THE RECOGNITION OF SIME

DEVELOPERS IN THE COUNTRY
IS FURTHER TESTAMENT TO
OUR SUCCESS IN BUILDING
SUSTAINABLE COMMUNITIES
THAT REFLECT THE NEEDS OF
TODAY AND TOMORROW.
4 YEARS IN A ROW
“Sustainability is a core value for us and we’re currently
driving several projects in Malaysia that involve urban
regeneration to ensure our townships continue meeting
the demands of urbanization, while generating value and
reducing our environmental footprint, all of which contribute
towards creating a sustainable community.”
The Top Ten Developers in each country were judged on total
aggregate value of projects under construction throughout
2013. Winners are measured on the sustainability of projects
as well as green certification.

TOP TEN DEVELOPERS OF
BCI ASIA AWARDS 2014
Ara Damansara, 19 June 2014 - Sime Darby
Property Berhad solidified its position as a leading
sustainability champion in Malaysia’s property industry when
it was once again placed in the Top Ten Developers of the BCI
Asia Awards 2014 for its commitment towards sustainable
development, making this its fourth consecutive win. The
much-coveted award is a tribute to the most commercially
significant developers in Malaysia, Hong Kong SAR,
Indonesia, the Philippines, Singapore, Thailand and Vietnam.
The regional Awards, spearheaded by BCI (Building
and Construction Information) Asia, which is a leading
information provider for the construction industry, are aimed
at recognizing the efforts of the top 10 architectural firms and
developers that have made the greatest impact on the built
environment in Asia.
Dato’ Seri Wahab Maskan, Group Chief Operating Officer
of Sime Darby Berhad and Managing Director of Sime
Darby Property Berhad, said, “The recognition of Sime
Darby Property as one of the best sustainable developers in
the country is further testament to our success in building
sustainable communities that reflect the needs of today
and tomorrow. It also provides our homegrown brand with
the opportunity to enhance our presence and reputation
internationally. We are already extending our reach,
especially in London with our Battersea Power Station, a
joint development project that is an iconic achievement in
sustainability.”
Several projects for each winner were taken into account.
Contributing to the win for Sime Darby Property were various
properties in Denai Alam, Elmina East, Bandar Bukit Raja and
Veo Melawati among others.
Being cognisant of the industry’s carbon footprint and by
extension its own commitment to being responsible for
the environment, Sime Darby Property plans to reduce
greenhouse gas (GHG) emissions by 20% by 2015. This is
also in support of the Malaysian Government’s quest to
reduce 40% of GHG emissions by year 2020 and to adopt
sustainable technologies and practices that will benefit the
country, industry and society at large.
The award ceremony took place recently at the Mandarin
Oriental Kuala Lumpur.

Sime Darby Property Takes Urbanisation to Next Level with
TRANSIT ORIENTED
DEVELOPMENT
A talk by feng Shui guru
Dato’ Joey Yap was one of
the main attraction during
the event
Raising the Bar in Serving Communities
ARA DAMANSARA, 7 JUNE 2014
Urbanisation is a global phenomenon, now rapidly
impacting Asia and giving rise to a growth in rail
transportation such as the LRT and MRT, which pose
an opportunity for sustainable developments such as
Transit Oriented Developments and Transit Adjacent
Developments in the Klang Valley region
In view of urbanisation, several of Klang Valley’s established
townships are experiencing urban regeneration initiatives
in several townships by the country’s leading developer of
sustainable communities, Sime Darby Property Berhad. In
a move to further unlock the significant land value of these
strategically located areas, the developer is committed to
building progressive and sustainable urban developments
for today and the future with Transit Oriented Development
or TOD and Transit Adjacent Development or TAD.
TOD and TAD refer to mixed-use residential and commercial
developments that are designed to maximise access to
public transportation, with features to encourage transit
ridership.
Townships with the Sime Darby Property TOD have one
thing in common – each has an enhanced or new mass
transportation line that will act as the central feature for the
development. As a result of the regeneration of the urban
landscape around these hubs, Sime Darby Property aims
to enable people to travel seamlessly, spend less time
commuting, more time living and work smartly. This becomes
possible when housing, amenities, commercial areas are
integrated to form walkable or bike-friendly neighbourhoods
located near quality public transportation.
According to the developer, the TOD is “a new chapter in
urbanity” that offers a convenient, compact and walkable
urban zone with a transportation hub as the catalyst for
sustainable developments. In essence, it is a union of
residential, commercial, retail, recreation and entertainment
components that will be the new pulse of the existing
township offering a host of benefits to the environment,
economy and its urban communities.
There will be six Sime Darby Property TODs and TADs which
will be launched in stages. The six are Ara Damansara (joint
venture with Brunsfield), Subang Jaya City Centre, USJ 7,
Putra Heights, KL East (Melawati) and KLGCC. Both Subang
Jaya City Centre and USJ 7 are part of the urban regeneration
of Subang Jaya. while the other four developments are new
integrated developments.

