BUYING A HOME IN A SELLERS MARKET
The Toledo Board of Realtors have released very strong and long awaited housing statistics. So far in 2016, Northwest Ohio has seen a 13% increase in home sales with a 6%
increase in sales price. Current housing inventory has dropped by 16% which indicates
now is a great time to sell. In April 2016, the National Association of Realtors reported that
pending sales are at a 10-year high. These are fantastic statistics for sellers and many of
these homeowners have been patiently waiting several years to see the market rebound.
While this information is good for sellers, how can a buyer navigate this type of market?
For the past few years buyers have certainly had the upper hand, but in this new environment it is important to adjust the home buying strategy buyers have come to know.
The first step is to get your financing in order. Getting a mortgage pre-approval before
looking at homes has always been a good idea, but in a seller's market, it is vital. Homes
can sell within 24 hours of hitting the market, therefore it's important to be ready to go. If financing is in place, a buyer can
make an offer the same day they view a home. This will certainly give the buyer an advantage over someone who still needs
to apply and get pre-approved for a loan. Secondly, it may help an offer get accepted if a buyer can provide a quick close
timeframe. Almost everyone wants to close quickly and one of the best ways to ensure that is to not only get pre-approved,
but to provide your lender any documentation they ask you for in advance. Many home buyers fail to provide all that is
needed right away and that can cause the process to be slowed down.
After getting pre-approved, the next course of action would be to find a good real estate agent. A seasoned real estate agent
will have the expertise on how to write an attractive offer and can advise on terms to avoid that make an offer less favorable. This is especially helpful when multiple buyers are bidding on a home at the same time. In that situation, many home
buyers have only one chance to bid, therefore it is important to get good advice on how and what to offer. A full time real
estate agent is constantly looking at the market, new listings, homes back on the market, and they often hear about homes
that are about to hit the market. Acting on a listing quickly can be the deciding factor in getting that home.
Finally, be patient. In a seller's market a buyer may offer on 10 to 15 houses before getting to be the winning bid. Don't give
up and don't get desperate. Desperation can lead a homebuyer to overlook property issues and possibly pay a much higher
price than even the current market would support.
