This was Sime Darby Property’s second consecutive win for the the Best Villa Development (Malaysia) following its win last year for ‘The Residences’ luxury residential homes in Putra Heights. The property giant was first runner-up in the Best Developer category last year. Both property developers have signed a memorandum of agreement, which will provide the platform for the two Companies to negotiate the terms of a sale and purchase agreement as well as the purchase price for E&O’s proposed acquisition of a 55ha parcel of land at Elmina West from Sime Darby Property. Should the deal go through, the land will be E&O’s first township development in the Klang Valley and will be developed to include both residential and commercial properties to compliment the ‘wellness’ theme that has been conceptualised by Sime Darby Property. 6 7 CORPORATE CORPORATE 8 Sime Darby Property and CapitalMalls Asia Commence Construction on MELAWATI MALL S ime Darby Property and CapitaMalls Asia Limited (SGX: JS8 and HKEx: 6813) have begun construction of Melawati Mall, a lifestyle city shopping complex located on prime commercial land in the Taman Melawati. With an expected total development cost of about RM670.0 million (S$[258.2] million/ HK$[1,570.6] million), the Melawati Mall will provide eight-storey of retail space with a net lettable area of about 620,000 square feet (“sq ft”). Set to be a one-stop retail and lifestyle destination for the residents of Melawati township and nearby towns, Melawati Mall will serve an estimated 800,000 people within a 15-minute drive radius. A groundbreaking ceremony was held at the site in Taman Melawati and was attended by Dato’ Abd Wahab Maskan, Group Chief Operating Officer of Sime Darby Berhad and Managing Director of Sime Darby Property; Under a 50:50 joint venture, Sime Darby Property and CapitaMalls Asia are developing Melawati Mall into an eight-storey shopping mall, which is expected to be operational at the end of 2016. This followed the successful implementation of the ‘green’ programme in Denai Alam, Bukit Jelutong and Bandar Bukit Raja. Organised by Sime Darby Property’s Sustainability Quality Management (SQM) Department, the initiative is part of the T.R.E.E. or Together in Restoring the Earth’s Environment programme where communities are engaged to help preserve and conserve the environment of their townships. The launch of T.R.E.E. in Nilai Impian was officiated by YBhg Dato’ Haji Abd. Halim bin Haji Abd. Latif, the Mayor of Majlis Perbandaran Nilai. Also present were Mr. Raymond Chong; Head of Development Operation 1, Property Development 1; Puan Sarimah Talib, Head of SQM Department, Encik Mohd Idris Abdullah, Head of Township Nilai Impian; Tuan Haji Abu Bakar bin Saleh, Chairman of Residents Association of Nilai Impian; as well as employees of Sime Darby Property. A total of 160 threatened rainforest tree saplings from four different species, namely Hopea odorata (Merawan siput jantan), Alstonia angustiloba (Pulai), Agathis borneensis (Dammar minyak) and Michelia champaca (Chempaka hutan) were planted with the participation of over 800 residents of the township. This brings the total number of trees planted under the T.R.E.E. programme to 630 to date since its inception in 2012. A mock spade was handed to Encik Jemadi Ahmad, Head of Sime Darby Property’s Melawati township to signify the next township in line to host the T.R.E.E programme. The pupils of Tadika Krista provided the entertainment for the morning session with a choral speaking entitled ‘The Tree That Drop Their Leaves’ followed by a rendition of Zainal Abidin’s famous song ‘Hijau’ by Tadika Permata Iman. Sime Darby Property provided the entertainment for the evening session for nearly 700 residents with a private open-air screening of a movie animation entitled FernGully: The Last Rainforest that highlights the importance of environmental protection. 10 CORPORATE Sime Darby Sunrise Unveils BUKIT JELUTONG’S RADIA CORPORATE S ime Darby Property and UEM Sunrise Bhd unveiled its new RM1.6 billion joint-venture (JV) development, Radia in Bukit Jelutong at a ceremony held in the prestigious Kuala Lumpur Golf & Country Club (KLGCC) on 10 September 2013. Jointly developed through the 50:50 JV company, Sime Darby Sunrise Development Sdn Bhd, Radia covers a gross area of 2.7 million sq ft that includes serviced apartments, office spaces and retail spaces. The five phased project will begin with the development of the retail spaces, followed by the serviced apartments acoording to Head of Property Development at Sime Darby Property Zulkifli Tahmali. ‘‘ 12 Designed by French architecture firm J+H Boiffils, Radia will comprise 640 units of serviced apartments, office space measuring in 400,000 sq ft and retail space totalling 880,000 sq ft with properties priced between RM500,000 to RM1 million for the larger units, said Sime Darby Property Managing Director, Datuk Abd Wahab Maskan at the launch. The development is also focused around bringing better mobility to its future residents. “This will be achieved by incorporating innovative elements in our affordable housing development. This includes transit-oriented developments or TODs, which maximises the residents’ access to public transport systems in and around the community,” explained Dato’ Wahab Maskan, Group Chief Operating Officer of Sime Darby Berhad and Managing