Dear Friends, Our Bhiwadi Utsavites danced to ‘Mera joota hai Japani’ at the event held in Mumbai for our Senior Living project at Lavasa - Page 5 This last quarter gave me many opportunities for public speaking and imparting training. The most interesting experience was the presentation I gave in Mumbai about our Senior Living Project at Lavasa. It was great to interact with existing and prospective customers, and a great learning too. I also want to express my appreciation for the charming performances put up at the event by our residents of Ashiana Utsav, Bhiwadi. The interesting props added to their delightful and expressive acts and it was obvious that a lot of thought and effort had gone into the performances. I thank them from the bottom of my heart! Another wonderful experience was my training session for the entire sales team which was held at Bhiwadi. As the sales team grew, I lost touch with many of them; during the training, I was able to interact once again and understand the kind of work they have been doing. It was just wonderful to hear all the stories and customer services they are providing. The Junior teams at the Inter-Ashiana Antakshari Competition at Jamshedpur - Page 9 Last quarter we also launched Ashiana Surbhi, Bhiwadi. I must compliment the design team and the architect who have carved out such good-sized rooms when we had restrained two bedroom units to 845 sq. ft. (78.50 sq. mts.) and three bedroom units to 1100 sq. ft. (102.19 sq. mts.). The design, coupled with the usage of the new 'Wall Form' construction technology, will enable us to achieve even faster construction. These factors give this project a definite edge which has translated into the great bookings we have received for the project. I am also super excited about a new event we will be starting in September. This event, Jashn, will be the first inter-senior living project competition which will be held at Bhiwadi. Our AGM wins Most Talented Marketing Professional Award Corporate Social Responsibility Skill Training Training and Development Ashiana Sales Training Programme The yearly Sales Training Programme was conducted this year by Jt. MD Mr. Ankur Gupta. The 2-day session was held in June at the Treehouse Hotel, Bhiwadi and was attended by over 60 sales personnel from all locations. Mr. Ankur Gupta spoke about the ‘6 Principles of Influence’. It was a highly interactive session with case studies and group tasks. Our Jt. MD made sure there was active participation from every member! The programme ended with a personal commitment from every participant that they would strive to give customers world class experiences and satisfaction. Mr. Manoj Srivastava conducted the session which was attended by 45 maintenance staff members of all Jaipur projects. Mr. Vijay Mohan receiving the award We are proud to share with our readers that Mr. Vijay Mohan (Assistant General Manager - Marketing) has been conferred with the award for the ‘Most Talented Marketing Professional (Real Estate Sector)’ for 2014 by Lokmat National Awards for Excellence in the Real Estate & Infrastructure sector. NDTV Recommends Ashiana Projects New Projects VP Bhiwadi, Mr. Jaiswal, breaking the coconut at the Bhoomi Pujan of Ashiana Surbhi The project has got an amazing response from customers with 179 of its 288 units already booked. The USP of the project, which has appealed to end users, is that it is reasonably priced with rooms of an adequate size for a nuclear family. The certificate distribution programme organized at Ashiana Town was attended by our engineers, project managers and other senior staff to motivate the labourers. Ashiana Surbhi, Bhiwadi The Bhoomi Pujan of our new project at Bhiwadi, Ashiana Surbhi, was performed by Mr. P K Jaiswal (V P) and Mr. M S Chauhan (AGM) in May. Situated in Village Rampur in Bhiwadi, Rajasthan, Ashiana Surbhi will be built on a land parcel admeasuring 5.66 acres with total saleable area of approximately 4.63 lakhs sq. ft. The company will develop a residential project here with 2 & 3 BHK apartments in Stilt + 12 floors format. Registration is open for Ashiana's 6th project at Jaipur, Ashiana Umang, which will have 900 units in an area of 12.5 acres with options of 2-BHK, 3-BHK and 3-BHK+Staff. NURTURING SMILES Nourishment for our Phoolwari Kids Quarterly Training Programme The Jaipur maintenance division training in progress Phoolwari Mid-day meal at Ashiana Aangan, Neemrana We have started giving mid-day meals at the Jaipur and Neemrana Phoolwaris. At Jaipur we are sourcing the meals from the canteen of NGO Akshay Patra. At Neemrana, the meals are being provided