It is the mission of the State Theatre for the Arts to develop the historic State Theatre as a
vibrant community center for innovative cultural arts programming and popular events that
foster the cultural enrichment and economic sustainability of historic downtown Red Bluff.
Dear friend of the State Theatre,
It is my pleasure to share with you that because of the amazing support of the entire community,
the State Theatre for the Arts has during calendar year 2012 continued to make significant progress
in fulfilling its mission. This report is being prepared to update those in the community who have
placed their trust in STFTA by contributing financial and other support toward the purchase of the
historic State Theatre as a resource for the entire community now and for future generations.
Frankly, it is our hope that after reviewing this document those of you who provided financial
support in the past will choose to continue your support, and that those of you who have yet to
sign a check will choose to do so in 2013.
While this annual report contains requisite statistical information, its intended purpose is to
provide the reader with a basic overview of successes achieved through our capital campaign,
and to give you a view of our efforts to broaden and increase utilization of this wonderful
performing arts venue by all segments of the community.

State Theatre for the Arts
The State Theatre for the Arts has occupied the State Theatre for approximately a dozen
years. During the first ten years STFTA rented the theatre, which was under private
ownership. In early 2010 a decision was made to cease the landlord/tenant relationship
and devote that year to making an informed decision regarding the potential for purchasing
the theatre. After several months of study, a strategic planning session was held with
community stakeholders and it was decided that among other things, it was necessary to
1) thoroughly investigate the condition and market value of the State Theatre site’s building,
equipment, and mechanical systems, 2) investigate cultural arts and economic revitalization
programming options, 3) determine needed facility and equipment improvements to
accommodate new programming efforts, 4) develop a sustainable business plan, and
5) investigate the feasibility of a comprehensive capital campaign to attract the funding
necessary to underwrite the cost of organization developments and community initiatives.
Upon completion of the above-referenced due diligence and strategic planning activities, a
decision was made in December 2010 by the STFTA board of directors to undertake a multi-year
comprehensive capital campaign. The funds from this campaign would be used for the purchase
and eventual restoration or upgrading of the State Theatre facility for new and expanded
programming, and for the eventual establishment of an endowment fund appropriate to the longterm needs of the STFTA and the community it will enrich and serve.
Governance
In order to satisfy the many facets of purchasing and operating a 67-year-old historic theatre, you
need ambitious, capable people with a whole lot of time to participate. This community is indeed
fortunate to have such people! At the present time the State Theatre for the Arts operates the State
Theatre largely as a volunteer organization. Following is a list of your friends and neighbors who
served on the 2012 board of directors, and who along with many other volunteers completed
nearly 4,000 hours serving the State Theatre in various capacities during calendar year 2012.

Jeannie Bergen is relocating and will no longer be able to serve on our board; replacing Jeannie
will be long-time State Theatre supporter Amanda Davidson. We thank Jeannie for all she has
done on behalf of the State Theatre. Additionally, though he is not on the STFTA board of
directors, recognition must be given to our very capable concessions manager Tom Sale and the
many wonderful volunteers who assist him at theatre events.
State Theatre Acquisition Process
As previously indicated, a decision was made in late 2010 to enter into negotiations with private
ownership for the purchase of the State Theatre. In early March, 2011, an agreement was reached
wherein State Theatre for the Arts would purchase the State Theatre for the appraised value of
$391,000 plus $50,000 (covering 50% of recent upgrade costs) for a total purchase price of
$441,000.
On March 15, 2011, escrow was opened with a six-month closing period (September 15, 2011),
which would allow the State Theatre for the Arts ample time to implement its capital campaign
and to identify and secure longer term financing. Financing was ultimately secured on a two-year
interest-only basis (and which can be converted to a long term fixed-rate loan) through the Rural
Community Assistance Corporation, and escrow was closed on the purchase of the State theatre
on October 16, 2011.
Capital Campaign for Purchase of State Theatre
While negotiating an appropriate purchase price and securing necessary financing for the
purchase of the State Theatre required a significant amount of time and effort, these activities pale
in comparison to the effort required to actually identify and raise funds necessary to pay for the
building in a relatively short period of time. I am extremely happy to report that under the
leadership of Resource Committee Chairman Marvin Locke, the State Theatre capital campaign
enjoyed an amazing level of success in calendar year 2012.
As indicated earlier, the purchase price for the State Theatre is $441,000. After adding interest and
closing costs associated with the loan, the total cost of the purchase rises to $475,200. Due to the
fantastic support of the entire community, we have from March 1, 2011, through December 31,
2012, received contributions of nearly $400,000 in support of our capital campaign to purchase
the State Theatre. Of that amount approximately $250,000 was received in 2011, and $150,000 was
received in calendar year 2012. Currently there is a balance of approximately $75,000 owed on
our real estate loan. Several factors appear to have contributed to the overwhelming success of
our capital campaign thus far:
1) STFTA has augmented its capital campaign by generating approximately $20,000 through
live auctions held in conjunction with concerts at the theatre in 2011 and 2012.
2) The STFTA capital campaign has benefited greatly from support for our efforts by America’s
favorite actor and Red Bluff’s favorite son, Mr. Tom Hanks. Tom took time out of his extremely
busy schedule to produce and send us a very special promotional video extolling the virtues of
the State Theatre.
3) Last, and certainly most important, is the confidence that individuals, families, businesses
and organizations within this community have shown STFTA by making financial contributions to
our capital campaign.

