EXECUTIVE SUMMARY
INVERMAR (“INVERMAR”, “Company”, or “Owner) owns a unique property in Chamela Bay
(7 km north of Careyes, Costa Alegre) with a total of some 910 hectares (2,300 acres) of land
alongside more than 7 km (4 miles) of beachfront to be developed in accordance with
the Zafiro Master Plan.
During the past five years, Invermar have worked on a number of pre-development
studies to confirm the economic feasibility of the Zafiro MP as a high-end development
including a 18-hole Robert von Hagge Golf Course, a 52 villas (68-rooms) Cheval Blanc Hotel
and up to 525 real estate units including 18 Cheval Blanc Branded Villas, Luxury
Residences, Condominiums and Residential Lots.
To date, the Master Plan is concluded, environmental authorizations have been approved
(Manifestación de Impacto Ambiental (MIA) and Estudio Técnico Justificativo (ETJ)), and a
binding Management and Technical Services Agreement have been executed for the Cheval
Blanc Hotel.
The Project offers a unique property aimed at becoming one of the America’s most exclusive
and iconic resorts.

ESTABLISHED HIGH END LUXURY MARKET
Costa Alegre is a scarcely developed and very exclusive area of the
Mexican Pacific Coast between the international airports of Puerto
Vallarta and Manzanillo.
Costa Alegre is renowned for a number of luxury resorts and
hotels such as El Careyes, Cuixmala, El Tamarindo and
Las Alamandas.
Over the last three decades, Costa Alegre’s many international guests
have been seduced by the region’s extraordinary natural beauty and
exclusive appeal. Costa Alegre is a very distinguishable complement
to Mexico’s existing resort destinations such as Cancun/Riviera Maya,
Ixtapa and Los Cabos due to its more moderate climate, unusual
landscape and overall offering and value proposition.
The El Zafiro MP will further complement and enhance Costa Alegre’s
status and image as it intends to attract leisure travelers and
homeowners of high net worth to this unique site.
MAGNIFICENT LOCATION
The Project is located at the southern tip of Chamela Bay in the heart
of the Costa Alegre region and approximately 75 km (47 miles) north
of Manzanillo Airport and 160 km (100 miles) south of Puerto
Vallarta Airport.
A new airport facility, a mere 26 km (15 miles) north of El Zafiro, is
due to open in the 2016 and the expansion of Highway 200 was
already initiated in the year 2015 and plan to be finish by 2017 and the
International Airport of Puerto Vallarta will be located at 1 ½ hour
from Zafiro Resort.
In addition, the Project has its own landing strip, easily accessible by
commuter planes from major Mexican airports such as Mexico City,
Toluca, Monterrey, Guadalajara, Puerto Vallarta amongst others.

The Project is located within stunningly beautiful surroundings,
adjacent to a nature reserve area of some 18,000 hectares.
The Project features a unique mix of dramatic cliffs and
gentle beaches surrounded by a gradually ascending
topography that provides for magnificent views from each and
every real estate section of the development.
READY FOR DEVELOPMENT
The advanced development stage of the Project will allow
INVERMAR to be ready to start Construction of the first
phase of the Project.
Furthermore, given Inver mar’s independent funding of the
Golf Course, significant value is being added to the Project
without any upfront investment in such a key amenity as
would customarily be required.

INVERMAR and the LVMH Group have signed a binding
Management and Technical Services Agreement to develop
Cheval Blanc’s second hotel in the Americas.

leader in the luxury goods and services market and counts on a
portfolio of over 60 outstanding, prestigious global brands such as
Louis Vuitton, Dior, Givenchy, Fendi, Marc Jacobs, Guerlain, Krug, Dom
Perignon, Moet & Chandon, Hennessy, Bulgari, Chaumet or Zenith.
These brands of unparalleled diversification reach an extraordinary
client base worldwide.
Current Hotels, Cheval Blanc Courchevel at French Alps, Cheval Blanc
Randheli at Maldives and Cheval Blanc Saint Barth Isle de France
features occupancy rates over 90% and ADRs well in excess of
€2,000.
Cheval Blanc successfully leverages on LVMH client base relationships
and achieves a 70% repeat guests rate due to an exceptionally high
level of client satisfaction.
The current Cheval Blanc development pipeline includes hotels in
Paris (to be open in 2017), Mexico (to be open in 2019), Bodrum-Turkey (to
be open in 2018), and Egypt (to be open in 2019), Bali and others. A
second property in Courchevel as well as the conversion of the
stunning Art Déco building of La Samaritaine in Paris into the Cheval
Blanc flagship hotel are part of the Cheval Blac development plan.
ARCHITECTURAL FIRM
INVERMAR has developed the master-plan with the international
firm OBMI and has signed a design contract with Mr. Jean-Michel
Gathy (Denniston Int.), firm specialized in ultra luxury hotels, for the Hotel.

ACCESS
Airlift
Manzanillo International Airport, a 1½ hour drive from Chamela Bay, is served by Alaska Airlines from LAX, US Airways from Phoenix,
United from Houston, WestJet from Vancouver (seasonal) as well as Aeroméxico, Interjet and Aeromar from Mexico City. Manzanillo is
currently the main airport serving the Costa Alegre resort community.
Puerto Vallarta International Airport, a 2½ hour drive from Chamela Bay at present time (by 2017 will be reduced to approximately 1½
hours), is served by several international airlines and is one of Mexico’s three largest resort airports (along with Cancun and Los Cabos)
with yearly passenger traffic exceeding 2.6 million.
The Project has its own 1.2 km private runway for turboprop airplanes that provide shuttle service from Puerto Vallarta airport (flight time
of 30 minutes) and Guadalajara Airport (flight time of 45 minutes). A new airport in Chalacatepec (~26km north of Bahía Chamela) is
under final construction by the State of Jalisco. Its 2.2 km runway is concluded and scheduled to initiate operations in 2015.
Highway Network
Mexican Federal Highway 200 is the main land access to the Project. Highway 200 is currently being modernized along the Puerto Vallarta
– Manzanillo corridor and will include a new city bypass from Puerto Vallarta International Airport to the south of the Bay of Banderas as
well as the highway’s overall conversion into a three-lane highway for easy overtaking.
Once the expanded Highway 200 reaches Zafiro Resort (expected by 2017), the transit time from Puerto Vallarta International Airport to
the Project will be reduced to approximately 1½ hours.