under the Ekta Project of the Govt. of Rajasthan. At our Halol Phoolwari, Heena Shah, who has taken the initiative of being the mentor at Phoolwari under the guidance of Saurabh Mangal, distributes biscuits, poha, chana, nimbu pani etc during the day. Clean-up Drives The participants of the Sit & Draw competition at Greenwood Jaipur We hold various events to entertain and motivate the children of our contract labour. At Ashiana Greenwood Jaipur, we held a Sit & Draw competition, a Dance competition and a game of musical chairs. At Ashiana Aangan, Bhiwadi too we held a Sit & Draw competition for the children of our contract labour in which 67 kids participated. Ashiana Maintenance Services, Jodhpur organized a Sit & Draw competition for the children of Kudi Village Government School which created a lot of excitement for them. Our Bhiwadi team spent the day with kids of Adarsh Public School, regaling them with jokes, songs and stories. Extra Activities Contractors meet organized at Ashiana Town Bhiwadi The new financial year began with the commencement of two new batches of skill training; we started a Mason Training session at Bhiwadi and Electrical Training session at Jaipur. We have decided to involve the contractors in our skill training workshops. This gives them a better understanding of the importance of training. They are also asked to give lectures to the trainees and thus be a part of the process. We organize indoor games and movies and also take them out to run around and play games in open spaces. The Maintenance Team of Ashiana Amarbagh, Jodhpur conducted a Plastic & Paper Pickup Campaign to spread awareness about keeping the environment safe and clean. Residents, our maintenance team and contractors staff joined the campaign which focussed on the area of around 500 meters on Pali Road towards Shatabdi Circle. 3 Care Homes, Bhiwadi Active Senior Living at Jaipur When ‘Aam’ means ‘Special’! Buddha Purnima Celebrations Mango Day at Utsav Care Homes There was nothing ‘aam’ ie, ‘ordinary’ about our special day to celebrate the season of the king of fruits! ‘Mango Day’ meant ice cream, juice, candies etc made with mangoes and of course just pure mangoes. Caregiver Certification training Celebrating Buddha Purnima at the Utsav Temple Residents celebrated Buddha Purnima on May 14 at the Utsav temple. Soulful bhajans and ‘aarti’ lent a beautiful atmosphere. The programme ended with the distribution of prasad. The Month-end Party Second batch of certified caregivers with Col. Atma Sharan, Mr. Varun Gupta, Mr. Ankur Gupta, Mr. Vishal Gupta and Mr. Gugan Singh MD Mr. Vishal Gupta distributed certificates to the six caregivers who successfully completed the second Caregiver Certification Training Course. An extensive on-the-job training of 114 hours over 3 months, the course covers the basics of geriatric care, hygiene, management of activities of daily living, basic knowledge of medical conditions related to seniors, management of emergencies etc. Evaluation is based on knowledge of theory, practical skills and oral tests. Care Homes Updates • On an average, 2 residents of Utsav Active Living used the Care Homes short stay facility per day during the last quarter • On an average, 76 residents from Utsav utilized various services of Care Homes last quarter • Care Homes conducted an average of 60 activities and 5 special activities per month for its residents. 4 Medical Camp The free medical camp in association with Meera Hospital Street Food at Utsav The Utsav Cafeteria decided to spice things up by organizing a Street Food Festival. Chaat, Paani Patashi, Dahi Patashi, Aloo Tikki etc were served in the garden and pool area. Residents enjoyed the hygienically made and served street food in these nice surroundings. The ladies enjoyed the outing to Damnevole and the mangoes! Farewell to Mr. Jitendra Dhabai Ashiana staffers with residents as they start the Nature Trail Our Active Living residents enjoyed the get-together for the Month-end Party. The new residents introduced themselves and then the birthday and anniversary celebrations began. The event concluded with dinner at the Utsav Cafeteria. FIFA FEVER After one of the Month-end parties, we decided to show the FIFA football World Cup match on a big projector screen. Residents enjoyed it and interacted with each other till midnight while enjoying light snacks and soft drinks. Jt. A free bone marrow test was offered followed by a consultation with the doctors. A health related questionnaire was given to the residents to assess their health issues. Wellness Session by Dr. B P Sharma Dr B P Sharma conducts the OPD at