Vol. 13 No. 50 From the Desk of the Jt. MD Dear Friends, As they say, when the going gets tough, the tough get going. And that’s exactly what we’ve seen at Ashiana these past few weeks. It’s been a difficult time in the market, with crazy deadlines and new locations. But the complete Ashiana team, as usual, worked hard to meet every challenge. The result? This year we will be delivering 11 projects in seven locations and almost all of them would be on time. It’s a fabulous feeling and I am so proud of the team – once again. What gives me special pleasure is the way the team is handing over the units. We have further streamlined the processes for the readiness of our buildings and our projects, the documentation and, most important, the handing over, driven by the fact that this is your special day when you will be getting the home of your dreams. For me, it is heart-warming to see the passion and excitement with which the team is working to make that dream come true. What warmed my heart equally was seeing the residents cheer the contractor staff and their children as they participated in various games in Ashiana Greens, Bhiwadi. It truly made me feel that we are one big happy family! Fantastic! P Quarter II 2015 In This Issue... A.Gongopadhyay receiving the Bhamashah Award on behalf of Ashiana Ashiana Housing Limited has been honoured by the Government of Rajasthan with “The Bhamashah Award” for a third consecutive year for its contribution to the field of basic education and development of infrastructure at government schools in the state of Rajasthan. Ashiana Housing Ltd. (AHL) has entered into an agreement to acquire approximately 7.2 acres of land adjacent to its existing group housing project Ashiana Umang at Jaipur. The lease for this has already been sanctioned by UDH, Jaipur. AHL proposes to develop the land as an extension to Ashiana Umang and will add 6.5 lakh sq.feet of residential housing to the existing project. AHL has also signed a Memorandum of Understanding with the Jaipur based Pearl Spytech Group for developing 8.6 acres at Keshopur village, Ajmer Road in Sanganer, Jaipur on a revenue sharing basis. This will be a residential group housing project with an estimated area of 9 lakh sq. feet. Residents can register and log in to view their unit's latest information including ledger and transaction details, along with the latest updates from Ashiana. Maintenance charges can now be paid online. which they gave interested participants information about possession dates, construction quality, and market absorption data. Customers took the floor to share their experiences. Group site visits with families were planned and we expect a good response from the gatherings. Construction Targets The construction of 23 lakh sq. ft. by Ashiana in the year 2014-15 across all projects in Jaipur has been an outstanding achievement and was marked by celebrations for all team members in projects in Jaipur Jodhpur, Bhiwadi and Halol. At Bhiwadi, Mr P.K.Jaiswal, Vice President, Bhiwadi Projects and Mr. Atma Sharan, Vice President, Ashiana Maintenance Services were there to motivate the Ashiana family. The celebrations started with the unveiling of a commemorative T-shirt and then, it was one long evening of dancing, Ashiana in Chennai l l Mr. Bharat Jain, Jt. MD Mr. Ankur Gupta and Mr. Vijay Moorthy at Chennai At an informal early morning meeting in Chennai, our Jt. MD Mr. Ankur Gupta interacted with residents of Villa Viviana receiving some positive and constructive feedback on Ashiana’s maintenance of their Club. Different suggestions from the residents were discussed and Mr. Gupta also informed them about Ashiana’s plans for further enhancement of services and facilities. Residents were also quite keen that Ashiana Housing Ltd. should take over the complete maintenance of the entire project. Currently, this matter is under discussion. Mr Gupta also outlined the concept of Senior Living and its significance for older life-styles. Teams from Halol, Bhiwadi, Jaipur and Jodhpur celebrate their yearly achievements 2 Utsav, Lavasa and Gulmohar Gardens teams attended activity based training on behavioural aspects of the handing over process. Effectiveness – A short capsule session on the “Habits of Highly Effective People” was organised during the