We were challenged at project commencement of fit-out works on site with adding an additional 2 “boutique” screens to the
ground floor, utilizing some spare developer retail units. These 2 additional screens are themed slightly differently to the main 6
screens and has at chair waiter service.
New Brighton - 1st Floor Plan
We were appointed to provide professional services for the creation of a new cinema chain for the
UK market. The cinema formed part of a new development incorporating Morrisons Supermarket,
Travelodge and various Restuarant bars along the sea frontage of New Brighton. The development
was undertaken by a local Liverpool developer, Neptune Developments and formed part of a larger
regeneration project along the New Brighton coast line.

Working with BCI Design Architects and interior designers, We provided the
delivery services for the cinema managing the entire cinema capped
contribution from Neptune Developments including professional fees,
construction and Furniture, fixturing and specialist equipment (FF&E).

Following the departure of a previous Management firm, we were appointed to provide professional
services for the Apollo Chain of 13 cinemas, Nationwide.
We undertook a series of feasibility studies with EWA, Apollo’s Architects, at Altrincham, Burnley,
Lemington Spa, Torbay plus co-ordinated Design works on new build sites at Brentwood, Bicester
and Stoke untill the chain was finally sold to Vue Cinemas in March 2012

We were challenged with reviewing previous FF&E fixturing contract
arrangements, providing new bench marking for sites moving forward,
reviewing all existing maintenance agreements and recommending a new
FM contract arrangement.
We also advised on financing for capital equipment replacement for
existing roof top plant across multiple sites.

We were employed by Village Roadshow Limited
Australia, to complete their fit-out obligations of a
landlords “hot shell”. The cinema had been “moth
balled” for 4+ years.

We engaged specialist fit-out contractors and
specialist vendors to complete the obligations
delivering an operating cinema that was by
completion branded, managed and operated by
VUE Entertainment.
We provided VUE Cinemas with project management services for the re-modelling of concurrent foyer
and concession stands across 5 sites during late 2007 & 2008.
We liased with external interior design consultants, fit-out contractors internal procurement
departments and local on site management teams providing weekly briefings and progress reports to
senior management.

Andrew Gerrard Smith was responsible for the Mechanical & Electrical Construction Design for
Warner Brothers International exhibition circuit looking after UK, Germany, Spain, Portugal, Italy &
Japan.
Based in London & Leeds, Andrew worked on over 50 multiplexes and 500 screens for Warners .
Andrew set up and managed in-house and external facilities Management targets and life cycle
cost modelling.
Simon Jeffries joined Warner Village at the end of the Village Cinemas
International European roll out. It was during this last phase of Warner
Village Cinemas construction that both Simon & Andrew became firm
friends and set up various companies over the ensuring period.

About the Development
A 15,000sqm mixed use retail centre designed by RTKL London the scheme
incorporates cinemas, bowling, restaurants & cafes plus 500 underground car parking
spaces. Constructed in a mixture of new build and renovated factory buildings,
prominent tenants include Goody's, Flo café, La Pasteria & Mondo bowling.
The development capitalises on the stunning views of the sea by way of an outward
looking semi enclosed court yard with a series of interlocking multi-level terraces
comprising foyer space and licenced bar facilities.

was extremely rewarding. There were four weeks to define the look of the company
before drawings went to detailed design then tender. 268 days later we delivered
an operating business brought in on time and budget.”

A contemporary design that incorporates state of the art DOLBY DIGITAL technology
and full stadia seating within all 8 auditoriums, the cinema forms the anchor tenant to
the scheme.
Team
Developed by Real Estate Development Services (REDS), a joint venture company of
Elleniki Technodomiki, one of the largest construction companies in Greece. The
concept for the hot shell fit out package was provided by London-based architectural
practice Burrows Cave International with detailed design services from a multidisciplinary Greek firm, Hellinotechniki.

