Dear Friends,
It was the birthday of my father, the founder of Ashiana, and it was wonderful to
hear all the beautiful stories about him from the Ashiana employees. What was even
more heart-warming was their decision to celebrate his birthday by giving away three
rickshaws to the needy. I would like to thank Mrs. Joys Panicker for this special effort.
Attending the ‘Ageing-in-Place’ conference in Birmingham, UK, I realised that Senior
Living problems and solutions are much the same the world over ; cultural differences
will of course call for some fine-tuning. I was pleased to note that what we are offering
is very similar to what is on offer in places that have a longer history and experience in
this field. Of course, what really gives me a feeling of intense satisfaction is that Care
Homes is succeeding in improving the quality of life of its residents. I am sure you
too will come away with a feel-good emotion when you watch our video ‘Carehomes

Our CSR activities are continuously increasing and gradually affecting more and more
lives. Ashiana Maintenance Services did a Clean-up Drive with the help of the residents
of various projects and not only did they remove the plastic and paper thrown about,
but they actually ended up making it a fun activity. I am sure we will continue doing this
and make it a regular event.
Another initiative that I really liked was our HR Departments recognition of employees
for things that go beyond the scope of their work, like contribution to social causes,
reading books as well as practicing the core values of the company in their personal
lives. This recognition will motivate us all to improve in every way and lead Ashiana to
become an even more caring organization.
We are pleased to launch another project, ‘Rangoli Plaza’ at Jaipur and also the new
Phase in ‘Ashiana Anantara’ at Jamshedpur called Leo. We look forward to your
support as always.

In Memoriam: October 5, Our Founder’s Birthday
On the Birthday of our Late Chairman Emeritus, Om Gupta, here are a few stories about him which embody the Core Values
of the Company: Stories that older Ashianites remember with love and affection; stories that will give a glimpse of the man to
newcomers in the Ashiana family who may not have met him.
Happiness all Around
Transparency
Place: Patna, Year: 1988. Lalan Singh was well into his
sixties but content with his job description of ‘office boy’. He
was equally laid back in his personal style; he would come
to the office unshaven, and in chappals. OPG, a stickler for
neatness and good grooming, walked up to him one day and
asked him what the cost of a shave was and then handed
him enough money for a month’s shave. He also handed
over another amount, saying, ‘get yourself a pair
of shoes too’. The joy on Lalan’s face was now
indeed that of a young boy - for this was his very
first pair of shoes!
Place: Jamshedpur, Year: 1996. Ashiana Gardens was
ready for occupation. However, no one in Ashiana or
Jamshedpur had any idea how maintenance charges were
to be levied on the residents. OPG asked Mr. Sengupta
to calculate the amount likely to be spent on monthly
maintenance, stressing that there should be no unfairness
or over charging. After he was satisfied with the accuracy
of the charges, he met the RWA and shared
with them details of how they had arrived at the
figures. And only then were the maintenance
charges at Ashiana Gardens fixed.
Going the Extra Mile
Never Give Up
Place: Jamshedpur, Year: 1989. An unkempt
man stood at the door of the office. He had heard
about OPG’s generosity and had come looking for
help as he did not have money for his wife’s cancer
treatment. OPG spoke to the man and then, taking time out from
his very tight schedule, he accompanied him to the hospital.
After meeting the wife, OPG deposited the sum of the treatment
- Rs. 24000/- at the hospital itself. Astute and wise, and not a
believer in lip service, he went the extra mile to ensure that the
case was genuine and the money was put to the right use.
To Sir, With Love
Place: Jamshedpur, Year: 2001. Construction
work at Ashiana Sun City had been stalled by the
Labour Department for alleged ‘irregularities’ even
though all statutory obligations had been complied
with. After months of efforts, OPG was told that clearance
would be given in the ‘next 2-3 days’. He reached Jamshedpur.
The ‘2-3 days’ kept getting extended... but OPG refused to give
up or leave Jamshedpur till it was done. Knocking at the Labour
Dept.’s doors daily, he got the clearance after 15 days. And only
then did he return, having given his team the go-ahead.

