General Summary:
The original single storey school was built in 1980 as an addition to existing G.H. Dawe Community Centre. The 1980
construction had an original gross area of 5142.5 square metres. In 1982 two additions were completed, including a 6
classroom addition, and a two classroom portable addition totalling 485 square metres. In 2001 a renovation took
place to upgrade the administration space, home economics, and industrial education. The mechanical room is
located in a rooftop penthouse. There are too many students in the building for it's size and design, there are currently
634 students. Overall, the building is in acceptable condition.
Structural Summary:
The original 1980 building was constructed with concrete foundation walls on concrete strip footing with a concrete slab
on grade. The roof framing consists of sloped metal deck on OWSJ, and is supported by steel columns and loadbearing
block walls. The 1982 addition was constructed with concrete foundation walls on concrete strip footing with a concrete
slab on grade. The exterior walls are load bearing pre-cast wall panels, with pre-cast panel roof. Included in the
construction of the original school is a mechanical penthouse located above the Industrial Arts Room. Overall the
structure is in acceptable condition.
Envelope Summary:
The exterior finishes were replaced in 2009 with stucco, metal siding and split face block and are in excellent
condition. Most of the roofing has been replaced except over the gym and mechanical spaces. The roofing types
include built-up rooofing, and modified bitumous membrane roofing. Overall, building envelope is in good condition.
Interior Summary:
Interior walls consist mainly of painted drywall, and concrete block partitions. The interior of the school was repainted
in 2001 and is in good condition. The administration, staff rooms and library are carpeted. The remainder of the
school is mainly VCT. Overall the interior of the school is in acceptable condition.
Mechanical Summary:
A boiler system provides hot water to fin tube radiation around the perimeter of the building, and to fan coils, unit
heaters and duct reheat coils. The exception is the 1982 addition which is an all air system. 2001- A water to glycol
heat exchanger and pumping system was installed to serve the 1982 addition rooftop unit and the CTS air handling
unit.
Five indoor ventilation systems with overhead ductwork serve the various areas of the original 1980 school.
A packaged rooftop heating/cooling/ventilation unit serves the 1982 south addition.
2001- A rooftop heating/ventilation unit with a glycol coil serves the 1982 north addition.
A number of roof mounted exhaust fans are provided.
The CTS shop is provided with independent exhaust systems and a dust collector.
Plumbing fixtures are in a good state of repair.
Sanitary sewer, storm sewer, water and natural gas connect to the City and Utility Co. services in the street.
No humidification systems are provided.
Controls are a combination of pneumatic and electric controls that have been upgraded to a BMCS.
The system is in good condition and has been well maintained.

Electrical Summary:
The facility was originally built in 1980 and there has been no major upgrading since then. The main service is 800A
347/600V 3-phase; The service is underground fed from pad mounted transformer.
The fluorescent fixtures are T-8 lamp fluorescent with electronics ballasts. The Metal Halide fixtures are used in gym.
All fire alarm, intrusion, telephone and Public address and Music systems meet current facility requirements.
The overall rating for the facility shall be "Good"

There are too many students for the space. They require
more lockers and millwork but have no available wall space to
put them. The lockers are the wrong size, they have 2 tier
lockers for elementary students when most students of that
age are not tall enough to reach the top tier of lockers. There
are not enough washrooms for the occupancy. They're using
science millwork as lockers for students. They've had to
create classrooms inside of classrooms.
There is a
classroom in a corridor with double doors leading to the dawe
centre. The janitor rooms are too small.
Recommendation:
Conduct a study to determine if the number of students
attending can be reduced or if they space could be
redesigned and used more efficiently.
Consequences of Deferral:
Poor student learning environment.
