MISSION CHP’s mission is to create affordable, green, sustainable housing opportunities and services for the people and communities we serve. As a part of National NEIGHBORWORKS Week, CHP employees teamed up with the Christiansburg Home Depot, Bike the U.S. for MS, and several other organizations in the New River Valley to help homeowners Larry Alderman and Madeline Viar with a number of home repairs and improvements. Both Alderman and Via live with Multiple Sclerosis, and find that basic home maintenance is often a major challenge. 1 DEAR FRIENDS, Reflecting a shift taking place in industries across the globe, social enterprises such as Community Housing Partners (CHP) are choosing to measure their success on more than just their economic return on investment (ROI). At CHP, we evaluate our achievements not only by traditional bottom-line financial performance but also by our impact on the broader economy, the environment, and the communities we serve. As originally proposed by John Elkington in the 1990s, this triple bottom line concept gauges our impact in a broader context that incorporates People, Profit, and Planet. It is through this lens of sustainability that we reflect on our activities and areas of growth in 2013 and celebrate the following highlights: People. Quite simply, our employees are CHP’s greatest asset and play an invaluable role in accomplishing our mission. As a commitment to our staff and their ongoing growth and development, an in-house trainer was hired and provided 269 hours of skills building and leadership education in only six months. Externally, CHP helped almost 1,916 residents and homebuyers gain the self-sufficiency and financial literacy skills needed for housing stability and personal success through our education and coaching programs. We expanded our resident services programming to 11 new properties, and with the support of hundreds of partners, served over 54,000 snacks and meals and provided safe, affordable housing to more than 15,000 people. Profit. Through smart and responsible development activities, CHP invested more than $53 million in real estate development across our footprint and generated significant positive economic value and benefit in the communities served. We also prevented 204 housing evictions, saving our company $822,000 in turnover costs, and used Low Income Housing Tax Credits to help fund 13 development projects. It is because of our continued economic success that CHP is able to leverage our financial resources to invest even more in our programs and properties, including our acquisition of Florida Low Income Housing Associates (FLIHA) and the preservation of the eight affordable rental housing communities in its portfolio. Planet. Last year—and throughout the past decade—CHP has consistently incorporated eco-conscious policies and products into all of our projects and programs. The implementation of sustainable practices and the resulting reduction of our environmental impact are apparent across our footprint. In 2013 alone, our architects designed over 500 green, efficient homes. We constructed four EARTHCRAFT or ENERGY STAR-certified multi-family communities in two states; trained 3,100 participants in energy conservation practices; improved the efficiency and comfort of 2,364 homes; and forged a partnership with Argentina to create WEATHERIZERS WITHOUT BORDERS—a program using weatherization to fight energy inefficiency and energy poverty across Latin America. After receiving individualized coaching from one of CHP’s homeownership specialists, Diwana worked with a CHP REALTOR to turn her dreams into a reality. “The attention and support I received made me feel like I was the only one in the program. She did not have a driver’s license but her brother promised to give her a van if she could pass the driver’s test. Parkview’s property management staff procured the driver’s manual and helped her study for the exam. With lots of moral support from Parkview’s employees, Chavis-Bernard was finally awarded her license, received the van, and is no longer reliant on others for her family’s transportation needs. She was able to lease an apartment of her own at Cedar Square Apartments, where rental assistance made it possible for her to attend school and ultimately move on to a better future. The group uses the shared community room for movie nights, bingo, craft projects, and book clubs. Smith, who was able to purchase through CHP an affordable residence also designed and built by CHP, says that she and her sixyear-old grandson were especially attracted to the home’s eco-friendly features because both are physically vulnerable to pollutants in the environment. 18 Sheyenne is 16 years old and says the community center at Ansell Gardens Apartments has helped her in many ways, especially with managing her anger. “My attitude has always been a major challenge for me as well and others but our Americorps Member helped me develop my emotional well-being.” Through a course called ‘Seeing Red,’ Sheyenne began to learn how to deal with her anger problems. “Those lessons really helped me control my emotions and my attitude has improved tremendously. CHP’s Energy Solutions team provided a new oil space heater and oil storage tank. To prevent the heat from leaking out of the house, CHP’s weatherization crew insulated the home’s exterior walls, water tank, and pipes, laid a vapor barrier in the crawl space, and addressed some minor electrical problems. CHP also installed carbon monoxide and smoke detectors to create a safer living environment. 21 Rebecca Jacob is an African immigrant from South Sudan who attended college in India. She and her husband Frederick Kimatu work for a local university and she supplements the family’s income by braiding hair. Working with the Greenstone on 5th Apartments resident services staff, Rebecca leads the community’s garden committee, growing corn, tomatoes, black eyed peas, and okra. Now almost through the rigorous process of buying a Habitat for Humanity home, she and her family look forward to having a garden of their own soon.
