"Local REALTOR Attacked and Robbed on the Job" - That was the headline of a report on a Sacramento news broadcast on June 4, 2007. We do not want this to be a headline here! September 9-15 marks the fifth annual REALTOR Safety Week. The article below gives some helpful advice on how to keep yourself and your clients safe during open houses. It is worth it to take just a minute at each open house to make sure you are safe! For more information on the important topic of REALTOR Safety, visit NAR's safety site at www.REALTOR.org/Safety. Safety at Open Houses An open house can be a great sales tool, but it also exposes you to numerous unfamiliar people at once. Mortgage Bankers, and Realtors! 3. Check your cell phone's strength and signal prior to the open house. Have emergency numbers programmed on speed dial. 4. Upon entering a house for the first time, check all rooms and determine several "escape" routes. Make sure all deadbolt locks are unlocked to facilitate a faster escape. 5. Make sure that if you were to escape by the back door, you could escape from the backyard. Frequently, high fences surround yards that contain swimming pools or hot tubs. 6. Place one of your business cards, with the date and time written on the back, in a kitchen cabinet. Note on it if you were the first to arrive or if clients were waiting. 7. Have all open house visitors sign in. Ask for full name, address, phone number and e-mail. 8. When showing a house, always walk behind the prospect. Direct them; don't lead them. Say, for example, "The kitchen is on your left," and gesture for them to go ahead of you. 9. Avoid attics, basements, and getting trapped in small rooms. 10. Notify someone in your office, your answering service, a friend or a relative that you will be calling in every hour on the hour. And if you don't call, they are to call you. 11. Inform a neighbor that you will be showing the house and ask if he or she would keep an eye and ear open for anything out of the ordinary. 12. Don't assume that everyone has left the premises at the end of an open house. Check all of the rooms and the backyard prior to locking the doors. Be prepared to defend yourself, if necessary. Remind clients who are selling their house that strangers will be walking through their home. Tell them to hide any valuables in a safe, secure place. This includes prescription drugs. At an open house, be alert to the pattern of visitors' arrivals, especially near the end of showing hours. In some areas, a group of thieves will show up together near the end of the open house and, while a string of supposed potential buyers distracts the REALTOR®, the rest of the group walks through the house, stealing any valuables they come across. Finally, when you leave a client's property, whether after an open house or a standard showing, make sure that all doors and windows are locked. Thieves commonly use open houses to scout for valuables and possible points of entry, then return after the agent leaves. Let your clients know that you will take all of the above safety precautions, but that when they return home, they should immediately verify that all doors are locked and all valuables accounted for. Look below for some helpful hints about choosing a good time to call. your KeyBoxes on KIMweb, you have complete information about your entire KeyBox inventory, including shackle codes, CBS codes and hours of access 1. You have plenty of time to devote to resolving the issue, and 2. You are in the same location as the equipment you are calling about If you have eKEY Basic or eKEY Professional service on your PDA or smartphone, you need not go to KIMweb to register your KeyBoxes. When you open the shackles on your KeyBoxes, your eKEY records information about the box, and the next time you eSYNC your key, your KeyBoxes are automatically registered on KIMweb for you. To view your KeyBox inventory on your eKEY device, tap the eKEY icon, then scroll down to menu item 6. Manage KeyBoxes. Tap on the KeyBox serial number to view the settings for that KeyBox. Here are some examples that do not qualify as best times to call. Emergency Update Codes • Your DisplayKEY doesn't eSYNC, but you are nowhere near a cradle. • You need help reinstalling the eKEY applications to your PDA or smartphone, but you only have five minutes until your next appointment. If, for any reason, you find yourself already on the street or away from your home or the office and your key is not updated, you can get an Emergency Update Code to get you by for the day until you can eSYNC your key on its cradle. Nearly every Board/Association/MLS has a set limit, often one, for the number of Emergency Update Codes you can use between the times you eSYNC your key. Once you have exceeded that limit, Supra Support cannot provide another update code. We will instead instruct you on how to eSYNC your key. But what about the best time to call? Day of the week and time of day matter far less than your own preparedness for the call. The very best time to call for support is when: We are here to serve you. Please call us as soon as possible with your issues, and make sure you have enough time to work with our experts to put you back in business. Important information about codes PIN codes, shackle codes, and CBS codes Ever forget the 4-digit PIN code for your Supra eKEY or DisplayKEY? Ever misplace a shackle code for a KeyBox or scratch your head looking for a call before showing (CBS) code programmed in a KeyBox? If you called Supra Support for any of those codes, you were likely surprised, and possibly frustrated, that we cannot provide you with this information. Why can't we help you? The answer is: SECURITY. These codes are essential elements contributing to the security of your Supra KeyBox System. If you forget your PIN code, contact your Board/Association/MLS. Just be prepared to prove your identity. While you are at it, make an appointment to swing by the office and have your organization change your PIN code to something you can remember. Never write your PIN code on anything you carry with your key. If your key were to fall into the wrong hands, you do not want to have to explain why your secret PIN code is riding around in your key pouch along with the instructions for opening KeyBoxes. Remember that all Emergency Update Codes expire at midnight and cannot be used the following day. No information is exchanged with the Supra network when you use an Emergency Update Code, meaning none of your showing activity is recorded, nor will you receive showing alerts on your key about showings on your own listings. The information will be recorded the next time you eSYNC. There are three ways to get an Emergency Update Code. It's best not to call Supra Support and wait to talk to one of our reps. If you are away from home or out of the office, you can call KIMvoice directly at 1-888-9684032 and follow the instructions. You can also call the support number at 1-877-699-6787 and press 1, which will kick you directly over to the KIMvoice system to get your update. If you are near any computer with Internet access, you can also get an Emergency Update Code by logging on to www.supraekey.com. Click Log in to KIM and use your key serial number and PIN code to log on. Click on Update Code and follow the instructions. If you have eKEY service on your PDA or smartphone, you can change your own PIN code by logging on to KIMweb and clicking on the Change PIN code link. If you forget a shackle code, or need to know the CBS code for one of your KeyBoxes, you will also need to contact your Board/Association/MLS unless you have registered your keyboxes on KIMweb. FREE September classes: 1. All of your marketing materials should be polished and professional. Don't use alluring or provocative photography in advertising, on the Web or on your business cards. There are many documented cases of criminals actually circling photographs of their would-be victims in newspaper advertisements. These victims were targeted because of their appearance in their photographs. 2. Concentrate on your professional proficiency rather than personal information in newspapers, resumes and business cards. 3. Limit the amount of personal information you share. Don't use your full name with middle name or initial. Use your office address rather than your home address-or list no address at all. 4. Make phone numbers hard to trace. Rather than use your personal cell phone or home phone number-which can be typed into some Web sites to find your home address-consider using a toll-free number. This can't be traced and prospects may appreciate the free call. You can have calls to this number automatically forwarded to any phone. Alternatively, you can block your own phone number from showing up on caller ID. Ask your telephone company if they can permanently add caller ID block to your line. (Note that they may charge a fee for this service.) Or you can dial "*67" before you dial the number. If you have caller ID blocked permanently, dial *82 to unblock for a given call.
