2011 School’s Out Pizza & Pool Party update!
The School’s Out Pizza & Pool Party was yet again a HUGE success. No
amount of thunder or rain could keep this great family event from
happening! Attending this year’s party were approximately 140 children
and adults. Activities included great music, swimming, limbo contests, and
games. Plus everyone was treated to pizza, sub sandwiches, drinks and ice
cream sundaes.
Planning this party is no easy task but Karyn Cram, our Volunteer
Community Activities Director, has perfected it over the years. A big
THANK YOU to Karyn, her family and all of the wonderful volunteers
who helped out for making this another GREAT
success.

LIFEGUARD APPRECIATION WEEK
AUGUST 1-5
In appreciation of the great job our High Sierra Pool Lifeguard staff is doing
this year in maintaining the pool, keeping our patrons safe, keeping the
area clean, and overseeing pool parties, etc., we have established the
week of August 1-5 as “Lifeguard Appreciation Week.”
Please stop by and say “hello” to the pool staff and thank them for a job
well done this summer.
Feel free to bring them goodies (candy,
doughnuts, fruit, etc.) to demonstrate your appreciation. They burn a lot
of energy out on the pool deck and can always use some
refueling. Thanks again to our lifeguards for another
great summer at Compton Village!

to effectively make sure these homes are being maintained;

Sealers; Brothers Paving & Tibbs paving; motion and approval of Collegiate Sealers bid.

Board Action: Above minutes motioned and approved
Open Forum: Discussed with homeowner presence the age at which a child may come to the
pool without adult supervision. Board reviewed pool rule #3 in our current rules that stipulates the
unaccompanied age is 14. Also reviewed three local pools rules; all managed by Sequoia and two run
also by High Sierra pools and the age limit is 12. Motioned and approved to lower the age from 14
to 12. In order to come to the pool without adult supervision the child must be 12, have passed a
swim test (with parent present) and parent must fill out authorization form. Also voted to change #4
from “seeing eye dog” to “service animals”.
Unfinished Business: Restoration Assessment - Board discussed enacting the Restoration Assessment as outlined in Resolution #2002-01 for homes that after due process of 3 notices and a hearing
are still not complying with the rules as outlined in the governing documents. Additional Resolution
motioned and approved to include the contractor currently under contract with the Association for
landscaping at the time of the assessment to conduct the clean up at the direction of the board and/
or Sequoia Management.

Rust, Rust Go Away and Don’t Come Back Another Day!

In performing inspections, it was noted that there were a lot of violations for rust stains on concrete. Typically this
occurs where the iron rails on the front steps come into contact with the concrete. If the area is not properly
caulked at the base of the iron, water can sit and pool, causing rust stains.
After getting several calls on how to remove the rust, I did a little research on the Internet, which I recommend
homeowners to do as well. However, I thought I’d share with you what I discovered. I cannot personally attest to
the results, however, the sources I consulted are reputable sites. I’ll include web sites so that you can consult for
further information. Also keep in mind that you can visit a local hardware store for commercial cleaners and rust
removers. They should also be able to give expert advice on removal procedures.
Heloise’s Household Helpline (http://magazines.ivillage.com/goodhousekeeping/print/0,,597492,00.html) suggests
vinegar – either white or apple cider. She recommends pouring the vinegar on the surface, letting it set and repeat,
then scrub with a stiff brush. Heloise also makes a note to NOT use chlorine bleach on any rust stain; it will only
make it worse.
E-how (http://www.ehow.com/how_18444_remove-rust-stains.html) is a great site on doing maintenance on your
home. To remove rust stains on concrete it states to 1) mix 1 ounce of tri-sodium phosphate (TSP) in a gallon of
hot water. This chemical can be found at hardware and paint stores. Wet the concrete and use a scrub brush to
apply the solution. Scrub vigorously and let the solution soak into the concrete for 10 to 15 minutes. Rinse well;
2) try a product called Iron Out, which is sold at plumbing supply stores; and 3) combat really bad stains with a
pressure washer and muriatic acid. Apply the acid as directed by the manufacturer, leave it to soak for a few seconds, and follow with a pressure washer set at 2,500 – 3,000 psi. Sprinkle baking soda over the cleaned area to
neutralize the acid and wash again. Ehow also offers tips and warnings when cleaning the rust from the concrete,
such as: 1) concrete is porous and should be sealed to prevent staining; 2) promptly rinse fertilizers containing
iron off concrete surfaces; 3) these products can burn eyes and irritate skin. Follow the manufacturer’s directions
and precautions carefully; and 4) muriatic acid is dangerous and should only be used as a last resort. Do not wash
it into storm drains.
www.fastfacts.com is also another good site for cleaning suggestions. It notes that oxalic acid removes rust stains
from most things. A grocery store cleaning product named ZUD contains this ingredient. This would be the mildest approach. It is suggested to wet the area, sprinkle the area liberally with ZUD and spraying it until the powder
is wet. Then let the area sit for a few minutes, then scrub the rust with a brush. Repeating this a couple of times
could remove the rust stains.

