The Area Scoop…
Shopping Center
There have been tons of rumors about the new shopping area project
at the corner of FM 1488 and FM 2978. It’s all true! Officials from
the developing firm Regency Centers are the real thing and have
indeed purchased 80 acres at the corner. According to Abe Pacetti
from Regency some great things are in store for the development. Target will anchor the center along with Ross, TJ Maxx, Office
Depot, Famous Footwear, and likely Michaels. Look for about three
more retailers to be announced soon. Chili’s will lead the charge
for restaurants followed by a Steak house (undetermined), BB-Q
(undetermined), Taco Bell, Chick-Fil-A, Panda Express, Steak-NShake, and a Starbucks. There are several other food services planned

The horses in this case were guest speakers at the May 2nd,
Magnolia Parkway Chamber of Commerce luncheon. Speakers
included County Commissioner Craig Doyle as well as Patrick Egan
and Abe Pacetti of Regency Centers. Of course, Commissioner Doyle
has been the driving force behind the expansion projects at FM 1488
and Fish Creek. Regency Centers are the development company
responsible for the purchase of 80 acres at the corner of FM 2978

May Lake Report
Bill Cooper, the Auqa-Biologist who originally stocked both lakes
was out this week for one of his regular checks. He was pleased to
find the bluegill, fatheads and golden shiners have all spawned since
the original stocking of Trophy Lake. He also noted that the bass
stocked in early April are nearly 2 inches in length. However, he
was concerned to see that there was some additional small bass fry in
the quarter inch size along the weeds near the dam. These apparently
were bass from eggs that were laid by mature bass also stocked by an
unknown source. Bill is concerned that this may have disrupted the
ratio of bass to bluegill from his original stocking plan. His hope is
that the maturing bluegill will consume most of these small fry. He
is encouraging the lake committee to again stress the importance of
NOT releasing fish from other lakes because this will disrupt the
balance of fish population and also risk introducing diseases.
On Ridge Lake he is recommending that we consider methods for
controlling the growing hydrilla infestation. He is recommending
stocking up to 5 white amour (grass carp) per acre in Ridge Lake to
control the hydrilla without eliminating it. This controlled method
should allow us to keep some weed cover yet eliminate the surface
coverage we had last summer. The lake committee has brought
this to the attention of the Board along with a cost of this additional
stocking. Bill is also recommending that we look at a control method
for the cattails before they become a problem as well. He’s making
this recommendation to Blue Green since they are in charge of the
aquatic plants for the first 3 years. He’s also recommending planting
Thalia, Iris and Bullrush along the dam on Trophy Lake to control
erosion. Fishing reports from Ridge Lake from several fisherman indicate
the originally stocked bass have grown to the 11-12 inch range and
seem to be well-fed. The bluegill are ranging from 4-6 inches,and
catfish 7-11inches. One report of a bass weighing over 2 lbs.

With summer just around the corner, many people will be planning
vacations away from home. Please get in touch with a member of
the patrol if would like us to try to keep an extra eye out for any
unwanted activity at your home.
Many of the current patrol members will be planning their own
vacations throughout the summer, so we would welcome any
additional volunteers to help out.

Association members in good standing (paid dues, no outstanding
violations) may reserve the pavilion at the park by contacting any Board
member and placing a $200 deposit which is completely refundable
if no damage occurs, and the area is cleaned immediately after the
event. The Pavilion may NOT be reserved on HOLIDAYS!

Maintenance
We need you! Please help us out by calling when you know of
something in need of repair, ie., park bathroom plumbing, broken
sprinkler heads at parks & common areas, lights out on streets or
common areas, etc. Our committee will make minor repairs and also
notify professional services when the need arises. Please contact Tom

Deed Restrictions
For the next couple of months various sections of the Deed
Restrictions will appear in the newsletter. This month addresses
the use of signs. To obtain an application for signs, contact C.K.M.
Management, Inc. Section 3.12 or 3.13: No signs, advertisement, billboards or advertising structure of
any kind may be erected or maintained on any Tract without the
consent in writing of the Committee and/or Developer except one
(1) standard sign adopted by the Developer and Association not more
than twenty-four inches by thirty-six inches, advertising an Owner’s
Dwelling for sale or rent. During construction of the dwelling or
accessory building, Contractors or Builders are permitted to have
one (1) professionally made sign, not more than thirty-six inches
wide by thirty-six inches long for advertising purposes but shall
be required to remove said sign upon completion of contracted
construction. All other signs are prohibited. Developer, or any
member of the Committee shall have the right, which each Owner
hereby gives Developer or such Committee member(s), to enter upon
the Owner’s Tract and to remove any such sign, advertisement or
billboard or structure which is placed on any Tract in violation of
these restrictions, and in doing so, Owner agrees neither Developer
nor such Committee member(s) shall be liable, and each is hereby
expressly relieved from any liability for trespass or other tort in
connection therewith, or arising from such removal. After the
Developer has sold the last Tract, the allowance of “For Sale” signs
will be at the discretion of the Board of Directors and must meet
it’s requirements for design and appearance. Notwithstanding the
foregoing, this Section shall not apply to entry, directional or other
signs installed by the Developer or its duly authorized agent as may
be necessary or convenient for the marketing or development of the
Property, including, without limitation, “For Sale” signs installed by
the Developer. Board Elections
