health, hire the right people to do jobs right, look
for ways to improve your bottom line.
• Develop systems to help it as it grows.
• Risk is powerful but dangerous. Caution is

he ability to make a story truly come
alive through written word and
photographs is a gift; a gift which Marc
Buckhout had. He was devoted to sharing
the story of Anthem—its colorful residents,
its unique local businesses, beloved sporting
events and more—and kept us all engaged in
our community and beyond through stories
in the Foothills Focus and as a writer for
the Anthem Community Council. He did
so with accuracy and integrity, passion and
commitment. He was an important part of
our team here at the Anthem Community
Council and will be deeply missed.

A
nthem Community Council
is in the midst of negotiating
a contract extension with
ValleyCrest Landscape Companies,
LLC. The finalized contract will be
brought to the board for approval at its
Wednesday, Aug. 27 meeting.
According to Community
Operations Officer Neal Shearer, the
contract for landscape maintenance
is Anthem’s most expensive—at
$1.1 million per year—and most
crucial. “It is arguably our most
important contract because of the
critical importance of the quality of
landscaping and aesthetics to this
community,” he told the board at its
July 23 meeting.

The ACC is responsible for the
beautification and maintenance of 73
acres of park land and sports fields,
hundreds of acres of desert and lush
landscaping, approximately 20,000
trees, as well as landscaping for the
community center, civic building and
the Paseo neighborhood.
According to Shearer, ValleyCrest
has not raised its pricing since it
won the current contract (a two-year
contract, renewable annually for three
years) in a 2011 bid.

ValleyCrest has offered several
incentives valued at more than
$100,000.

of $50,000.
• A $5,000 increase in the annual
Reinvestment Certificate (from
$30,000 to $35,000)—a credit that can
be used annually or carried forward for
landscape projects.
• $6,000 annual credit for tree pruning.
• An increase in free granite from 50 to
150 tons installed per year, valued at
about $10,000.
• Maintenance services for Liberty Bell
Park, once planned renovations are
completed in 2016, at no additional
charge: a potential savings of $13,000
based on preliminary estimates.
ValleyCrest will continue ACC event
sponsorships in the amount of $20,000/
year.
ADDITIONAL INCENTIVES FOR 5-YEAR CONTRACT
• A one-time cash credit of $90,000 to
construct and maintain a sod nursery
proposed for ACC land west of
EPCOR’s water treatment plant. The
sod, used to renovate sports and turf
fields, could save about $50,000 a
year. The credit could be applied to
another project if Council chooses.
ADDITIONAL INCENTIVES FOR A 3-YEAR CONTRACT
• A one-time $60,000 cash credit for
renovation of the small park by the
train tunnel in the community park or
the baseball field. Renovation of the
small park, a reserve project for 2015,
has an estimated $75,000 budget. The
credit could be applied to another
project if Council chooses.

Despite the long list of
enticements, Shearer insists it’s the
healthy relationship with ValleyCrest
that’s fueling staff’s recommendation
to extend the contract. “I’m not
here because there are positive deal
points. Staff is here recommending
the five-year extension because we
believe that we have a very positive
corporate partner who has worked
with us, frankly through thick and
thin,” Shearer said.
Is ValleyCrest Up to the Task? Some
residents complain of a marked
difference between the quality
of Country Club’s landscape
(maintained by DLC Landscaping)
and Council property and Parkside
property (both maintained by
ValleyCrest, formerly maintained
by DLC Landscaping). According
to Shearer, residents are concerned
about seasonal conditions such
as weed and tree-growth spurts,
mesquite bean droppings and
pale grass that persists during the
transition from winter rye to summer
Bermuda.
ValleyCrest has agreed to bring
in additional crews to address those
needs with the new contract, Shearer
said, in order to provide better service
at no additional cost.
How Can They Do it? For those who
are thinking ValleyCrest must have
been overcharging all along, or that
some other aspect of service will
surely suffer to accommodate all
those incentives, Shearer offered this
reassurance: “If it’s not meeting our
satisfaction we can give proper notice
and give them the opportunity to cure
those deficiencies, and if they’re not
cured we can move forward with
termination of the contract.” io

It doesn’t stand for “procastinate or avoid.”

