Our special design awards issue provides the ideal stage
to present and promote winning performers in building
design Australia-wide.
With vastly different climates and lifestyle, states,
territories and regions have their own wonderfully unique
style. Gathering every year to celebrate outstanding
design from around the nation, the BDAA design awards
production is an eagerly anticipated event among building
designers, corporate supporters and the media.
Building on the fellowship of state BDAs, the BDAA
national body was formed in 1994 with the first national
design awards event being presented in 1995.
Under the spotlight for the last 15 years, the BDAA
national awards event has provided a fabulous theatre for
design excellence.
State players enter the national awards stage as winners
in their own right, with their design talent assessed by a
select group of national judges.
At the culmination of the national BDAA conference, after
several days of fellowship and professional development,
the national awards event is billed as the grand finale,
recognising those judged to be the best of the best.
As the curtain falls, old friends and new channel their

fellowship of building designers Australia-wide.
Highly regarded as the prime professional body of
the national building design industry, the Building
Designers Association of Australia is at the forefront
of initiatives to encourage the pursuit of design
excellence and actively markets the benefits of good
building design to the public.

BDAA works strongly at lobbying on behalf of
building designers Australia wide, to protect the

good things come in small packages

ael Kurlansky, the diminutive WA building designer
with a towering reputation for her unique design
style and attention to detail inside and out, has
won her second national BDAA Design Excellence award
in four years.
Winning her first in 2006, Yael’s latest addition to
her wall of awards has come courtesy of her most
demanding client yet – she was challenged with preparing
and meeting the brief of her own home. With only 290m2
to play with, and a compact 20m northern frontage
overlooking Lake Monger in inner-city West Leederville,
her brief called for a large amount of office space, openplan living, three bedrooms and a four-car garage.
The offices take up most of the basement level, accessed
by stairs down to a tiny sunken garden which absorbs
the northern sun, filling the basement with light and
winter warmth. The ground floor houses living, dining,
kitchen, alfresco area, laundry, guest powder room,
stairwell and a stackable four-car garage.
A sumptuous master bedroom dominates the upper level,
complete with fireplace, bar, spacious dressing room
and a seriously indulgent ensuite, leading to an outdoor
balcony lounge retreat. Cross breezes into the house are
channeled strategically through louvered windows and
large south-facing sliding doors which open onto the back
boundary wall, creating an atrium effect.
“It’s all down to hard work and total commitment,” Yael
said when interviewed following previous awards. She
said she has never taken her business for granted and
when it comes to business strategy she believes in being
professional, efficient and organised at all times.

After winning the BDAA Design Excellence Award in
2006, Yael said winning awards on a state and national
level had had a huge impact on her, providing her with
ultimate confidence and a real sense that she “must be
doing something right”. The subsequent recognition, she
said, was an added bonus when clients realised they had
engaged an award-winning designer.
An ardent BDAWA member, Yael has consistently
expressed the belief that membership of the BDA provides
a great opportunity to share, and she highly recommends
discussing design ideas with colleagues, taking the
opportunity where possible to collaborate on designs.
She says being a BDA member has given her a sense of
belonging, credibility, self-worth, fellowship and recognition
and believes it has helped her to become who she is
today.

A thickly-wooded landscape with stunning views
of the iconic Glasshouse Mountains demanded
utmost sympathy with the pristine environment when
design options for Glass on Glasshouse were being
canvassed.
The designer was able to ensure that the
development of a café-in-residence to service
complementary holiday cabins on the sprawling 22acre property delivered a contemporary footprint well
in tune with the surroundings – inside and out.
With development concentrated along the existing
access road to leave the majority of the site
untouched as a listed bio-diverse habitat, the
residence was placed near the road to act as both
gatehouse and signpost for the holiday cabins.
Highlighting a central breezeway that doubles as
an entry, steel portal frame construction combined
with timber stud infill panels provide a dramatic
contemporary design statement, while spotted gum
chamfer boards give it a traditional country twist.
Folded ‘C’ steel fascias to the eaves and floor give
the facades clean lines and shadows.
Inside, the off-black ‘diesel’ colour and dark
commercial bronze joinery blend with the colour of
the nearby Glasshouse Mountains. Interior part-height
walls allow natural light to penetrate the kitchen and
encourage air flow.