Developed by the French supermarket
operator, Carrefour, adjacent to their existing
supermarket the new leisure extension includes
a 7 screen cinema, 2 themed restaurants, bar &
bowling alley. The cinema is buried 4m into the
ground to reduce volume and usage of
building factor creating a sunken main foyer.
The cinema features a dedicated fully licenced
bar in addition to the usual concessions stand.
Project Challenges:
Negotiated 50,000 euros compensation from
Carrefour for contractors failure to handover
hot shell A works leading to compressed
equipment fixturing period
Post operation numerous problems were
experienced with the LENNOX specified AHU
units that had been installed as Carrefour’s
preferred manufacturer / supplier, despite
EuroPlex objections
“At lease signing Carrefour refused to deliver EuroPlex a fully complete hot shell
jeopardising the entire deal. Simon Jeffries with 5 years of experience in the
Greek construction market and detailed knowledge of construction costs, was
able to successfully advise on a construction cap of 2.2m Euros for finishes
(deemed hot shell B) that successfully allowed both parties to complete the
project deal”

Developed by Novalis spa (part of the Maresca group ) that was set up to develop shopping &
entertainment centres accross Italy, Al Magnifico in Arezzo is their second development after the Porto
Allegro centre in Montisilvano , Pescara - home to a Warner Village 11 screen cinema.
Despite having experience in developing Montisilvano, Novalis were unable to deal effectively with their
own co-ordination of the project - friction within their own team between the site manager and the project
team was extremely prevalent leading to a 9 week delay in completion of landlord fit-out works for tenant
acceptance.
With the help and commitment of our specialist
fit-out teams & co-operation from our newly
formed Italian operations team, we compacted
fixturing and accelerated opening by 3 weeks
to capture key post Christmas revenues.

A development by ROVIGO 2, the cinema anchors a new free standing mall on the outskirts of the
same named town. Previously designed by Kieft + Kieft, a German operator, the re-design to meet
EuroPlex requirements was confined to re-planning the foyer and other ancillary areas since the
structural works were already well advanced at lease signing. Auditorium seating capacity was limited
to 1,300 seats due to “Nulla Osta” restrictions.

Developer fails to instruct consultants / contractor to follow EuroPlex consultant drawing
requirements. Auditoriums 4 & 5 slabs cast at wrong levels. Slabs demolished and re-cast
20 legal letters were written throughout the project

Developed in partnership with LO Holdings the building is
part of a larger master plan located in the arts quarter of
Lausanne.
Concept design was provided by R204 design Architects
from California with local documentation provided by a
Swiss architectural office. Clad in a secondary external
frosted glass skin, the building is best described as an
illuminated glass cube that through a series of fibre optic
pipes, sandwiched between the two skins, can be
programmed to change colour throughout an evening.

Due to the restricted foot print & height constraints, 3
auditoriums are stacked on top of 4 other auditoriums
located at basement level. To minimize floor to floor heights
within the auditoriums, air conditioning is provided through
underfloor stadia seating duct work instead of through a
false ceiling.

A turn-key contract was agreed with Zschokke, a prominent
Swiss contractor, for 19.7m CHF including all professional
fees that were novated to the contractor upon signing.
Project Challenges:
Building was poorly laid out and over designed from project
inception by inexperienced US consultants whom had no
experience of multiplexes, employed by former Swiss
Managing Director. A flawed concept of “projection & light
technology” was adopted that was too expensive, unproven
and without working installations for review

A letter of intent was signed with Gruppo Zunino for Europlex’s 4th new build cinema on 24th
October 2002. However, it was not until 9th February 2004, some 68 weeks later that the full lease
was signed since the project was sold in the interim to the contractor / developer SAFER, whom at
full completion transfered the entire projects ownership to the Esselunga supermarket operator.
Throughout this period of re-structuring the project for the cinema component remained largely
unaffected until the legal matters were resolved.
Designed by Swiss / German architects the building is planned over two main levels and is situated
on the outskirts of the main commercial centre of Como. The development is bounded on 3 sides by
a one way ring road effectively

Developers engineers (TECHNION) failed to provide detailed design drawings leading to
numerous corrections and additional time charges by EuroPlex consultants picked up at coordination site meetings

A development by Pirelli Real Estate Group, the project was formally designed and signed as a heads of
terms agreement to Warner Bros Theatres. After the scheme failed to reach full lease execution the
project was brought to EuroPlex. After extensive re-negotiation of the initial terms, EuroPlex signed to
open the largest multiplex in the north of Italy.

Pirelli were under extreme pressure to
open the cinema component before 10th
December 04 or risk losing the entire
permission for the development since
the scheme had been granted Comune
building permit extensions on many
previous occasions.
The 18 screen cinema is located on a
purpose built roof deck of an integrated
retail and entertainment centre. As well
as the cinema the scheme is anchored
by a 3,500 sqm Virgin Active health club
and a 2,500 sqm family entertainment
centre.

