Alfred Sanzari Enterprises Dedicates Garden to the City of Hackensack
For more than 60 years, Alfred and Mary Sanzari
were devoted to the city of Hackensack and had
a deep passion for improving the community
and the lives of its residents. On June 11, the
public garden built by Alfred Sanzari Enterprises
to honor the couples’ memory was officially
dedicated to the city.
Located at the corner of Main and Essex streets
adjacent to the Court Plaza office complex,
the garden was conceived last year by David
Sanzari, President and CEO, as a lasting tribute
to his parents. More than 200 people attended
the dedication ceremony, including local
dignitaries such as Hackensack Mayor Michael
Melfi, City Manager Stephen Lo Iacono and
Bergen County Executive Kathleen Donovan.
The ceremony highlighted the Sanzaris’ legacy
to the community.
Dedicating the Alfred and Mary Sanzari Garden to the city of Hackensack (from left) were
Stephen Lo Iacono, Hackensack City Manager; Reverend Gerard Graziano of Immaculate
Conception Church in Hackensack; David Sanzari, President and CEO; Michael Melfi, Mayor of
Hackensack; Kathleen Donovan, Bergen County Executive; and Jerry Lombardo, Chairman of
the Hackensack Upper Main Street Alliance.
“Nineteen months ago, the opportunity arose
to acquire this land and develop it as a beautiful
garden at one of the gateways to the city of
Hackensack – a city that my parents loved,” said
David Sanzari. “The Sanzari family is extremely proud to
name this garden in their memory. We feel blessed for the
opportunity to do this for the city that Alfred and Mary
Sanzari called home.”
The garden originally was envisioned by David Sanzari as
a place for Court Plaza’s tenants, area professionals and
members of the community to relax and enjoy nature.
The space is consistent with Hackensack’s Main Street
Rehabilitation Plan, which is intended to transform the
city’s downtown into a walkable, livable and sustainable
community.
Landscape architect Brad Meumann of Meumann
Associates designed the 10,000-square-foot site, which
features a fountain, brick and stone pathways and walls,
benches and decorative lighting, all surrounded by lush
plantings. Oversized stone steps and a bronze plaque
inscribed with “Because of You” mark the garden’s
entrance.
Message from David Sanzari
As we begin making plans for the New Year, I am inspired to
take a look back.
Last fall and winter certainly saw a number of memorable
weather events. Who could have anticipated Superstorm Sandy
and Winter Storm Nemo? If nothing else, these occurrences
are a continuing reminder to be prepared for the unexpected.
Other significant though less dramatic developments included
a growth in new tenants and lease renewals throughout our
commercial portfolio, and record high residential occupancies.
With great pride, we also dedicated the Alfred and Mary Sanzari
Garden to the city of Hackensack.
In anticipation of a healthy and prosperous 2014, all of us at
Alfred Sanzari Enterprises wish our tenants, their employees
and families a very happy New Year!
Sincerely,
David Sanzari, President/CEO
Ongoing Improvements
Enhance Court Plaza
The final new rooftop
HVAC unit recently was
installed at the Court Plaza
office complex.
Alfred Sanzari Enterprises takes great pride in its commercial
property portfolio, and continually updates buildings and
common areas to provide the best work environment for tenants.
At Court Plaza in Hackensack, recent or ongoing improvements
include the installation of new rooftop HVAC (heating, ventilating
and air conditioning) units, elevator modernizations at Court
Plaza North and South, and upgrades to the complex’s patio area
and parking garage. Another key enhancement at Court Plaza, of
course, is the addition of the Alfred and Mary Sanzari Garden.
“We are very proactive in our approach to property management
and strive to make our buildings more efficient and attractive to
current and future tenants,” said Frank C. Pratt, Vice-President of
Leasing and Marketing. “These improvements are necessary to
ensure a modern and efficient operation, while maintaining the
integrity of our properties for years to come.”

Occupancies Hit Record High
throughout Residential Portfolio
The case for apartment living as a lifestyle choice has never been
stronger. With more people choosing apartment communities as
a flexible and affordable lifestyle option, vacancies nationwide
have fallen to their lowest point in more than 10 years.