event showcased
Ankur Gupta at the innovative models
‘Ageing-in-Place’
and services for
conference
older
people,
highlighting the importance of proper
housing and environment for seniors.
Delegates also had the opportunity to
tour a new state-of-the-art retirement
village. Ashiana Jt. MD Ankur Gupta
was invited to share Ashiana Utsav’s
experiences and future plans in the
Senior Housing sector.
The Charity Box at Ashiana gets filled with contributions from
employees, and as per our Late Chairman Emeritus Om Gupta’s
decision, the company doubles the amount collected by the
employees and the amount is given to a deserving cause.
It was decided that the best way to celebrate OPG’s birthday
would be to find a deserving cause and fill up the Charity Box.
Ext. Assistant Mrs. Joys Panicker and her team suggested that
Rickshaws be bought for Rickshaw pullers who have to shell out
Rs. 50 per day to hire out a rickshaw. The team short listed three
rickshaw pullers who had large family responsibilities.
On the eve of OPG’s birthday, Joint MD Mr Ankur Gupta gave
them the three rickshaws. Distribution of sweets and the joy on
the faces of the three men standing by their new rickshaws made
for a wonderful way to celebrate the birthday of our founder.

Corporate Communiqué
The atmosphere at the Digital Summit
held at Hyderabad was electrifying what
with the presence of the head honchos
of Facebook India, YouTube, Google,
Nokia, Flipkart etc., as well as professors
from International Universities. Ashiana
AGM, Marketing, Mr. Vijay Mohan,
who attended the summit said the
discussion on new trends in Mobile
and Digital Marketing was enlightening.
The summit ended with dinner giving
everyone an opportunity to interact.
Maximum ‘Likes’ for our Facebook Page
Ashiana’s Facebook page has been rated
as the most interactive amongst the Real
Estate India pages, according to likealyzer.
com. It had the maximum number of likes
in the Engineering/Construction category
in India and was No. 9 across the globe as
on Oct. 25, 2013.

Insurance cover for all employees and
their families at Ashiana, we have now
initiated basic health check-ups for all
employees. The first camp was held at
HO with a physician, two nurses and four
technicians in attendance. Employees
were advised individually on preventive
measures and medication.
Our second batch of Women
Trainees (Masonry) have received
their CIDC (Govt. Of India) certificates.
The company has so far converted
1080 unskilled workers to skilled
workers and is ensuring that women
get the benefits of training too.

That Healing Touch
Mr. Vishwanathan gives a ‘Thumbs -up’ sign!
When Mr. T S Vishwanathan, aged
92, was brought to Care Homes, he
was totally bed ridden; not only was
he unable to sit, he could not move his
limbs and was also unable to speak.
Today, four months later, it gives
us great pleasure to see that he is
able to sit without support for more
than one hour. He recognises his
caregivers, speaks very clearly, and is
able to move his hands. He expresses
his likes and dislikes, which is another
indication of his progress.

who were joined by our residents who
sang and danced along. Traditional
Rajasthani dinner was served.
Aug 15 Celebrations
Mr. Kapil Bhargava, President of the
Core Committee, hoisted the flag at
Ashiana Utsav on Independence Day.

had organized a programme that
included tree plantation, distribution
of snacks, various games, poetry
recitation etc. 70 residents joined in
the celebrations.

Utsav was beautifully bedecked on Teej,
as were the ladies! They enjoyed an
indoor function of songs, dances and a
quiz game.

This continues to be the most awaited
event as besides the celebrations,
residents also get to meet and greet the
newcomers to Ashiana Utsav.

Kargil Diwas was observed by lighting
candles and observing a 2-minute
silence. Major Vinay Khullar’s speech
and the patriotic songs that followed
touched everyone’s hearts .
Chakra Healing and Music Therapy
Therapists from the Prerna School
made another visit to Utsav. This time
they gave Music Therapy. Residents
joined them in singing Bhajans to uplift
their spirits and open their hearts to
receive healing; this was followed by
meditation. They also offered Chakra
Healing and Tarot Card Reading for
those interested.
Session for Eternal Happiness
Dr. Roop Singh, MD, Physician and
Medical Director of City Nursing Home,
Bhiwadi conducted a very interesting
and humorous session on ‘The 3 H:
Happiness, Health & Holiness’. He
explained how meditation, clapping and
laughing can get rid of stress.
Badminton Tournaments
The 2-day Badminton Tournament took
off well. It was held at the Treehouse
Badminton Court and all attendees
were served snacks and cold drinks by
Treehouse on the opening day.
Free Heart Check-up Camp On the occasion of World Heart Day,
Artemis Hospital, Gurgaon organized
a Free Heart Camp at Ashiana Utsav
where residents were checked by the
Cardiologist and ECG was done for
those who required it.