The developer held a Preview of the vibrant TOD properties
recently for its PRIME Customer Loyalty Programme
members and invited guests at a two-day ‘Discover T.O.D.’
experiential event.
More than 350 people turned up at the developer’s premises
at Oasis Square to hear about the mixed development
components that make up the Sime Darby Property TOD.
There were also talks by renowned feng shui guru Dato’ Joey
Yap as well as property investment experts Ahyat Ishak and
Ho Chin Soon.
TOWNSHIPS WITH THE SIME
DARBY PROPERTY TOD HAVE ONE
THING IN COMMON EACH HAS
AN ENHANCED OR NEW MASS
TRANSPORTATION LINE THAT WILL
ACT AS THE CENTRAL FEATURE
FOR THE DEVELOPMENT.
Dato’ Seri Abd Wahab Maskan, Managing Director of Sime
Darby Property, said, “We are rejuvenating mature urban
townships we had previously developed with the TOD, by
accessing new land and improving existing land use to
increase housing options, reduce carbon footprint, and
ultimately decrease congestion on our roads by reducing our
dependence on automobiles. The TODs will be the new nerve
centre of these townships. Similarly, we will ensure our future
townships are built in the same way.”
“The townships are also strategically located within the
Greater Kuala Lumpur area and already have strong brand
equity and unique selling propositions. With the TOD, we
can now cater to a wider market, utilize best sustainable
practices, and protect the environment which is a key
consideration for Sime Darby Property. What’s more, this
kind of sustainable community is very much in keeping with
world trends of people increasingly seeking to live and work
in places with efficient public transportation.
“Smart development can transform communities, making
them safer, economically stronger and environmentally
healthy. We believe that the TODs show Sime Darby
Property’s versatility as a developer and demonstrate
our drive and commitment to being more than a builder
of houses and townships. It reaffirms our leadership in
sustainability and innovation.”
Customers who own at least one of the developer’s
properties are eligible to become a PRIME member upon
activation of their membership. Property owners will be
rewarded with privileges and benefits of the PRIME card
membership. They will also be invited to events and launches
like ‘Discover T.O.D.’.
He added, “We decided to first unveil TOD to our PRIME
members to share with them the potential of investing in
these newly urbanized areas within our signature townships.
This is also part of our initiative to show how much we
value our customers. In addition, we have also reached out
to other select potential customers and the public as we
wanted people to understand what TOD really means in the
townships we have developed.”

About the Speaker
Lunch Talk Series Continues
THE BIG DEAL
ABOUT
MILESTONE
Dr Sofiah Ali is currently a Paediatric
Neurologist (Brain and Nerve Specialist)
at Ramsay Sime Darby Healthcare
(Subang Jaya Medical Centre). She
received her Doctor of Medicine (MD)

The fourth installment of LTS was held on 22 May 2014 with

presented by Dr Sofiah Ali, a Paediatric Neurologist (Brain
and Nerve Specialist) at Ramsay Sime Darby Healthcare.
“The Big Deal About Milestone” covers the milestone of
first few years of a child’s life. This is such a magical and
significant journey, not only meant to be memorable but also
an important indicator of the child’s developmental progress.
This talk discussed what peer typical developmental
milestones should be and what parents and caregivers
should look out for.
Dr. Sofiah managed to reach her audiences with her simple
but effective way of presentation, assisted by illustrations
and videos.
The seats was opened up to 50 first come first serve,
however the response was simply overwhelming with more

