PRESIDENT'S MESSAGE
Perhaps based upon my speed of leaving the house when I sense my wife has household chores for me to do I
qualify to bat lead- off for Phyllis while she takes a well deserved sabbatical from doing her monthly
“President’s Message” for the Chatter.
I have to assume most of the people reading this are a HOA member which means to me that they are good
neighbors willing to work together to make living in Calabasas Village better for all. The HOA is the unified
direct voice to the park owners as well as a direct line to the Calabasas City Council. The HOA builds community by sponsoring events such as bingo, potlucks, movie nights, barbecues, and activities for children. The
HOA also acts as a watch dog. The HOA is CVERT which will never be fully appreciated until there is a need.
Summed up HOA members are community.
However, it must be stressed that community can also be used to define and limit certain groups from actually belonging. We tend to drift towards people we have more in common with and ignore those who don’t.
Age, cultural differences and how long someone has lived in the park are some of the diversities which separate
us. To strengthen HOA we need to break down these barriers and get the many new residents to join as soon as
possible without an isolation adjustment period. Renters, many who pay higher fees to live here, deserve respect and many are long term members of our community.
The purpose of the HOA is community, whether it is concerns about home safety, minimum space rental increases or more community activities. Park management is responsible for maintenance and settling disagreements. A broken sprinkler or a car blocking a driveway is a park management issue and not the HOA.
However, a persistent problem where park management does not respond is a concern for the HOA. Park
management is accessible and should be notified first (818-222-8500 or after hours 818-223-1362). The HOA
is a support system for its members and like all volunteer groups the more who participate, the more of a community we become and accordingly there will be more benefits to be shared. Unfortunately, the reverse of this
is also true, too, and if less is substituted for more than the benefits become frustrations and community becomes isolation. We can’t let that happen.

We at CHATTERING were sitting around trying to figure out why living in Calabasas Village is so much better than living anywhere
else. Daniel likes living here because his
computer lives here and his computer is obviously happy because there is always a
Charter truck in the park to prevent computer
depression. Some people may have different opinions as to why there always seems
to be a Charter van in the park; The Charter
technicians have became a part of the Calabasas Village extended family and unlike
coyotes and raccoons they are not interested
in what’s hiding in the trash can.
We decided to make our question of the
month “Why is it fun to living in Calabasas
Village?” Nicole responded “Playing playground”. Many of Nicole’s answers to our
questions have a deeper meaning that we
can’t always figure out, but this time Francesca said, “Its obvious Nicole isn’t big
enough or made up at the right material to be
slide”.
Anahi’s light went on, “She wasn’t designed
to hold a lot of sand either”. Anahi said “So
playing playground means you take all the
games we play up at the park and call them
by one name instead of tag, freeze tag, keep
away, and chase Yogi etc, etc”. Daniel
added “Eliminating etc simplifies life and lessons the chance of having to spell etc on a
spelling test”.
Nicole’s brother, Sean said it is fun living
here because of the tennis court. Maybe he
envisions a tennis tournament with Tinker
Bell and Selena Gomez or a giant Easter egg
hunt using the tennis court where there are
no impossible to find hiding places for candy.
Francesca and Anahi answered the play-

ground and the pool since they both always
include friends to play with. Daniel said it is
fun living near Yogi and Yogi said it is fun living near Daniel and asked if Daniel could find
out if the Charter vans were equipped with
squirrel locaters. We found a driver and
asked about the squirrel locator device and
were told that they didn’t have one and that
they often times had to repairs damages
cause by squirrels chewing on wires. Yogi
said that if he could get a Charter shirt with
four sleeves he would be very happy to be a
squirrel consultant.
In this month’s CHATTERING we accomplished a lot. We figured out a Nicole riddle,
helped Yogi find possible employment, gave
Debbie with the Flair an opportunity to plan
an Easter egg hunt or a tennis tournament
and kept etc abbreviated instead of spelled.
Until next month or when Sean submits his
activities list for the tennis court.

of Nellierose “Herbie” Presser a longtime
resident of space 190. Our sympathies go
out to her family and friends.
Wishing a speedy and full recovery to
the number of residents who have suffered minor or major medical conditions
recently. We wish you all a SPEEDY
and FULL RECOVERY!

POOL & JACUZZI - It's almost summer swim season! The pool officially is heated for swim season on April 1.
Thanks for your patience and understanding during the recent
jacuzzi spa upgrades. A friendly reminder to respect the park
amenities at all times. Snacks may only be consumed at the
tables in the balcony areas. Please make sure to turn off the
jacuzzi jets, clubhouse lights and shut bathroom windows
upon leaving these areas.
CLUBHOUSE LIGHTS: Please remember to turn
off the clubhouse lights, and lights and windows in the bathrooms or other facility room when you are finished using the
amenities. Patrol has reported problems with lights being left
on. A special reminder to everyone there is no smoking of any
kind anywhere in the clubhouse or restrooms or in the common areas. There have been reports of the smell of various
types of smoke in these areas, which is never allowed. Management will be closely monitoring the security camera footage to determine who is doing this. We ask all residents to
please acquaint guests with Park policy in this regard. We
appreciate everyone's help!
WINDOWS IN FITNESS ROOM: When opening
the windows in the Fitness Room, it is extremely important to
make sure the window is unlocked prior to forcing the window open so as to not break the operating arm on the window!