A popular feature at all our Ashiana
Utsav locations is the ‘Month-end Party’
where residents whose birthdays and
wedding anniversaries fall in that month
are feted. We made a small start for
the first few residents at Lavasa by
bringing in a cake and some snacks.

Improving Security
Security guards have been given
Walkie-Talkies so that they can instantly
communicate between themselves,
share crucial information and thus
ensure security of the area.
We organise a trip to Pune every
Wednesday so that residents can do
their weekly household shopping, buy
their stock of Pune’s specialities, as
well as indulge in some retail therapy
till evening. Spending the entire day
together also helps the residents get to
know each other.
Independence Day
Ashiana Greenhill residents and staff
celebrated Independence Day with
the spirit of joy and patriotism. The
Flag was hoisted by Mr. Manoj Yadav,
President RWA, Ashiana Greenhill.

Krishna Janamashtami was a day
for the children to enjoy themselves,
which they did by taking part in races
and other activities. Residents also
planted trees on the occasion.

Dahi-Haandi, Sri Krishna Jhaanki, and
Jagrans were some of the ways in
which Janamashtami was celebrated
in our projects. The children of Ashiana
Gulmohar Park and Ashiana Aangan put
up lovely performances.
Ashiana Aangan residents put up a
fabulous mela for Teej. Around 500
residents enjoyed the event with
interesting shops and stalls. Dressed in
traditional clothes, they enjoyed dancing
to the sound of joyous music.
Water Conservation
Low Flow fitment, a system which
reduces water flow by 30 % while being
equally effective is being installed in our
projects. It has already been installed in
over 600 Flats in Bhiwadi.
Fire Fighting Drill
Ashiana Maintenance Services held the
Inter-Ashiana Badminton Tournament at
Ashiana Aangan. The event, with record
no. of participants and spectators, was
covered by the media.
Security Supervisor Mr. Devi Singh
carried out a Fire Fighting Drill at Ashiana
Town for the Engineers, Supervisors,
Store keepers and Security Guards. Fire
extinguishers have been placed at our
stores, site office and hutment area.

Residents joined them to clean up the
city. Picking up plastic, paper etc they
set an example for others to follow and

Our talented residents organised and
participated in a special event to mark
the 100 years of Indian Cinema. Col.

Mrs. Bhalla, Mr. Sethi, Col. Thapa, Mr.
& Mrs. Diwanji, Mr. & Mrs. Banerjee,
Mr. & Mrs Saha and Tamal Pandey
presented a 3-hour musical show. With
two months of preparation and great
support from the Utsav and Treehouse
staff, the fully -packed Treehouse Hall
comprising residents from Ashiana
Utsav, Ashiana Rangoli, Ashiana
Bageecha & Ashiana Greens enjoyed a
show of professional standards.
The Inter-Ashiana Quiz Competition was
held at Ashiana Greens and was a huge
success thanks to the support from
the residents of the complex. About
250 spectators enjoyed the quiz which
covered a wide range of subjects.

a show of the popular comedy play,
‘Rishton ka Live Telecast’ at Rangsharda
Natya Mandir, Mumbai.

in safeguarding the nation.

