Colorado - Fremont County - Texas Creek 1 Stagecoach Ranch is nestled in a valley surrounded by public land set amidst a dramatic backdrop of the Sangre de Cristo and Wet Mountains. The ranch is located 35 miles east of Salida, 30 miles west of Canon City and 20 miles north of Westcliffe, and is an easy ninety-minute drive from Colorado Springs and Pueblo. Sandwiched between sections of the San Isabel National Forest, the ranch has magnificent views of the snowcapped peaks of the Sangre de Cristo Mountains. Just north of the ranch, the Arkansas River cuts through the rugged Colorado landscape forming the magnificent Royal Gorge in Canon City. The ranch is ideally located with easy access to mountains, rivers, lakes, cities, towns, restaurants, and entertainment. q 2 Location and Area Stagecoach Ranch consists of 596 deeded acres plus 25,000 acres of BLM leased land with over a mile and a half of Texas Creek meandering through the idyllic property. Access to the ranch is via a quaint covered bridge crossing Texas Creek and leading to the ranch improvements set amongst lush meadows, rock outcroppings, tall pines and foothills. 25,000 acres of BLM leased land - known as the “Big Hole” and “Race Path” allotments - allows for winter grazing of up to 1,243 AUMs from October through March, accessed right out the ranch’s back gate. Elevation is approximately 6,700’ in an area known for its mild winters, long summers and growing season with 300+ days of sunshine per year. The ranch has a conservation easement on the extreme south end of the deeded land that affects 140 acres with the San Isabel Land Protection Trust. This area takes in both sides of Texas Creek and includes some wetlands and riparian areas. The remaining 456 acres are unencumbered allowing for additional easement or development. q Acreage and Climate 3 Improvements on the ranch include a main home, a caretaker/guest house, garage/office, storage buildings, shop, horse barn, livestock sheds and loading area. The immaculate two-level, country-style main house has 4,100 sq. ft, 4 spacious bedrooms and 3 ½ baths. The house features a gourmet kitchen, Saltillo tile flooring, a charming living room with a large fireplace and a large family room. The 34’ x 41’ barn is constructed of square-milled timbers and is still in use. Other outbuildings include a detached double garage built of square-milled timbers with a stone base situated behind the main house, two open-front livestock sheds and loading area. q Improvements 5 Southern Colorado offers many recreational opportunities. Up to 16-inch brown trout fishing is available on the ranch’s own 1.5 mile-long stretch of Texas Creek and in the nearby high mountain lakes and streams on national forest. There is great potential for stream enhancement which could substantially increase the size of trout in Texas Creek. The gold-medal waters of the Arkansas River, just five miles away, offer outstanding fly fishing and some of the best white water rafting in the state. Miles of trails lead from the ranch into surrounding public land and dozens of hiking and biking trails are available in the nearby National Forest. Great skiing and snowboarding is just 45 minutes away at Monarch Ski Resort and cross-country skiing opportunities are plentiful on National Forest trails. Stagecoach Ranch is convenient to the Royal Gorge and the Great Sand Dunes, both premier Colorado attractions. q 6 Recreational Opportunities The ranch is home to numerous wildlife including bobcat, fox, coyote, mink, deer, elk, mountain lion, marmot, beaver and black bear. For bird watchers, various raptors are frequently spotted on the ranch including bald eagles, falcons and hawks. A wide variety of water fowl make their home along the 1.5 mile stretch of Texas Creek which runs through the property. On most mornings you will see deer peacefully grazing in the hay meadows. The surrounding mountains, national forest, and public lands provide for outstanding elk and deer herds which migrate through the ranch at various times throughout the year. Stagecoach Ranch has excellent water rights, which include 1.5 miles of Texas Creek. The ranch has the Hill Ditch #2 (Priority No. 1 and 24 on Texas Creek and Priority No. 47 and 132 on the Arkansas River).
