Strong buyer appetite the theme of 2014 show A s many recreation property developers gear up for another busy selling season, Calgarians are still chomping at the bit to find that perfect second home by the lake, in the mountains, or down south. Whether it’s in the Columbia Valley, Montana, Mexico or the Okanagan, rec properties are in high demand for 2014, say experts who will be on hand for the Calgary Herald’s annual Recreation & Investment Properties Show, March 15 at Deerfoot Inn and Casino. “For us, things have been very positive,” says Barry Ehlert, managing partner with Wilderness Club Montana, a development near the town of Eureka, just west of Glacier National Park. In B.C., many properties are experiencing similar growth as buyers search for those elusive hidden gems, says Scott Sauermann, of Royal LePage Rockies West Realty Ltd., who works with Schickedanz West on its master-planned Elk Park Ranch development at Radium Hot Springs. “The first thing everyone wants is that mountain view,” he says. “And they want space between the homes … greenspace and trees. They want more bang for their buck.” Calgarians are also seeking properties in less-crowded locations, says Chuck Ashton, sales and marketing director with Vivo Resorts, adding he’s seen a “ton of interest” out of Alberta for Vivo’s development in Puerto Escondido on Mexico’s Pacific coast. “Many people are tired of winter and want a place to escape to and like the idea of a sunshine property where they can rely on great weather,” he says. “People buying properties want a place that’s quieter and they’re looking at affordability. Generally, when buying in a major resort destination (like Acapulco), the peak has already come. We offer the ability to get into a market that’s still on the growth swing.” The Okanagan region has similarly seen an increase in sales — particularly since last spring, Wilderness Club Montana. says Jason Koverchuk, director of sales and marketing at Lakestone, a master-planned community from Macdonald Development Corp., 10 minutes from the Kelowna International Airport. “People from Alberta are considering the Okanagan again,” he says. The Okanagan Mainline Real Estate Board reported a 13 per cent jump in overall sales of all property types in the region in 2013 compared with 2012, and December sales are up 44 per cent over December 2012. Developers in the nearby Kootenay Rockies are also seeing increased buyer interest. “This year is probably the strongest it’s ever been,” says Craig McMorran, president of Sweetwater Lake Village at Koocanusa, near Fernie, B.C. “Typically, we don’t start selling until July, but we’ve probably done over $1 million in sales so far this year. Once the economy starts getting stronger, people are looking to invest in themselves.” McMorran says there’s been strong interest in Sweetwater’s new RV park development, which he says appeals to those who like the freedom of RVing, but want the amenities of a resort village like Sweetwater. “A big push for us this year will be the RV lots,” McMorran says. “About 98 per cent of our sales come from Calgary. They like the fact it’s so close.” Koverchuk says he’s looking forward to this year’s Recreation & Investment Properties Show because it gives him a chance to convey the beauty of the properties, one-on-one, with potential buyers. “If we get a chance to connect, I can just share what life at Lakestone www.calgaryherald.com/recshow Vivo Resorts near Puerto Escondido. would be like,” he says. “I can’t bring the view, but I can share some great images and answer questions.” Ashton, who is making his fifth appearance at the show, agrees. “We really like the opportunity to connect face-to-face with our clients,” he says. “It’s nice to speak to people who may have been introduced to Vivo, but now want to get more in-depth details.” Adds Sauermann: “Face time is where it’s at. As much as I love technology, I like that personal touch of connecting with my purchasers.”
