POOL OPENING
The pool is scheduled to open on Saturday, May 23rd. However, if the weather is warm enough for an earlier opening, Art Daniels Pool Company will make every effort to open the pool early. The early opening will be the decision
of the Board of Trustees. Please check the community website for updates.
Please read the pool rules as set forth in Section 9 of the Homeowners Manual as well as those rules and
regulations posted at the pool. Reminder, you must be current with your monthly assessment to use
the pool.
FINSBURY POINTE HOMEOWNERS MANUAL
A revised homeowners manual was sent to all Finsbury owners in December. At that time, owners were encouraged to read the manual. As a reminder, the use of gas or charcoal grills on the patio areas at Finsbury Pointe is
prohibited. Please read section 3.22 (pages 17-18) of the manual to familiarize yourself with the rule which was
established to be in compliance with Ohio Fire Code and law.
MAINTENANCE
The Finsbury Pointe Board of Trustees has hired a new maintenance company for Finsbury Pointe. Pro Maintenance will be providing routine maintenance and repair for our community.
A Board
representative and Dave Estates of Pro Maintenance will be conducting a spring exterior inspection of the buildings
and common areas. If you have a maintenance issue at your condo that is the responsibility of the Association,
please contact Kim Hartman at 513.502.8207, or [email protected], or submit a maintenance request form onthe Finsbury website. Please check Section 4 of the Finsbury Pointe Homeowners Manual to confirm
maintenance responsibility.
Maintenance and Repair:
Who’s Responsible for What?
Who’s responsible for what? It’s an important question often asked by residents, and the answer is sometimes more complicated than you’d think.
Generally, the association is responsible for repairing or replacing common, or shared, elements and owners are responsible for maintaining their own condos. But there are two problems. First, some areas are neither common nor part of your
condo. These are called exclusive or limited-use common areas and they’re available only to one or a few residents. Who
is responsible for these? Second, ownership and responsibility for repair and replacement are not necessarily the same
thing. So, it gets confusing.
To make answering the question easier, the Finsbury Pointe Homeowners Association Manual include a responsibility
chart (Section 4) that indicates who is responsible for each component. The chart lists the components and has columns
labeled “association” and “owner.” A simple check mark in one of the columns designates responsibility.
While the chart is fairly comprehensive, you may still have questions. If a component isn’t listed, check with the community association manager or a board member for clarification. It could have been overlooked at the time the documents
were prepared.
It might save a telephone call if you check the responsibility chart first, but if there are any questions, don’t hesitate to
ask.
LAWNCARE AND LANDSCAPING
Greenbriar will be providing lawnccare and landscape services to the community this year. The spring clean up
has started.
TRASH AND RECYCLE RECEPTACLES
We continue to have problems with residents refusing to return their trash and recycle cans to their patio areas by Monday evening. Having empty trash can recycle cans remaining on the common areas of
the neighborhood is unsightly. Please remove the emptied cans and place on your patio area by Monday
evening. Fines will be imposed. Additionally, we are now experiencing residents taking other residents
cans for their use. Every Finsbury Pointe condo has been assigned one trash and one recycle can. If
larger cans are needed, please contact Kim Hartman.
SPRING REMINDERS:
Outside spigots located in the patio areas of the condo units are the responsibility of the homeowner. Please be sure that your
spigot is not leaking.
Make repairs to leaking toilets.
Clean dryer vents regularly.
Pet owners— all domestic animals must be leashed when in Finsbury Pointe. Please clean up after your pets.
Slow down! The speed limit in Finsbury Pointe is 15 mph . Please drive slowly when in the neighborhood.
With the warmer weather, many of your neighbors are out enjoying the sunshine or warm evenings.
Permanent chairs are not permitted on the front porches of condo units except the Caldwell-style (end ranch units).