Developed in conjunction with the Vardinoyannis group, a prominent Greek family, the land was
provided by the local partner. The site was challenging since it was set back some 70m from Kifisias
avenue, the main north / south highway, and at opening created havoc in traffic flows due to the
city’s poor road network.

“ Simon Jeffries accepted a posting from Singapore to build
the first in-country Entertainment Centre in Athens, Greece. At
27 years old this was a truly exciting, challenging and
rewarding posting. On successful project completion Simon
was rewarded with a Project Manger Of the Year Award”

Challenges:
The first project for Village in Greece, Simon Jeffries worked
mainly in isolation for the first eight months until receiving
further international cinema support from an experienced
operations manager
The project was made especially difficult by layout changes
to the concessions / foyer areas implemented by Village
Roadshow’s in-house operation department three months
prior to operation
The main entrance was formed from an inverted glass cone.
Construction of this element was extremely complicated as
each pane of glass was essentially a different shape

The second multiplex to be developed in Greece situated in the second largest Greek city, Thessaloniki,
400km north of Athens. The site is located east of the city, 15 minutes from the centre along the coastal
highway connecting the city with the airport. The cinema forms part of an out of town retail park in close
proximity to clubs & bars and a casino complex.
The challenges:
Delays in construction start date due to late resolution of the legal vehicle
Developer’s design team & contractor had no experience of building cinemas
Project was 500 miles north of Athens & proved difficult to manage remotely
Dealing with Greek cinema legislation, unrevised since the 1950’s
Adapting the design to conform with 15m above ground height restriction
arising from low level air traffic and overhead flight paths from nearby airport
Hired local Construction manager to monitor our fit-out
Defined scope of works for all consultants

The third project for Village cinemas, Pagratti is a dense
suburb of central Athens. The developer, the Charagionis
group, had spent some thirteen years purchasing three
adjoining sites to develop into a mixed retail / leisure
centre. Benefiting from an excellent demographic mix
within the immediate catchment area, the challenge was
to squeeze as many screens into the available footprint as
possible.

of a big box user. At this complex space was limited and every available inch had an impact
on the layout options and operational efficiencies”.

Auditorium 5
The development consists of a large TGIF’s restaurant
located above the cinema level, a basement
supermarket with mixed café and restaurants on lower
ground and ground floors. Retailers include a Virgin Mega
store and a high street computer store. The site is
arranged around a central open courtyard to one
external facade, covered by a skylight. The courtyard is
formed by a steep series of amphitheatre steps that also
displays a water feature.

About the Development
Entertainment Park was an innovative and revolutionary concept for the Greek market, bringing to life a unique
entertainment and shopping destination in a cinematically themed environment.
At the heart of the development are the Village 20 theatres with over 4,500 seats with 3 THX rated auditoriums .The
cinemas were an undoubted success with little competition in the immediate catchment areas attracting over 2.1
million movie patrons during its first year
of trading alone.
The complex is housed on 36,000 sqm
site surrounded by a 10,000 sqm park
with 1,200 car parking spaces. It also has
excellent road access by car and public
transport from Athen's existing road
network. The stores within the complex
were designed to optimise the
commercial use and a great deal of
attention was paid to creating the correct
tenant mix for the available 9,000 sqm of
lettable retail space for fashion, lifestyle,
games, restaurant and fast food which
created the first true family shopping and
entertainment destination in Greece.

“Working from site acquisition through to operation Simon
Jeffries was responsible for overall budget control of this 55
million Euro investment. This was an extremely
challenging project built and co-ordinated with a small
assembled team. Simom appointed both international
and local consultant teams plus recommendation on
design and build contracts for local appointed main
contractor.
Half way through the project Village sold
half of the development to an international
asset management company and Simon
looked after all disclosures pertaining to
project expenditure, reconciling both asset
registers in both international and local
books.”

leasing facility and reconciled to original budget
Situated on the outskirts of Geneva, Cine Village Balexert was the second multiplex in
Switzerland, the first in the French speaking quarter. The site was developed as part of an
existing extension to one of Switzerland’s largest developers, the Migros Group, whom
operate a substantial chain of supermarkets across the country.
Set over a footprint of 7,015 sqm on the first floor of a new purpose
built leisure extension, the cinemas are centred around a galleried
atrium with upper foyer and concessions bar that serve the 2,813
seater 13 screen complex. The hot shell fit-out works were
documented by Tri-dimensions, a Geneva based architectural
practice, from a concept by Village Roadshow’s in-house design
team. The hot shell contract was undertaken by a Belgium
contractor, COSIMCO, who formed a local Swiss company to
undertake the works.

