There are also programs for French immersion, hockey and challenged students. The facilities were built in three phases in 1958, 1959 and 1970. The 1958 and 1959 buildings which accommodate Vimy Ridge Academy and the challenged student program are two stories. The three storey 1970 building houses the cafeteria on the main floor and the ballet school on the second and third floors. The buildings generally function well. There have been some renovations for a continuing education business program and offices for the hockey program which provide the most contemporary interior environment in the school. There is a program in the Vimy Ridge Academy whereby provinces are encouraged to adopt classrooms and provide upgraded furnishings and renovations. This program is also contributing to the improvement of the school facilities. Structural Summary: The structures are sound. There are signs of differential settlement where the 1970 section meets the 1958 and 1959 section. Here an aluminum cover strip covers the different levels which form a 50 mm step. The 1970 building structure consists of precast concrete double tees carried on a precast concrete frame. The 1958 and 1959 buildings have similar poured concrete structural frames with concrete floors poured over tiles to form a concrete roof deck and reinforced concrete beams between rows of tile infill. Envelope Summary: The building envelope appears to be functioning well. The exterior cladding consists of brick, concrete block and glass block. The glass block has been damaged and repaired on the west side of the 1959 section. The roofs of the 1958 and 1970 buildings are SBS and in good condition. The roof over the 1959 building is marginal. Interior Summary: The quality of the interior varies from marginal where little has been done to the original building to excellent in locations such as the 1970 section where the ballet school is accommodated. The 1950s buildings have concrete block as well as plaster and lath walls which are painted. The 1970 building has gypsum board stud walls. There is however asbestos in ceiling textured finishes, some original counter tops and some floor tiles as well as pipe insulation. The asbestos in the ceiling textured finishes is a concern and should be addressed. Mechanical Summary: The mechanical system uses three low pressure steam boilers that provide heating for the entire building. The steam is distributed to unit ventilators in the classrooms, fin radiation in the corridors, cabinet unit heaters at entrances and in the gymnasia, steam heating coils in the air handling units and immersion heat exchangers in the domestic water storage tanks. Ventilation is provided through the unit ventilators in the 1958 and 1959 portions of school. Built up air handling units provide ventilation for the gymnasia and the 1970 addition. Components of the steam boilers are in poor condition and the condensate system requires maintenance. Insulation on the piping and ducting is in poor condition. Classroom temperatures fluctuations are excessive and corridor ventilation and temperature control is poor. Upgrades are recommended for the heating and ventilation systems in order to avoid high maintenance and repair costs. Significant reductions in energy consumption could also be realized. Domestic water is produced by heat exchangers within the storage tanks. The domestic water heaters are oversized, inefficient and do no meet current codes for protection against cross contamination. These need to be replaced. Domestic water, storm, and sanitary piping throughout the building is showing signs of corrosion. Branch circuit panels consist of mostly 100-225A 120/208V 3 Phase 4 Wire 42 cct panels throughout feeding lighting, receptacles and mechanical equipment. A 400A 208V 3 Phase 3 Wire Klockner Moeller MCC controls mechanical equipment and several loose starters. Building wiring is concealed in a flexible and metallic conduit system. Interior lighting is incandescent and fluorescent (T12 lamps with magnetic ballasts) and should be upgraded. Exit lights have been retrofitted with LED lamps. Emergency lights are adequate. Data system consists of CAT 5E/Co-Ax cabling throughout the school. The fire alarm, installed in 2000, is an Edwards EST System. There are adequate receptacles in classrooms and work areas. Exterior lighting consists of a combination of incandescent and compact PL/HPS fixtures. The Nortec phone system was installed in 1999. The P.A. system is a Bogen.
