When I returned to Oban from sea where I was a Deck
Officer with a Foreign going Master Mariners Certificate,
one thing became very clear, being in the most beautiful
part of Scotland it seemed selfish not to share it or shout
about it, so Highland Heritage was born.
In 1976 I purchased my first hotel, the Royal Hotel in
Tyndrum, followed by the Dalmally Hotel not long after.
The yearning to build my own hotel eventually came to
fruition in 1992, with the completion of the Ben Doran
Hotel in Tyndrum, where the lounges on the top floor
make the most of the great views across the mountains.
The grand old Alexandra Hotel on Oban’s esplanade,
which was carefully and painstakingly renovated, was the
latest purchase in the Highland Heritage portfolio.
We are based in the heart of Argyll in the village of
Dalmally, from where our fleet of coaches and four
hotels are run. This is a great central point from where I
can keep a close eye on the entire goings on at Highland
Heritage. It also allows me the opportunity to spend time
with our guests and sometimes enjoy a tour with them,
hearing first-hand how they are enjoying their holiday.
Our philosophy is simple and focused on combining
unbeatable value for money with unforgettable visitor
experiences and high standards of customer care. The
constant stream of positive customer testimonial we
receive is all the validation we seek.
We are also proud to say that Highland Heritage has
won many accolades over the years. This shows the
great sense of ownership by everyone involved, which is
why we are known across Scotland for the immaculate
presentation of our coaches, hotels and superb gardens.

In the course of every year we continuously
measure and assess all our operating
procedures to check that they are working as
designed and ensure that they are not out of
date in any way. E.g. we have looked at how
to improve communication between guests
and management to ensure that a record of all
requests is properly documented and actions
implemented as quickly as possible.
We have also added another choice to our
daily menus to help cater for all tastes.
On the touring side I have introduced two
new tours which do not include the Highland
Concert. This allows the tours to cover
Loch Ness and more east side of Scotland
destinations. These are Classic Scotland and
Treasures of Scotland.
Probably our biggest change is to include all
excursions in 2015 – so no optional tours.
We are also working hard on all aspects of
quality to ensure that value for money is
always the very best available. 99% of our
clients think we are very good value for
money.
We have also included quiet rooms in all the
hotels with free Wifi. This means that the
snooker tables have had to go! Except at the
Alexandra!! Sorry Lounge Lizards!!

The ‘Team’ range across a
very broad spectrum of skills.
When you inhabit a remote
geographical location, doing
everything ‘in-house’ is a must
if it is to be done quickly and
on time.
Practically everyone lives-in
at the Hotels or, if not, close
by, and we are all on round
the clock call to ensure that
everything runs seamlessly
and well.
In the Hotels there is a
Hotel Manager who runs
everything. They have a
Receptionist and a team of
General Assistants who look
after the bedrooms and all
meal service for you.
In the Hotels we operate
all our own kitchens with
highly trained and motivated
chefs, all with International
experience, and a hard
working team of Kitchen

Assistants who do all the
cleaning and preparation,
(they also double as porters!!)
Then, of course, there is the
Gardener who looks after all
the Hotel gardens and the
production of all our indoor
and outdoor plants and
displays. Next, we have the
Company Engineer who fixes
everything from vacuums to
garden machinery and broken
toasters!
The Company Painter floats
between Hotels, keeping
everything spick and span. He
is inside in Winter and outside
from Spring to Autumn. Then
there is the Laundry ‘Maid’
who has a really big job on
her hands and finally, we
have a Relief Chef and Relief
Manager.

Our fleet of modern, fully
air-conditioned Van Hool
supercoaches are equipped
with all the comforts that
make touring a real pleasure.
The superior specification
includes the best moquette
and leather seats, and our
drivers take great pride in the
cleanliness of their coaches.
The vehicles are powered
by superbly efficient, low
emission, Volvo diesel
engines and the suspension
is electronically controlled
in all directions, giving an
extraordinarily smooth ride
wherever you sit.
In order to ensure our tours
run smoothly, it is important
that we follow the carefully
planned timetables precisely
and ask guests to read the
blackboard in reception each
morning and night to check
the schedule.
The coaches are closely
monitored at all times by
a satellite tracking system,
which helps with the efficient
management of each vehicle.
Journeys do not usually
exceed two hours between
stops and, on all trips, there
are regular comfort breaks.
At every stop, the driver will
tell you where and when to
rejoin the coach. It’s always a
good idea to be a few minutes
early, as it’s a long way back
to the hotel if you miss the
coach!
All our couriers undergo
an annual training seminar
in February each year. This
includes driving techniques,
safety, new regulations
and first aid etc. They are
also briefed on any new
destinations and routes.