Situated in the South of France, Lingostiere is located along the main highway from Nice.
Developed as part of an upgraded retail mall, the multiplex is located above a large existing
and operating Toys R Us.
To create a destination point Village formed a brand new entrance
to the retail mall that incorporates stair and escalator access to the
upper level. Village undertook the letting of the upper retail
tenancies adjacent to the ticket box as part of the deal with the
landlord to incorporate the multiplex.

Located at the heart of Malaysia's capital, Kuala Lumpur is the Kuala Lumpur City Centre
development. Located adjoining the prestigious Petronas twin towers (the worlds two
tallest twin towers) the KLCC retail centre occupies over one million square feet of net
retail over 6 levels. KLCC is a city-within-a-city and is built to be one of the largest realestate developments in the world. The integrated mixed-use development provides more
than 1.67 million sq. meters (18 million sq feet) of: Commercial, Retail, Hotel, Residential
and Entertainment facilities.
Suria KLCC Mall is a huge crescent-shaped shopping mall, opened on May 8th, 1998
nestled at the base of the 88-storey Twin Towers.

Presents an exciting mix of impulse items, sportswear, accessories, photographic
equipment and supplies, books as well as fast food outlets.

Scope Of Services:
Developed by Tanjong Golden Village (a JV company between Tanjong 50% (Malaysian),
Village Roadshow 25% (Australian) & Golden Harvest 25% (Hongkong)) this multiplex was
the first multi-screen cinema in Malaysia that began the revolution of the local market.
The seven screen, 1,604 seater Golden Village multiplex is located on the 3rd floor within
the main shopping centre, occupying 2,100
sqm of net floor space and is anchored by a
200,000 sqm Jaya Jusco superstore. The
development is fringed by some of the most
affluent residential districts located within the
Klang valley region of Kuala Lumpur.
The multiplex was designed by Cinecon,
Village Roadshow’s in-house team of
architects based in Melbourne. Local coordination was undertaken by DMP architects

The second multiplex in Malaysia in partnership again with the shopping centre
developer, Jaya Jusco, the site is located close to the intersection of the north Klang
straits bypass and the federal highway. The shopping centre forms the retail focus of a
new 200 acre township which includes office, retail, housing and hotel components.
The 8 screen multiplex with 1,645 seats is located on the second level of a two storey
shopping mall with 2 levels of underground car parking. With surface car parking also in
abundance the entire retail mall boasts in excess of 2,000 car parking spaces.

A leasehold development by Golden Village, a JV company between Village Roadshow
50% (Australia) & Golden Harvest 50% (Hongkong).
The eight screen Golden Village multiplex is located over four levels with 3 auditoriums at
main foyer level and 5 auditoriums on the upper level.
The multiplex was designed by Cinecon, Village Roadshow’s in-house team of architects
based in Melbourne. Local co-ordination was undertaken by the recently formed Golden
Village project management division.

Developed by Tanjong Golden Village (a JV company between Tanjong 50% (Malaysian),
Village Roadshow 25% (Australian) & Golden Harvest 25% (Hongkong)) this multiplex was
Golden Villages’ first city centre site in Singapore and was designed as the company’s flag
ship iHcorporating a contemporary bar surrounded by one off pieces of art work.
Located in close proximity to Raffles hotel, next to
the Suntec Exhibition Centre, the development is a
new extension to the originally designed Marina
complex by the American architect John Portman.
The original 1960’s scheme encompasses 3 hotels
and a retail centre. The new extension adds an
entertainment complex and food court plus a six
screen 1,656 seater cinema to the original offering.

Boonlay, 6 cinemas, Singapore Opened December 1995
The site is located in Jurong West, adjacent to Boonlay MRT station in the south west of
Singapore. Located on the 3rd floor of a new shopping centre, developed by Lend Lease
(Australian developer), the 6 screen multiplex has 1,462 seats and incorporated the first
remote manned ticket box at the first floor shopping centre entrance.
Due to the expensive rental terms every square metre was optimised to avoid
unnecessary costs. This was achieved by creating voids in the floor plans wherever
possible.
