Mr. Jones has a Life Care contract with Eastmont
and has been a resident in the Care Center for
thirty (30) days. He previously resided in a onebedroom apartment, which had a monthly residential fee of $1,580 per month. Even though he
now needs a higher level of care, Mr. Jones continues to pay the same fee plus a charge for two
additional meals per day. If he were a community
resident, he would pay the private pay daily rate
of $205 per day, or $6,150 per month. The Life

Tax Advantage
When you choose a Continuing
Care Retirement Community as
your home, the Internal
Revenue Service recognizes that
you are making an investment
in your health care. As a result,
a portion of the Life Care Fee
and a portion of the monthly
residential fee for Independent
Living are allowable as a medical expense. This amount is
determined annually by
Eastmont’s auditing firm
according to IRS regulations. In
2006, new residents were entitled to take 28% of their onetime Life Care Fee as an allowable medical expense. All
Eastmont residents in
Independent Living were entitled to take 28% of their
monthly residential fees as an
allowable medical expense. For
most of our residents this is a
significant financial benefit.
What is a Continuing Care

According to Metlife.com “70%
of people over the age of 65
will need some form of long
term care, and today Americans
are living to an average age of
77. The average length of stay
for those who use such a facility
is 2.4 years.” Remember,
Medicare has strict limitations
on its reimbursement for long
term care and covers only
about 14% of long term
Nursing Home costs.
The Eastmont Towers
Community also provides
residents medical and physical
rehabilitation services after
hospitalization. Fourteen of the
48 Skilled Care beds are
Medicare certified and
Eastmont files all Medicare Part
A & B as well as supplemental
insurance claims on behalf of
our residents. Eastmont’s fulltime geriatric certified Physical
Therapist and professional staff
are dedicated and committed
to delivering exceptional
patient care.
According to a recent MetLife
Market Survey of Assisted Living
Costs, “the cost of care in an
assisted living facility is rising
rapidly and in many areas, is
outpacing inflation. In addition,
fees sometimes added to the
monthly base cost for services,
such as meals delivered to the
living quarters and dementia
care, may add up and should
be researched carefully.”
In fiscal year 2005-2006
approximately 48% of the total
population receiving assisted
living services in the Live-in
Center and The Seasons at the
Eastmont Towers Community
were residents who transitioned
to this level of care from
Independent Living and are
covered under the Life Care
contract.
The private pay rate at
Eastmont Towers for individuals
not covered under the Life Care
contract is $5,760 a month or
approximately $70,000 a year.
If a resident were to stay the
average 2.4 years the minimum
cost to them would be
$163,200.
In fiscal year 2005-2006
approximately 45% of the
residents receiving long term
care in our Skilled Nursing
Facility had transitioned to this
level of care from Independent
Living or Assisted Living and
were covered under Eastmont’s
Life Care contract. Their average cost was $2,189 a month.
The professional staff/patient
ratio is 1:5 on the day shift and
1:6 on the evening and night
shift.
In fiscal year 2005-2006 an
average of ten Life Care
residents a day received these
rehabilitation services in the
Care Center.
The staff also serves residents
and community patients in the
Outpatient Clinic. In this
location, individuals enjoy
the upbeat and enthusiastic
professional care provided and,
with staff guidance, strive to
reach their best functional
outcome.
Outpatient Rehabilitation
services are provided to
between 15-25 patients each
month representing 40-80 clinic
visits.

Standard Occupancy Agreement
• An applicant must be at least 62 years of age, and if there is a married couple involved, at least
one of the partners must be age 62.
• Applicants are accepted for admission on a non-sectarian and non-racial basis.
• Eastmont Towers reserves the right to pass on the eligibility of each applicant.
• The Occupancy Agreement and the Life Care fee are not construed as a lease and do not create
any interest in the real estate or property for the occupant.
• Occupants are guaranteed lifetime care.
• It is a stated policy of the Eastmont Towers Community that an occupant’s residency shall not be
terminated solely by reason of the financial inability of the occupant to pay monthly fees.
• The methods by which the occupancy of a resident may be terminated are set forth in the
Occupancy Agreement.
• Since Christian Retirement Homes, Inc. is a nonprofit corporation and the Articles of
Incorporation provide that no part of the net earnings shall inure to the benefit of any member
or individual, it is the policy of the Eastmont Towers Community to furnish services and
amenities at the lowest possible cost to the residents, consistent with sound financial
management practices.

Health Care Facilities
The Eastmont Towers Community has a 48 bed Care Center. All 48 beds are licensed by the State of
Nebraska as skilled nursing beds. Of the 48 beds 14 are certified under the federal Medicare A program. The Community also owns and operates an Assisted Living facility specializing in end of life
care at 4201 South 78th. The Care Center, the Live-in Center, THE SEASONS and THE MONARCH
are under the supervision of a staff of licensed healthcare professionals who are on duty 24 hours.
The Medical Director is a staff physician who is a duly licensed medical doctor admitted to practice in
the State of Nebraska, and who is on call on a 24 hour basis. The services of a geriatric certified registered physical therapist is also available to all residents. The Eastmont Towers Community offers the
services of a registered dietitian and a registered pharmacist who are retained on a consultant basis.
Each independent and assisted living unit on the campus located at 6315 O Street is connected to
the Care Center by an emergency call system. Christian Retirement Homes, Inc. dba the Eastmont
Towers Community holds license no. 504003 issued by the State of Nebraska to operate a skilled
nursing facility under the Health Care Facility Licensure Act.
Items Included in Regular Monthly Residential Fee
Taxes, assessments, cable television all utilities except long distance telephone service. Repairs and
maintenance to corporate owned real estate and personal property, weekly flat laundry service, transportation to all physician and dental appointments, transportation to scheduled activities and shopping, Chaplain and religious life programs, exercise classes and activities events.
Independent living apartment residents will receive bi-weekly housekeeping and one meal a day in
the common dining rooms.
Services Not Included in Regular Monthly Residential Fee
Extra meals, ancillary charges in skilled care, prescription drugs, long distance phone service, special
phone listings, special phone equipment, garage rental fees, beauty salon services or personal contents insurance.
Cancellation Rights
A new resident shall have the right to cancel their occupancy agreement within three business days
after the date the contract is executed or within three business days after the delivery to the new resident of the public-offering statement, whichever is later. A new resident may cancel the contract by
hand delivering or mailing, postage prepaid, a written statement of cancellation to the Eastmont
Towers Community. A full refund will be issued within thirty days after receipt of the cancellation
notice. In the event the Occupant wishes to terminate their Occupancy Agreement after the three
day right to cancel period and prior to assuming occupancy the refund will be reduced by a termination fee of One Thousand Two Hundred Dollars per the terms of the signed Occupancy Agreement.
The Occupant shall also be required to pay for any additional costs and expenses specifically incurred
by Eastmont Towers on behalf of the Occupant, including but not limited to preparing the Unit for
Occupant.
Life Care Fees and Monthly Residential Fees are based on the size of the apartment
home. At least ten percent (10%) of the Life Care Fee is due upon execution of the
Occupancy Agreement for Life Care.

Each apartment is priced individually. Entrance Fees range from $31,450.00 to $128,450.00+ for the
first person. The second person entrance fee is $17,500.00.
Monthly fees
Monthly apartment fees range from $1,485.00 to $2,371.00 for one person.
For a couple, the monthly fees range from $2,449.00 to $3,335.00+.
