A quorum is required to conduct business at this meeting; therefore you are strongly encouraged to attend. In the event that you cannot attend the meeting, a proxy is enclosed so that you can assign your voting rights to a third party. The Board of Directors and Committee Chairpersons are making a diligent effort to present a professional and informative meeting. Decorate those wagons, strollers, bikes, and scooters and come out to march with your neighbors in the parade. The Parade will start at Witte and Negley and continue down Witte to McNaughton Park with the Picnic to follow. Bring the whole family and enjoy the fun. Bring your swimsuits as we will have a Water Slide provided by Jumps For Joy. We will also have Hot Dogs, Hamburgers and all of the fixings along with drinks. Special thanks to all of the hosts and homes on the tour, including Debi Vaughn, Glen Girgus, Linda Joseph, Cale & Christina Baese, Wendy Berecki, and Jerry & Sandra Sigler. All of the yards were magnificent and unique. No two gardens looked alike. It just proves how much you can accomplish gardening and the many different ways! For our 1st Garden Tour, we had over 60 folks participate! In addition, the Landscape Committee was privileged to give the first 48 participants free backpacks sponsored by Plum Creek and Bowen Family Homes. Everyone received a Plum Creek bottle of water and a GrowGreen guide, too. During the tour, we gave out almost 150 starter plants purchased at Ellie’s Greenhouse and raffled about 10 other gardening items. Not to mention, many of the host homes had other freebies, too! Such goodies in- cluded sprigs of parsley, lots of handouts, lemon bars, cookies, lemonade, and much, much more. I saw the web site on the Internet. I was so impressed I decided to come out to take a look. It reminded me of Pleasantville and in 4 years I have not been disappointed. We have been going to Steamboat Springs Colorado for that last 3 years but this coming year plan on going to New Mexico. Taos just started allowing snowboarding for this first time in March this year. We look forward to the cheaper lift tickets than in Colorado! Seton Hospital Under Construction Scheduled to Open 2009 Steeplechase Kyle Heights A map of Plum Creek’s Future Developments JUNE 2008 Thanks to strong leadership and a meaningful commitment to economic development by the City of Kyle and Hays County, there are now over 2,000,000 square feet of retail under development at FM 1626 and IH-35 in addition to the new Seton Hospital complex. We believe that will create over 6,000 new jobs within the next one to five years right at our doorstep. Additionally, we have broken ground on our new mixed-use town center development called Uptown. Kemp Properties is building the first block which will be home to a 20,000 square foot Austin Regional Clinic and roughly 15,000 square feet of for-lease retail and medical space. We are very bullish about the future of Plum Creek and our ability to attract both commercial and residential prospects to the remaining 1,500 acres in our community. Did you know that Plum Creek has over 800 acres of property zoned for commercial uses? We already have a 260 unit market-rate apartment project in the planning stages on FM 1626 east of Kohler’s Crossing. We also believe that the walkable mixeduse design of Plum Creek will continue to give us an edge over single-use communities as gas prices and commute times continue to increase. For example, just by having the walkable Negley Elementary School in Plum Creek, families can cut four car trips per day, and HCISD doesn’t have to pay to bus Plum Creek’s elementary-age kids to school. These savings add-up quickly both for families and the school district, and translate into real value for our residents and the region. Promoting walking is good for our health and our environment, and money not spent at the pump can be put to better use elsewhere in the economy. The ability for people to live, work, and play right in the community will continue to make us more attractive to singles, young-families, and empty-nesters alike. And when transit comes to Hays County, it will come to dense walkable places like Plum Creek first. Delinquency Increase At the completion of the first quarter of 2008, the Board of Directors reviewed the statistics of the delinquency rate and associated amounts for the Plum Creek HOA membership. The cost of referring a delinquent lot owner to the attorney is $325.00. At the time of referral, this expense is added to the assessment account of the lot owner. Though the total amount owed has remained roughly the same at about $116K over the past twelve months, the number of residents on the list has increased by 62 new lot owners. Initially, the HOA must foot the bill for all of the legal filing fees, which equates to over $20,000 for all 62 owners. These large overhead costs result in a substantial expense to be incurred by the HOA in processing these delinquencies. Needless to say, the HOA cash flow is substantially limited by such actions. RealManage is hired to administer the “Collections Process,” which is one of the management options in the HOA contract with them. Recently, RealManage has advised the HOA Board that 62 owners have now reached the criteria of being referred to the Association’s attorney for the filing of a “Lawsuit for Foreclosure.” The individuals on this list have failed to contact RealManage and ignored the multiple notices sent to them, which offer a way of establishing a repayment plan to become current on assessments. Most people in this situation still have the opportunity to get these financial affairs in order, as the HOA cannot afford to take action against all of the new 62 owners at one time. The names will be sent to the attorney on a weekly to monthly basis. This process is not in alphabetical or numerical sequence, but it is based on the monies owed. A few delinquent residents will be referred very soon. Before this matter becomes more costly for the delinquent owners and the HOA , it is asked that anyone in this predicament please visit www.realmanage. com or call 1-866-4-RealService and ask to speak with Collections.