Monthly Meeting in May. Another session was held for sales, marketing and service teams. Contract Labour Act – The Jaipur and Bhiwadi teams were updated on compliance requirements. Written Communication Skills – A good start has been made in the written communication training programme after completing verbal training. Participants listen with rapt attention during the quarterly training session at Ashiana Rangoli Gardens in Jaipur Quarterly Training Quarterly training programmes were conducted by Mr. Manoj Srivastava, Assistant General Manager, Maintenance Division at Ashiana Amarbagh, Jodhpur and Rangoli Gardens, Jaipur. Aspects of Safety, Preparation for Monsoons and Clarity on Roles and Responsibilities were the highlights. Staffers from the Maintenance, Sanitation, Horticulture and Security teams across Jaipur and Jodhpur participated. Tiles Training A training session on Tiling was organised by Somany Tiles at Ashiana Town , Bhiwadi and Ashiana Aangan, Neemrana. Mr. Suresh Raina, Manager Somany Tiles, addressed the engineers, supervisors, contractors and masons. Teams from Head Office, Delhi and from Jaipur sites were also present. Different tile laying patterns were introduced to improve the high quality which Ashiana provides. Bar Binder Training A training session was organised for the steel bar binders to further improve their work quality and speed. Mr. Heer- amani, Steel Foreman (Ashiana Town), is training the bar binders with Mr. R.P. Srivastava. CPVC Training CPVC training was organised at Ashiana Aangan Neemrana by the Astral Group for betterment of workmanship. Other Training Sessions Train the Trainer – Internal trainers underwent sessions to brush up and update their training skills. Legal Aspects of Sales –All sales teams were trained on various legal aspects of sales to help them directly answer first-level legal queries. Maintenance Team Training – Skill enhancement training was organised for maintenance teams at all branches. They also participated in the Clean India Show at Indore to learn of new trends in the housekeeping industry. Handing Over – To make our annual theme 'Happy Handing Over' a success, internal processes are being improved and training was given to all the handover teams at Bhiwadi. The new tool bag designed for maintenance staff at Bhiwadi will further enhance the team’s efficiency allowing them to organise their tools effectively and resolve any problems on the spot. ESI Camp As an initiative to encourage contractors to adhere to ESI compliances for the benefit of their workers, Ashiana Maintenance Services Ltd organised an ESI Camp for the registration of contractor staff. Phoolwari kids spent World Environment Day (June 5) by planting and nurturing young saplings and making colourful posters to help spread awareness. It was a day at school with a difference with fun-filled activities that kept them happily and constructively busy. Clean-Up Drive Phoolwari children played an active part and worked enthusiastically in preparing reports, charts and posters to spread awareness about the importance of cleanliness during their Clean-Up drive. Halol's CSR Initiatives Ashiana Navrang, Halol especially dedicated this second quarter to Corporate Social Responsibility and launched several new initiatives. Mr. R.P. Srivastav came from Bhiwadi to start skill training for Grouting, while Jay Bharti, GTE and Vikrant, Sr. Supervisor volunteered as teachers for this first ever all-female batch at Halol. Fifteen young women are being trained and should receive their professional certification within this year. A significant highlight of the CSR activities was the admission of 22 children in the government school at Jambudi, and the adoption of the school for plantation activities within its compound. The event was attended by the Hon’ble Minister of Roads & Buildings, Government of Gujarat Mr Jaydrathshinhji Parmar. Mother’s Day is an important occasion for Ashiana. Even our corporate symbol depicts a mother and child. A grand celebration was organised at Ashiana Umang, Jaipur to celebrate the event. About 1600 residents from all Ashiana projects in Jaipur along with their families gathered for a musical evening. Ashiana Dwarka, Jodhpur too celebrated the day with customers and their families. Guests met and mingled