All our projects reverberated with the
sounds of the National Anthem on
Independence Day, as well as the sound
of merriment as they enjoyed the fun and
games! The highlights were probably the
Sack Race at Ashiana Enclave and the
Spoon Race at Ashiana Brahmananda.
Once again the ladies of Ashiana proved
there worth in sports as they displayed
their skill in both, the Inter-Ashiana
Football Tournament and the InterAshiana Badminton Tournament.
Independence Day celebrations at all
the complexes began with flag hoisting
and the National Anthem, followed by
various fun activities like Tambola, Sit &
Draw competitions, Fancy Dress etc. At
Ashiana Greenwood, the residents gave
souvenirs to the Maintenance Team to
acknowledge the support given by them.
The Maintenance Teams of Ashiana
Greenwood, Ashiana Manglam and
Rangoli Gardens carried out Clean-up
Drives with the respective residents of
each complex. Areas of up to 1 km on
Indira Gandhi Road, Kalwar Road and
Maharana Pratap Marg were taken up
for cleaning.

Reducing Electricity Costs
Ashiana Maintenance Services was
pleased to support the RWA of Rangoli
Gardens with infrastructure and
manpower for their celebrations on
Janamashtami in the Multi-Purpose
Hall.Children took part in the Fancy
Dress competition and performed group
dances while the ladies sang Bhajans.
The highlight was the Dahi Handi event.
We have replaced 81 sodium bulbs of
70-watts with CFLs of 23-watts in the street
lights at Ashiana Manglam. This will save
Rs.10, 000/- per month in the electricity
bill of the common meter for residents.
This decision was taken and implemented
with the consent of the RWA. There is no
change in the lighting arrangements.
For the residents of Brahmananda it
was a special celebration and coming
together with new neighbours as 250
of them gathered to celebrate with a
cultural programme.

It is great to see the high spirits at the
construction site of Ashiana Anantara
as Taurus and Gemini come up! With
the supervisors using their Training
inputs and planning well so as to deliver
the project as per schedule, Taurus is at
the stage of sixth floor slab casting and
Gemini at third floor. Apartment Block
Leo has also been opened for booking.
Ashiana Brahmananda
With 95 units occupied, the complex has
indeed come to life as residents enjoy
interior comforts and the beautifully
landscaped exteriors. The handing over
of Phase 3 is in its final stages.
Ashiana Residency Greens won both the
Female and Male category matches in
the Football Tournament.

indoor Badminton Court at Ashiana
Brahmananda. The tournament was

The temple at Utsav sees a good
gathering of residents on a regular basis
As an agricultural scientist who has
worked in drought prone countries with
F.A.O. (United Nations), I appreciate the
efforts of Ashiana Maintenance Services
and the developer in this direction.
My wife and I moved into our Ashiana
Utsav flat in Bhiwadi in November
2012 on returning from USA. We have
met so many nice families here. Your
management staff is there to help us
whenever needed. We also met Mr.
Ankur Gupta, Jt. MD, who spoke to us
like we were his family members! The
temple has a good gathering of people.
The canteen food is reasonably priced
and tasty. The park is kept clean. Your
canteen staff and security staff too
are doing a good job. I have got all the
facilities in Ashiana Utsav that I was
getting in USA. God bless you!
The efforts of AMS to develop an informal
garden with plants requiring minimum
water, and its waste-water processing
are outstanding contributions towards
green initiatives.
So, CONGRATULATIONS! But let us not
forget that there is sufficient scope for
further improvement.

recognized at the monthly
Management Meeting for its
success in cultivating the reading
habit
amongst
employees.
Within four and half months the
club has enrolled about 50%
of the employees as members
and has a collection of over a
100 books.

We enjoyed the sharing session on ‘How
Beautiful Utsav is’ which was conducted
by Resident Shri Vasant Nair in August.
The session kindled fond experiences of
Utsavites at Utsav. It pulled out some of us
from the sulking mode we often get into
and rejuvenated us, reminding us to enjoy
life as it is meant to be enjoyed. Some of
us expressed the feeling that once you
settle down in Utsav, you forget the world!
The large central garden is very beautiful
and also very well maintained on a daily
basis. However, we have not seen any
Tulsi or Peepal trees in this garden. We
urge the Ashiana Management to
please plant some Tulsi (which has great
medicinal value) and Peepal (which has
a lot of religious value).
Please send contributions for Aap ki kalam se, with your full
name, address and photograph. Published pieces will get a gift
from our Jt. MD, Ankur Gupta. Contributions may be in English
or Hindi, not more than 175 words and it should be something
positive! Negative thoughts go against the Ashiana Philosophy.