While we cannot thank this community enough for the amazing response to our capital
campaign in calendar years 2011 and 2012, we realize that there is more work to do if we
are to truly own this magnificant community theatre. It is the goal of the State Theatre for
the Arts to retire the remainder of our mortgage debt in calendar year 2013. It is our sincere
hope that those of you who have already contributed to our campaign will continue to see
this project as a priority worthy of your financial support. It is also our hope that others
within the community who are capable of supporting this important project will provide
additional funding during calendar year 2013. Additional information regarding the State

Calendar year 2012--A year of planning and improvements at the State Theatre
Even though the capital campaign to purchase the theatre remains a central focus of the State
Theatre for the Arts, we are doing everything we can to identify, prioritize and undertake
improvements to the physical and program components of the Historic State Theatre.
Improvements designed to support improved working conditions, enhanced programming
capability and patron comfort include the following:

The State Theatre was the proud recepient of a $44,400 grant from the McConnell Fund
of the Shasta Community Regional Foundation. This grant allowed for the acquisition
and installation of a state of the art audio-visual system within the State Theatre.
State Theatre for the Arts has purchased the 1,000 square foot building to the east of the
theatre (331 Oak Street) for use as a “green room” by the entertainers who grace the
Haleakala Stage at the historic State Theatre.
Effective January 1, 2013, STFTA has entered into a lease agreement with the Tehama
County Arts Council, who will utilize the above described green room/arts building for
art displays and for instructional activities associated with the arts in Tehama County.
Due to the generosity of a community benefactor, the State Theatre business office is
now the proud owner of a brand new computer.
Thanks to the support of Harry and Betty Dudley, the State Theatre concession stand is
now home to a high quality popcorn maker which pops the freshest popcorn in town.
With donated services from architects Don Eggleston and Ray Chergwin of SERA,
Portland, Oregon, and Chris Gonczeruk of Gonczeruk’s Custom Woodworking in Red
Bluff, a new concession stand has been designed. The new stand was developed with
the State’s original concession stand as design inspiration. The expectation is that 2013
will see installation of this new stand in the Sydney Lindauer Lobby at the State Theatre.
Preliminary estimates have been solicited and obtained regarding the restoration of the
State Theatre blade (the neon STATE sign) that rises above the exterior of the State
Theatre.
A potential donor has offered matching funding, and potential grant
applications are being targeted to pay for the sign replacement during calendar year
2013.
Safety railings have been added to the balcony stairways by Triple “D” Metal Works,
who donated materials for the project.
Due to the generosity of Rolling Hills Casino, we have had all carpets in the theatre
cleaned.
While a primary focus for STFTA has been to acquire the State Theatre through our capital
campaign, we are fully aware that facility and program improvements will play a major role
in our future success. Because we now own this grand old building (to the extent that we
have a mortgage) we believe businesses, individuals, and foundations will look much more
favorably at funding requests for building improvements and restoration. It is the intention
of STFTA during calendar year 2013 to complete such projects as remodeling the green
room/art building, replacing the State Theatre concession stand, and replacing the State
Theatre blade (the State sign).

Though not a “pay for performance event” in May 2012, the Historic State Theatre was proud to
serve as the featured venue for a tour of historic theatres by the Historical Theatre Society of
America. Theatre buffs from all over the world were especially impressed by the grand old
murals within the State Theatre!
As you see, the State Theatre served as the preferred venue for thirty-three different events during
calendar year 2012. These events were attended by a total of 10,130 patrons for an average of 307
patrons per event. While the average attendance per event appears to be subtantial, it should be
noted that the average is significantly increased by including student-based events at which the
theatre is filled to capacity with students who pay little or no charge for admission. Absent these
events, the average attendance is reduced to approximately 250 per event. On four occasions
concerts were attended by fewer than 100 patrons, resulting in a financial loss for the State
Theatre and/or concert promoters.
While the capital campaign to purchase the State Theatre continues to be successful, a lack of
attendance for high quality events continues to cause at least a minimum level of concern.
Only by the support of theatre programming through attendance will the State Theatre be
able to increase the quantity and quality of offerings on the Haleakala Stage. STFTA is
hopeful that with increased visibility and marketing efforts, 2013 will see bookings and
attendance grow at a reasonable rate. It is the goal of the STFTA to book an average of three
events per month during calendar year 2013. It is also our goal to increase attendance at
theatre events by an average of twenty percent per paid event. We hope to have 12,000+
patrons visit the theatre in calendar year 2013.

