Vielleicht wissen es nicht noch alle, aber unseren Mietern in Hainichen droht eine graue Zukunft.
Wie neulich in der "Freien Presse" zu lesen war, plant unsere Stadt zusammen mit der Wohnungs-GmbH diese an einen
Investor zu verkaufen. Lernt denn unsere Elite der Stadt überhaupt nichts dazu? Geldmangel allein ist doch kein Grund
das Wohl der eigenen Bürger auf`s Spiel zu setzen, wenn unsere Mieter dann die sofort drohenden Mieterhöhungen nicht
mehr tragen können, dies ist doch nun zur Genüge, vor allem in den alten Bundesländern, geschehen. Wie blind muss man
eigentlich sein, um nicht die Folgen zu sehen.
Ich frage mich, ob unsere Stadtväter wirklich möchten, für die dann noch mehr in Armut lebenden Menschen, Stadteigene
Wohnungen auf Sozialhilfe basierender Finanzierung, zur Verfügung zu stellen, das bedeutet auch dass leztendlich
wieder die Stadt Wohnungen kaufen oder anmieten, aber jedenfalls finanzieren muß, um obdachlose Menschen
unterzubringen. Die Kosten, welche dann der Stadt entstehen werden, wird Hainichen garantiert schwer fallen, warum
wird hier denn nicht einfach mal 1 und 1 zusammen gezählt? Mir ist noch kein Investor bekannt, der so eine Investition
tätigt, um nicht daraus Provitt zu erzielen, mit eben der Folge von rasanten Mieterhöhungen, im gesetzlichen Rahmen.
Werter Herr Bürgermeister, überdenken Sie bitte ob Sie dieses Vorhaben wirklich unterstützen wollen, Ihre Bürger werden Sie
damit vor den Kopf stoßen. Warum geht stattdessen die Wohnungs-GmbH nicht lieber mit den Mieten für die in Massen
leerstehenden Wohnungen rapide runter, ich wette, dass dann auch dort wieder Mieter einziehen werden, Privatisierung
ist der falsche Weg!
Bitte sagt ihr, liebe Mitbürger von Hainichen, mal eure Meinung dazu, hilft denn hier wirklich nur noch eine

Sehr geehrter Herr/Frau Jahmat,
im Regelfall ist es nicht üblich, anonyme Beiträge zu beantworten. Da Sie aber eine derart graue Zukunft vor uns sehen,
wollen wir versuchen, Sie zu beruhigen.
Die Annahme einer sofort drohenden Mieterhöhung können wir ausschließen. Wie Sie ja selbst auch für Hainichen feststellen,
besteht in den ostdeutschen Bundesländern ein Überangebot an Wohnraum. Diesem wird nun schon seit fünf Jahren zum
Teil erfolgreich durch eförderten Abbruch von Wohnungen entgegengewirkt, dem sogenannten Stadtumbau Ost. So
haben auch die Wohnungsgesellschaft und die Wohnungsgenossenschaft in Hainichen bereits gut dreihundert
Wohnungen "vom Markt genommen".
Nichtsdestotrotz herrscht in Hainichen weiterhin ein Überangebot an Wohnraum, wie Sie selbst feststellen.
Somit droht einem Vermieter, der die Mieten exorbitant steigern will, der Auszug der sowieso schon wenigen Mieter.
Leider befinden wir uns eben nicht in München, Stuttgart oder Frankfurt am Main, wo die von Ihnen beschriebenen
Auswirkungen auftreten könnten. Im übrigen ereilen die Probleme des Wohnungsleerstandes mittlerweile auch die alten
Bundesländer. Dort gibt es seit zwei Jahren das Förderprogramm "Stadtumbau West", das ebenfalls diesen Tendenzen
entgegenwirken will.
Die deutsche Mietrechtsprechung ist die Mieter- freundlichste in Europa, so dass eben "rasante Miet- erhöhungen im
gesetzlichen Rahmen" nicht möglich sind.

Vorgängen aus den alten Bundes- ländern wollen wir diese Rechtsform eben gerade erhalten und keine Einzelverkäufe
tätigen.
Zum Schutze unserer Bürger und Mieter wird eine Sozialcharta vereinbart, die sichert, dass Ihre Bedenken sich nicht
erfüllen werden.
Wir hoffen, dass unsere Bürger diesen eventuellen Verkauf auch als Chance betrachten. Insbesondere Mieter, die sich
schon länger die eine oder andere
Investition an ihrem Haus oder ihrer Wohnung wünschen, werden mir hier sicher recht geben.

