become much more difficult
to remove as they mature.
Remember, yard waste (i.e. grass clippings, leaves, etc.) should be put in properly bagged
yard waste bags. Bags and/or stickers can be purchased at the office.

Summer has arrived! Thank you to all the members who attended Area J’s 52nd Annual Membership meeting. It was a successful
evening. You, the shareholders, re-elected all three incumbent directors. Kitty Watson, a crowd favorite, remains as your president of Area J. Paul Narcisi was re-elected and remains a Director at Large and the liaison for the House & Grounds Committee.
Larry Garza was also re-elected on your Board and remains a Director at Large and your liaison for the Marketing Committee.
Their dedication to Area J’s success is appreciated by all. I am looking forward to working with them another year as we begin to
tackle the budget for 2016. Thank you to the volunteers who helped with the sign in tables once again: Judy Lancaster, Joy
Breese, Jackie Jones, and Margrit Withers. Thank you to Gillian and Connor Elmore for pulling all the WINNING tickets! We
will be having a volunteer luncheon at the office in the fall for all the volunteers that have helped us throughout the year.
We would like to remind members, since we have
been replacing trees, please do not climb nor swing
on young trees. DO NOT cut down trees, these are
the co-op’s responsibility. If you have an issue with a
tree, please call the office.

Our deepest condolences go out to the families of the Area J members who have recently passed away. Mr. Paul Gluck had been a
member of Area J since 1967. Mr. Lance Garnett had been a member since 1986. Ms. Laura Stevens had been a member since the
year 2000.
Area J has been a busy place this summer. As many of you may have noticed we have been paving or seal coating many courts
this year. Courts J-1, J-5, and J-16 have been repaved. Courts J-3, J-18 have been seal coated along with our Juniper Island parking
lots. The Krotiak driveways have been seal coated with the exception of two that needed re-paving which has also been done.
Court J-11 will be next up to be patched and seal coated. Court J-8 is being assessed by an engineer to determine how to best
pave this court that has drainage issues. We have started replacing porch bases and side entrances to homes. Flat roof replacements will be coming up next. Our maintenance men will be out replacing sidewalk sections that are a tripping hazard. Please
contact the office if you have one near your home. As we would like to add them to our list.
Maintenance has been adding gutters to front porches in an attempt to keep the water out of member’s basements. Please contact the office with any feedback that you can give us on this. We would like to thank all the members for their patience during
this long rainy season that seems to be ending.
Have you seen our newest addition to Krotiak Park? Faith United Church was donating their playground, and Area J was chosen to
receive it! We will be ordering a plaque stating that it was donated by them. We are very grateful!
Would you like Area J to look even better? YOU can
make it happen! Volunteers are needed in the Coop’s new Adopt-a-Berm program. These areas are in
need of a gardener’s touch to make them shine.
There are three Berms available and multiple volunteers are needed for each one. Please call the office
today!
Thank you to Euricka Young aka “HR” (human resources) for putting together our first crossword puzzle in the newsletter. We
have tried to use every answer somewhere in this newsletter. If you submit your answers and get them all correct, your name will
be put in a raffle to receive a special prize. Please turn in your puzzle to the office by Thursday, August 6th. One winner will be

In May we had a very successful Open House. Members who opened their units for prospective buyers had many people come to see their unit. Some have even sold as a result.
Many members came out to see 259 Fir, the unit that Area J has remodeled. The open
kitchen with an island and the 1st floor powder room are examples of what can be done to
improve or update your unit if desired.
Thank you to Mrs. Withers for the delicious lemon squares that were enjoyed by all who
came to see 259 Fir.
We are pleased with the strong sales that we have had this year. So far we have sold a total
of 17 Units. We are continuing to receive and approve new applicants that are excited to
live in Area J. With many units on the market, the ones that show the best sell first. Clean,
neat, and fresh paint are key to selling your unit.
Summer = Tons of work! We appreciate all the patience that our members have shown. Currently we have contractors on the
property performing work on our buildings and parking lots. Your maintenance crew is hard at work tackling not only daily service requests but also multiple in-house projects. A few important reminders for our members: 1) All major improvements
must meet Area J standards (filling out an alter dwelling form is part of the procedure guidelines). 2) Please keep bushes, trees,
and hedges at least 2 feet from around the air conditioners to prevent overheating and issues with a/c units. 3)For your safety
any personal items should be stored four feet away from your furnace, hot water heater, washer, and dryer. 4)Please place a
curtain over your bathroom window to protect it.