With four large properties
and around 20 acres of land
to keep, it would be fair to
say that the Head Gardener
has more than his work cut
out for him!
There are 500 hanging
baskets, and 2,000 tubs and
barrels, not to mention about
5 acres of grass to cut. This
means a well organised
department to plant, fertilise,
clean, spray and display the
plants and use the spare time
to cut grass at least once a
week in summer.
Everything depends on a
backup nursery at Dalmally
which is the base for
machines, propagation and
the rearing of plants in three
massive poly tunnels which
have their own heating,
lighting and ventilation
system.
In Spring, we take in and
pot up about 20,000 annual
plants. These fill the baskets
and tubs from April until
November and are displayed
to advantage all around
the four hotels. The inside
plants are mainly perennial
and get continuous tender,
loving care from both the
hotel manager and the head
gardener. Everything gets
well fed here!!
All the windows are lined
with plants in the public
areas and conservatory areas,
and there is an individual
plant in every bedroom in
your hotel. Stunning!
The garden department also
looks after the ‘green’ side
of the business. We have
a paper shredder and the
mulch produced we mix
with any vegetable matter,
leaves and grass that we can
get our hands on. It saves ten
big wheelie bins a week.

A TOUR WORKS
COACH TOURS
For those who have never
toured Scotland with us before,
this is what you can expect from
your Highland Heritage holiday.
Having selected the tour that
departs from your nearest pickup point on the date you wish
to travel, all you have to do is
board the transfer coach and sit
back and enjoy the ride. From
that point onwards, we’ll take
care of everything for you.
Every day you can look forward
to a wonderful excursion. The
coach departs promptly after
breakfast and proceeds to the
first port of call for morning
coffee. This is usually a place
of interest, but may simply be
a comfort break on a longer
journey – to Edinburgh, for
instance.

Highland Concerts on most
tours. The tours which do

Treasures of Scotland and
Classic Scotland.
On this day we depart for
Oban or Fort William at
the normal time and enjoy
the trip through the glens
and by the lochs, to our
destination. You have two
or three hours to enjoy the
sights, have some lunch
and then be taken to the
local venue for the superb
afternoon Highland Concert
by ‘Skipinnish’, who are a
well known and loved local
group who have numerous
TV and radio appearances to
their credit. Supplementing
the Band will be a mix of
accomplished pipers, dancers
and singers. Several of the

particularly at weddings

Almost all of them come
from remote communities in
the West Highlands and the

in the middle of the Scottish
Goldfields, with fantastic

salmon, trout and otter.

Your first adventure takes you to
the spectacular old fishing and

April Spring days, with more

Almost all our staff come
to us through the internet
nowadays. I have no doubt that
this has brought on a ‘golden
age’ for our hotel staffing. We
get people of the best quality
from not only the UK, but also
Europe and the five continents.
I frankly believe we have
never had such hard-working,
kind and good people. We do
‘on the job’ training with a
system run by the individual
Managers – the better the
training – the easier and better
the hotel runs!! (vested interest
you see!!). All staff are either
G.A.’s (General Assistants)
or Kitchen Assistants but can
often move from one to the
other on demand.
Practically all our staff
live in excellent en-suite
accommodation near the
hotel. One or two graduate
to the gardening department
each summer. The Hotels also
employ their own painters and
handyman who also live-in.
The handyman ‘Krzysztof ’
is a full blown engineer who
makes everything work. The
painters will paint anything
that doesn’t move.
The gardeners, painters,
handyman and the local
joiners are all directed by
“himself”, and report daily
to him. Everything looks
good and the systems work
to perfection, and that is the
secret to the winning of these
various, national awards of
which we are very proud.