There was a time when the only drama about innercity living was the experience of mingling with the
diversity of people who gave it an exciting edge.
Times have changed. So too, have building design
attitudes which now contribute to the excitement of
life behind the austere inner-city streetscapes.
The designer of this ultra-contemporary split-level
home in a well-established inner-city precinct has
added an element of hidden spice and drama with
the latest addition to a street otherwise admired for
its conservative streetscape of ‘period’ architecture.
But far from making a bold statement in the face
of passers-by, the home is built within an internal
allotment on the downhill side of the street, ensuring
that its unobtrusive drama is preserved primarily
for the enjoyment of its occupants, who have very
private access from the street.
Its dramatic lines and vibrant colour palette, stylishly
complemented by its skillion roof and cantilevered
upper floor zone, sit so comfortably in this special
space that it becomes another world within the
surroundings of a different world.
There is a pleasant balance between the spacious
open plan living areas and the comfortable family
cosiness of the interior fit-out … and an abundance
of glazing brings the other world in when soaking up
the breathtaking panorama of the city below.

Defying the constraints of difficult topography and
building height restrictions has given rise to a
nautically-inspired masterpiece with cleverly zoned
space to live for and panoramic views to die for.
Meeting the challenge of designing a single level
house on a steep site with a maximum allowable
building height of 7.5m on the low side of the road,
at the same time providing privacy and minimising
drive-by intrusion, was no small feat.
Materialising the concept of a subtle nautical illusion
without compromising the contemporary aesthetics
or functionality of an innovative family home was a
stroke of design genius.
The building form was generated around the central
concept of boat bows, represented by multiple
cantilevered splayed roofs that give the appearance
of piercing the bay below. While the west-facing
‘boat bows’ resolve the site impacts, the dwelling is
nestled into the existing topography despite giving
the appearance of floating above it.
The design also mitigates the prevailing westerly
winds by orientation and courtyard footprint. It
resolves the privacy issues through the provision of
a screened sheltered external entertainment area
away from the fresh northerly coastal breezes, at
the same time providing transparent views from the
sheltered courtyard to the northern bay. The kitchen
is used as a nucleus to separate the living zones,
with teenage areas accessible via multiple routes.

Optimising the potential of an idyllic setting in a
tropical paradise required an innate appreciation of
the connectivity of unique natural attractions with
a built form that belongs in its environment. This
fabulous resort-inspired home set in an elevated
position in a gated rainforest estate at South
Mission Beach, delivers on all counts.
Designed over two levels with spectacular views to
Dunk Island and the Great Barrier Reef, it consists
of five pavilions connected by levels and water,
with a central infinity pool and sunken bar as an
entertaining hub. Its captivating entry moves over
water that cascades to a pool at the lower level,
Cathedral windows in the well-ventilated main openplan living pavilion look to the sky and surrounding
rainforest, while bi-fold doors opening to a large
north-east facing deck maximise the island and reef
views. Serveries from the large commercial-quality
kitchen open to both the veranda at the front and a
protected private courtyard at the rear.
The lower level is focused solely on social
interaction and entertaining, with guest bedrooms
projecting in a long wing accessed by a breezeway
culminating in a rainforest backdrop. The private
master bedroom, with both ocean and rainforest
views and easy access from a private deck down to
the pool, features Balinese entry doors and a large
open bathroom with sunken bath, outdoor courtyard
and shower.

What a difference a generation makes. There was
a time when this home in the seaside township of
Goolwa was at one with its surrounding holiday
ambience. Its western red cedar external cladding,
with windows to match, heavy timber balustrading
and Colorbond roofing were fashionable and inviting,
in the rustic trend of the day. But with time taking
its toll on the timber, and the township’s gradual
evolution from holiday destination to desirable
place of permanent residence, the need for major
upgrading became an opportunity to consider a
more substantial contemporary makeover.
Central to the structural redesign was the positioning
of an undercover double garage as part of the
frontage, which effectively blocked the former front
entrance at ground level. With internal access for
occupants built into the garage design, visitor access
needed to be built into a new façade design. This
was achieved by incorporating an angled stairway
leading up to a new front entrance created as
part of the entertainment deck layout on the upper
level. A fixed roof over the balcony for shade and
weather, combined with horizontal external custom
orb cladding, further transformed the front elevation.
As well as bedroom and bathroom renovation and
realignment, the existing landing was extended
to create a new access to the entertaining area,
allowing for the small, dark kitchen to be opened up
by utilising the former access area.

