Investor’s Guide The District of Kiskunmajsa and its settlements The District of Kiskunmajsa and its settlements The District of Kiskunmajsa and its settlements BEGRÜßUNG Dear Ladies and Gentlemen, Let me, as the president of the Multi-purpose Micro-regional Association of Kiskunmajsa and the mayor of municipality Szank, welcome you in our region. The district of Kiskunmajsa is located in Bács-Kiskun County, in the central-western part of the South Plain Region, 15 km far from the exit to Kiskunfélegyháza on Motorway M5. Logistically it provides an ideal place for the people who want to settle down here as its location far from the city noises gives a suitable atmosphere for the people who like calm places close to nature. The economy of the region is traditionally based on agriculture due to its plain features; besides field plant production (wheat, maize, barley, rye, rape and sunflower), garden plant production and bee-rearing are of great significance. Animal breeding is mostly represented by duck and goose breeding but pig, sheep and cattle breeders work in the region as well. The industry is mostly determined by the light industry based on agriculture, but the region has car manufacturing companies which are well-known in Europe as well. A 70 ha industrial park awaits the enterprises wishing to invest; its settlement and the utility development of a 15 ha area have already started. The Jonathermal Bath, which is to be qualified as a medical bath, provides the touristic significance of the region. The operators of the Bath wish to serve an increasing number of guests with a higher and higher quality service. The region hides unexploited opportunities of the heating value of the thermal water treasure, furthermore, the high number of sunny hours provides the opportunity for building a solar park; with the help of the great amount of fertilizer coming from animal breeding, a biogas factory can be built. The district settlements represented on the following pages are looking for investors who want to exploit these ideas: Kiskunmajsa, Csólyospálos, Jászszentlászló, Kömpöc, Móricgát és Szank. Kiskunmajsa, 20th February 2015 Patkós Zsolt President The District of Kiskunmajsa and its settlements KISKUNMAJSA, the headquarters of the district Geographical location The district of Kiskunmajsa consists of six settlements, whose headquarters is Kiskunmajsa. The district is bordering with Csongrád County in the south and in the east, and it is the neighbour of the districts Kiskunfélegyháza, Kiskunhalas and Kiskőrös. From an investing point of view, its closeness to Serbia and Romania is a significant advantage as they can be approached on the motorways. The road between Kiskunfélegyháza and Kiskunmajsa was renovated last year, so the exit to Kiskunfélegyháza on Motorway M5, which is 15 km far from the town, can be easily reached. Natural features As in the region the number of sunny hours exceeds 2100 hours and mostly sandy soil can be found, it is very favourable for the production of grapes and other types of fruit. Regarding the surface of the soil and the thermal water, the depth of the soil hides an invaluable treasure in itself, which can become a potential industry component with proper technology. Society, culture, sport The Culture Centre, which is located in the heart of Kiskunmajsa and going to be renewed through expansion and technological modernisation, gives the base of cultural life. Besides cultural events, the town centre organises festivals and the so called Majsa Days, which takes place every year. In order to enjoy sport life and the joy of exercises, visitors have several modern fitness rooms available besides the Sports Hall. Economy Like in the region, agriculture is dominant in Kiskunmajsa too. Primarily it is a crop producing area, but grapes and fruit production as well as foil vegetable forwarding have a great tradition. The earlier significant cattle stock has reduced in number, however, water poultry (goose, duck) breeding has kept its national significance. The touristic attraction of the settlement is provided by Jonathermal Bath, which has undergone significant changes in the last years. Besides its medical opportunities, the Bath operates as a beach and water park, which awaits its visitors in every season all year round. The campsite directly next to the Bath and the holiday village with 400 houses can provide accommodation to the visitors. The District of Kiskunmajsa and its settlements Although mostly agricultural enterprises can be found in the settlement, besides smaller companies, successful big companies such as AGRIKON-KAM Ltd., providing jobs for a staff of nearly 400 workers by manufacturing cabins for machinery (tractors, combines) primarily for export, operate in the region. The commercial branch of Kiskunmajsa fulfils the requirements of a