Ashiana Utsav, Jaipur in the Activity Centre thrice a week for the benefit of Utsavites. The respected General Physician also held a onehour interactive session and gave very important wellness tips to the residents regarding lifestyle health issues. Residents having dinner at the Utsav Cafeteria Active Senior Living at Lavasa Mr. Brijesh Gupta speaking at the farewell function for Mr. Dhabai President of the RWA, Mr Brijesh Gupta delivered a farewell speech at the farewell party for Mr. Jitendra Dhabai, former Manager Estate, Utsav, Jaipur. Members of both the resident’s associations came together to remember and appreciate the good work and contribution of Mr. Dhabai to resolve issues and wished him a speedy convalescence. Unfortunately, Mr. Dhabai could not be with Ashiana for long due to his ill-health. We wish him all the best for the future. On the Nature Trail Residents taking a ride in the golf cart Senior Living Event at Mumbai An event to inform senior citizens in Mumbai about how they can stay happy, healthy and active at Ashiana’s Active Senior Living projects was held at the Sofitel in Mumbai in April. Our residents from Ashiana Utsav, Ashiana’s Active Senior Living project at Bhiwadi, joined us and participated in this event. They put up wonderful song and dance performances and the 400-strong audience loved every minute of it! Mrs. Amita Shaw hosted the event and also joined Mrs. Pushpa Vatsalya, Mrs. Sneh Pritam Singh, Dr. and Mrs. Chopra and Miss Kamini Bhandari in the performances. Jt. MD Mr. Ankur Gupta spoke about the thought process behind Utsav. He gave insights into Active Senior Living, Continuing Care Retirement Communities and Ageing in Place. The AVP - Environment from Lavasa Corp, Mr. Krunal Negandhi also gave a presentation on the development of the city of Lavasa. The event ended with a question-answer session with the audience. A Short Trip to Damnevole We took our Utsav residents for a short trip and picnic to Damnevole in Lavasa. Our energetic residents enjoyed the natural surroundings. Nature Trail Lavasa has natural beauty all around, however doing the specially designated ‘Nature Trail’ is a special experience and is a must for visitors. We took our residents for this wonderful amble, sauntering through foliage, under shady trees and amidst colourful flowers. The golf carts are an environment-friendly way of commuting and are a big hit with the grandchildren ! Workshop on Yoga We are thankful to our resident Mrs. Jahagirdar who presented an excellent workshop on Yoga for our security, housekeeping and maintenance staff. Water Conservation Our resident Mr. Chavan gave a talk on water conservation. This is a critical issue as rainfall has become unpredictable due to global warming and water resources are depleting. The enlightening talk was held at the Activity Centre and was attended by Utsav Lavasa residents, V.P Mr. Manoj Tyagi, E.M. Mr. Sourish Gupta and the maintenance team. Utsavites sang and danced to the songs of Talat Mehmood, Noor Jehan, and of course Lata and Rafi. Those with a talent for humour entertained with their wit and jokes. The May party had a quiz as well and the June party had a game called ‘Know your neighbour’. Baisakhi Celebrations Sadbhawna Manch of Ashiana Utsav organized Baisakhi celebrations at the Utsav Hall. The reading of the Guru Granth Sahib and the Shabad Kirtan lent a wonderful atmosphere. Snacks were served, and later the langar was distributed. The carrom tournament was held in May; it continued for 3 days as the competition was tough with 30 competent players! Sai Sthapana Diwas at the Utsav Temple Mrs. Ratra teaching the house keeping staff Bhiwadi Bulletin Sai Sthapana Diwas Sai Sthapana Diwas was celebrated by 200 residents at the Utsav Temple with Sai bhajans, abhishek and the Sunderkand Path. Tambola Tambola has become a monthly affair at Utsav with interest and participation growing. About 75 residents join in to play the game regularly. Housekeeping Training by Mrs. Ratra Mrs Ratra, Housekeeping Consultant and a resident of Utsav, conducted an excellent training session for the housekeeping staff. She gave tips on how to do a perfect job of cleaning the common areas. Dr. Roop Singh on ‘Spiritual Newness’ Dr. Roop Singh called his talk ‘Spiritual Newness’ in which he spoke about how to love yourself, love at 80 is possible, and donating is divinity. As usual, his talk was enjoyed by all. Mivan Technology in Ashiana Surbhi In its constant endeavour to upgrade its processes, Ashiana is using Mivan technology in its project Ashiana Surbhi coming up at Bhiwadi. The target was to construct 6672 