A wartime Air Force pilot training unit administration
building, built to withstand the impact of enemy
weaponry, has been transformed to become a
unique contemporary residence for the daughter of
the original landholder, who had resumed ownership
of the Busselton property after the War.
The building had long passed its use-by date
after many add-ons and patch-ups over the years,
including the installation of a small kitchen and
the addition of “cobbled” bathrooms to make it
useful as a fun holiday shelter, before becoming a
permanent residence about 13 years ago.
Dane Richardson was commissioned to “re-boot” the
derelict structure for 21st century occupation, without
compromising its potentially historical significance.
Maintaining the integrity and character of the original
building was paramount.
The new requirements included opening up part of
the interior to create a generous open plan living
space, adding a visible and obvious entry to the
building, reworking internal rooms to create a selfcontained guest suite, reworking the master suite
and refurbishing the entire building. A new garage
and a laundry outbuilding were added.
An entry tower opening onto a small roof deck
to overlook the surrounding farmland was styled
along the lines of an airport traffic control tower,
delivering a retro look that complemented the strong
horizontal box of the administration building.

True to the belief that great things can come in
small packages, Yael Kurlansky believed that a tiny
300 square metre block overlooking Lake Monger in
West Leederville could provide all that she required
to create a perfect work-life balance.
Daring to dream as both client and designer,
she achieved her goal with exceptional creativity,
requiring extensive excavation, deep piling and
elaborate scaffolding during the construction stage.
With most of the basement level given over to office
space, accessed via a stunning garden stairway, the
living spaces above – where a wine and coffee bar
takes centre stage – are designed for entertaining.
The home wraps around an alfresco living area, via
a frameless glass door system, which stacks neatly
to one side, opening the entire house up. Polished
concrete floors spill seamlessly into the alfresco,
following exotic planters down to a sunken garden,
where timber seating surrounds an old flour mill
used as a charcoal fireplace.
The top level features a decadent master bedroom,
with central fireplace, wet bar, dressing room and
luxurious ensuite, leading to a private outdoor
lounge, from where the tranquil beauty of the trees
and lake can be enjoyed.
A clever four-vehicle car lift was installed to
overcome a total lack of verge parking space for
home office clients and family visitors.

Doug Paton’s client wanted to capitalise the potential
of his speculative multi-residential allotment in leafy
Claremont with four stylish dwellings … but he ended
up getting only three.
The client’s idea of developing for maximum financial
return differed from the designer’s. Fortunately for
the client, restraint and clearer vision won the day.
Three generous units with optimal living space hit
the market with considerably more impact and sales
success in such a prime location than would have
been the case with four smaller units.
On a roll from his win over plot ratios, the designer
also managed to convince the developer to forego
the standard triplex configuration of three units
with a driveway down one side. Instead, a central
‘avenue’ was conceived to equalise the prominence
of each unit, with two on either side at the front
and a third, ‘grand unit’ at the rear.
With a brief to create designs that represented
a modern, fresh interpretation of ‘traditional
Claremont style’ rather than replicas, the designer
ensured that each unit would have views to private
courtyards or gardens from all main rooms; would
absorb maximum light from common areas without
compromising privacy; would incorporate generous
master suites well away from secondary bedrooms;
would feature fresh, neutral interior décor; and would
reinforce a sense of ‘lock up and leave’ security.

Greg Donnell experience and track record in
the successful navigation of planning hurdles in
the development of desirable high density multiresidential complexes was again put to the test in
this suburban Brompton project.
Working to a tight budget in the creation of a
design solution for a 12-row housing brief, Greg
engaged in exhaustive consultation with local
authorities to reach workable compromises in regard
to site restrictions, traffic movement, access and
parking considerations.
The brief was to offer maximum possible
accommodation to maximise yield with medium to
high quality housing and medium quality internal
materials, finishes and fixtures for a target market.
The developer wanted 12, the local council
specified 10 and, through a successful post-refusal
Development Tribunal appeal, the designer was able
to deliver 11 based on design by merit, proving both
aesthetic appeal and construction efficiency.
One side of the development was an unrestricted
right of way to the rear of existing dwellings
fronting the adjoining street, so parallel parking
and passing bays were incorporated to the front
of the units as a practical offset. The form of the
building bulk offered extensive variation to both roof
form and facades, demonstrating to the council
that by providing a visually stimulating facade and
roof form, the density of the development was not
compromised.

