I thought it may be helpful for folks who have not served on the board to review the process for identifying and addressing issues. Message from the President The most common covenant violations are related to general maintenance and lawn issues. These are the most simple to identify and address. Every month our property manager from Access Management completes a “drive through inspection”. He notes all potential issues and sends a report to the board. Any residence that is identified as having a potential violation is sent a letter detailing the potential issue and requesting it to be resolved in a timely manner. Also included is a response form to provide feedback to Access Management and the HOA Board. If you get a letter from Access, try not to be offended, but look at the identified problem from your neighbor’s point of view. If you feel the notice is unwarranted, contact Access or any HOA board member to discuss the issue. We should all make an effort to correct those things we can, such as weeds, dead trees, dead grass and paint. Records of each potential violation are kept up to date and after three notices are sent without a response the HOA board has the option to begin fines. Fines are a last resort but have been needed in some cases to bring propertied into compliance. Suite 206B Duluth, GA 30097 xxx-xxx-xxxx www.tlehs.com April 2009 3883 Rogers Bridge Road Chip Floyd ■ The Chartwell Chatter is producted by Tlehs Publishing™ While the HOA and DRB may not always seem to act fast enough for some and too quickly for others it is our goal to maintain community standards through the enforcement of our bylaws. If you have any questions regarding specific issues, please contact myself or any other board member. Chartwell HOA The next issue of Chartwell Chatter will mail on June 12. Please send articles and photos to be published to Chip Floyd, xxx@ xxx.xxx by May 26, 2009 Don’t forget the necessity of submitting any major change to the exterior of your home to the Design Review Board (DRB) for review. This includes driveways, major landscaping alterations, removal of trees, changes to or installation of a fence, repainting your home, etc. Of course any construction additions also have to be reviewed as well. This is for the benefit of the entire community and is not a difficult process to undergo to maintain the standards of our community. Please contact Chad Smith with any DRB related concerns. 3 Waste Management: Neighborhood Garage Sale: Our Spring garage sale will be the first weekend in May. If you have not already, please make sure to request the complementary large wheeled recycling container from Waste Management. This large container was part of the Chartwell group discount program worked out by the HOA Board. Community Dumpster As part of our new plan with Waste Management (WM), they will provide a free dumpster for bulk items the week following the garage sale. The dumpster will be located in the clubhouse parking lot. We are at about 85% participation with WM, if we can get this up to 95% we will try to get them to give us a second free dumpster every fall. Car Break-Ins Trash? or Treasure. Please Recycle With warmer weather there has been an increase in the number of car break-ins in the area. Many of these are crimes of opportunity with the victim’s vehicle unlocked and parked in a driveway. It is a good idea to lock your car at all times and not to leave garage doors open. HOA Late Dues Payments ® By purchasing carbon offsets, Tlehs helps reforestation efforts, lowers emissions, and helps develop renewable energy projects. Your newsletter and directory are carbon neutral! We have more people late with dues payments this year than in previous years. Late notices including late fees have recently been mailed by Access Management. If you have issues with dues payments, please contact a member of the board and we will be happy to work with you on a payment plan if needed. John’s Creek News Postal Service OKs 30024 ZIP for Johns Creek, GA Homes, businesses can ‘choose to use’ mailing address T he United States Postal Service recently announced that effective April 1 it now recognizes the use of Johns Creek, GA as a valid mailing address within the 30024 ZIP Code. The move allows residents and business owners at close to 700 addresses to use Johns Creek as their hometown address. Those based in ZIP codes 30005, 30022 and 30097 have been able to use it for some time now. “The decision by the Postal Service to recognize Johns Creek is welcome and gratifying,” said U.S. Rep. Tom Price, who helped the City gain the approval. “As the community continues to grow and thrive, it is only appropriate that residents are able to proudly address their homes as such. This achievement demonstrates what can be accomplished when members of the community, local leaders, and federal officials work together to meet Johns Creek’s unique needs as a developing municipality.” The move means that more than 99 percent of city residents and businesses can use Johns Creek, GA for their address. A small section in the southwest part of the city, located in the 30076 ZIP code, will continue to use Roswell as their mailing address. The USPS recently gave residents and businesses there a choice to change to the 30022 ZIP code and the post office that serves it. A majority of respondents decided against changing. “We are pleased that almost every residence and business location in the city can proudly ‘choose to use’ Johns Creek in their mailing address,” Mayor Mike Bodker said. “It is our hope that people will change their addresses on bills, magazine subscriptions— everything they receive—to Johns Creek, GA. Similarly, we hope businesses will proclaim Johns Creek as their shop location on business materials, menus, signs and so forth.” This map will be published in the Chartwell Directory. In the meantime, clip and save this one in your current directory. We have a winner! Come out and PLAY! Julie Ward of the Lakes of Enniskerry subdivision is our $100 gift certificate winner!