over dinner to finish off a fabulous evening. In Jamshedpur residents celebrated with a picnic and at Ashiana Town, Mother’s Day was celebrated with existing and prospective customers of all projects at Bhiwadi. Participation was overwhelming so the wide range of activities organised was very much enjoyed. There was a dance troupe, a photographer and a mehendi artist on the spot followed by games and dinner. Customers had a great time and we got very good feedback. Fun at School Ashiana has stepped in at Ghatal School in Bhiwadi to make a small but meaningful effort to create an environment of fun for kids. Our senior Estate Officer Satish Yadav and his team organised a fun event for the young students. About 150 kids had a great time participating in a series of games including musical chairs, spoon races, a ramp show, and dances. Fun at Work Ashiana organised a fun filled event at Ashiana Greens, Bhiwadi for the families of all contractual staff which includes everyone in housekeeping, horticulture and security. This was a small token gesture of thanks to all those who are putting in such great effort to maintain our societies. There were about 120 family members and workers and they all enjoyed the break. Ashiana is grateful to all Ashiana Greens’ residents for allowing us to organise the event at their project. Proud recipients of Tile Grouting certification at Ashiana Town, Bhiwadi Gulmohar Gardens (Phase-01) Skill Training New Batches: Four new skill-enhancing batches began this quarter: Tile Mason and Bar Bending batches at Ashiana Town, Bhiwadi; an AAC Block batch at Ashiana Umang, Jaipur and the very first batch for Tile Grouting at Ashiana Navrang, Halol. Enhancing Skills: Ashiana encourages workers to enroll at our regular Skill Training programmes. A meeting of contractors was organised at Ashiana Umang, Jaipur and at Ashiana Navrang, Halol to emphasise the importance of re-skilling and the constant updation of their work force’s expertise. For Parents & Kids A Fancy Dress Competition for kids and a session of Health Tips by Dr. Murali was organised at Ashiana Town for existing and prospective customers. Children also prepared a small quiz for their parents and it was really enjoyable to have parents answer them for a change! The health tips and other suggestions were also much appreciated by the parents. There was a prize distribution at the end leaving guests happy and smiling on their way out. The gathering of close to 500 customers and families thoroughly enjoyed the evening interacting with each other while the children were equally occupied with the butterfly dance, toy train and water balloon rides which were all major attractions for them. The event concluded with dinner. Our MD Mr. Vishal Gupta planted a sapling in the Ashiana Town sales office to mark World Environment Day. Mr. Mritunjay Singh, AGM Projects, also planted some saplings in Ashiana Town . The development of a green park in the labour hutments was also initiated. Ashiana Surbhi inaugurated a kid’s play room with decorated walls, toys and fun accessories. The basic motive is to help parents keep younger kids busy and engage and entertain them with hands-on activities from building blocks to arts and crafts and games. Trained baijis take care of kids while they play. Quality Progress Customers toured Ashiana Surbhi to check the progress and quality. Forty two participants wrote some excellent poems and a large audience appreciated their efforts, especially those of the younger children who showed remarkable talent. Summer Splash The Inter Ashiana Swimming Competition was held this year at Ashiana Gulmohar Park, Bhiwadi. There was all round participation from across Ashiana loudly cheered by an excited gathering of residents. An evening swimming competition at Ashiana Amarbagh, Jodhpur drew a record 107 residents as contestants. Prizes were distributed by Group Capt. Sihag. Another swim meet was organised at Ashiana Greenwood, Jaipur and saw active participation. Ashiana Manglam, Jaipur organised a swim meet at the clubhouse pool. Earlier, Ashiana Greenhill, Neemrana organised its own swimming gala with a crowd of 50 residents spurring competitors on. Antakshari Competition The Inter Ashiana Antakshari competition was held in Jamshedpur at Ashiana Brahmanda. Residents