A challenging, narrow canal-side lot sandwiched
between other modern, but more traditionally
designed apartment buildings, called for some
creative thinking by designer Mario Tascone
in his quest to optimise living space for three
luxury penthouses in a four-level development in
Mandurah’s South Harbour waterside precinct.
The design solution involved projecting each of
the three apartment levels upwards and outwards
by incorporating a scillion raking roof line on the
top level to enable elevated ceilings, and generous
north-facing balcony areas to maximise canal and
nearby ocean views, in a contemporary box-like
structure, setting it apart from its neighbouring pitchroofed buildings. Bright colours, with earthy feature
walls and large north-facing windows, add to the
contemporary appeal of the complex.
With the client keen to achieve a “seaside lifestyle”
atmosphere, the family, dining and kitchen areas
were combined to create large open spaces, with
home theatre/activity areas incorporated to provide
additional living space if required. Solid timber floors
and crisp white cabinet work with ceasar stone
bench tops reinforce the contemporary ambience.
The undercover balcony areas allow for spacious
outdoor entertainment zones protected from the
strong sea breezes. At the rear, bedrooms and
activity areas are south-facing to allow fresh breezes
to flow through to the north side.

Far from being handed a blank canvas on which to
create a work that draws on a plethora of available
material options, the designer of this contemporary
commercial-retail development in the Sunshine Coast
commercial district of Cooroy had his hands tied to
an innovative prefabricated building system.
The brief was to adopt elements of the system
wherever possible for a project undertaken by the
construction arm of the system’s developer and
manufacturer. Launched as a speculative venture to
create a maximum-yield mix of commercial and retail
tenancies, the finished product has succeeded in
also becoming a showpiece for the client’s product
range.
Stephen Kidd’s hands were also tied to the so-called
Noosa Plan, which governs the siting, aesthetics
and scale of such developments, and was able to
satisfy all requirements by taking advantage of a
cross-falling third frontage for vehicle access to a
subterranean car park, above which two floors of
commercial space could be incorporated to maximise
the site’s potential, topped with colonnade roof
panels to provide the required country vernacular
character.
The upper floor spaces both have a covered pavilion
style roofed deck for the enjoyment of staff, while
overall, the building achieves an interesting palette
of design elements to create a good impact for
the commercial precinct, at the same time providing
individual character for the tenancies.

Grenache lovers the world over will remain indebted
forever to the designer for pulling out all stops to
preserve a vineyard of precious 75 year-old vines in
the design solution that has transformed the Noon
Winery from a collection of sheds to a contemporary
and multi-functional McLaren Vale showpiece.
The new winery design needed to use as much of
the site as possible to accommodate the seasonal
rhythm of winery workings without encroaching on
the old vines – but it was easier said than done. It
necessitated the need to orientate the new building
with the long walls facing in an east-west direction
(as it was originally). Any alternative to the existing
orientation would have compromised the function
of the winery, the vineyard and the existing owner’s
residence. Removal of the old vines was out of the
question, so a compromise was achieved through the
minimal use of windows to the east and west walls,
Astec reflective paints, double glazing and a light
coloured roof.
The design of the building allowed for the function
and workflow of the winery to be maintained
throughout the various stages of production from
harvesting of the grapes through to bottling,
packaging, storage and tasting/sales, including a
large international mail order-sales component of
boutique wines. The external design concept needed
to fit with the winery’s image of conservative,
traditional, age-worthy wines.

The Treehouse at Brisbane’s HIA Building Expo built
on the success of the previous year’s Outdoor
Rooms initiative when one of those ‘rooms’,
Evolve Space, demonstrated that bringing together
designers, builders and suppliers with school-based
apprentices was not only achievable but also
capable of being commercially viable.
With that display lauded as a novel way to think
of an outdoor space and show off products in a
real environment, HIA approached the designers for
an innovative encore. The concept for Treehouse
began as a joke about Swiss Family Robinson and a
‘house’ in the trees. The principal elements were a
series of platforms surrounding a central tank tower
and featuring nine distinct regions, five of them
elevated, all dedicated to different functions.
As well as traditional sitting and eating areas, there
was a sleeping platform at the highest level and a
spa and bathroom. The display was designed to be
pre-fabricated so it could meet the intense erection
schedule of only four days. The central tower, with
a tank sitting over a bathroom and shower, was
surrounded by wide, broad stairs, so all platforms
could be easily accessed by large numbers of
people. The lower levels showcased more of the
landscape design, with multiple entry points so
visitors could experience Treehouse from every angle.