This area abounds with game,
both on land and in the rivers,
lochs and seas around us. Red,
roe and fallow deer are seen
daily; there are otters in the
rivers and on the sea shore. Fish
abound in the rivers and lochs,
particularly salmon, trout, perch
and pike.
Very large trout abound in Loch
Awe (30 lb best!!) It is common
to see hedgehog, fox, mink, stoat
and weasel, and there are rabbits
and hares everywhere. At night
wildcat and polecat are about
and the gamekeepers often see
the pine marten in the woods.
In the air we have representatives of almost all migratory
birds and also British based
land and sea birds. With all this
around there are also the great
predators, such as golden eagles,
sea eagles, peregrine falcons,
buzzards, sparrow hawks,
merlin, osprey etc.
On the land there is a superb
show of wild flowers, varying by
location from the sea shore to the
mountain tops and the glens in
between.
This area is a naturalists paradise
and what is rare elsewhere is
relatively common here. Here are
a few pictures which speak for
themselves, so much better than
mere words.
In the surrounding sea lochs
and coastal areas we have an
abundance of seals, dolphins,
minke whales, basking sharks,
orcas and, most surprisingly, we
had an enormous sperm whale
in Oban Bay in Spring 2013, see
below, in front of the Alexandra
Hotel!

Cononish Glen in Summer
The mine is at the head of
Cononish Glen, about 3 miles
from Tyndrum. Production
was expected to start this
year, but another collapse
of the gold price meant that
investors took fright! Again!
I am sure it will happen, but
you must never bet the farm
on a gold mine – our gold
mine is the best soap opera
going!
The mountains and lochs
have been hewn by the
succession of ice ages, leaving
a wonderful wild Highland
landscape. This is the location
of an enormous motherlode of
gold and precious metals.
Highland Heritage hotels
are uniquely set within these
Scottish Goldfields and Loch
Lomond National Park, an
area rich in Sites of Special
Scientific Interest (SSSI).
Ian Cleaver remembers first
seeing raw gold ore as a boy,
when living in Auch Glen
where there is an exposed reef
on one of the mountains and
stretching across the rocky
river bed of the Kinglas river.
At that time, no-one thought
it was worth pursuing – apart
from a quiet little group of
‘fossickers’ who’ve been
panning the local rivers for
years, earning enough to pay
for their holidays and make
rings for their wives and sweet
hearts.

viable gold reserves were

Every evening we have an
entertainer on from 8.30 pm
to 10.30 pm. They vary in
style and content and cover
the broad spectrum of tastes
which typify our clientele.
Some of the lads do stand-up
comedy, some sing and some
play music only. We have a
group who do a cabaret show
and another couple who play
dance music.
On top of all this there is
Highland Day with our
concert for everyone, on
one day of the holiday. We
expect and get a lot of foot
stamping from beautiful and
athletic Highland dancers
and of course, the great
tunes of the pipes. All this is
accomplished by Skipinnish,
ably led by Angus – great
singers and musicians of a
fully professional standard.

Each year we revise the menu
to reflect up to date tastes
and preferences. All the Chefs
sit down for around three
days to discuss our cooking
methods and exchange ideas.
The Managers also chip in
here with suggestions on
the service and presentation.
It all adds up to sleek, fast
service and piping hot,
delicious food.
The menu is practically the
same at each hotel and we
use only traditional methods
and good British food
sourced, as far as is practical,
in Scotland.
With everyone served at the
same time, the food is cooked
to a strict timetable “just in
time” and so is served as
fresh as is humanly possible.
None of this cook/chill
nonsense!!
Each hotel is fully licensed
and the bars are open from
6.00 pm to 11.30 pm. We
have a very good selection of
bottled beers and also lager
and beer on tap, cash only.
On the wine side, you may
purchase a bottle of wine and
take it to the dining room or
you can take a glass along to
‘help the digestion’ (I’ve so
heard it described). The bar is
closed during meal service.