square feet of area in the financial year 2014-2015 at a rate of 2224 square feet per month using Mivan technology. Ashiana’s Mr. M S Chauhan and Mr. Bahadur Singh visited the Mahindra Life Spaces project in Pune to study the basic elements of the MIVAN formwork. Ashiana Surbhi has certainly raised the bar! CFL Disposal System Disposal of CFLs is a major concern because they contain mercury. We have created a centralized green disposal system for all out projects to facilitate safe disposal of CFLs. The calendar has been put up at all maintenance offices. Inter-Ashiana Debate Competition The Inter-Ashiana Debate Competition was held at Ashiana Aangan in May. Col. Ashok Gongopadhyay and Mrs. Kaveri Banerji judged the event. The participants came well prepared. Col. Gongopadhyay later gave them tips on improving their skills further. Inter-Ashiana Swimming Competition The Inter-Ashiana Swimming Competition was held at Ashiana Gulmohar Park in June with 40 participants and 200 cheering residents! Gulmohar RWA president Dr. Gowal thanked the residents for their encouragement. A Play for our Customers Our Ashiana Town customers were invited to a comedy show ‘Khusar Phusar’ held at Gurgaon. Some of our customers wanted to share their experiences and came on stage to talk about their journey with Ashiana. Rain Dance at the Treehouse The Treehouse Hotel Club and Spa organized a Rain Dance event to beat the summer blues. There were snacks to enjoy, music to dance to and the pool to jump into! Another interesting event at the Treehouse was the Tambola evening with exciting prizes and sumptuous food. Kudos to Ashiana Greens resident Dr. Navneeta Sharma who has been elected as the first lady president of the Bharat Vikas Parishad, Bhiwadi. The Sample Flat was also unveiled after the Puja. Gulmohar Gardens ‘Know your Neighbour’ Event While construction activity carries on in full swing at Gulmohar Gardens, we organized a ‘Know Your Neighbour’ event where we had 380 existing and prospective customers of Gulmohar Gardens meet one another and also enjoy the dances and musical performances. We had Antakshri, Light Football, Tattoo kiosks and finally, dinner. Mock Fire Drill at Greenwood A mock fire drill and training session was held at Ashiana Greenwood for housekeeping, security, horticulture and all maintenance staffers. Housekeeping Training A housekeeping training session was held at Rangoli Gardens for estate officers, housekeeping vendors, and housekeeping supervisors of all projects. Gemini looks impressive as it comes up Ashiana Anantara The Anantara project site presents an impressive picture of energetic and efficient activity. RCC work is complete for Taurus and Gemini till the top floor, for Leo till the 8th floor and for Orient till the 6th floor. Beautification is being carried out simultaneously at the central park and the fountain area. Inter-Ashiana Antakshri The Inter-Ashiana Antakshri Competition at Ashiana Gardens in May was a success despite the weather! A total of six teams for seniors and four teams for juniors participated. In the senior’s category, Ashiana Woodlands were the winners and Ashiana Residency Greens, the runners-up. In the junior’s category, Ashiana Residency Green were the winners and Ashiana Brahmananda were the runners-up. Later Kolkata based celebrity singer Mrs. Amrita Dutta entranced the audience of over 450 till about 11pm. Inter-Ashiana Swimming Competition The Inter-Ashiana Swimming Competition was held at Ashiana Woodlands with over 170 residents cheering the 78 participants. The participants were divided into six categories. The winners in the different categories were: Aditya, Aditi, Sashi, Ekika, Ayan and Apoorva. The runners-up were Shivalik, Chavi, Abhi, Jasmit, Shakti and Abhilasha. Multi-activities for Summer Our projects were abuzz with activity during the summer. At Manglam we held swimming, dance and tambola competitions, at Greenwood we had a swimming competition for the kids followed by tambola. At Rangoli Gardens too we had a swimming competition. Snacks and cold drinks were served at the events. Enhancing Security and Safety at Rangoli Gardens Various measures have been implemented to improve the security: • Contractor’s workers have been told that they will be permitted inside the premises only when dressed in uniform • Residents have been issued Access Cards for entry into the complex. They are also being briefed about the correct use of the Access Cards • We have purchased and installed street lights on Maharana Pratap Marg since only 4 of the 33 lights were in working order • A circular informing residents to safely