small town market. Every necessary service for living is available in the town. The services (restaurants, accommodation, etc.) linked to the touristic life of the city have to be highlighted, however, these services are mostly available seasonally. Information for investors The local government has established a 70 ha industrial park at the east border of the town, 15 ha of which is completely built out infrastructurally. It is especially important to highlight that as long as investors from Pest County wish to establish a new site in the region with application sources, the planned calls for proposal of the Széchényi 2020 program package offer a support intensity of 60-70%, as opposed to that of 10-20% in Pest County. It can even mean an advantage of 50-60 million HUF per investment. The investing attraction of the town is strengthened by the yet unexploited thermal water treasure, as well as by the fact that Jonathermal Bath is going to be qualified as a health resort in the near future, which will provide a range of application grants and favourable credit sources for the local investors. Fúrús András Mayor of Kiskunmajsa The District of Kiskunmajsa and its settlements CSÓLYOSPÁLOS Geographical location The municipality is located in the south-eastern part of Bács-Kiskun County, on the eastern edge of Kiskunság, 12 km far from Kiskunmajsa, along the driveway to Szeged, 15 km far from the exit to Kistelek on Motorway M5. The area has been inhabited continuously since the prehistoric era. Archaeological sources prove that it was inhabited in the Bronze and Avar Age. As a result of the Jászkun redemption, Pálospuszta belonged to Kiskunmajsa and Csólyospuszta belonged to Kiskunfélegyháza administratively. In 1945 the two regions were united and became an independent municipality. Natural features The soil of the 6510 ha settlement is drift-sand. There is a nature protection area in its border because of the occurrence of field limestone. Thanks to the cooperation of the Board of Directors of the National Park of Kiskunság and the self-government, the Geological Excavation was established, which is opened for the public too. Every visitor can take a look at and study this natural value of countrywide significance. As for the climate of the settlement, it belongs to the sunniest areas of the country, where the annual amount of the sunny hours exceeds 2150 hours. Society, culture, sport The village takes pride of the Community House, which is the most imposing building in the region. It is perfectly suitable for family and cultural events and conferences. The large room of the air-conditioned building can take 400 people. Among the annual events, the Summer Mutton Stew Festival is outstanding, which is considered to be the greatest cultural, sport and gastronomical event. Economy The majority of the population (1700 people) makes ends meet with agriculture. Crop and vegetable production is significant. Primarily potato, pepper, tomato and different types of cabbage are produced. The products are sold on the wholesale markets. Many inhabitants farm with open-ground as well as in foil houses. D-paprika Ltd. employs the most employees in the region. The company, which provides work for nearly 70 local inhabitants, deals with vegetable and fruit drying. The majority of its products such as dried pepper and pruned apple slices are sold abroad. The District of Kiskunmajsa and its settlements Another significant enterprise of Csólyospálos, Tóth Horticulture (Plant Alliance Hungary Ltd.) has been producing and selling the reproductive material of monocarp plants for 12 years. The enterprise, which employs mostly local inhabitants, roots primarily domestic and import geraniums and balcony plants in modern plant houses. The visitors can take a look at their exhibition garden, which has a wide range of selection of types and colours and where more 10 thousand plants are planted to show the novelties and to test the existing species. As for animal breeding, poultry (duck, goose) is typical. Agricultural machinery production is also significant in the settlement, therefore several companies build their activity on this field (plough, sparger, sprinkler production, etc.) The trading network of the village is outstanding, it satisfies the local needs. Information for investors The village has a good infrastructure network. Every street is asphalted; the gas, electricity and water network is almost 100% constructed. The program on cleaning drinking water finished last year, thereby the healthy drinking water supply of the population is solved. Earlier the cable television network was built in the whole village, there is an Internet connection in every household. The settlement has joined the modern waste disposal system. Like the majority of the settlements, Csólyospálos does not have processing industry