2014 GREEN OFFICE WEEK
SUPERHEROES
REVEALED !
Like the year before, Sime Darby Property held the Sime
Darby Property Green Office Week on 9 June 2014 in
conjunction with World Environmental Day (WED). The
objective of the campaign is to raise awareness of the
importance of eco-friendly offices and encourage the
employees to make a positive impact on the environment at
work.
More than 350 employees from various departments turned
up and pledged to make “green” changes in their everyday
work environment. The event also included participations
from various government agencies and non-governmental.
This year’s campaign has a fun and special theme which
is “Environmental Superheroes.” Each of us has to put
our powers together to protect the world from the evil grip
of pollution, waste and global warming! Most of SDP’s
environmental superheroes don’t wear a costume or throw
on a cape. These superheroes plant trees. They change light
bulbs to save on energy. They clean up debris. They care for
one another and the future of our environment.
During the campaign, employees were encouraged to make
a WED pledge via a short video clip and an e-Pledge, where
they made their green resolution to change their lifestyles to
help reduce their carbon footprints.

TIPS FOR A GOOD NIGHTS REST
KEEP A SLEEPING SCHEDULE
It’s best to wake up and go to
sleep at the same time every
day. It takes 7 days to adjust to a
new sleep pattern, but just 1 day
to return to a typical sleeping
pattern.
Isn’t it funny how as kids, taking a nap was one of the worst things
in the world? Why would we sleep when we could be playing
outside or watching a TV? As adults, sleep is the one thing we
desire… but with hectic lives it gets pushed to the backburner.
This is worrying, because a good night’s sleep is one of the most
significant things to live a healthy life, yet it is low on many people’s
priority list.
EFFECTS OF SLEEP DEPRIVATION
A large portion of the population is clearly impacted by a lack of sleep. This lack of sleep can do more than hinder your day to
day functioning; it can also impact your health.
TAKE A HOT SHOWER
A hot shower or warm bath
before bed relaxes the body and
makes it easier to fall asleep.
When your body temperature
falls your body feels more
lethargic due to natural decrease
in metabolic activity.
AVOID ALCOHOL
BEFORE SLEEP
Although alcohol helps you
relax, it can diminish your quality
of sleep by increasing the
frequency of waking up during
the night and lessening the time
spent in REM sleep, your most
restorative phase.

HEART
DISEASE
WEAK IMMUNE
SYSTEM
HOW MUCH SLEEP DO WE REALLY NEED?
HIGH BLOOD
PREASURE
AVOID LONG DAYTIME NAPS
Taking longer than a 20 minute
power nap will make it harder to
fall asleep at night.
KEEP IT QUIET
EXERCISE REGULARLY
People who exercise regularly
are more likely to sleep better,
and tend to get tired at an
appropriate time. Even adding
a 10-minute walk every day
improves one’s likelihood of a
good night’s rest.
AVOID EATING BEFORE SLEEP
Because the body is digesting
food, your heart rate increases
from working to metabolize it. It
also increases the frequency of
waking up in the middle of the
night
AVOID CAFFEINE
BEFORE SLEEP
Caffeine makes us feel more
alert by blocking sleepinducing chemicals I the brain
and increasing adrenaline
production. Consuming any
before bed will leave you tossing
and turning for hours.
READ A BOOK IN BED
This may not be scientific, but
reading a book always makes
you tired. Always.
KEEP IT “JUST RIGHT”
Sleeping in a loud environment
increases the likelihood of
waking up at night. The quieter it
is, the less distractions there are
to the body’s rest.
The ideal bedroom temperature
for sleeping is between 65 and
72 degrees. Too hot or too cold
will make it harder to sleep well.

MIXED INTEGRATED DEVELOPMENT or commonly known as mixed use development is
a development that combines two or more different types of land uses such as residential,
commercial, employment, and entertainment uses, in close proximity. Because it combines
several uses in a single location, mixed integrated development is more sustainable and
efficient. It has the potential to become a town and revitalize part of a city.