dispose fused CFLs in the designated bin has been posted on the notice board. The camp was run by professionals from the reputed Purnima Netralaya. Upgradation Work at Ashiana Gardens • The common toilet at the Ashiana Gardens Shopping Centre has been upgraded • The problem of water from window ACs damaging the exterior walls has been solved during the exterior painting of Ashiana Gardens by fixing a pipe to collect the water • Along with the exterior paint work, the entire colony road of Ashiana Gardens was also resurfaced. Sit & Draw for Slum Students A Sit & Draw competition was organized for about 90 students from the slum area near Ashiana Gardens. The project has been approved by the following financial institutions for availing Housing Loans - HDFC Ltd, ICICI Bank, Punjab National Bank and State Bank of India. Post the successful launch of our first project in Gujarat - Ashiana Navrang - in Feb 2014, the Navrang construction team has been making steady progress. 2 of the 8 blocks are complete till the last roof slab and the other 6 blocks are in various stages of construction. The construction of the Club House is also underway. Swimming Competition and Tambola The foundation work of the Club House is now complete The swimming competition begins! The Maintenance Division of Ashiana Amarbagh held a swimming competition in May which was attended by over 120 residents. Residents also enjoyed a game of tambola by the pool. Movie Show Ashiana Dwarka organized a movie show at Bioscope Cinema for the tenants residing at Ashiana Amarbagh. Refreshments were served at intermission. Circular regarding disposal of CFLs In accordance with the guidelines of the Union Ministry of Environment, a notice has been put up informing residents to dispose of fused CFLs in the designated bin placed near the Maintenance Office. Disposal of CFLs is a critical issue because CFLs contain mercury which is a neurotoxin. 10 Meetings with Leading Companies Our sales team held presentations for leading companies in Halol like Ganebo Ltd, Caparo Ltd, Aditya Birla Insulators, Polycab, Windar, Ceat Tyres, Raychem RPG, Safari, HNG Glass, Pentair etc. to inform them about the project. The response was great and later some executives visited the site also. Our ‘A’ Team The Ashiana Navrang team has lunch together in the Conference Room every Thursday. Further, on the suggestion of Saurabh Mangal, our engineer, each team member makes a presentation by rotation so that we can share our knowledge with one another. The first presentation was made by Mr. Mangal on steel used in construction. The second presentation was made by Mr. Asif Akbari on concrete. Going the Extra Mile Utsav Bhiwadi couple, Mrs. and Mr. Ratra have written in to share their views about Senior Living. Our Bhoomi Pujan for Ashiana Surbhi, Bhiwadi was to be done on May 2, 2014. However, the approach road to the site was not complete and would have made things inconvenient for all our guests coming for the Bhoomi Pujan. Mr. R D Sharma and Mr. Raghunath Singh, our supervisors, took up the challenge and worked diligently overnight and got the road ready in 2 days. When we bought a flat in this complex our relatives and friends thought we were foolish to invest in a place like Bhiwadi, and that too in a Senior Citizen Complex, which is normally considered an old people’s ‘ashram’. But one visit to Utsav changed their mindset so much that many of them sold their houses in big cities to settle down here! Ashiana Utsav provides various facilities and a congenial atmosphere to the residents who come from different walks of life and are well travelled. We ladies are especially happy as we can get a respite from the drudgery of the kitchen thanks to the clean and well equipped cafeteria-dining hall with reasonably priced, homely food. Mr. R D Sharma Mr. Raghunath Singh Happiness all Around Never Giving Up Mr. Mukesh Sharma joined Ashiana in Sept. 2013 as HR Rep at Bhiwadi. He saw that there were many PF cases which were pending. He took the initiative to have the cases settled. Till date he has applied for 13 cases and achieved success in all 13 cases. He cleared the matter within 2 months. He was awarded the Best Employee - 2014 during the Family Fiesta for this achievement. Mr. Mahindra Prasad joined Ashiana as a Mason in 1989 at Ashiana Gardens Jamshedpur. Because of his hard work, honesty and co-operative nature, he was promoted to civil foreman in 1992. By studying 2-3 hours daily, he also passed the supervisor’s training programs Spac - I and Spac - II and in 2014, Spac - III with good results. He has the qualities of a team leader.