Director of Sime Darby Property Berhad, Sime Darby Property. The programme which was first initiated in Bandar Ainsdale, Seremban in 2011, was also launched by the Prime Minister. Bandar Bukit Raja is the first township in Selangor to feature these affordable homes and is expected to house 2,090 out of the 21,120 units targeted to be built by Sime Darby Property by the year 2016. Sime Darby Property Launches AFFORDABLE HOMES in Bandar Bukit Raja S ime Darby Property launched the first phase of its Affordable Homes to the delight of the people who can now look forward to owning homes below the RM400,000 bracket. This is the commitment of the Company under its collaboration with the Government’s Project Perumahan Rakyat 1 Malaysia to address the need for more affordable homes in the country’s economic centres. Launched by the Prime Minister of Malaysia, YAB Dato’ Sri Mohd Najib bin Tun Haji Abdul Razak, the ceremony was attended by over 5,000 people comprising employees, residents and government and state officials. The first phase will feature 321 units of double-storey terrace homes with built-up areas of between 1,310 sq ft and 1,380 sq ft. These 3-bedroom, 1 utility room and 3-bathroom homes are priced below RM400,000 which is below the normal market price. 16 17 CORPORATE CORPORATE BATTERSEA SECURES A STRONG £675M IN SALES T he Battersea Power Station Development Company (BPSDC) reported a confirmed sales contract for the purchase of 818 units or 95% of the apartments and townhouses within Circus West, the first phase of the Batttersea Power Station regeneration. This accounts for a total sales value of £675m since it was launched on 9 January 2013 in London and 12 January 2013 in Kuala Lumpur. The strong take-up rate is a positive reflection of the phenomenal interest that the public has shown towards the regeneration of the iconic project. Building works commenced in July 2013 with the construction of The Pavilion, the first new structure to be built on the site since the iconic Power Station itself. Circus West will consist of 866 units of one-, twoand three-bedroom apartments, townhouses and penthouses. The first phase will also include several types of offices, shops, and leisure and hospitality units designed by Ian Simpson Architects and de Rijke Marsh Morgan while the penthouses and ‘Resident Club’ are designed by David Linley. PUTRA BRAND AWARDS Sime Darby Property had yet again won Gold under the property development category at the Putra Brand Awards held in April this year. The Company was also bestowed the Putra Brand Icon, a homage that is accorded to12 top brands that have won Gold consistently for four years in a row. Like previous years, the winners were determined by an online poll of 6,000 consumers nationwide. The Putra Brand Awards is organised by The Association of Accredited Advertising Agents Malaysia (4As) and supported by the Malaysia External Trade Development Corp (Martrade). READER’S DIGEST AWARDS Sime Darby Property was handed the Reader’s Digest Trusted Brands Gold Award this year, making this its fourth win following previous wins in 2008, 2010 and 2011. The prestigious award, which is determined by the number of consumer votes, is in its 15th year and provides a clear representation of consumer perception towards a brand within Asia. More than 235,000 questionnaires were distributed in Malaysia this year with Sime Darby Property emerging tops in the Property Developer category in the country. GOLF CLUB OF THE YEAR Kuala Lumpur Golf & Country Club (KLGCC) was name the ‘Golf Club of the Year’ for the third consecutive year at the annual ParGolf Awards, cementing its position as Malaysia’s premier golf country club. Famed for its 36-hole East and West Courses, KLGCC has been the club of choice for hosting major golf tornaments such as the Sime Darby LPGA Malaysia and the Maybank Open. The clubhouse’s prime location along with its top notch facilities and its dining outlets has made it the crown jewel among over 200 golf clubs in Malaysia in 2010, 2011 and 2012, as pointed out by its General Manager, Steven Thielke. The award ceremony held at Hilton Kuala Lumpur on 10 October 2013 was officiated by the Minister of Urban Wellbeing, Housing and Local Development, Dato’ Rahman Dahlan. Dr. Tan Kok Heng, Head of Strategic Investment and Marketing received the award on behalf of Sime Darby Property. This is the 11th year the prestigious award has been running and the Xth time Sime Darby Property has participated as a nonlisted company. This year, Sime Darby Property came in as a Gold Donor for the event aimed to help charitable organisations such as Rumah AnakAnak Yatim /Miskin Darul Hikmah and Shelter Home for Children. The annual event was held at the Kepong Botanical Garden, FRIM, Kepong on 10 November 2013 with more than 200 people participating for the 7.7km run, including the 50 runners from the Sime Darby Volunteers Programme (SDVP). The charity run involves individual runners and teams of 4 runners under the Corporate Team category completing a trail of a single lap around the Kepong Botanical Garden lake before braving a jungle track and sprinting through a rugged track at the end of the race. Team 716 from SDVP comprising Choo Chen Soon, Joey Lim, Lee Ming Wei and Lee Wee Thiam managed to clinch the eighth spot under the Corporate Team category. More than 100 