COACH TOURS
YOUR CONTRACT WITH HIGHLAND HERITAGE
VALID FOR HOLIDAYS FROM 01/02/15 – 31/01/16.
APPLIES TO ALL HOTELS INCLUDING ALEXANDRA
HOTEL.
Your Contract with us must be read in conjunction with
your confirmation letter, details on brochure and your
receipts for the deposit and final sum due. This brochure
supercedes all previous publications as of 01/12/14. The
Hotels comply with all current regulations. Entertainment
is included each evening. Hotel bars are open 6.00pm
to 11.30pm. For your complete security all entry doors
are locked at 11.45pm and late access to the Hotel is not
permitted. All transport is by road on a Coach. Sea crossings
where appropriate are by passenger ferry.
The Company reserves the right to substitute a Highland
Heritage coach with any other available vehicle should
circumstances require this action. This may include taxis,
mini coaches or other operators hired in vehicles. The
organiser of the tours is:- Ian Cleaver, Highland Heritage
Limited, Royal Hotel, Tyndrum, Perthshire. Emergency
telephone number (01838) 200 444. In accordance with
“The Package Travel, Package Holidays and Package Tours
Regulations 1992” all passengers booking with Highland
Heritage Coach Tours are fully protected for the initial
deposit and subsequently the balance of all monies paid
to us, including repatriation if required, arising from
cancellation or curtailment of your travel arrangements due
to the insolvency of Highland Heritage Coach Tours.
CONDITIONS OF BOOKING. We at Highland Heritage
are committed to a policy of fair trading and take every
care to ensure that you will have an enjoyable holiday.
It is, however, necessary to define respective obligations
of yourself and of Highland Heritage so please read the
conditions carefully.
PAYMENT. A reservation is accepted by Highland Heritage
when a £30 deposit (£60 Christmas and New Year) has been
received by us for each person participating in the tour and
the relevant documents have been sent to the person who
paid the deposit. The person who paid the deposit shall be
deemed to accept the conditions both for themselves and
for all other members of their party on whose behalf they
booked. Balance invoice for the payment of tour will be sent
out six weeks before your departure date and must be paid
in full five weeks before your departure; the date will be
indicated on the invoice. In the event of such payment not
having been made by the specific date, Highland Heritage
reserve the right to cancel the booking and retain the
deposit. Bookings made within five weeks of departure must
be paid in full, three days after booking. Payment must be
made by cheque, credit card, debit card, cash or postal order
and sent to Highland Heritage. Credit Card + 1%, Debit
Card, free of charge.
CANCELLATIONS. In the event of you wishing to cancel
your booking, for any reason, this must be communicated
to Highland Heritage in writing. In all cases deposit will be
non-refundable. Holidays are not transferable. If the booking
is cancelled after the balance has been paid, the total tour
price will be forfeited. In the unlikely event of Highland
Heritage cancelling any tour for any reason whatsoever, an
alternative tour will be offered to you or your party and if
it is unacceptable a full refund of all monies paid including
deposit would be made. Highland Heritage will only
consider the cancellation of a tour if less than 30 persons
make reservations on any tour. In case of cancellation by us,
Highland Heritage will be liable for only the monies paid to
us and your reasonable expenses incurred to a maximum of
£10.00. In such event you will be informed four weeks before
departure.
SEATING. We operate a daily seat rotation plan in the
coach. This involves everyone moving back two rows daily;
three or four rows on short breaks. Three seats are not
involved in this operation. Whilst seats are allocated it is not
possible to guarantee seating arrangements and Highland
Heritage reserve the right to change seating positions at
any time prior to, or during, the holiday. In any case where
tours are amalgamated seat positions will be allocated at the
couriers discretion.
INSURANCE. Cover is available from Highland Heritage
at time of booking, Insurance costs are as follows: 4-nights
or less - £13, 5-nights - £17, 6-nights - £17, 7-nights - £20.
Excess £75. This travel insurance cover is arranged by Travel
& General Insurance Services Limited who are authorised
and regulated by the Financial Conduct Authority. Policy
cover as follows:
Personal Accident, up to £10,000. Death up to £10,000.
Personal Liability Expenses, up to £1,000,000.
Medical Expenses up to £5,000,000. Missed Departure up to
£100. Cancellation up to £1,500. Legal Costs and Expenses
up to £5,000. Personal Property up to £1,000 for personal
baggage up to £100 for delayed baggage, up to £250 for
personal money. Travel Delay Up to: £20 for the first 3 hour
delay and £10 for each subsequent 3 hour delay, up to a
maximum of £60.

