Systems-built
design
When you consider the numerous advantages to
the systems-built method of home construction,
you begin to wonder why all houses aren’t built
this way.
To begin with, our homes are built in a climatecontrolled factory so our materials are protected
and readily available, which enhances our speed
of production. Plus…
• We can achieve substantially greater
efficiencies in both buying and
utilizing materials.
• Quality control inspections are relatively
uncomplicated and therefore much more
consistent than onsite construction.
• We utilize the strictest building codes – the
Uniform Building Code (UBC) and the
International Residential Code (IRC); our
inspections are readily accepted by virtually all
building departments.
• Because site preparation and foundation work
can go on concurrently with the construction,
you can be living in your systems-built
home a good deal sooner than one that is
conventionally built.
• While many construction crews are put
together as needed from whoever is available,
the crews at Chief Custom Homes are regular,

BUILDING AND BUYING
“Getting our new home
turned out to be easier

Going from the idea of owning a new home to
actually living in it can be faster and easier than you
imagined—if you approach the process in a logical
step-by-step manner.
Our network of qualified Chief Custom Homes
builders is ready to guide you through the entire
procedure. Some of our customers prefer to act as
their own general contractor for the onsite work;
others even do the work themselves and save
substantially on the overall cost. We’re fine with that.

In most cases, however, the Chief Custom Homes
builder in your area is the ideal choice for site
preparation, foundation work, porches, sidewalks,
garages and the completion of onsite construction
and hookup of utilities. He or she will also assist in
coordinating with Chief Custom Homes and make
the entire operation practically painless.

Assuming you already own the land
where the house will be sited, the
building process will go something
like this for most people:
Set the budget
We recommend you start by visiting your bank
or other financial institution to pre-qualify for
a loan.
Choose your new home
Working with your builder, choose a design,
colors and materials, make alterations as
needed to the floorplan and discuss the
production schedule.
Apply for a
construction loan
Once the order for your home has been
prepared, you’ll have an accurate figure to
take to your lender for a bridge or construction
loan. You’ll want to start this process early
because construction loans can take time.
Prepare the jobsite
As work on your home is progressing in our
factory, the utilities can be installed, and
grading, foundation, driveway and other work
can be completed.
Delivery and completion
When the foundation and jobsite are certified
and ready to go, we’ll make arrangements
for the delivery of your home modules. These
are connected by a certified installer. The
preassembled roof system is installed, and
interior finishing is completed. Porches, decks,
garages and other exterior construction is also
done at this time. Putting the final touches on
your house typically takes two to six weeks.
Quality check
When everything is complete, we’ll provide
a punch list that will aid you in thoroughly
checking all of your home’s details for quality
to ensure everything is just as you designed it.
Relax – you own a
new home
When the home is complete, you can obtain
an occupancy permit from your local building
department, convert your construction loan
to a long-term mortgage and move in. Then
just relax—you’re living in the pride of the
neighborhood!

Chief Custom Homes feature dual-pane windows
with a low-emittance (low-e) coating that helps block
sunlight in the UV and infrared spectrum. Even though
they’re invisible to the eye, infrared rays increase your
home’s heat load in the winter and cooling load in the
summer, while UV light can fade and degrade your
fabrics and furnishings. The low-e film combined
with argon gas sandwiched between two layers of
glazing produces the most energy-efficient windows
available today. Window choices include single-hung,
double-hung and casement windows in a variety of
