Ridge Lake Shores - August 2007 Ridge Lake Shores Ballot - (Continued from cover page) The lakes are on well water pumps and the charges have until this year been paid by the Developer. The association is now and hereafter responsible for the charges assessed by the water district. The Board has tried to budget for the well water pump costs however the charges are higher than anticipated and will soon force the Board to find more ways to fit these expenses into the budget. We also need to build our association reserves in anticipation of future maintenance issues and other desired improvements within the community. The Board is currently forced to spend every dollar received in dues by December 31 of each year. We have not yet had to dip into the association reserves and are committed to avoiding this unless absolutely necessary. However, one day the reserves will need to be used and we have a fiduciary responsibility to all property owners to ensure we are planning for the future of the subdivision. For example, the bathrooms and pavilion are already 5 years old and will one day (hopefully in the far distant future) need significant repairs and overhauling, this will either have to come from a special assessment or from the reserves (or a combination of both). By slowly building the reserves now, we can avoid future large special assessments. Section Three owners should also consider that Section Three roads will never be taken over by Montgomery County. This means any and all road repairs, entrance gate repairs, and work done in Section Three comes directly out of Section Three Maintenance Charges. Item #3 At the request of many property owners, the Board has researched the possibility of getting fire hydrants installed in Ridge Lake Shores. At the May 8, 2007 open Board of Directors meeting Fire Chief Leonard Mikeska estimated RLS would need 35-50 hydrants in our community since the maximum any home can be from a hydrant is 1,000 feet for homeowner’s insurance purposes, however the maximum distance for effectively fighting a fire is 750 feet. The water lines are in place, RLS would need to purchase and install the hydrants at a cost of approximately $2,500 each. The Board estimates the cost to be no more than $200.00 per tract. This cost would be recovered in the discount received from one year of homeowner’s insurance. Additionally, it will increase the attractiveness of the subdivision to potential buyers and substantially increase the value of all properties within the subdivision. We have several fire fighters living in RLS who have assured us that without the fire hydrants the only thing they could guaranty saving if there was a fire in Ridge Lake Shores would be your slab. Your home would most likely be lost due to lack of hydrants. The cost is minimal when associated with the risk and would be recovered quickly with homeowner’s insurance discounts and increase property values. Amending the Declaration of Covenants, Conditions, and Restrictions for Ridge Lake Shores Sections 1, 2, 3, 4, and 5. Item #1 Due to budgetary shortfalls detailed under Item #2, the Board has been forced to carefully review all areas of income and have realized an inequity within the Declaration of Covenants, Conditions, and Restrictions (“Deed Restrictions”) for Ridge Lake Shores written by the Developer. The current Deed Restrictions state “…if an Owner owns more than one Tract in the Subdivision, such Owner shall pay only twice the assessment of one (1) Tract no matter how many Tracts are owned.” This gives an unfair advantage to speculators Ridge Lake Shores - August 2007 who may own multiple lots with the intention of building spec homes and not having to pay their fair share of the costs of upkeep for the subdivision in which their investments are located. We currently have property owners who own three or more lots in RLS that only pay dues for two of them. This is unfair to the rest of the property owners in RLS. We ask that you carefully review each item and vote. We need your feedback in order to keep RLS the place you want it to be. RLS Recycling Program Hello friendly environmentalists: We’ll have the monthly recycling vehicle at Ridge Lake Pavilion on Saturday, July 14 from 10 - 11 a.m. to collect items for RECYCLING. Please have plastics, glass, metal, aluminum separated in bags or boxes for the driver to carry to the recycling center. Collection for August will be on the 11th (Same time; and again, as always on the SECOND SATURDAY OF THE MONTH.) We have 8 drivers now, but still need two more volunteers to fulfill the 2007 year “take out” ~~ This way a family only needs to make one drive per year, and yet still have the convenient access for a local drop-off point (right here in our neighborhood) each month. To sign up, please call Patti Marshall @ 588.1557 Please have the rinsed cans, metal, glass, plastic bottles, aluminum separated. Please don’t bring newspapers, cardboard, etc. as many schools and churches use these products for recycling as fundraisers, and our closest centers don’t like receiving papers. Take them to your church or school. We also have a young teen in RLS collecting aluminum cans (for recycling at another center), so if you can rinse out and crush the cans, and save for him, it’d be appreciated. Very Last Call For Dinner ! Hello neighbors: We’re about to serve dinner!! The time is drawing to a close for the interested parties in Ridge Lake Shores who are “getting together for dinner”. We have 8 confirmed couples that want to get together for dinner/ supper in our neighborhood. This is an adult gathering that will take place once a month, all year long. We have enough sign-ups now, it’ll require two hosts/houses each month. There will be 4 couples at each of two houses on the the 3rd Saturday of the month. If you’re interested in joining, you’d be expected to host the gathering once time per year (we’ll switch groups each quarter). (If you’re wishing to dine/gather with children, another list is compiling for monthly “family” events.) Let me know if you wish to be added to this list. In the meantime, if you’re an adult (single or a couple) and would like to get together with a group of immediate neighbors, please call me by July 31st. This cut off date must be adhered to in order to compile the names/numbers and begin the planning stages for our DINNER CLUB. An organizational mtg will be held at the end of August; Dinner events will begin on September 15. (THIRD SATURDAY.)