In common with all travel insurance our policy contains
restrictions that relate to your health and the health of others
on whom your holiday depends. Please read the policy
carefully on receipt to make sure that you understand the
cover available. Travel Insurance is governed by English and
Welsh Law.
UNINSURED PERSONS. Any uninsured person who
takes ill is responsible for their own repatriation costs and
expenses. This includes travelling companions who may
have become exposed to a suspected viral condition.
ALTERATIONS TO ITINERARIES. Tour itineraries may
run in any order. Certain events such as traffic congestion,
roadworks, bad weather, ferry cancellations, etc., may mean
a change to the advertised tour programme and it will be
solely at the Driver/Courier’s or Company’s discretion to
alter routes and timings, but this would only be done should
conditions warrant it.
WHAT IS NOT INCLUDED. Items not included in
the tour package are refreshments, beverages at stops,
lunches, entrance fees to Public Buildings, Places of Interest,
Museums, etc., even on an included excursion unless
specifically advertised by Highland Heritage.
a) You may not bring a pet on a Highland Heritage Holiday.
b) You may not play a radio or music on the coach. Mobile
phones must not be used on a moving vehicle.
c) You are responsible for ensuring that you are at the
correct departure point at the correct time, as per our
Couriers instructions, and we cannot be liable for any loss
or expense suffered by clients because of their late arrival at
any departure point. If you arrive late at the pick up or if the
Highland Heritage coach has been delayed then you must
phone 01838 200444 immediately.
d) You must ensure that you have a valid passport and visas
(if necessary) and we cannot be liable for any loss or expense
suffered if you do not.
e) Although our vehicles have large luggage compartments,
we have to adhere to regulations concerning the overall
weight of fully laden vehicles along with Health & Safety
Executive lifting regulations.
We would, therefore, ask that you restrict your luggage to
one medium sized suitcase of maximum weight 15 kilos - it
is a condition of travel that any items over and above this are
notified, in writing, to Highland Heritage and this includes
collapsible wheelchairs. Suitcases, and their handles, must
be fit for purpose. Note: Battery driven chairs, vehicles or
scooters cannot be accepted where HSE lifting guidelines are
breached or where re-assembly/dis-assembly is required. It
is your responsibility to ensure that your luggage is on board
the coach on which you are travelling. Please ensure that any
instructions given by our driver and/or courier, at any time
during the holiday, are strictly adhered to.
f ) Smoking is not allowed on any Highland Heritage
coach or Hotel. If you ignore this rule and thereby cause
any inconvenience, distress or disappointment to other
passengers, you may be asked to leave the holiday. See Rights
of Refusal, Smoking on a coach or in a public place is illegal.
g) In the event of contact being made with Highland
Heritage by the passenger on any subject whereby the
information in this brochure is changed or additional
information given, the passenger must ensure that the
information given is confirmed to them in writing. No
responsibility will be accepted for any loss, damage or
disappointment if this procedure is not followed.
h) Whilst every effort is made to adhere to the times stated
in this brochure, there could be circumstances beyond our
control, such as weather and traffic conditions which may
cause delays.
i) At the time of printing we have been advised of additional
consumer levies which may affect holidays in this brochure.
j) If such a levy is introduced during the validity of this
brochure, it will be shown as a separate item on your invoice
and not be subject to our surcharge guarantee. Variations in
VAT will be similarly included.
k) Excursions are included in the price of this holiday and
refunds cannot be made for passengers not wishing to go on
these excursions.
RIGHTS OF REFUSAL. We must point out that Highland
Heritage reserve the unconditional right to terminate a
passenger’s holiday in the event of them contracting, or
is suspected of contracting, a contagious condition. This
includes travelling companions who may have become,
or are likely to become, infected due to exposure to a viral
condition. Highland Heritage reserve the unconditional
right to refuse a booking or terminate a passenger’s holiday
in the event of unreasonable conduct which in our opinion
is likely to cause distress, damage, danger or annoyance
to other customers, employees, property or to any third
party. This includes any passenger who fails to advise us of
any medical condition or disability in accordance with the
paragraph below. If you are prevented from travelling as