from Ashiana Gardens, Ashiana Residency Greens, and Ashiana Woodlands participated. Woodlands were the winners and the hosts were runners up. Ms. Sraddha Das, who was the Zee Saregama Little Champ performed for the residents. A large number of residents of Ashiana Aangan, Bhiwadi also celebrated International Yoga Day by getting together in Central Park to perform various asanas. Winners of the Inter Ashiana Antakshari Competition at Jamshedpur Beautified Area Cooking Contests The much awaited Master Chef event was organised at Ashiana Gardens, Jamshedpur. In the final round the task was to prepare one starter and one main course. Mrs. Prabha Bihani and Mrs Maya Devi of Ashiana Gardens, and Mrs. Ritambra Jha of Ashiana Brahmananda were the proud winners. For everyone, it was great fun and a new experience. Refreshing Looks The periodic external repairs along with exterior repainting of Ashiana Rangoli, Bhiwadi is underway already and residents are looking forward to seeing their homes’ look refreshed once again. International Yoga Day Rangoli Gardens, Jaipur organised a workshop on International Yoga Day. Mobile Initiative Ashiana’s maintenance team staffers Baldeo and Dwarik of Ashiana Rangoli, Bhiwadi have shown remarkable expertise by converting a feed pump into a mobile pump which can be used for a variety of purposes like waterlogging etc. The pump’s portability ensures that it can now be easily set up anywhere and start functioning immediately. The festivities continued for eight nights with bhajans followed by prasad every day and concluded on the day of Ram Navami. More than a hundred Utsavites enjoyed Navratri and participated in the festivities with faith and fervour. Guests enjoy the Jashn videos during their day long visit to Nirmay, Bhiwadi Bhoomi Pujan The bhoomi pujan of Ashiana Nirmay, Bhiwadi was conducted in the presence of Mr. P.K. Jaiswal, VP Projects, Bhiwadi. Work has started on the Activity Centre and is in full swing. Onstage Comedy The Nirmay team organised a comedy "What’s in a Surname?" at Air Force Auditorium, New Delhi. Ashiana Utsav and Nirmay customers were invited. After the play winners were announced for the Lucky Draw. Enjoyable Visit A group visit for 64 guests was organised to the Ashiana Nirmay, Bhiwadi Book a stay at our Trial Apartments in Ashiana Utsav, Lavasa to truly experience it Fathers pose proudly with their children on Father's Day at Nirmay, Bhiwadi site. After breakfast at Utsav Cafe, guests viewed a walkthrough and enjoyed the Jashn videos and tambola. They also interacted with Ashiana Utsav residents Mrs. Amita Shaw, Mrs. Geeta Bhalla and Mrs. Anila Gupta. The group went around Utsav and then to the Nirmay sample flat. The visit ended with lunch at Utsav Cafe and guests left after a happy and enjoyable day out. Father’s Day Ashiana Nirmay celebrated Father’s Day with customers. Children from Ashiana Gardens came for the event. The theme was “Classroom” so the children prepared some questions for our customers to answer in a small quiz session. As children asked their questions, it was parents who fumbled much to everyone’s amusement. One of our customers was asked to distribute small gifts to the children and everyone then moved to Ashiana Utsav for lunch. Sai Sthapana Diwas Hanuman Jayanti Hanuman Jayanti was celebrated very early in the morning at the Utsav, Bhiwadi Temple because of the lunar eclipse. Puja was followed by abhisekh, bhajan, and prasad distribution. About 100 residents attended this spiritual event. Accomplishment There lies deep down within me, still, a level of optimism That I will come out of my obscurity of thought. A monthly sports meet for residents of Utsav, Jaipur is organised regularly and this time participants contested enthusiastically in carrom, walking and table tennis competitions. All the participants in the Meet were April Fool’s Day Mr R.N.Bhargava performing puja on Sai Sthapana Diwas and Mrs Pratibha Prasad on Hanuman Jayanti at Utsav, Bhiwadi given gifts and all Utsavites enjoyed the vigorous competitions. Pool Party A “Summer Pool Chaat Party” was also organised in the Club House at Utsav, Jaipur. There was an excellent turn out which made good use of the coupons available for a variety of delicious chaats, perfect for summer: Pani patase, bhel