BACKGROUND INFORMATION: This 3,787.74 acre offering is the southernmost two pastures out of the famous Los Orcones Ranch established in 1881 by the present third generation owner’s grandfather, Senator Archie Parr. The ranch originally consisted of approximately 17,000 acres and is now about 12,000 acres in size. Said 12,000 acres was high fenced in in 2001 and placed under an intensive game management and nutrition program for both the whitetail deer herd and the cattle herd. A portion of the ranch now supports a successful guided custom deer hunting program. The property is offered for sale for all cash. DESCRIPTION: This hunting/recreational ranch is rich in game and possesses the genetics and high protein browse needed to produce trophy whitetail deer. Duval County and this area have long been known for producing Boone and Crockett deer. The habitat for deer and wildlife is outstanding. You will find a happy mixture of black brush, guajillo, guayacan, granjeno, and acacia, all high in protein. You’ll also find a good cover of huisatche, mesquite, cenizo, hackberry, prickly pear and miscellaneous brush. The terrain is moderately rolling and elevations vary from 280 ft. to 356 ft. above sea level. Access to the property is excellent with 1.5 miles frontage on State Highway 339. Privacy is assured as there are no road easements through the property and there are no public roads on any boundary lines except for the highway frontage. These two pastures are exceptionally well watered by four good water wells producing from a depth of only about 300 feet. There is an abundant supply of underground water available for drilling irrigation wells if you wish to fill earthen lakes or operate overhead walking irrigation systems. The drilling of said irrigation wells would of course have to be permitted through the Duval County Groundwater Conservation District and be subject to its rules.
