longmont at 4th and Main which was
our dream since we started working together. You
are welcome to come by during a Longmont Parade
and see our awesome view. We truly feel like we are
in the center of the community by being in downtown
Longmont.
Shelley - I became a homeowner in early 1974 when
I was 20 years old. My parents taught me that this
was a goal to achieve and respect. 28 years later, I
passed that privilege on to my two sons as they
were able to purchase their first home. I
consider myself a Longmont Native, even
though I was not born here, as I came in
9th grade and have not left yet. I always
say “You should live where you want as
you never know where your work will
take you”. I am glad to say that I have
been able to live by this motto. My
favorite things in life are my children and
grandchildren. I am very blessed to have
all 4 grandchildren close by and
available for Mammaw! I also have the
privilege of working with my son. We
learn from each other every single day and we
complement each other in many ways. We are a
true partnership. Spending time with family and
friends is a priority for me also. I try very hard to
make each and every one of them feel special when
I can. Making it to a dance recital or band
concert or rugby match or craft fair is always a
priority to me because I don’t want to miss out on
any of their special talents. This value system
carries forward to my customers as many of them
truly feel like family once we have worked together.

disclose the existence of
accepted offers, including
offers with unresolved
contingencies, to any broker
seeking cooperation.
The italics indicate additions.
When you are showing
properties, don’t you expect the
listing broker to accurately
portray the status of the
property? I consider my time
(and my buyers time) to be of
value. I’m sure you do too. It
would make my buyers very
upset to find out that the
property shown in MLS as
Active, which my buyers like
very much is actually subject
to a contingent contract. Some
MLS’s are now assessing fines
for misstating the status of a
property.
If you have a contingent
contract you should at least let
other brokers know that you do
have a contract. Wouldn’t you
want to know this information
before showing a property?
New Year’s Trivia
“Auld Lang Syne” is a poem written in 1788 by
Scottish poet, Robert Burns, and later set to music.
The 1st Ball Drop in Times Square was in 1907 and
every year since with the exception of 1942 & 1943,
to observe war time blackouts.
It is considered good luck to eat black-eyed peas
and/or cabbage & ham if you want prosperity.
Prior to the premiere of New Year’s Rockin’ Eve with
Dick Clark, the most well-known New Year’s Eve
program was that of bandleader Guy Lombardo and
his Royal Canadians, broadcast from the ballroom of
the Waldorf-Astoria Hotel in New York. Guy would
go on to host 48 straight broadcasts.
New Year is the oldest of all holidays, as it was first
observed in ancient Babylon as many as 4000 years
ago! The Babylonians also started the tradition of
making New Year Resolutions.

“under contract”, there are two
entities you MUST tell. One is
MLS, the other is your showing
secretary. By doing this you
eliminate any
misunderstanding about the
status of the property.

Annexation Hearing Delayed: The
annexation hearing for a 75-acre
parcel known as Heron Pointe on the
south side of SW 42nd Street (LCR
14) was postponed by the Town of
Berthoud due to a procedural snafu.
Some area residents have expressed
concerns about the plans, requesting
the denial of the annexation because
of strains on area infrastructure,
increased traffic, school crowding and
quality of life concerns.

According to analysis nearly half of
the City’s greenhouse gas emissions
come from electricity, since a majority
of the Platte River Power Authority’s
energy is generated by coal. Other
significant sources of emissions are
motor vehicles (25 percent) and
natural gas (19 percent). The City is
considering ideas to reduce
emissions from future growth such as
additional green building regulations
and ways in which to reduce energy
use in existing buildings.
As proposed Heron Pointe would
include residential, mixed use, and
commercial components and add 300
new households to Berthoud.
Consultants estimate the Town would
earn $700,000 in sales and use tax
revenues while the project is under
construction and $650,000 in
revenues annually after that.
Lucinda Smith, the City’s Director of
Environmental Services mentioned
that one tactic under consideration to
reduce energy use in existing
buildings is the creation of a rental
licensing program. Fort Collins would
presumably follow Boulder’s example
and use a rental licensing program as
a stepping stone to requiring
landlords to increase the energy
efficiency of rental properties.
The area is served by Berthoud’s
wastewater plant so it makes sense
that the developers would apply to the
Town for annexation. The neighbors
opposed to the annexation do not live
in Berthoud, so their comments may
not have much of an impact on the
Trustees when they consider the
annexation on Jan 13.
However the plan has not been
finalized. Public comment will be
taken at several upcoming meetings
as well as online www.fcgov.com/
climateprotection/. The Council is
scheduled to adopt the updated plan
at its Feb. 17, 2015 regular meeting.