available (slaughter house, can industry, cooling house, etc.) to process the raw materials produced in agriculture. That is why we are looking for investors wishing to realize their aims by benefitting from the low local business tax, low industry creating costs, qualified workforce base, closeness to the motorway, effective authority presence, closeness to suppliers, positive inhabitant contribution, low local wage standard. Fúrús János Mayor of Municipality Csólyospálos Contact: Telephone: +36 30 285 0046 E-mail: [email protected] Website: www.csolyospalos.hu The District of Kiskunmajsa and its settlements JÁSZSZENTLÁSZLÓ Geographical location Municipality Jászszentlászló is located in Bács-Kiskun County, 15 km far from Motorway M5, south from Bugac, along the Dong-ér main canal. Etymologically the name of the municipality can be misleading, as it is located geographically far from Jászság. However, its inhabitants are proud of the fact that their ancestors were the Jász, who inhabited the region following the Turkish reign. The name of the municipality poses an interesting question; it must have been Szentlászló as the Turkish defters mentioned the area under this name in 1570. It is likely that the church of the village was devoted to the honour of Saint László, and the village itself was given this name (it was typical in the Middle Ages). Natural features Bács-Kiskun County belongs to the sunniest areas of the country, so the number of sunny hours in the settlement is higher than the average. The sandy soil of the region is favourable primarily for grapes, pepper and tomato production. Regarding the natural features, the huge thermal water supply, which has already started to be exploited in the region, is outstanding. Society, culture, sport In the last 140 years the endurance and diligence of the inhabitants of Jászszentlászló was necessary for the village to become a more liveable and convenient settlement. Therefore, the visitors are welcomed by a well-organised park, where a monument of World War I and II, the statue of Saint László and the monument of the heroes of 1848 and 1956 as well as the memorial tablet of the founders mentioned above. The handicraft farm and the fishing lakes await the visitors wishing to relax, as well as the local Sport Club welcomes the sports fans with different sporting programs in the Culture House. The National Park of Kiskunság and the Thermal Beach of Kiskunmajsa is located in the direct neighbourhood of the settlement; its water is similar to the thermal water of Hévíz. These two places are bound with a bike lane, which provides a good opportunity for complex family programs with culture, entertainment and the closeness of nature. The District of Kiskunmajsa and its settlements Economy The agriculture is a significant branch of the industry like in the region. Within agriculture greenhouse, foil and field plant production is dominant. The production of tomato of excellent quality has a great tradition in the region. In the settlement the processing industry based on agriculture represents the industry, but locksmith-workshop, window makers and freezing factories can also be found. In the field of services, the Fókusz Takarék, which is a financial institute providing services primarily for enterprises, is outstanding, while in trade, small shops satisfying local needs are present. Information for investors The infrastructure system of the municipality is appropriate. The streets are asphalted; the gas, electricity and water system is almost 100% constructed. The settlement possesses a factory siding, whose replacement into the economic life is assisted by the government if an entrepreneur undertakes to take part in it. Therefore, we welcome every investor who wishes to realize their aims by benefitting from the closeness of the motorway, the low local business tax and the low industry creating costs. The settlement is bordering with Csongrád County. Its northern neighbour is Csengele, and it is bordering with Balástya from south-west and with Kiskunmajsa from north-west. The municipality is crossed by road No. 5411. It is located 11 km far from Kistelek and 12 km far from the centre of Kiskunmajsa. Historically, the name of the municipality comes from a soldier named „Kömpöcz”, and outlaw such as Sándor Rózsa and Imre Bogár may have occurred in the region. The inhabitants of the settlement, as in the past, mostly deal with animal breeding and plant production. Natural features The soil of the fields in Kömpöc, like in Csólyospálos, is drift-sand. As for the climate of the settlement, Kiskunság is poor in precipitation but rich in sunshine; therefore the area is excellent for foil horticulture with irrigation. Society, culture, sport The Youth and Pensioner Association owned by the self-government has been housing the cultural events