PROPERTY OVERVIEW
120 acres ideally situated on the “Willcox Bench” viticultural area in the Kansas Settlement
area of Willcox, AZ. This property was formerly owned by multimillionaire software mogul
John McAfee. McAfee purchased the property for an airstrip for his “Sky Gypsies” (see article).
Property has two (2) – 2000 ft dirt runways which are permitted and a new 54’ x50’ hangar
manufactured by Morton Buildings. The hangar has 2 large evaporative coolers, florescent
lighting, a bathroom (shower, sink, toilet and washer/dryer). The hangar is also fully insulated
and has windows and a side door. There are three (3) RV hookups behind the hangar. Property
used to have an apple orchard.
Located on the Willcox Bench out of the high frost risk area, the highest and best use is for
vineyards. A high percentage of the soil is Sonoita type sandy loam, which is excellent for
growing grapes in this area. Water supply is excellent via 16” irrigation well. Property has no
washes and is adjacent to two active vineyards: Erath Vineyards to the east and Crop Circles
Vineyards to the North. Arizona Stronghold Vineyards (formerly Dos Cabezas) is a quarter mile

Is Arizona Home to the next ‘Napa Valley’ ?
Wine Country in Arizona? Absolutely! The history of wine in Arizona dates back to the late 17th century when the first vineyards
were planted by Franciscan missionaries; though in recent history, wine grapevines were planted in Arizona in the 1970’s. The
industry has recently started to blossom in the last couple of years and is poised to really take off. A recent change in law allows
small wineries to sell directly to consumers and retailers, bypassing distributors. This change means it is much more profitable to
operate a ‘boutique’ winery and this is one of the reasons for the surge of new vineyards and wineries. Add to that the fact that
premium land suitable for vineyards can be purchased for as little as $6,000/acre, you can see why there is so much activity.
While you will find vineyards all over the state, there are three main areas: Sedona (Verde Valley), Sonoita/Elgin and Willcox
(Sulpher Springs Valley). The Sedona area, of course, enjoys a steady flow of tourists which provides plenty of customers for their
wineries. Sonoita is close to Tucson (approximately a one hour drive) and weekend wine-country traffic is steadily increasing.
This last Memorial Day weekend every tasting room was standing-room only. The Willcox area, while actually having the best
conditions in the state for growing grapes, is just getting started. There are many established vineyards as well as several
planned / early stage vineyards emerging; and the first two tasting rooms both opened up within the last year… a sign of things to
come. In the future, Willcox is destined to have the most vineyard activity.
There are even “Vineyard Subdivisions” under development in all three
areas. The concept is similar to a golf course subdivision, but instead of a
golf course, you have a vineyard. The houses may be built within the
vineyard or nearby. Concepts vary but usually the property owners hold an
interest in the vineyard. Their HOA dues are used for management and
upkeep of the vineyards and they can also participate in the harvesting, wine
making and may even be able to create their own private label.

Vines In The Desert?
Famous Winemaker Dick Erath has made the move to Arizona
Dick Erath, founder of Erath Vineyards in Oregon, has acquired 200 acres of land near Willcox, giving the Arizona wine industry
some added attention. Although Erath remains actively involved with his Oregon Winery, he has sold it to Chateau Ste. Michelle
and has purchased this land as a retirement project.
Erath, who has been winemaking as far back as 1963, was looking to escape the bitter cold Oregon winters and has been returning
to the Tucson area every year since 1995. He started acquiring land in 2004 and 2005, planting the first 20 acres of vines in 2006,
and followed with an additional 20 acres planted in 2007. A pioneer at heart, he became interested in growing wine in Arizona
because he said it reminded him of Oregon 30 years ago. He chose Willcox after careful consideration, observation and testing of
the soils, believing that the combination of climate and soil gave the area a slight advantage over Sonoita.
Erath plans to produce red table wines from his Arizona vineyard. He is currently growing Tempranillo, Grenache, Primotivo and
Mourvedre grapes, utilizing plant materials from California. Erath is optimistic about the future of the Southern Arizona wines,
saying that “I think the tourism will evolve as the wines evolve. I’ve seen it happen in Oregon and I don’t know why it can’t happen
here in Arizona”. He’s definitely creating a buzz with articles about his new venture being published nationally, from the New
York Times to Wine Spectator Magazine. He could be just the spark to push Arizona onto the national stage. Encouraging others
in the industry to get involved, he states “There’s other land in the area. It’s a very exciting time down there.” Openly welcomed by
other winegrowers in the state, Ken Callaghan, of Callaghan Vineyards in Sonoita, states “This is a huge opportunity . . . And
something like [Erath’s arrival] could make a lot more people notice us.”