At Alfred Sanzari Enterprises, we have seen vacancy rates
decline throughout our residential portfolio over the last 18
months. “Vacancy levels fell to about 1.1 percent in May 2013,
down from almost 8 percent one year prior, and consistently
have been under 2 percent over the last year,” said Victoria
Tinen, Residential Property Manager.
“We know people have options: either move to another
apartment community or buy a home,” said Tinen. “We strive to
create a maintenance-free atmosphere where people want to
continue renting from us.”
The Alfred Sanzari Enterprises’ team assesses properties and
makes improvements whenever necessary. “With each new
tenant we refresh every unit, and perform required repairs
and upgrades,” said Tinen. “By providing well-maintained
common areas, making aesthetic enhancements and delivering
exceptional customer service, we have been successful in
attracting renters and minimizing turnover.”
One example of this philosophy at work is Nottingham Manor
in Montvale, a collection of one- and two-bedroom duplex
apartments. “Every tenant who moves into Nottingham Manor
is getting a clean, freshly painted and updated apartment
with a full appliance package,” said Tinen. At The Ivanhoe in
Hackensack, recent lobby upgrades include new carpeting and

reupholstered furniture.
Rounding out Alfred Sanzari Enterprises’ residential communities
are Madison Arms, Queen Anne apartments and Prospect/Passaic
St. in Hackensack; Riverside Terrace in Bogota; and Willow Gardens
in Teaneck.

Renovations Transform Teaneck
Marriott at Glenpointe Hotel
For hotel guests craving something new
and cutting edge, the Teaneck Marriott
at Glenpointe offers a refreshing take
on hospitality. A multi-million dollar
renovation project recently transformed
the hotel’s lobby, restaurant and 26,500
square feet of meeting space, according
to Doug Snavely, General Manager.
“The Teaneck Marriott at Glenpointe has
become a true destination for business
travelers as well as tenants of the
Glenpointe office complex,” said Snavely.
“We are confident this renovation will
satisfy the hotel’s existing clientele and
introduce our unique brand of hospitality
to a new generation of guests.”
Key to the lobby renovation is the hotel’s
adaptation of Marriott’s “Great Room”
concept, which features comfortable
seating and plenty of room to work and
relax. The concept strikes a balance
between comfort and elegance by
creating “zones,” which allow guests to
easily meet and work in small groups,
or casually dine in a more open space.
The revamped lobby features a variety
of seating areas with ample outlets for
electronic devices, and allows for more
interaction between the hotel’s staff
and guests. “People today no longer go
directly to their rooms after checking
in. The Great Room concept makes our
lobby the perfect place to get work done
or socialize in a group setting,” said
Snavely.
With travel behind them, visitors are
sure to have worked up an appetite. Part
of the lobby renovation includes the
redesign of Pancetta Regional Kitchen
and Wine Bar, which opened in June 2012.
The restaurant offers shareable American
classics and Italian favorites along with an
impressive wine selection. In keeping with
the Great Room concept, the restaurant
has added a Five, Ten, Twenty menu – in
addition to its standard menu – for diners
looking to grab a quick bite or appetizer.
The hotel’s casual Glen Bar is perfect for
enjoying drinks and lighter fare.
new lighting, ceiling tiles, carpet and wall
coverings; new insulated air walls to divide
meeting space; new seating and furniture
in the Grand Concourse; and new tables,
chairs and banquet equipment. “Beyond
these physical changes, we’ve also
upgraded our presentation equipment
to include all-new state-of-the-art audio/
visual components,” added Snavely.
Top-to-bottom changes also were made
to the hotel’s East and Grand ballrooms,
and meeting rooms. Updates include
The project’s second phase, expected to
begin in late 2014, includes a complete
rooms renovation.
Employee Spotlight: Pat Berardi Celebrates 50 Years of Service
When Director of Construction Pat Berardi
started his first day of work at Alfred Sanzari
Enterprises in June 1963, John F. Kennedy was
president of the United States, minimum wage
was $1.15 per hour and first-class postage
was just 5 cents. Berardi never imagined he
would be celebrating half a century of valued
employment with our company.
construction team.
His story reflects the American dream: Hired
directly out of high school as a laborer by Alfred
Sanzari, Berardi has been with the company
practically since its inception. “I had no
Pat Berardi
experience when I was hired. Mr. Sanzari spent a
lot of time teaching me the ropes, and helping me to learn
all aspects of the construction and real estate businesses,”
he said.