Ein Dankeschön an den Bürgermeister, zu diesem Thema Stellung bezogen zu haben, auch wenn ich nicht meinen Real
Namen verwendet habe, aber ich schrieb bereits schon einmal einen Hinweis, daß dies in Internet Foren nicht üblich ist und
gegen den Freiheitsgedanken des WWW verstoßen würde. Dies zu fordern steht auch einem Bürgermeister nicht zu!
In Ihrem Antwortschreiben versuchen Sie die Bürger zu beruhigen, doch leider ist Ihre Antwort nur die halbe Wahrheit, da
die Miete sich auch noch aus den Nebenkosten zusammen setzt.
In der Vergangenheit wurden nämlich mit genau diesen Nebenkosten die Mieter von Investoren abgeschröpft, da diese zur
Ausführung notwendiger Arbeiten wie Müllabfuhr und sonstiger Tätigkeiten, die bei den Nebenkosten enthalten sind,
Subunternehmen beauftragten. Mit diesen Subunternehmen wurden vom Investor Verträge geschlossen die dazu führten,
daß die Nebenkosten plötzlich in das Unermeßliche stiegen und Sie müssen zugeben, daß dann auch eine Sozialcharta nicht
viel nützt. Wenn der Profit für die Investoren nicht über die Grundmiete machbar ist, wie Sie uns ja hier versichern wollen,
dann zumindestens über die Nebenkosten.
Wenn es dann mal soweit ist, daß die Wohnungs GmbH verkauft ist (übrigens ist mir schon bekannt, daß diese
Gesellschafter Form privat ist), werden wir sehen ob ihre Prognose korrekt war, Sie sind für das Wohl unserer Bürger
verantwortlich und nicht ein besorgter Bürger Ihrer Stadt der seine Finger auf eine offene Wund legt, auch wenn Sie nur
von diesem mit gewählt wurden zum Wohle Hainichens.

Themen "Neue Kreuzung" und "Kriminaltität" jedoch zeitlich versetzt zu der Wohnungsdiskussion versendeten, geht der
Bürgermeister in der jetztigen Email noch nicht auf sie ein.
Wir rechnen jedoch bald mit einer Antwort aus dem Rathaus und möchten noch einmal betonen, dass die

Mich würde interessieren was bei einem Verkauf an einen sogenannten Investor besser wird? Ich will damit nicht meinen,
dass die Stadt Ihre Schulden / Verantwortung los ist, vielmehr was wird mit den Mietern?
Wie will der Investor gegen Leerstand vorgehen, will er weiter investieren und die heruntergekommenen Wohnungen neu
anbieten? Ziehen dann die Leute aus der Stadt von den privaten "Kleininvestoren", die mit Fördermittel im Stadtgebiet
saniert haben wieder zurück in die Wohngebiete? Es steht doch fest, dass wir zuviele Wohnungen auf dem Markt haben,
soll der Investor seine gekauften Häuser dann abreisen? Irgendwie schließt sich der Kreis für mich nicht, da wäre ich
gespannt wie unser BM sich dazu rechtfertigen wird.
Außerdem wäre interessant, was es noch für Alternativen gibt oder ob der Zug bereits abgefahren ist.

Es ist schön, hier einmal einen neuen Namen zu lesen, viel mehr Bürger sollten so wie wir, endlich nicht mehr schweigen.
Es gibt nur einen einzigen Grund für den Verkauf, keine roten Zahlen mehr, Profit für den Käufer und damit wieder Steuern für
die Stadt. Das liegt nun einmal in dem System des Kapitalismus, das Wohl von Menschen spielt heute keine Rolle mehr.
Dies erfolgt natürlich dann logischer Weise auf dem Rücken der Mieter.
An der herablassenden Art des BM, zukünftig keine Anfragen mehr zu beantworten, in denen der Autor nicht seinen
reellen Namen angibt ist ja ersichtlich, wie ihn die Sorgen seiner Bürger interessieren. Auf meinen Vorschlag, die Miete für
leerstehenden Wohnraum rapid zu senken, ging er mit keinem einzigen Wort ein.
Übrigens versuchte ich ja dieses Thema auch im Gästebuch Hainichens zu veröffentlichen, aber leider wurde ich wieder
einmal zensiert und nicht veröffentlicht, immer häufiger wird man dort Mundtod gemacht, der Sozialismus und Diktatur läßt