The recent expansion of the Wine Industry in Arizona is
significant. In just the past 2 years, the industry went from
$18 million to $36 million a year. Annual visitation increased
by 25% over the same period. “The Arizona Wine Industry is
in its infancy. We have the potential to grow to a size that
rivals Oregon ($1.4 Billion/year) or even Washington State
($2.4 Billion/year),” states Rod Keeling, President of the

Investor Tours in Arizona’s
Wine Country
With the flourishing Arizona wine and vineyard industry,
people are starting to take notice of the incredible opportunity
to buy undervalued land for investment purposes in and
around Willcox, Arizona. Land prices are low, climate is

Peter and Judith Lechtenbohmer established this vineyard in
1997. Peter previously had a professional data processing
career in the 1970’s and 1980’s when he became interested in
growing grapes. In the 1980’s, he was the owner and manager
of Desert Sweet Vineyards in Maricopa, Arizona. The vineyard
produced and marketed the first Organic Seedless Table
Grapes from the low desert of Arizona near Phoenix.
When the large bank for which he worked was sold, he moved
to the Willcox area, where he had previously purchased land in
1984 for the purpose of one day growing wine grapes…..his
dream. At that time, he studied soil and elevation maps for
nearly a year before making that one decision. He then moved
onto his land when the bank career disappeared.
Since 1997, Peter has developed one of the finest estate wine
grape vineyards in the Southwest. He has made small
amounts of wine for four years and continues to expand his
Tuscan-styled vineyard on 20 acres. The varieties grown
currently are Sangiovese, Nebbiolo, Malvasia, Syrah and
Zinfandel. He currently sells most of his premium fruit to
other wineries in Arizona.
Because of health issues and their children who live in Texas,
Peter and Judy have decided to sell their dream and move to
Texas to be closer to family. It was a hard decision to make.

Crop Circle Vineyard & Winery
Jon Marcus’ vision for the 80 acres of land in Willcox at his Crop Circle Vineyard and Winery is to have a
completely green, solar, biodynamic farm, producing not only grapes for wine, but various foods such as nuts
and fruits. A new way of thinking, he is utilizing Mayan Circle planting techniques for the vines. There will
also be plenty of pasture space provided to allow animals on-site. The winery and antique-themed tasting
room facility is twice the size of that at his Echo Canyon Vineyard in Sedona.
Jon is excited about what the future holds for the land in the Southeastern Region of Arizona and believes
that this area has great potential for the state’s ever-growing wine industry. The Crop Circle Vineyard &

Fort Bowie Vineyards
Fort Bowie’s orchards were purchased in 1988 and their store, Fort Bowie Vineyards and Orchard
Products, opened in the fall of 1997. They currently have ten acres of peaches, ten acres of sweet
cherries, ten acres of walnut trees, 450 acres of pecan trees and 40 acres of vineyards, featuring eleven
table wines and one sparkling wine. The store sells decorated gift tins of candied nuts, freshly baked

Colibri Vineyard
Before Bob Johnson became a plant scientist, his wife
Mickey, a physician and he spent most of their adult lives
in the medical field. One spring morning in 1995, he
discovered a restless apple orchard with wonderful rows
of trees arm in arm. This land “called to him”. As he
stood surveying the buildings and grounds, his gaze
caught sight of a beautiful stone arch up on a hilltop,
carved thousands of years ago by combined forces of
nature. Without hesitation, he and his wife purchased the
property, named it Colibri and began to create their
dream.
August of 2003 marked a spectacular first harvest with

Keeling-Schaefer Vineyards
Located just 12 miles south of the Chiricahua National Monument is
Keeling-Schaefer Vineyards, a premium Arizona wine producer.
Rod and his wife Jan’s vision is of a modest estate property, “a little
ranch on the side of a mountain” as Rod calls it. In 2000, they

Kief-Joshua Vineyards, Arizona
Wine Country’s newest winery and
tasting room, located in the town of
Elgin, celebrated their grand opening
weekend on October 20th & 21st,
2007. Stop by this 20-acre vineyard,
located less than one hour south of
Tucson off Route 83, to taste their
new full-bodied releases, which
include Sauvignon Blanc, Viognier,

Dos Cabezas WineWorks
Dos Cabezas WineWorks has been producing wines in Arizona
since 1995. Their wines are award-winning and have even been
served at the White House. The winery was originally located
on 80 acres near Willcox, Arizona.
Just after the harvest of 2006, winemaker Todd Bostock
purchased the winery with the help of his wife Kelly & his
parents Frank & Paula. The winery was moved to Sonoita,
Arizona, close to the vineyard the family
planted in Elgin in 2003.

Rancho Rossa Vineyards
Rancho Rossa Vineyards is one of the largest family owned
wineries in the Sonoita area. They specialize in UltraPremium varietal bottlings from their 17 acres of estate

Kokopelli secures their grapes from vineyards in southeastern Arizona, primarily the Bonita Springs Farm. Bonita Valley is

of fertile land that is now Echo Canyon Vineyard. About 100

Sam Pillsbury, a noted New Zealand and American filmmaker, has always wanted to grow wine grapes and make wine. He started
in Cochise County with Dos Cabezas in 2000. After selling this vineyard at the end of 2006, he is now planting Rhone vines on
100 acres of superb vineyard land he owns across the road from his Dos Cabezas vines, from which he still sources the grapes for
his new wine venture.
What makes this area in Arizona so special? Just 40 miles north of the Mexican border, the vineyard lies at 4300 feet above sea
level. The soil is an almost perfectly PH-balanced well-drained sandy loam. This altitude yields daytime temperatures identical to
the Rhone Valley, with high-desert cool nights, perfect for the ripening of grapes. Research on high altitude wines in Argentina
has demonstrated that Cabernet Sauvignon and Malbec show increased intensity, density, structure and a richness in healthful
phenols, such as quercetine and resveratrol, indicative of compounds found in wines made from grapes grown under stressful
conditions. As Sam would say “They taste bloody good and they’re good for you!”.
Sam believes this area holds an unrivalled opportunity for lovers of great wine to be involved in a sky’s-the-limit new wine, land
and recreational venture. The Pillsbury Wine Company 2006 wines are bottled and will be