From laborer, Berardi rose through the ranks to foreman,
supervisor and general supervisor before being named
Director of Construction in 2000. Throughout his career,
he has been involved in virtually all of the company’s
development projects, and today is responsible for
training and managing the Alfred Sanzari Enterprises’
The past five decades have seen significant changes
in the building industry and Berardi has adjusted,
taking on different skill sets to perform his best. “New
equipment and technologies over the years have
changed the way we do business, and I have adapted
along with our company. I look at every change as a
new experience and an opportunity for continued
growth.”
Berardi remains committed to the guiding principles
established more than 60 years ago by his mentor
and company founder, Alfred Sanzari. “When I started
at the company we conducted business built on integrity, and
hard work, and that hasn’t changed. I am proud to say that Alfred
Sanzari Enterprises is still taking care of customers and tenants
the way we did 50 years ago.”
While many of his peers have their sights set on retirement,
Berardi has no intentions of slowing down. “This is a familyowned and operated company, and they always make me feel like
part of their family. I’ve kept going for this long because I love the
work and the Sanzari family.”

Comings and Growings
When a new tenant moves to one of our properties
or an existing tenant expands their space, the Alfred
Sanzari Enterprises’ team earns another opportunity
to demonstrate our commitment to creating the best
commercial and residential portfolio in Northern New
Jersey. Highlights of tenants who have recently joined us
or expanded follow:
At Glenpointe:
Hackensack’s Upper Main Alliance recently hosted its 4th annual
Business Expo on the outdoor terrace of Court Plaza North. The
community event featured live music, food tastings from local
restaurants, and booths showcasing the products and services
of area businesses. Representing Alfred Sanzari Enterprises
(from left) were Frank C. Pratt, Vice-President of Leasing and
Marketing; Cliff Schwartz, Executive Vice-President; and Dave
Cali, Vice-President of Property Management.
CircuLite leased 22,239 square feet, relocating its
headquarters from another Northern New Jersey location.
The company, which develops minimally-invasive heart
treatment products, has more than doubled its space with
its Glenpointe lease. Patrick Eichner of PRE Real Estate
represented CircuLite and the Cushman & Wakefield team
of Richard Baumstein, Marc Graham and Christian Politan
represented Alfred Sanzari Enterprises in the transaction.
Property Enhancements, New Leases
Highlight Industrial Activity
Leeward International Inc., a manufacturer and
distributor of women’s apparel, has signed a 5,100-squarefoot headquarters lease. The transaction marks the firm’s
relocation to New Jersey from Midtown Manhattan. The
Cushman & Wakefield team of Richard Baumstein, Marc
Graham and Christian Politan represented both the tenant
and Alfred Sanzari Enterprises in the transaction.
Alfred Sanzari Enterprises’ portfolio of industrial properties totals
more than 1.2 million square feet throughout Bergen County. By
continually improving these properties, tenants enjoy state-of-theart buildings that maximize efficiency, productivity and profitability.
Improvements to four of the six-building portfolio in Norwood
include freshly painted warehouse space, new office windows,
new front canopies and loading dock improvements. Shrubs and
plantings were added to enhance the properties’ landscaping.
“This portfolio represents some of the best warehouse space in
the northeastern part of Bergen County,” said Frank C. Pratt, VicePresident of Leasing and Marketing. “These enhancements are a
testament to the high-quality property management we provide to
all our tenants.”
New windows, landscaping and walkways, and cosmetic
enhancements also were added throughout the company’s South
Hackensack portfolio in the Meadowlands submarket. Dora’s
Naturals, an organic food distributor, increased its headquarters
space there to a total of 75,571 square feet. Dora’s Naturals now
occupies the entire 21-23 Empire Blvd. building.
“Dora’s Naturals has grown substantially since becoming a tenant at
this property in 2002,” said Jerry L. Barta, Vice-President/Director,
Leasing and Marketing. “This expansion was made in response to
their future growth strategy and is a testament to the long-term
relationships we maintain with our tenants.”
