A Message to Our Readers
We’re very excited to present another issue of The Alliance Approach. Over
the past several years, we have received feedback from many readers that they
enjoy discovering the variety of projects we do across several business sectors.
For example, some of our school clients may never know about our work for
business and industry and vice versa. We like producing and sending out the
magazine because it allows us to showcase a few of our prominent projects and
allows a channel to communicate news and information to you.
This issue’s cover feature is another striking addition to the beautiful campus of Western Kentucky University. The Augenstein Alumni Center is now
the front door for WKU and offers not only alumni but also students, staff
members and the community a place to share Hilltopper pride. Alliance was
extremely pleased to serve as the construction manager for this important piece
of the downtown Bowling Green TIF.
In this issue, we also take a trip to the Great Smoky Mountains to see the work
for the Sevier County School System on the Northview Academy. We offer a
sneak peek at the speculative building in Franklin, Kentucky, and the process
of using technology to not only design and build the project but to also help
the local industrial authority market it as well.

T
he new 30,000-square-foot Augenstein Alumni Center is the face of Western Kentucky
University for alumni as a social and logistical headquarters for former students as they
return to campus. The space also offers an inviting atmosphere as the launching point for
prospective new students.

The first floor of the building consists of a conference center,
ballrooms and a small museum, providing visitors a history of the
university. A double-height atrium serves as the main gathering
space, linking the conference center on the first floor with the main
alumni center space on the second floor.
An executive auditorium, a boardroom, an elegant dining room, a
parlor and sitting rooms are located on the second floor. In addition,
the second floor houses a phone-a-thon space, a lounge, and a small
library of alumni yearbooks and other memorabilia.

building are intended to be reminiscent of other portions of campus
and to honor the history of the university.

blends state-of-the-art technology with a historical look and feel

Northview Senior Academy
T
his $21.3 million project opens up new educational
opportunities to students in the Great Smoky
Mountains area. It is the first junior/senior high school
north of the French Broad River in Sevier County,

Tennessee. It’s located just off the busy Winfield
Dunn Parkway (TN-66) that leads into the tourist
areas of Pigeon Forge and Gatlinburg.
The building is located on a 31-acre site and was constructed
using load-bearing masonry and wood trusses with a metal
roof. The building boasts a state-of-the-art auditorium with
an occupancy of over 900. The school also has a large
gymnasium and new athletic fields.
The facility employed many green building practices and
features 196 geothermal wells that are 450 feet deep on
nine circuits.
The building was constructed for grades seven through 12
and initially opened in August 2013 for grades seven through
nine, with higher grades being added over the next couple of
years. The building is approximately 187,000 square feet and
can serve approximately 1,200 students.

Franklin-Simpson Industrial Authority Teams with Alliance
Corporation to Construct and Market New Speculative Building
The Franklin-Simpson Industrial Authority has
entered into an agreement in which Alliance
Corporation will not only design and construct
a new speculative building in the Henderson
Industrial Park in Franklin, Kentucky, but will
also help market the building.
“The arrangement regarding this spec building
will be a huge boost for the economy in Simpson County,” said Gary Broady, board chair of
the Franklin-Simpson Industrial Authority. “The
new facility will allow Franklin to attract a new
industrial or distribution client to the area or
allow one of our existing industries to expand
their local operations. We are fortunate to be
able to team up with Alliance Corporation, one
of the premier construction companies not only
in Kentucky but also in the mid-South region as
well. By working together, we have an opportunity to bring more jobs and investment into
the community, and we really appreciate the
investment that Alliance is making in Franklin.”
Alliance Corporation is utilizing state-of-the-art

technology to design, build and eventually market the building. Using BIM in design and construction will provide efficiencies in both cost

the actual building is completed. When the new
owner takes over the building, this BIM data can
also be used in the lifecycle of the building for
maintenance, upkeep, expansions and remodels.

folks in Simpson County on this project,” said

industrial projects in Simpson County in the
past and have just finished up some major
projects at Franklin-Simpson High School. It’s
a great community to work in.”
The building is designed to be customizable to
any owner’s potential needs. The bulk of the
structure is a 60,000-square-foot shell that can
be used for warehouse or production space. The
building has 28-foot eave heights and 25-foot-2inch clear heights. It features 40-foot-by-50-foot
wide-bay design for better build-out flexibility.
There is one 14-foot-by-16-foot ground-level
overhead door and provisions for four dock
locations. The front of the building has 3,000
square feet of shell office/administrative space
that can also be customized. The energy-efficient
white standing-seam roof will assist in keeping
operating costs low. The site includes 21 acres of
land, and the building is pad-ready expandable to
120,000 square feet for future growth.

Alliance Projects Honored at Build Kentucky Awards
T
hree exceptional projects constructed by Alliance Corporation took home top honors from the Associated General Contractors of Kentucky at the 24th annual Build Kentucky Awards
held in Lexington on April 11.
The T.J. Health Pavilion won in the $26-$40 million building category. The T.J. Health Pavilion in Glasgow, Kentucky, is a $30
million project that consisted of the renovation of an abandoned
shopping center with the addition of a three-story medical office
building. The Pavilion features space for physician offices as well
as outpatient diagnostic, preventive treatment and educational services. The new facility was designed using an integrated physician/
outpatient delivery model.

Winning in the $16-$25 million design/build category was Hitcents
Park Plaza. The Block 6 Commercial Wrap, known as Hitcents Park
Plaza, is an integral part of the redevelopment of downtown Bowling
Green and the “WKU Gateway to Downtown Bowling Green TIF”
district. Hitcents Park Plaza features over 100,000 square feet of
office, commercial, retail and restaurant space. The wrap surrounds an
800-plus-space parking garage that was built in 2012 to accommodate
visitors to adjacent downtown destinations, such as Bowling Green
Ballpark and the Southern Kentucky Performing Arts Center. Both
of those venues were also constructed by Alliance Corporation. The
developers of the Hitcents Park Plaza project hope to create an experience similar to that offered in larger cities where young urbanites live,
work and play in the same space. The design and construction of the
project reflect that goal with a contemporary vibe, striking views and
access to many of the exciting venues in downtown Bowling Green.
Alliance Corporation was honored to have worked with the three
owners of these projects and is delighted that these projects have
been recognized on a statewide level.
