Set within agricultural landscape the area scores outstanding landscape evaluation within LANDMAP visual and sensory evaluation. The village setting is tranquil within the landscape and attractive. Area is popular with visitors for the beauty of the countryside and waterfalls of the Fellte waterfalls, evidenced by area of car parking within centre of village. Logical infill site within village nucleus DBR-YST-A Land adjacent to Dringarth N 15 Description Current Housing Stock: Predominately pre-20th century detached dwellings with some modern infilling. Summary Assessments: Small hamlet of historic character served by minor roads with limited and constrained growth options. Areas of infill identified during UDP period have largely been developed, small area land behind the pub offers the only viable infill site, this was submitted as a DB review candidate site and as logical area of infil within village nucleus should be retained within LDP limits. Flooding restricts development occurring to the SE, the topography of the rising land restricts options to the West Only other option for development is to extend settlement in a linear fashion along the axis of the main road. . Candidate sites were submitted for consideration within Ystradfellte. Large area within the Southern extent to extend development to meet modern development at Creggan Bungalow would be linear extension into open countryside out of keeping with scale and character of Ystradfellte and is not a viable development option. Similarly the proposed northern extension to the village should be resisted as unnecessary linear development into open countryside out of keeping with traditional village form. 2 LDP Settlement Assessment: Ystradfellte Introduction The following section considers available land within Ystradfellte for future development. The survey was undertaken on [insert date] by planning officers from the BBNPA. Survey considered two different types of sites (a) Candidate Sites (b) Settlement Extension sites (including Development Boundary Review Candidate Sites and areas within current development boundary) Candidate Sites are those areas of land submitted to the Authority for consideration within the LDP. Candidate Sites are the areas the BBNPA will look to first in consideration options for growth of the settlement. In consideration the options for growth Candidate Sites undergo detailed assessment to consider their suitability for future development, details of each candidate site within Ystradfellte are given at appendix X . Part of this assessment requires detailed site survey, the findings of which are presented in the preceding section of this document. Settlement Extension Sites are those area of a settlement on or adjacent to current UDP development limits. These sites also include small candidate sites which were considered to be of a scale unsuitable for allocation within the LDP and are displayed as filled pink on maps. These sites provide the BBNPA with alternative options for the development of an area. These assessments are speculative on the part of the BBNPA, and should any of these sites be considered suitable to accommodate necessary future growth they will be subject to deliverability assessment. In surveying both types of site the BBNPA intends to merely assess the potential of the site to accommodate further growth and its impact on the settlement should development occur in the future.