State Theatre Membership Program
Calendar year 2012 marked the revitalization of the State Theatre for the Arts membership
program. While the current capital campaign is designated for acquisition purposes, membership
funds are necessary if we are to operate and restore this majestic old theatre. We are proud to
announce that we enrolled 175 STFTA members in 2012, with $18,700 in membership funds to
support theatre operations.
It is our goal in 2013 to build our membership to 225 with a total contribution of $25,000.
We are continually looking for ways to reward our members; additional information can be
obtained by logging on to the State Theatre website at www.statetheatreredbluff.com.
Personnel
While the State Theatre continues to fuction as a mostly volunteer organization, operating a theatre
is truly a full-time job. For that reason the State Theatre for the Arts made a decision in mid-2012
to contract with Linda Bullock for front of house management services to take care of day-to-day
business. Linda is a life-long member of this community, a long-time downtown business person
with a wealth of knowledge about the community as well as theatre operations. Linda is availible
most anytime to discuss State Theatre business. She can best be reached by calling the theatre
office at 529-2787.
State Theatre Operations Budget for Calendar Year 2012
Following is a very general financial accounting of profits and losses associated with operating the
State Theatre during calendar year 2012. Earlier sections of this report discuss the status of the
capital campaign to purchase the State Theatre. This section deals only with the state of funding
and projections concerning the day-to-day operation of the State Theatre.

Absent grant-related funds, the State Theatre for the Arts began calendar year 2012 with
approximately $23,500 in our operations account. The State Theatre for the Arts began
calendar year with carryover funds of $26,400 in our operations account, meaning that we
began 2013 with a reserve that increased by $2,900 over 2012.
Absent capital campaign contributions, the State Theatre for the Arts received income
totalling $100,093 during calendar year 2012.
Absent grant funds received in 2011, State Theatre expenditures for calendar year 2012
totalled $106,400, leaving a budget shortfall of $6,307.
It is important to note that two significant issues played a major role in creating this budget
shortfall. In April 2013 the STFTA was given an opportunity to purchase a building adjacent
to the theatre for use as a badly needed “green room”. The STFTA board swallowed hard and
made the tough decision to purchase the building. Down payment requirements along with
debt service obligations resulted in an expendature of $15,300 which had not been planned
for in the 2012 budget planning process. The good news is that STFTA has recently entered into
a long term lease arrangement with the Tehama County Arts Council which will not only allow
us to cover our associated financial obligation, but will provide a valuable setting for the arts
community in Tehama County.
Additionally, in midyear the STFTA board of directors made a decision to contract for front of
house management services. Although funds had not been allocated for this position in the
2012 operations budget, it is our belief that the increased visibilty and professionalisim that
comes with this position will pay for itself in the long run.
Calendar Year 2012—A year of growth at the State Theatre
Calendar year 2012 was another amazing year in the history of the State Theatre!
We started calendar year 2012 owing approximately $225,000 on our mortgage to acquire
the State Theatre. This amazing community continued to respond, and by the end of
calendar year 2012, individuals, businesses and other organizations had contributed an
additional $150,000 to our campaign, leaving an obligation of only $75,000 before we will be
able to burn our mortgage.
Members of the STFTA board of directors--along with too many others to list--stepped up to
the plate and donated in excess of 4,000 work hours in calendar year 2012. They
volunteered their time doing everything from conducting a highly challenging capital
campaign for the purchase of the theatre to selling popcorn at the concession stand or even
remodeling our newly acquired green room. We fully realize that we would be out of
business if not for our hard-working volunteers, supporters and friends of the theatre!
We would be remiss if we did not acknowledge the 175 members of the STFTA. In 2012 we
received nearly $20,000 in membership fees which influenced our ability to make several
improvements regarding State Theatre programming, including the acquisition of a green
room/arts building and our ability to contract for front of house management services. We
hope that all who have joined, and those who have yet to join, will see the value of becoming
a member of the STFTA in 2013.
Calendar year 2012 also saw progress on several other fronts. With a McConnell Fund
grant we were able to acquire and install the best darn audio-visual system of any venue in
Northern California. Preliminary work has been done regarding replacement of the
decades-old concession stand as well as the State Theatre blade that rises above the theatre
building. Potential funding sources have been identified and we are hopeful that calendar
year 2013 will see these important projects completed!
Even though our emphasis is by necessity sometimes on fundraising, we realize that our
primary purpose is to provide a superior performing and cultural arts product to the
community. During calendar year 2012, thirty-three events were held--allowing 10,000
men, women and children to enjoy such fare as Thoroughly Modern Millie., the Glenn Miller
Orchestra, Michael Martin Murphy, Country Joe McDonald, North State Symphony, and too
many other quality acts to list individually.
As we look back at two years since we opened escrow to purchase the State Theatre, we have
come to realize and appreciate that we live in a community that cares as much about this
grand old building as we do!