puri, papdi chat and tikki chole. At Utsav Lavasa more than 120 residents An April Fool's Party in the Activity Hall at Jaipur was attended by 40 residents of Utsav, Jaipur who thoroughly enjoyed a different and new kind of activity. A skit was performed by Mrs. Malini Dhir and Mrs Paliwal. Mrs Sushma Chakarvati sang the number: "April fool banaya, to unko gussa aaya" while Mr. Vinod Sharma entertained the gathering with some hilarious jokes. The programme was followed by dinner for all the guests. Antakshari Competition Utsav Bhiwadi had their own Antakshari session at the Activity Centre with over 40 residents actively taking part through four rounds: movies, jodi, word catch and last letter round. Feedback was enormously positive and the enjoyment obvious. I witness fingers pointed at me with empty sarcasm. Still I have belief, because the brave have always fought… I didn’t want to fly, I didn’t want to dive. Fear of facing my fears --- can it be termed phobophobia? Was eating me, not letting me survive... Was intoxicating me, an overdosage of anesthesia. The Temple committee organised a Sai Sthapana Diwas followed by Sai puja, bawni, kirtan, bhajans and sweets at Utsav, Bhiwadi. The committee sponsored dinner for the 350 people who enjoyed the event. Educative Talks Mr Prem Sabunani, our resident gave a very interesting talk on “Shared Life Experiences in Malaysia and Cambodia” which was much appreciated by the 30 residents of Utsav, Lavasa who listened with close attention. There was also a talk at Utsav, Bhiwadi on Physical Health by Dr Arya attended by 35 residents most of whom as well as others have given feedback about how much they enjoy the Vimhans team visits. Musical Evening A musical evening in Utsav, Bhiwadi at the TV lounge of the Activity Centre drew 45 residents who sang along with old evergreen songs enthusiastically. Treks & Trips Over thirty adventurous residents from Utsav, Lavasa went for a trek from Ramnagar to Ekant while another group made a trip to Naryanpur for Balaji darshan and prasad. Music Therapy The Vimhans Medical Team continues organising unique activities with Seniors at Utsav, Bhiwadi. The team organised a music therapy session for senior citizens with Mr Somesh a music therapist performing with lots of musical instruments. He started with clapping, followed by a varied range of musical instruments. All Care Givers and other Care Homes residents offered warm wishes and enjoyed the cake cutting and the celebrations that followed complete with snacks, cold drinks, and the feeling that they were here to share happiness and were still young. International Yoga Day Bhiwadi’s Care Homes residents celebrated International Yoga Day trying various yoga asanas as Staff Nurse Ms. Ritu Kumari instructed residents and guided them through a variety of yoga postures under her supervision. Group Exercise A daily group exercise session is being organised at Care Homes, Bhiwadi at 10.30 am in the Activity Centre. It is conducted by our physiotherapist Dr. Nitin who has devised a variety of different ball and movement oriented games and exercises to help maintain the physical strength of participants. Children’s Visits At Care Homes, Bhiwadi residents love meeting children and Ashiana organises such occasions every quarter. This time we had 35 excited young visitors from the famous Bal Bharti School. They danced, sang, recited poems and also performed some Bollywood songs. Care Homes residents loved the programme and they talked about their own life stories and learnings with the children who listened very attentively before the gathering ended with snacks and cold drinks. Bhajan Sandhya Going the Extra Mile Our electrician Mr. Vinod Singh’s wife was in hospital for her delivery and in a critical condition. She needed blood urgently. There was no blood bank in Bhiwadi. When Vinod spoke with Vijay Singh, Estate Officer, Vijay immediately left for the hospital with Davinder Singh, Electrical Engineer and both donated blood saving a precious life and spreading happiness in Vinod’s family. Bhiwadi Rediscovering art; sampling mangoes; and games time at Care Homes Jaipur Our Electrical Supervisor Mr. Devender Singh was seriously injured one day at home after a fall in his bathroom which left him unconscious for six to seven hours.
