This website will be a one-way communication tool. As a homeowner you will be able to download community documents, keep up to date on the Gate Installation project, and find out more about the community. What Is An HOA and What Do They Do? The basic function of an HOA is to upkeep the home values within the community. In order to do that the HOA must take many different actions and implement different policies. The Board of Directors are the decision makers for the HOA. They engage vendors, sign contracts, decide on policies and rules, and other various items. The Management Company (CAMCO) carries out the Board’s decisions, makes sure the HOA is in good legal standing, and has direct contact with the owners. In this newsletter we will discuss the complaint process. All complaints must be in writing and sent to CAMCO. These can be emails, letters, or faxes. You will need to make sure you have the following information in your complaint: 1) the address you are complaining about 2)what specifically is occurring 3)photos if you have them 4) your name and address. All homeowner complaints remain confidential and anonymous complaints will not be accepted. The HOA has jurisdiction over certain things like: street parking, running a business from the home, and some noise issues. The HOA does not have jurisdiction over rude behavior, criminal activity, or trespassing. When you send in your complaint you will receive a response with what items can be addressed and who to contact if the item cannot be addressed by the HOA. You can send in these complaints any time. Please do not wait for a Board meeting. The Board meeting is not the time to air your complaints; it is a time for the Board to meet and make important decisions. For any further questions please contact CAMCO. Community Reminders Rear Yard Landscaping Violations and Maintenance It is important to have your rear yard landscaping installed for several reasons. For example it helps keep the dust from blowing around the neighborhood and it keeps the blowing dust from possibly damaging your stucco. One of the main reasons the HOA needs to approve the landscaping before it is in stalled it to check the setbacks on the plants and trees. Plants need to be a minimum of three feet from the walls and trees need to be a minimum of five feet from the walls. Irrigation needs to be a minimum of three feet from the walls. This helps prevent root damage to the walls and water leeching through the walls. If you see any calcium buildup on your wall it is most likely from overwatering or an irrigation leak. Please check your irrigation before the summer to make sure it is in good working order. If your neighbor’s irrigation is leeching please try contacting the neighbor first to try to resolve the situation. If a resolution cannot be reached you can contact the Neighborhood Justice Center at 702-455-3898. They will try to come to an amicable solution for both parties. If you have any questions on the violation or the ARC process do not hesitate to contact CAMCO. Salt Cedar Weeds Salt Cedar weeds (pictured below) are invasive weeds that grow in another plant and eventually kill the host plant. In order to save the original plant the Salt Cedar will need to be pulled from the root and weed killer sprayed on the soil. During the last inspection many many Salt Cedars were noticed. Some are now so large they have killed the host plant. Salt Cedars often get mistaken for a plant. To check to see if you have a Salt Cedar look at the base of the plant and if you do not see an irrigation drip; it is a Salt Cedar. Trash and Trash Cans The CC&Rs for the Community state that garbage needs to be placed in a covered container and placed out for pick-up no more than 24 hours before pick-up and must be placed out of street view (in the garage or behind the rear yard gate) no more than 24 hours after pick-up. This means that bags, boxes, and larger items are not allowed to be placed out. Below you will see photos of the correct and incorrect way to place your trash out.