Alfred Sanzari Enterprises’ industrial portfolio also includes
Elmwood Corporate Park in Elmwood Park, a 274,000-square-foot
corporate park that includes a 210,000-square-foot warehousing
and distribution complex.

H Capital has signed a lease for 3,400 square feet plus
terrace space. The financial firm has relocated to Glenpointe
from Fort Lee. Cushman & Wakefield’s team of Richard
Baumstein, Marc Graham and Christian Politan represented
both the tenant and Alfred Sanzari Enterprises.
RMR Wealth Builders Inc., a financial services organization,
has expanded its long-term lease at Glenpointe by 2,100
square feet, for a total occupancy of 4,600 square feet.
The transaction was negotiated in-house by Alfred Sanzari
Enterprises.
Glenpointe is now 97 percent leased.
Approvals are in place for Glenpointe Centre South,
a 250,000-square-foot state-of-the-art Class A office
building.
Heights Plaza:
Bertone Piccini LLP, a boutique law firm serving corporate
and high-net-worth clients across a variety of practice
areas, signed an 11,850-square-foot office lease. The law
firm, which had been subleasing space in the building,
increased its occupancy by an additional 5,900 square feet.
The firm was represented by CBRE, and the transaction
was negotiated by MRH Real Estate Services on behalf of
Alfred Sanzari Enterprises.
Peace Islands Institute (PII), a non-profit human equality
organization, leased 3,200 square feet. Relocating from
Newark, PII’s goal is to create an “island of peace” for
people of all ethnic, cultural and religious backgrounds. The
firm was represented by Keller Williams NT Metro Group,
and the transaction was negotiated by MRH Real Estate
Services on behalf of Alfred Sanzari Enterprises.
Seminar Draws Legal
Professionals to Court Plaza
About Alfred Sanzari Enterprises
Founded in 1945, Alfred Sanzari Enterprises has long been a leader in New Jersey’s
real estate industry. The company’s commitment to quality and service is based on
its roots and founder, Alfred N. Sanzari who built his first project – a single family
home – in Dumont.
Since its inception, Alfred Sanzari Enterprises has developed, owns and manages
more than six million square feet of residential, commercial, industrial and mixeduse properties throughout the state. The firm’s in-house construction division
ensures meticulous attention to detail through every phase of development.
Located in the heart of the courthouse neighborhood, Court
Plaza is the premier legal address in Bergen County. The
Class A office complex recently hosted a successful legal
seminar for commercial real estate attorneys, entitled
“The Nuts and Bolts of Title Insurance.” More than 30 legal
professionals attended the program, the first of its kind at
Court Plaza. The seminar was conducted by Lakewoodbased Madison Commercial Real Estate Services’ Debra
Smith, Esq. and Michael Donini, Esq. Additional programs
for the legal community are planned at Court Plaza in the
coming months.
Improving Communication During
Emergencies, Inclement Weather
A robust program of advance planning measures helps
to secure the safety and productivity of our tenants
during emergency or weather-related conditions. These
efforts were put to the test last year: In the aftermath of
Superstorm Sandy we were reminded of the value of the
Boy Scouts’ motto to “be prepared.”
We recently implemented Send Word Now, an emergency
notification system designed to quickly and reliably
disseminate information about our properties, safety
procedures and related content. As future propertyrelated issues arise, such as disruptions to power, water or
heat; or announcements about repairs and renovations,
commercial tenants and employees will be informed in
real time via phone, email and text messaging. Send Word
Now’s mass notification system is capable of transmitting
hundreds of thousands of voice and text messages in
minutes.
“Following Superstorm Sandy, one of our objectives
was to improve the way we communicate and maintain
continuity with tenants,” said Dave Cali, Vice-President
of Property Management. “This emergency notification
system allows us to initiate communication immediately
during times of dangerous weather conditions and other
emergency scenarios.”
As always, we welcome your feedback. If you have any
concerns or questions, contact Dave Cali at (201) 968-4807.
Alfred Sanzari’s sons, David and Ben, have shared in the firm’s success, and the
brothers have continued to expand the Company’s scope of capabilities and market
share. The family’s detail-oriented approach is shared by the department heads
and staff throughout the company, and a corporate culture has evolved over the
years as the entire team is devoted to the pursuit of excellence in the development,
ownership and operation of its diverse real estate portfolio.
