THE OFFICIAL ALFRED SANZARI ENTERPRISES NEWSLETTER FALL 2013/WINTER 2014 Alfred Sanzari Enterprises Dedicates Garden to the City of Hackensack For more than 60 years, Alfred and Mary Sanzari were devoted to the city of Hackensack and had a deep passion for improving the community and the lives of its residents. On June 11, the public garden built by Alfred Sanzari Enterprises to honor the couples’ memory was officially dedicated to the city. Located at the corner of Main and Essex streets adjacent to the Court Plaza office complex, the garden was conceived last year by David Sanzari, President and CEO, as a lasting tribute to his parents. More than 200 people attended the dedication ceremony, including local dignitaries such as Hackensack Mayor Michael Melfi, City Manager Stephen Lo Iacono and Bergen County Executive Kathleen Donovan. The ceremony highlighted the Sanzaris’ legacy to the community. We feel blessed for the opportunity to do this for the city that Alfred and Mary Sanzari called home.” The garden originally was envisioned by David Sanzari as a place for Court Plaza’s tenants, area professionals and members of the community to relax and enjoy nature. The space is consistent with Hackensack’s Main Street Rehabilitation Plan, which is intended to transform the city’s downtown into a walkable, livable and sustainable community. Landscape architect Brad Meumann of Meumann Associates designed the 10,000-square-foot site, which features a fountain, brick and stone pathways and walls, benches and decorative lighting, all surrounded by lush plantings. Oversized stone steps and a bronze plaque inscribed with “Because of You” mark the garden’s entrance. Message from David Sanzari As we begin making plans for the New Year, I am inspired to take a look back. Last fall and winter certainly saw a number of memorable weather events. Who could have anticipated Superstorm Sandy and Winter Storm Nemo? If nothing else, these occurrences are a continuing reminder to be prepared for the unexpected. Other significant though less dramatic developments included a growth in new tenants and lease renewals throughout our commercial portfolio, and record high residential occupancies. With great pride, we also dedicated the Alfred and Mary Sanzari Garden to the city of Hackensack. Alfred Sanzari Enterprises takes great pride in its commercial property portfolio, and continually updates buildings and common areas to provide the best work environment for tenants. With more people choosing apartment communities as a flexible and affordable lifestyle option, vacancies nationwide have fallen to their lowest point in more than 10 years. Part of the lobby renovation includes the redesign of Pancetta Regional Kitchen and Wine Bar, which opened in June 2012. In keeping with the Great Room concept, the restaurant has added a Five, Ten, Twenty menu – in addition to its standard menu – for diners looking to grab a quick bite or appetizer. Employee Spotlight: Pat Berardi Celebrates 50 Years of Service When Director of Construction Pat Berardi started his first day of work at Alfred Sanzari Enterprises in June 1963, John F. Kennedy was president of the United States, minimum wage was $1.15 per hour and first-class postage was just 5 cents. Berardi never imagined he would be celebrating half a century of valued employment with our company. construction team. His story reflects the American dream: Hired directly out of high school as a laborer by Alfred Sanzari, Berardi has been with the company practically since its inception. “I had no Pat Berardi experience when I was hired. Mr. Sanzari spent a lot of time teaching me the ropes, and helping me to learn all aspects of the construction and real estate businesses,” he said. From laborer, Berardi rose through the ranks to foreman, supervisor and general supervisor before being named Director of Construction in 2000. Throughout his career, he has been involved in virtually all of the company’s development projects, and today is responsible for training and managing the Alfred Sanzari Enterprises’ The past five decades have seen significant changes in the building industry and Berardi has adjusted, taking on different skill sets to perform his best. “New equipment and technologies over the years have changed the way we do business, and I have adapted along with our company. I look at every change as a new experience and an opportunity for continued growth.” Berardi remains committed to the guiding principles established more than 60 years ago by his mentor and company founder, Alfred Sanzari. “When I started at the company we conducted business built on integrity, and hard work, and that hasn’t changed. I am proud to say that Alfred Sanzari Enterprises is still taking care of customers and tenants the way we did 50 years ago.” While many of his peers have their sights set on retirement, Berardi has no intentions of slowing down. “This is a familyowned and operated company, and they always make me feel like part of their family. Property Enhancements, New Leases Highlight Industrial Activity Leeward International Inc., a manufacturer and distributor of women’s apparel, has signed a 5,100-squarefoot headquarters lease. The transaction marks the firm’s relocation to New Jersey from Midtown Manhattan. The Cushman & Wakefield team of Richard Baumstein, Marc Graham and Christian Politan represented both the tenant and Alfred Sanzari Enterprises in the transaction. Alfred Sanzari Enterprises’ portfolio of industrial properties totals more than 1.2 million square feet throughout Bergen County. By continually improving these properties, tenants enjoy state-of-theart buildings that maximize efficiency, productivity and profitability. Improvements to four of the six-building portfolio in Norwood include freshly painted warehouse space, new office windows, new front canopies and loading dock improvements. Shrubs and plantings were added to enhance the properties’ landscaping. “This portfolio represents some of the best warehouse space in the northeastern part of Bergen County,” said Frank C. The financial firm has relocated to Glenpointe from Fort Lee. RMR Wealth Builders Inc., a financial services organization, has expanded its long-term lease at Glenpointe by 2,100 square feet, for a total occupancy of 4,600 square feet. The transaction was negotiated in-house by Alfred Sanzari Enterprises. Glenpointe is now 97 percent leased. Approvals are in place for Glenpointe Centre South, a 250,000-square-foot state-of-the-art Class A office building. Heights Plaza: Bertone Piccini LLP, a boutique law firm serving corporate and high-net-worth clients across a variety of practice areas, signed an 11,850-square-foot office lease. The law firm, which had been subleasing space in the building, increased its occupancy by an additional 5,900 square feet. The firm was represented by CBRE, and the transaction was negotiated by MRH Real Estate Services on behalf of Alfred Sanzari Enterprises. Peace Islands Institute (PII), a non-profit human equality organization, leased 3,200 square feet. Relocating from Newark, PII’s goal is to create an “island of peace” for people of all ethnic, cultural and religious backgrounds. The firm was represented by Keller Williams NT Metro Group, and the transaction was negotiated by MRH Real Estate Services on behalf of Alfred Sanzari Enterprises. As future propertyrelated issues arise, such as disruptions to power, water or heat; or announcements about repairs and renovations, commercial tenants and employees will be informed in real time via phone, email and text messaging.