A grand old dame has been given a brand new
lease on life with an interior fit-out that not only
preserves her charming character but adds fresh
value to her timeless appeal as an iconic city centre
lodging. She had grown tired and weary and needed
much more than just a lick of paint to help her on
her way to four-and-a-half stardom.
As a heritage-listed amenity in a CBD zone, all
alteration work required heritage council approval
and city council planning permission. Many floor
layouts and furniture placements were in need of
significant adjustment before fit-out and decoration
could be contemplated. Furniture, soft furnishings,
joinery, plumbing, floor, wall and window treatments
needed careful consideration to help preserve
character in the modern context of achieving
a homely, unpretentious ambience with greater
functionality and enhanced commercial potential.
The colour scheme took on a neutral theme,
with artwork supplied by the client for colour and
inspiration. The entire accommodation section
was repainted with a more obliging colour choice.
Flooring was replaced with a high quality heavy
commercial wool carpet in a serviceable colour
and pattern. Bathrooms were tiled throughout
and finished with new plumbing fittings. Particular
attention was paid to the locations of taps, mirrors,
lighting, desks, hooks, shelves and accessories. And
more beds were able to be added to many rooms
to maximise the accommodation capacity.

From the street through to the canal, this Noosa
Waters home is all about space, comfort, the
outdoors … and atmosphere.
The kitchen is the heart, facing north-east with a
long water view to Noosa Hill on one side and
swimming pool on the other. The living space has
full daylight and water views from every angle,
maximising the sense of space, light and breezes.
Set back into the house, the entrance is an atrium
of tall palms, lava stone feature wall and exotic
silver ball lights that blur the boundaries between
indoors and out. Curved formed concrete columns
wrap the internal palm trees, separating the kitchen
from the entry and drawing the eye through the
main living area to the canal.
Gloss-polished spotted gum flooring on the lower
level is the platform for a floating island bench,
with light coloured marble and dark hand-crafted
Japanese style cabinetry. A feature wall of metallicbluestone look porcelain tiles surrounded by builtin cabinets frame the flat panel wall-mounted TV,
with Indonesian ply panelled ceiling enhancing the
Asian sensibility. Aluminium beading and blue LED
backlighting to the feature bluestone wall combine
with landscape and pool lighting to create the
illusion that the main living pavilion is floating. A
timber bridge – joining two bedroom wings – and a
large porthole overlooking the canal underscore the
importance of the surrounding water to the interior
design.

The environmental sustainability of Dick Clarke’s
brief for a new homestead on the Yarrabee cattle
stud in the picturesque Yarramalong Valley region
of the NSW central coast was complicated by mine
subsidence considerations, which ostensibly precluded
high thermal mass construction.
The mine subsidence criteria required that the
building be broken up into small independentlyfounded pavilions. The foundations are massive
concrete pads sitting below and disconnected from
the slabs, which can then be jacked up in the
event of future subsidence. The twin foyers provide
lightweight flexible connections between the separate
slabs on each side, covered by cross-pitched roofs.
Each pavilion is transparent from north to south,
providing free physical access and ‘through breezes’
to offset the humid summer evenings.
The pavilions are linked by large overhang roofs,
which also create the seasonally variable outdoor
living areas. Deep overhangs are roofed in a
controlled mix of solid and clear roofing to ensure
correct insolation of the thermal mass. The floor
slab is covered with a thermally-connected recycled
ironbark floor. Walls are Timbercrete blocks – a
mix of sawdust waste, sand and a small amount
of cement – solid internally, insulated externally.
Hot water is solar-energised via a central master
tank and distributed to local gas boosters and
the project incorporates whole-of-building rainwater
harvesting, stored in twin 70,000 litre underground
tanks, and 100 per cent wastewater treatment.
