Investire in Albania ha un costo estremamente basso rispetto agli altri Paesi Europei. L’Albania è stata eletta “Best Destination 2011” dalle guide turistiche Lonely Planet. Ciò che contraddistingue l’Albania dagli altri litorali adriatici è la presenza di oltre 400 km di coste ancora vergini. Vi è solo il 10% di tasse sui redditi, nessuna tassa sull’acquisto di proprietà e il Governo ofrre numerosi incentivi agli investitori stranieri. Tra le testate che negli ultimi mesi hanno pubblicato articoli sul turismo in Albania vi sono il New York Times, l’Independent, il Financial Times, La Repubblica, La Stampa, Il Sole 24 Ore e il Corriere della Sera. Non vi è infatti ancora nessuna struttura turistica con standard europei che possa soddisfare la clientela internazionale che sempre più spesso sceglie ‘Albania come destinazione delle proprie vacanze. Il nostro progetto prevede la realizzazione di un porto con oltre 400 posti barca, un hotel da 120 camere, 50 unità residenziali, un centinaio di parcheggi per le auto, servizi per la nautica, negozi, ristoranti e un centro sportivo con piscina e palestra. L’area ha una capacità insediativa di oltre 20.000 abitanti: il nostro progetto prevede 3.500 unità residenziali suddivisi in varie tipologie, un porto turistico con 510 posti barca e spazi per la cantieristica, un campo da golf a 18 buche, 5 hotel e ovviamente numerose zone commerciali, sportive e per i servizi. Villaggio turistico a Saranda Località: Saranda Superficie: 65.000 mq Investimento: 30 mln di Euro A sud di Saranda, di fronte a Corfù, vi è la bellissima località di Ksamil: stiamo progettando un villaggio turistico che si sviluppa su una supeficie di 30 ettari, composto da ville mono e bi-familiari e da graziosi appartamenti organizzati in piccole palazzine. Il complesso sarà dotato di appositi servizi, spazi per il commercio, una struttura alberghiera e un porto. Marina di Bunes Località: Bunes Superficie: 35.000 mq Investimento: 40 mln di Euro Sulla foce del fiume Bunes prenderà vita un porto turistico destinato a diventare fulcro nevralgico per l’intera Albania e le zone limitrofe. The Company is an architectural design studio operating for over 15 years, specialized in commercial, touristic and residential projects. The Society is established in Tirana and is one of the first international firm in Albania: the team work is multidisciplinary and includes more than 110 technicians. Marpillero&Associati International uses the approach of the integrated project, which allows every aspect to be carefully defined as a whole: the result of a process focused on clients’ needs. Integrated design means team work and all-round management of all the technical and quality aspects of a building scheme, thanks to the specific skills of each professional consultant involved. Integrated design begins with the preliminary design which is used in the final design and detailed in the working design. This approach allows every aspect of the project to be carefully defined as a whole, optimising costs and schedules. Territorial framework: why Albania? With a simple glance at the geography of the Adriatic Sea you can immediately understand the real reason that makes Albania the new frontier for the development of beach tourism. The Italian Adriatic coast is one of the most stable and profitable tourist hotspots in the European scene, starting from the fine sands of Lignano Sabbiadoro up to the coasts of Salento, passing through the coastline of Romagna: year after year, the market has been developing an increasingly consolidating. Now there is little room for new initiatives, and even if there are interesting opportunities the “European” costs don’t allow very profitable margins as 20 years ago. Aware of this phenomenon in the last 15 years the investors have diverted their attention to the coast of Croatia and Montenergo. The remarkable success of these zones and the implementation of major investments have given a strong acceleration in the economy of these lands: the living standards reached higher levels and consequently the cost of living for tourists. With this premises, and a Greek market where the speculation is difficult as the country is experiencing a regression, the attention leads to a coast ompletely new for the European tourism: Albania, as a territory almost entirely virgin offers profitable entrepreneurial opportunities for the development of beach tourism. Investing in Albania is very convenient in comparison to other European countries. Albania has been elected “Best Destination 2011” by the Lonely Planet travel guides. What distinguishes Albanian beaches from the other seashores in the Adriatic Sea is the presence of over 400 km of virgin coasts. There is only a 10% income tax, no tax on the purchase of property and the Government offers numerous incentives to foreign investors. There are no facilities (yet!) with European standards that would satisfy the international clients who are increasingly choosing Albania as a holiday destination. In addition the tourism sector is constantly growing, with a trend of +20% annually over the next ten years. Our project involves the construction of a marina with 400 berths, a hotel with 120 rooms, 50 residential units, hundreds of parking lots, boating facilities, shops, restaurants and a sports center with gym adn swimming pool. The area has a capacity of settlement for over 20,000 residents: our project includes 3,500 residential units of different tyopologies, a marina with 510 berths, a 18-hole golf course, 5 hotels and of course many shopping areas, sports and services. Sarandë holiday village Where: Area: Investment: Sarandë 65.000 sqm 30 mln Euro At the south of Saranda, in front of Corfu, there is the beautiful village of Ksamil: we are designing a holiday village on an area of 30 hectares, consisting of one- and two-family houses and nice apartments arranged in small blocks. The complex will be equipped with special services, a hotel, a marina and a shopping centre. Bunes marina Where: Area: Investment: Bunes 35.000 mq 40 mln di Euro At the mouth of the river Bunes, this marina wil become the nerve center for the whole Albania and the surrounding areas.
