The most popular points of water access are at Mackerel Cove, Beavertail State Park, Fort Getty and Fort Wetherill, enjoyed by both local residents and tourists. The adjacent map highlights the smaller rights of way throughout Jamestown. The rights of way are varied in the types of enjoyment they provide for the visitor. Some rights of way offer points of access for fishing, swimming and boating, while others may have walking trails. There are locations that provide a quiet place to view the shoreline without direct water access. At this time not all of the rights of way are in a condition that makes them easily accessible. Solds include Single Family, Condos, Multi-Family, & Vacant Land. CHANGES ON THE WATERFRONT IN JAMESTOWN...WHY NOW? In 2015, 10 waterfront homes sold and 4 waterfront vacant land properties sold. During the same period in 2014, only 6 waterfront homes and 2 waterfront vacant land properties sold. In 2013, 5 waterfront homes sold. There were no waterfront vacant land sales. A closer look at the history of the inventory may tell some of the story behind the increased sales. Many of the homes that sold this year had been on the market for more than a few years. At the same time that the waterfront market was underperforming, the number of homes available increased, putting pressure on pricing if owners truly wanted to sell. The increase in competition in the market was followed by significant price reductions in nearly all cases, as owners who wanted to divest themselves of their waterfront property became more willing to negotiate. This resulted in buyers being motivated by good value, while sellers were able to negotiate an acceptable price in order to sell. Why do buyers buy? Good value accompanied by financial readiness, a positive outlook, appropriate timing…and that “perfect” waterfront location or home. Stay tuned for 2016! So, is it a good time to list your property, or keep it on the market?... YES! Real Estate Party Talk! The parties I go to all revolve around good food, friends and conversation. Some topics, like politics, might be best left off the list, leaving lots of time to chat about real estate. Everyone wants to know, who bought the house on this street? Will they be living there full time? How much did the house sell for? How much do you think my home would sell for? Here are some other frequently asked questions: Should I use my own Realtor®, or try to find my own house? Of course, I highly recommend using a Realtor®. A Realtor® looks out for your best interests, can give you pertinent information about the area, and can give you guidance as to where to find information should you want to hear it first person. People often want to know tax rates, zoning information, or suggestions for home inspectors. And down the road, your Realtor® is a valuable resource for many questions you haven’t even thought of yet! Home inspections scare me! This can be heard from a Seller, and sometimes a Buyer! Sellers should prepare their homes in the best possible way to be ready for a Buyer, and price the home accordingly. Buyers want to purchase a safe, healthy home, and both sides should be prepared to take on some projects if they really want to sell or buy. How much can I really afford? In order to determine how much you can afford, you need to understand debt to income ratios, and you should know your credit rating. It is always a good idea to have your Realtor® recommend a few lenders to help you with this. You may have a financial advisor you already know, and a pre-approval or financial ability letter almost certainly will be necessary to accompany any future offer. So the time to get the ball rolling is before you begin! I have a really big list of things I want, how do I get them all? The truth is, you cannot always fulfill your entire ‘wish list’. There will be some things you can’t live without, and some things that are not truly essential that can perhaps be added down the road. Have an open mind! What’s the most important factor when selling my home? Okay, here it is: price and condition! The first step is to price your home correctly. Use your Realtor® to help you set a price that is realistic. Go through your home and repair any obvious cosmetic defects. You also might consider making major repairs, like replacing a roof. Items like this will show up in a home inspection, and could result in losing a potential Buyer. ally, FinWhen choosing a Realtor® and listing office, choose one that knows your local market, will give your home the exposure it deserves, and provide responsive service. Look at their statistics, look at their internet presence and interview them. The next time you’re at a party, ask your friends and neighbors about their experiences!