keeping up with the exterior maintenance and appearance of their home.

Streetlight Out?
Is there a streetlight out on your street or in your neighborhood? As HOA Staff and Sequoia Management Personnel don’t work at night in Compton Village they can’t see
when the streetlights go out.
Streetlights that are out should be reported directly to NOVEC at (703) 3350500. You will need to give them the address nearest to the lamp or a good
description of where the light is located (such as at a certain intersection).
Make your neighbor’s happy. Mow your lawn and weed your garden beds
on a regular basis!
Do you need the medal insert piece for your lamppost? The HOA office has them for
$15.00. Call the office at 703-815-0014 to request a replacement.
What to do with the Violation

The first thing to do read it thoroughly and determine
two things. One is it correct (occasionally mistakes can
be made) and two create a plan of action.
We understand that sometimes it takes time to get
prices, evaluate them and decide on the right course of
action. If you find that it is going to take longer than the
allotted time to get the work done or the violation may
be in error please contact the HOA office and let us
know. This way we can walk you through any questions
you may have, check to make sure it was not issued in
error as well as note your file as to the completion date.
This will eliminate all of the reminder letters etc. that you
may receive.
Once the work has been completed, please contact the
office for a re-inspection to occur. Please look at this as
an opportunity to keep Compton Village looking great. It
benefits us all in the long run...

please replace it as soon as possible. If a neighbor’s has burned out
you can either let them know and
politely remind them to replace
the bulbs or call us here at the
HOA office and make a report.

ASSESSMENT REMINDER
Recently, there has been some confusion over the use of
the dumpster situated in the parking lot of Stone Maple
Terrace. This dumpster is NOT for the use of the town
home residents but is solely for the use of the
condominium owners who do not have curbside pick-up.
Town home residents are asked to use the curb-side pickup times for their garbage disposal needs. Condo owners,
please be sure that all garbage is placed INSIDE the
dumpster and not left lying beside it.
Please remember that quarterly assessments are due
January 1, April 1, July 1 and October 1.
Payment is due by the 1st of the corresponding
month.
Statements are mailed to homeowners approximately
two weeks prior to the quarterly due date. However,
mailing of the statements is not a requirement
for timely payment but is provided as a courtesy
and reminder of the assessment and due date.
In addition, it has been noted that several residents use
work vans in their businesses. These vans have been seen
off-loading refuse from their vans into the dumpster at the
end of a work day. This is prohibited. You are
responsible for the disposal of your work related refuse
either by putting it in the garbage for regular pick-up
(small items or amounts) or, if they are large items or
construction related materials, they must be taken
personally to the dump.
Article 5, Section 5.8 of the Declaration of
Covenants, Conditions, and Restrictions states
that any payment received after the 15th of the
month due incurs a late fee. To avoid this late fee
($30) owners are encouraged to mail their payments
well in advance of the due date. If you have not
received your statement by the first of the month,
please call the Association’s Financial Management
representative, Angela Barnedo, at (703) 803-9641.
Please be considerate of your neighbors and use the curbside garbage pick-up times available to you. Large items
such as boxes and packing materials, etc. are to be broken
down and stored in back of the house, inside the fence
until the day of garbage pick-up. They are not to be put
out early or placed in the dumpster. Garbage pick-up
times are as follows:
The Association is not responsible for checks lost in the
mail. The Association does not accept post-dated
checks. Please sign checks before mailing.