of the municipality for years. The self-government is planning to fully renovate the building, which provides a proper free time activity for the pensioners of the settlement and for the young. It is planned to build an Internet café in the building in the near future. The fishing lake and the park on 1,5 ha area contribute to the natural beauty of the region. The self-government is planning to transform it to a relaxation-recreation park in the near future. It would be an advantage if the 11 km long bike lane between Kistelek and Kömpöc and the 12 km long bike lane between Kistelek and Kiskunmajsa were built, as it would join the settlement to the international Eurovelo network. With this there would be an opportunity to touristically bind together the Jonathermal Bath, which is waiting to get its health resort qualification, the Memorial Park of Ópusztaszer and Fehértó, which is famous for the autumn crane migration. As riding a bike is very popular with the foreigners, especially with German and Dutch tourists, the recreation park could provide an appropriate stop for the ones who wish to take a rest. The bike lane would make for the employees in Kömpöc possible to get to work to the industry park under safe circumstances by bike. The District of Kiskunmajsa and its settlements Economy Like in other settlements of the region, the agriculture is the significant branch in Kömpöc. Within agriculture, poultry breeding, greenhouse and field plant production play a dominant part. As one of the most significant agricultural investments in the last years, the construction of the greenhouse system started on a 17 ha site next to the driveway between Kömpöc and Kistelek. Meanwhile the candidate enterprise went bankrupt, so they failed to realize the project. As part of the project, a 2 ha greenhouse and a thermal fountain would have been built. Presently the greenhouse is not working, however, the present owners have promised to finish the investment and start to produce greenhouse plants (strawberries). As long as the owners cannot fulfil their intention, the regional investors will have the opportunity to buy the area and continue the investment. Information for investors The settlement, which is 4 km far from the motorway and has a direct exit from the motorway, is an ideal place for the enterprises wishing to settle down. In our settlement there are more areas, which can be bought by investors. Primarily we are looking for enterprises which consider the good logistical feature of the region important. The fields which are offered to purchase (or rent for a longer term) are located next to the driveway between the motorway and the settlement. The introduction of electricity and gas can be solved. The size of the areas is 5 ha, 8 ha and 11 ha. They are privately owned at the moment, but the owners have offered them for sale at a reasonable price. The areas have a 3% setting-in obligation, but they can be qualified as an industry zone, so 40% setting-in can be available. (The government provides assistance for the qualification as an industry zone.) The first authentic archaeological source in the settlement comes from the Bronze Age. Thanks to discoveries, a great amount of burnt pottery came to the surface 500 m far from the centre of the producer’s cooperative. The experts have proven that the tools have an origin of 3500-3800 years. These objects are considered to be the inheritage of the shepherd people immigrating from the eastern steppes. Other written archaeology mentions Móricgát as an independent settlement from the 15th century, however, it was destroyed following the battle of Mohács like the other settlements in the plain. The inhabitants of the steppes established the core of the settlement in the Grapesline in Szank and in the Sziget dune in Móricgát, on the place of the later farmline. The stone road was built between Móricgát and Jászszentlászló in 1937-38, which made the transportation of the people significantly easier and determined the still existing strong relationship with Jászszentlászló. Natural features In the area of the settlement neighbouring Bugacpuszta the drift-sand is the typical type of soil. Like the region, it is rich in sunny hours and poor in precipitation, therefore the region is suitable for farming with irrigation, fruit production and animal breeding. Like Szank, the region is excellent for bee-rearing due to acacia and wild tobacco. Society, culture, sport Regarding the cultural events of the settlement, the attraction of its neighbour, Bugac has to be highlighted, as it awaits its visitors with its unique field life, horse breeding and gastronomic offer every day of the year. The nature lovers can take long walks starting from Móricgát in the pine, aspen and acacia woods as well as on the fields, while the culture lovers can have a deeper