an “attorney-in-fact” or “agent”
to give that individual legal
authority to make decisions for an
incapacitated “principal.” In other
words, that means once mom or dad are
of the age they no longer can make good
decisions for themselves (financially or
medically), they choose an individual
(usually a son or daughter) to make
decisions for them.
Some understand the importance of
POA. But, in my 11 years experience, I
found many seem to think POA stands
for “procrastinate or avoid” making a
decision. This is because having POA
status is usually tough. After all, she
is still your mom and when she says
“I don’t want to leave my house” you
naturally want to look past your fears and
abide by her wishes. I estimate 70 percent
of people I talk with are in denial about
their parent’s deteriorating condition.
But with POA, it’s now your job to
act in her best interest. Ask yourself
(or someone who can be objective) the
following:
• Is mom a fall risk? (For example, if
the doctor has told her to use a walker
and she refuses, the answer is, yes!)
• Is mom becoming forgetful?
• Is mom eating nutritious meals
regularly?
• Does mom see other people throughout
the week?
When considering an assisted living
situation, remember our perception
is our reality, and so is mom’s!

“nursing home” bears no similarity
to today’s luxury assisted living
home. Do your homework, learn what
mom is missing out on, then talk to a
professional about your options.

lans to construct a
20,000-square-foot medical
building in Anthem are
progressing as Anthem Community
Council approved the design
presented at its July meeting by Wyatt
Wood and Gregory Sheppard.
Wood and Sheppard, owners of
Wood Orthodontics and West Valley
Pediatric Dentistry respectively,
purchased land at 41930 N. Venture
Drive just south of Gateway Office
Park and will begin the permitting
process for construction with
Maricopa County.
Each business plans to occupy
5,000 square feet, leaving the
remaining space available for lease.
Wood Orthodontics will gain an
additional 2,000 square feet over
its current space, and West Valley
Pediatrics will gain an additional
1,000 feet.
Long-term tenants of the Anthem
Medical Plaza at 3628 W. Anthem
Way, the two doctors determined it
would be less expensive to build than
to continue leasing or to purchase a
building in Anthem, Wood said.
Wood told In&Out, “One of the
main [advantages] is that we will be a
little more visible… We’ll be able to
service emergencies quicker… It is a
great new location with the space to
design our offices the way we want.”
Construction is scheduled to begin
this fall with completion slated for
fall of 2015. io

CHOOSING A RECLINER
Like Choosing a Mid-sized Car

I
decided that, as king of my castle,
I deserve a throne worthy of my
haughty stature. More specifically,
one that reclines. I soon discovered
that shopping for my new snooze sled
was no simple task.
Like any faithful Google-ite, the
first thing I did was search “most
comfortable recliner.” In hindsight,
I should have added the phrase
“that costs less than a mid-sized
automobile.” I quickly discovered
several Scandinavian countries
take the art of recliner-making to
a level of decadence reserved for,
well, Scandinavians. For research
purposes, I test drove a few and
discovered this All-American body
does not bend like a Norwegian. It
felt more like preparing for a space
shuttle launch than an afternoon nap.
Through my internet search, I
also discovered there is not a single
piece of furniture ever fabricated that
someone does not think is “junk.”
You name it, someone has trashed
it. I’ll be the first to admit they don’t
make home furnishings like they used
to, but something has to be good, and
cost less than $4,000. Right…?
My search took me to more than
a dozen stores to sit in at least 100
recliners. (Oh, the humanity!) I sat
in all leather, partial leather, top-

grain leather, bonded leather, split
leather and what is fashionably called
“vegan leather,” previously termed
Naugahyde (how many Naugas
do they have to slaughter to make
one recliner?) or vinyl. I also tried
microfiber and linen. I sat in chairs
that rocked, swiveled, vibrated, and
heated. There were manual recliners
and motorized recliners. They
could be special-ordered oversized,
overstuffed and definitely overpriced.
Some had cup holders, wine glass
holders, even iPad holders, fold-out
dinner trays, adjustable headrests and
even position memory, for crying out
loud!
I ended up needing a nap after
all that standing up and sitting
down. Sadly, I couldn’t find a chair
comfortable enough to fall asleep in.
Alas, in the end, I did find
something that fit my budget and my
butt. As a matter of fact, it’s so plush
and inviting, the whole royal family
likes sitting in it… Dang! Hadn’t
thought of that.
Here are a few tips to get you on
your way to reclining utopia:
1. Try before you buy. Like
dating, your quest may result in

love at first sight only to
discover your mate to

the neck. If you’ve
narrowed your choices
to a couple prospects,
grab a good book and
snuggle up for an hour
or so. Once you get it
home, it’s yours, like it
or not.