a result of such termination, or your holiday is curtailed,
our responsibility for your holiday there upon ceases. Full
cancellation charges will apply and we will be under no
obligation whatsoever for any refund, compensation or
loss you may incur. Any person having or contracting, or
in Highland Heritage’s reasonable belief that they have or
may have contracted a serious contagious condition, will
be repatriated at the company’s discretion together with
any person sharing a room with such a person. Highland
Heritage Ltd cannot undertake to provide nursing care for
any person who contracts, or is suspected of contracting,
a contagious condition and such persons will therefore be
repatriated. Uninsured persons will be responsible for their
own repatriation costs and 100% cancellation charges will
apply.
PEOPLE WITH DISABILITIES. We welcome bookings
from people with disabilities. We carry out an annual
assessment of the accessibility of our tours and holidays to
disabled people and our compliance with all disabled rights
legislation (a copy of the assessment is available on request).
However, it is in the nature of our tours that sometimes,
there are no reasonable means or adjustments that can
be made so as to accommodate every type of disability
and for that reason we ask that any disability, allergy or
intolerance, must be highlighted by forwarding a letter with
all details to Highland Heritage. You must ensure that the
letter is acknowledged. We stress that we cannot guarantee
any requests that are made. If we are not informed in this
way we cannot be held responsible for any inconvenience
or costs incurred by the client and this may include our
refusal to take you on holiday or to complete your holiday
arrangements. Please note: 100% cancellation charges would
apply in these circumstances. You should also be aware that
although our hotels cater for wheelchairs, there may still be
steps or stairs to contend with - this will also apply to places
visited on excursions. It is essential for the enjoyment of
your holiday and from a Health & Safety point of view in
the unlikely event of an emergency evacuation of the coach,
that all passengers without exception are able to board
and disembark the coach and walk its length unassisted.
Passengers who require one-to-one assistance must be
accompanied by an able bodied carer as the company
employees are unable to offer assistance of a personal nature.
Note: Battery driven chairs, vehicles or scooters cannot be
accepted where HSE lifting guidelines are breached or where
re-assembly/dis-assembly is required.
SEVERE ALLERGIES. We cannot guarantee the absence of
substances, such as nuts, which may cause severe allergic
reaction. Allergies (including allergic reaction to hand
sanitisers) must be declared at booking and confirmed
under separate written cover. We will confirm receipt in
writing.
COMPLAINTS. If for any reason you think that the coach
or the Hotel are not carrying out this Contract, you must
state your complaint immediately to the Courier, or in the
Hotel, then the Manager. You must follow this up with
a written letter explaining your complaint to the Hotel
Manager on the same day. This will be acted upon by us.
DRESS CODE. The Company operates a minimum dress
code policy. This essentially prohibits the wearing of vests,
football tops, beach shorts, Shell suits and working jeans etc.
in the public areas of the hotels and on board the coaches.
Tailored slacks and smart jeans, shorts and shirts with a
collar are fine as are polo shirts and roll neck sweaters,
except that shorts must not be worn after 6 pm in the public
areas.
HAND GEL. Use of the company’s proprietary hand gel or
foam is mandatory in hotels, dining rooms and coaches.
SCOTTISH LAW. This contract is made on the terms of
these booking conditions which are governed by Scottish
Law and both parties shall submit to the jurisdiction of
Scottish Courts at all times.
DEMANDS AND NEEDS STATEMENT. This travel
insurance policy will suit the Demands and Needs of
an individual, or group (where applicable) who have no
pre-existing medical conditions, are travelling to countries
included within the policy terms and who wish to insure
themselves against the financial impact of specified
unforeseen circumstances/events relating to or occurring
during the trip. Full details of these circumstances/events,
levels of cover and terms and conditions can be found in
the policy booklet. IMPORTANT - You may already possess
alternative insurance(s) for some or all of the features and
benefits provided by the product; it is your responsibility to
investigate this. We will not provide you with advice about
the suitability of the product for your individual needs;
we will however be happy to provide you with factual
information to aid you in making your own informed
buying decision. Highland Heritage Ltd are an Appointed