insight into the life of horsing people during the event series called Kulturtáj, which is organised every year. The District of Kiskunmajsa and its settlements Economy The agriculture is the significant branch of industry in the settlement, like in the region. Within agriculture poultry breeding and open ground vegetable production (such as pepper) play an important role. In the settlement the processing industry is also present, which is represented by the slaughter houses based on goose and duck processing. The other participants of the industry cover a wide spectrum of industry, since there are representatives in light industry (shoe making) and heavy industry (metal industry and galvanic industry) working in the settlement. Information for investors As for the infrastructure of the settlement, it is adequately equipped with utilities. The majority of the streets are asphalted, the gas, electricity and water network is more than 90% constructed. The self-government is looking for investors for its projects with the surrounding settlements (Szank, Jászszentlászló), among them the realisation of the Solar Park (1MW) has to be highlighted. The entrepreneurs wishing to settle down in the settlement are welcomed by the closeness of Motorway M5, the excellent logistical features provided by the driveway between Kiskunfélegyháza and Kiskunmajsa, which was renovated and expanded in 2014, the low business tax, the cheap workforce base and the plain hospitality. The municipality started to play a significant role in the economy in the 1940s due to the research and excavation of hydrocarbon. Although the oil reserves of the soil are running out (the majority of the fountains are not working), MOL Nyrt., located in the neighbourhood of the settlement, still has an interest of countrywide significance. Natural features The mostly sandy soil of Szank, the high number of sunny hours (exceeding 2150 hours) and the low precipitation are favourable for vine-culture, vegetable production and animal breeding. The geothermal gradient value, 20m/°C has to be emphasized in the region as it exceeds the average rate of the country (18m/°C), which is outstanding regarding the national rate, that is why the region is supplied with thermal water, however, it has not been completely exploited. Society, culture, sport The population of Szank lives an active social, cultural and sports life. In the everyday life, the playground with a huge green park and a sports field provides entertainment for big families. Visitors coming from the neighbouring regions can try the gastronomical taste of the Taste House, then they can relax in the Salt Room located, in the building of the self-government or they can do some sport in the bowling field of the settlement. Szank welcomes the visitors with the Honey and Sour Cherry Festival organised every summer, as well as several exhibitions and culture evenings organised in the Community House and in the Culture House. Economy In the settlement agricultural activities are dominant besides few industrial enterprises (such as MOL Nyrt., Tooltechnik Kft.) Within animal breeding, pig, sheep and cattle breeding as well as bee-rearing play an important role. The District of Kiskunmajsa and its settlements Regarding the above mentioned, the honey wild tobacco (or silkgrass), which occurs in a great amount, is considered to be unique. Within crop production wheat, rye, triticale, spring barley, oat, maize as well as garden plants like carrot, radish, lettuce and fruits such as sour cherry, plum, apricot and grape have to be emphasised. Regarding fruit production the sour cherry konyak as the” brand of Szank”, produced in the House of Tastes has to be mentioned as it has a great popularity due to its excellent raw materials and handmade production. Information for investors As for the infrastructure of the settlement, it is adequately provided with utilities. The streets are asphalted, the gas, electricity and water network is 99,9% constructed. The program on cleaning the drinking water finished in 2013, thereby the population is provided with healthy drinking water. At present there is no processing industry (slaughter house, cooling house, can industrial facilities, aquaponia greenhouse) linked to raw material production. In addition, interesting initiatives were born for agricultural farmers, such as higher crop production, agricultural technology with PI-water. The self-government has infertile hydrocarbon fountains, which can be transformed to thermal fountain as well as the Biogas Plant (1MW), and we have the licence and construction plans for the Solar Park (1MW). We are looking for financial investors to realize these plans and we provide them with business environment with low industry settlement cost, low local wage standard, the closeness of suppliers and low business tax.