PARKING STICKERS AND NOTICES: These are designed with communication in mind and are a courtesy to remind residents and guests not to park on the street. The cost of
towing is very high and once a vehicle is impounded, the fees
are locked in and cannot be reversed. If you receive a notice
for a vehicle parked in front of your home and it is not your
vehicle and not your guest, please disregard as this will not
affect you. We thank everyone for their understanding and
cooperation.
HOMES FOR SALE: Any homeowner who intends
to offer their home for sale is required to submit to management at the time of listing the home or placing sign for sale
the required Intent to Sell form. This form is available at the
Park Office. Once this is received by management, it will initiate the home being added to the Park's Homes For Sale list,
Rent to New Buyer worksheet will then be prepared, a Title
25 Resale Inspection will be completed by management, and
all other documents required by management are listed on this
form that will be required prior to a new lease signing. All
prospective residents are required to submit a complete application package, one for each adult applying, for residency
approval prior to the close of escrow and prior to the signing
of a new lease. Management is allowed fifteen (15) days for
review of a complete package, although, we will do everything possible to accommodate your sale by reviewing sooner
if possible. If you or your agent have any questions, please

contact the Park office.
PETS IN THE PARK - Management would like to
ask for everyone's cooperation in cleaning up after their pets.
Please use the doggie waste station bags to clean up. Pets
must be on leash when outside their home. Please do not allow dogs to dig in the common areas of the landscape or in
the Dog Park as this creates holes. Please remember to be
courteous and not enter other resident's spaces with your pets.

PLUMBING AND YOU: Please remember it is
important to keep things out of the plumbing lines that should
not be going there. Dental floss, paper towels, sanitary supplies, cotton swabs, baby wipes, cooking grease, diapers, toys,
or anything that is not toilet paper should never be flushed
down the toilets or poured down the sinks in your home.
Thanks for your help keeping our sewer lines clean and free
flowing!
CHARTER CABLE: A reminder that Charter will
bill residents directly for personal service calls you schedule,
if Charter determines the problem is not with their service or
equipment. Resident service calls to your home may not be
billed to the Park's master account. If you are having difficulty
receiving certain channels, you may need to contact Charter
direct regarding obtaining a digital controller box and pay any
required fees. The Park does not supply cable boxes. From
time to time, the broadcasters may change the television station line-up. If there is a Park-wide basic cable problem, the
property manager will need to research the matter and will
schedule a park service call directly with Charter. Any problems you may experience with your direct order services with
Charter, such as additional movie channels, telephone and
Internet services should be discussed with Charter directly.
Park management does not have access to your personal account information with Charter. Their website is
www.Charter.com Telephone customer service is 1-888-4382427 or 1-818-419-8760. Office location: 29575 Pacific Coast
Hwy, Ste. P, Malibu, Calif 90265 - Hours: Mon-Sat 9am to
1pm and 2pm to 6pm.
ANNUAL HOME INSPECTIONS: The Park's
annual four-sided home inspections are coming up soon in
June! Home inspections are conducted both annually and
upon resale as required per health and safety code. In order to
preserve the beauty and safety of our community, management periodically inspects homes on a routine basis. At any
time, a problem is observed, a notice may be issued to the
household requesting cooperation in mitigating a problem.
Please take a moment each week to take a look outside your
home to see what needs to be cleaned up, disposed of, or
stored out of sight. All landscape is required to be completed
within forty-five (45) days of tenancy. All homes are required
to have a driveway installed and two exterior lights, as well.
Please pay particular attention to carport awning legs and
make sure they are sturdy and secured. June inspections are
almost here!

SPRING CLEAN UP DUMPSTERS: The dates
scheduled for the annual Spring clean-up dumpsters this
year are Friday, April 5 through Sunday, April 14. There
will be two green waste and one trash waste dumpsters to
be located across from space #196. A friendly reminder:
automobile batteries, antifreeze, oil filters, used oil products, latex paint, fluorescent light bulbs, and any flammable
items or hazardous waste may not be disposed of in the
dumpsters.
DUMPING LARGE ITEMS AND DEBRIS: If
you have large item removal needed, Waste Management
will pick up four items at a cost of $35. You will need to
come by the management office so that we can call Waste
Management and schedule an appointment for your pickup.
You will need to pay the $35 directly to the management
office at that time, as we are billed on the master bill for the
additional service. Park maintenance staff are not supposed
to be making special pick ups of trash and large items for
residents, however, we have tried to be helpful and courteous as possible to help those with hardships. We must ask
all residents moving forward to please utilize the Waste
Management bulk pick up service for your special clean up
needs. The annual Spring clean-up dumpsters, paid for as a
courtesy by the Park, provides a free means of disposing of
items as well. Thank you for your understanding and cooperation.
STREET PARKING - Park patrol staff continue
to do a great job enforcing the "no street parking" rule. We
ask everyone to do their part in following these rules. Thank
you for your help!
COYOTES: It has been reported and observed
that wild Coyotes have been seen and heard much more
frequently in the Park, as of late. They have been seen during the day running through resident's spaces, around the
area of the dog park and near the new landscaped walking
path. Please be safe and observant of yourself, your family
and pets at all times when walking in these areas. Bobcats
and other wildlife also co-exist with us in the mountainous
areas of the Park, so please let's all be aware and safe!

BINGO REPORT
The rain could not deter 14 of our faithful
devotees from trying their luck at the February session of Bingo. Arnie and Susan Levine helped Skip Corder set up the tables
and chairs, make the coffee and serve the
refreshments that were provided by Shirley
Michel, Mitra Jarrahi, Marion Feller, Libeth
Calle and Renee Rockey.
The winners for the night: Marion Feller,
Shirley Michel, Myrna Picard, Libeth and
Francesca Calle, Arnie Levine, Bill Goodan,
Mitra Jarrahi and her sons, were quite happy
when they heard their winning numbers being called out by either Susan or Skip. Our
thanks to all those kind souls that stacked
the chairs and tables and put them away and
helped to make it a fun night. As usual, the
next Saturday Night Bingo will be on March
2ndat 7:00 in the Clubhouse.

We want to thank everyone for their generous donations for the West Valley Food
