Access is paved to the gate. There is daily mail and Riverton District school bus service to the gate. WATER: There are water rights for 290 +/- acres delivered through LeClair Irrigation District which has a May 5, 1905 priority date from the Wind River. Additionally, most of the balance of the Ranch is either irrigated with waste water or is sub-irrigated. Irrigation is mostly gated-pipe with a small amount of concrete ditch. The crop ground is all gravity-fed with no pumping costs. Note: LeClair Irrigation is a very reliable and considered an excellent water district. Water Fee: $5,956.12 Stock water is supplied by the many ponds, springs and heated-tanks located in and around the headquarters. www.GriffithLandSales.com Page 3 CARRYING CAPACITY: The current owners feel as though the Ranch would support 100 cows on the sub-irrigated pasture during the course of the growing season. This would leave the crop ground (290 +/- acres) for the production of winter forage and/or other crops. The average hay production in Fremont County is 4 tons /acre. The Camerons have been using the Ranch to over-winter and calve their cow herd, summering their cows on mountain pasture 65 miles northeast of the River Ranch. They have also kept a farm flock of sheep year-round on the Ranch until recently. Interested parties should conduct their own analysis.” www.GriffithLandSales.com Page 4 TOPOGRAPHY: The Ranch lies on the north side of the Big Wind River and is fronted by Riverview Road. The topography is characterized by a gently sloping crop ground, sub-irrigated meadows and low lying flood-plain along the River. There are numerous seeps, slews and springs throughout the Ranch. The soil that makes up the crop ground is well drained, clay-loam and is suitable for any crop grown in Central Wyoming. In the past it has grown sugar beets, alfalfa and small grains. It is currently in a grass/alfalfa mix. The balance of the farm is a mixture of everything from heavy clays in the wet areas to sand and gravel in the River bed. www.GriffithLandSales.com Page 5 IMPROVEMENTS: The Ranch improvements are extensive and are ideally suited for a purebred cattle and/or horses together with an intensive farming operation. The current owners have wintered and calved 300 cows on the Ranch for 15 years. Utilities and Domestic water: Domestic and stock water in the pens and outbuildings all come from a common well. The well is 40 ft. deep and pumps approximately 25 gallons/minute. Water tested potable in the past and is of good quality. The well and pressure tank are located in a pit in the bunkhouse floor. Electricity is supplies from High Plains Power and internet and television service are via a satellite server. There is a telephone land line to the house. Precipitation varies from year to year but is reported to be from 8-12 inches annually. Central Wyoming is characterized as being sunny and dry. This ranch is well suited to farming and cattle. WILDLIFE: The Ranch is a mecca for water fowl and the Camerons rent portions of the Ranch to bird hunters each year. There are also resident deer as well as migratory Moose, elk and bear that meander down the River from time to time. There are brown Trout in the River. MINERALS: The current do not hold a mineral interest in the Ranch. This Ranch will make someone a good return with livestock on native grass with excellent irrigation to insure against dry years.