groups of four team members had turned up for the event including eight groups from representing the SDVP. The event was flagged off by SPAD Chairman, YBhg Tan Sri Syed Hamid Albar at its headquarters in Kuala Lumpur Sentral (KL Sentral). During the hunt, our ‘Green Hunters’ adventured into the concrete jungle of Kuala Lumpur, solving a number of environmentalthemed puzzles while putting their green habits into practice such as using sustainable mode of transportation and making choices that have a lesser impact on the environment as the event aimed for a near zero waste production. This would include carrying their own water tumblers and food containers along the hunt. Three out the eight groups from SDVP had emerged as the top three winners with Team 109 clinching the top spot with Team 103 and Team 110 taking the second and third spot respectively. Team 108 took the consolation prize under the Corporate Team category. 24 25 CORPORATE CORPORATE green hearties learn about EM MUD balls making and keeping our rivers clean A s part of its continuous learning journey about sustainability, 35 Green Hearties and their family recently participated in a half-day activity of listening to an environmental talk and learning to make EM Mud Balls. The day started at Sime Darby Property Corporate Office in Oasis Ara Damansara with a talk on “Protecting Our Environment” by Mr Andy Cheng, an expert on organic waste management. The members of the audience were briefed on Water Pollution, Food Waste Recycling and the role of Effective Microorganisms (EM) in restoring the ecosystem. As an incentive to get the Green Hearties to stay focused on the “lessons of the day”, the Organizers offered 4 sets of food waste composting bins to those who were able to answer correctly the questions asked during a Quiz Session. On that day, the Green Hearties were briefed on the effects of water pollution and restoration of a healthy ecosystem and also had the opportunity to learn how to make the EM Mud balls and threw about 1000 of them into the Ara Damansara Lake. The enthusiastic kids and their parents had a whale of a time learning from the facilitators and getting their hands literally “dirty” to make the mud balls from scratch. Before the day ended, the 4 lucky winners of the Environmental Quiz Amrithaa Velayuthan(daughter of Velayuthan V Ramasamy from Denai Alam Township), Nurin Maisarah Muhammad Dzulkifli (daughter of Zuraidah Mat Yusof from Contract Dept), Harith Muzzammil B. Mohammad Jessmi (son of Zuraidah Tajudin from Contract Dept) and Muhammad Mikail B. Mohd Danial (son of Naziratul Akmar from Sales & Management Dept) received their prizes from Puan Sarimah Talib, Head – SQM Department. Green Hearties Go on an Educational Trip to Kuala Gandah National Elephant Conservation Centre The Green Hearties had a fun-filled educational trip as they made their way to the Kuala Gandah National Conservation Centre during the school break in May 2013. SIME DARBY PROPERTY’S GREEN HEARTIES LEARN ABOUT SUSTAINABILITY F ollowing the appointment of more than 100 Green Heart Young Sustainability Ambassadors, the Green Hearties as they are called, convened at the Sime Darby Convention Centre’s auditorium for a half-day’s learning session on sustainability. Led by Puan Sarimah Talib, Head of Sustainability and Quality Management, the session included a briefing on the objective of the young Sustainability Programme while highlighting the green efforts initiated by the Company. The session also included a presentation of the current and future impact of global warming in an easy-tounderstand presentation that stressed on the roles that the Green Hearties can play in helping to make the world a better place. After a two-hour bus ride, the Green Hearties were welcomed by a group of local guides and members of the Department of Wildlife, Malaysia upon their arrival at the centre. They were then taken to Che Wong Orang Asli Village to get a peek at the Orang Asli settlement. Here, the group were briefed on the lifestyle of the Orang Asli where some managed to try their hand at blowpipe shooting. CORPORATE CORPORATE Thereafter, the Green Hearties were taken to the National Conservation Centre’s auditorium to watch a half-hour documentary on elephant conservation. Then came the moment where they were able to meet the giant mammals at the Elephant Activity Area where they had the opportunity to feed the elephants and watch the caretakers bathe the elephants in a nearby river. The trip proved to be an eye-opening experience, reminding the Green Hearties that they too had a part to play in protecting the endangered species from extinction. Green Hearties Explore and Experience Science and Nature The junior Green Hearties aged between 7 -12 years spent the Saturday of 6 July at the Pusat Sains Negara (National Science 30 Centre) to learn first hand about the application and principles of science in our everyday life. Dato’ Ghani, who replaced acting chairman Tan Sri Samsudin Omar on 1 July this year, spent half of the day with the top level management where he was briefed on the operations of the property division. The former Menteri Besar of Johor followed each presentation attentively and expressed his great interest in helping steer the Company to greater heights through his vast experience in administering the state of Johor for nearly two decades.