Climate Action Plan Could Affect Real Estate: Members of
FCBR’s Government Affairs
Committee were surprised by some of
the possible strategies that could be
included in the 2014 policy update to
the Climate Action Plan. The plan was
first adopted in 1999. Its goal is to
reduce greenhouse gas emissions by

Impact Fees Another Step Closer
to Approval: The City Council is
scheduled to review the proposed
impact fee methodology on Jan.6 and
hold a final public hearing on January
20, 2015. At a work session on Dec 9
it seemed that some members of the
Council were a bit uncomfortable with

the new fees, but they cannot argue
with the logic or methodology used to
support them. The total fees for a
single-family home will increase 8.6
percent in 2015 from $22,355 to
$24,278.
Last month the City’s Water Board
voted to continue using its existing
methodology to calculate water and
sewer fees, even though the City has
excess capacity in its water and
sewer system. The City Charter gives
the Water Board the authority to set
these rates; the only change the City
Council could make would be to
increase the rates, not decrease
them. Therefore the City Council is
obligated to accept the decision of
the Water Board.
The Greeley Area REALTORS
Association Board of Directors voted
to support the proposed methodology
although it expressed concern for the
way in which the fees could affect
home prices. Existing home prices
are already on the rise and the
additional cost of higher impact fees
will ultimately be borne by new home
buyers. However, after in-depth
discussion, GARA’s Board felt that
the fees were fair and necessary to
maintain the quality of life enjoyed by
city residents now and in the future.
Note: How do Longmont’s impact
fees compare with Greeley’s?
According to Greeley’s consultant, a
developer would pay a total of
$21,675 to build a single-family home
in Longmont. Compare that figure
with the current and proposed fees
listed above.

MPO Approves Funds for I25: At
its last meeting the North Front
Range Metropolitan Planning
Organization’s management council
approved the appropriation of $5
million of its funds to help defray the
cost the Crossroads Interchange and
a southbound Berthoud hill climbing
lane. This decision was described as
unprecedented by 2015 MPO Chair
Sean Conway.
Draft Water Plan Unveiled: The
Colorado Water Conservation Board
(CWCB) presented its draft Colorado
Water Plan to Gov. Hickenlooper on
Dec. 10. In the draft, the CWCB says
there is widespread consensus
among the various water basins that
water conservation, alternative
methods of using agricultural water
that will not result in the permanent
dry-up of farmland, and more efficient
and effective permitting of water
projects should be the State’s
priorities.
On Dec. 17th CDOT district
representatives were scheduled to
formally request approval from the
Transportation Commission and
High Performance Transportation
Enterprise (HPTE) to use a
$30 million grant for the Crossroads
interchange. CDOT argues that the
expansion of this section of I-25 will
alleviate “pinch points” and help
prime the area to receive additional
funds for the highway.
Ultimately, the CWCB intends for
Colorado’s Water Plan to be a
meaningful document that meets the
following criteria: 1) Fosters
collaborative solutions to responsibly
address the looming gap between
supply and demand. The effect of this
is to fortify Prior Appropriation
Doctrine, not undermine it;
2) Identifies and tests cost-effective
alternatives to the permanent “buy &
dry” of irrigated lands;

3) Asserts that Colorado will protect
its compact entitlements, act
affirmatively to avoid compact
curtailments where possible, and
demonstrate effective state-based
policy to prevent federal erosion of
state and local water authority;
4) Encourages strong cooperation by
interested stakeholders to move
regulatory and permitting efforts more
quickly through the processes by
front-loading state involvement;
5) Aligns state policies, resources,
and funding to support Colorado’s
water values and actionable
objectives.
The final version of the Water Plan is
scheduled to be completed by
Dec.10, 2015. Note: Gary Wockner,
the well-known head of Save the
Poudre, was on the capitol steps
waving signs when the Water Plan
was delivered to the Governor. More
