You are ready to buy a property in Italy? Here is a step by
step overview of what’s ahead as you make your purchase.
As recently outlined in Helpful tips on buying a property in Italy, buyers
are currently spoilt for choice and prices are also relatively stable. In
this favourable climate, be sure not to get too carried away and allow for
adequate time to analyse and source the best investment opportunity
available. Once found, prepare for the fact that some time may pass before
the purchase process is completed.
Average timescales are around four to five months with more difficult cases
lasting up to a year or more. Properties on the market usually come with
building or planning irregularities that need resolving before the sale can
go ahead. Some will be minor and easily fixed; others may even render a
property unsaleable. Be prepared for some red tape!
However, with the proper assistance and safeguards in place, timing to
complete can be reduced to a minimum and the purchase process can
be organized in accordance with the buyer’s needs. Note that both the
purchase offer and preliminary contract (if required) are binding, so they
must allow for the possibility to withdraw from the purchase without any
penalty or obligation to proceed.
Any contracts signed should be subject to the successful outcome of duediligence investigations, needed to ascertain many factors including the
legal status of the property, the absence of any encumbrances and the
conformity of the property with building permits and regulations.
If the property is purchased with the aim of carrying out renovations works,
check these will indeed be possible and whether any permission has
been given for developments in the surrounding area that may block any
views or decrease the value of the property. Check that the area is not at
particular risk of earthquakes, landslides or other environmental hazards.
Financing
Italian banks are still fairly cautious and it is generally possible to borrow
around 60% of the purchase price. The mortgage contract must be signed
in front of a Notary Public, generally at the same time as the purchase
deed is signed. When the buyer does not understand Italian, it is much
easier for the mortgage agreement (and purchase deed) to be signed by
means of powers of attorney, generally given to the buying party’s lawyer.
Purchase offer
This is a written agreement under which the buyer unilaterally commits to
buy. As mentioned, the offer needs to contain the necessary conditions or
contingencies (e.g. conformity of the property).
Health & Well-being
Once the seller accepts the offer, both parties are committed in the same
way as a preliminary contract.
Misc & Others
An Italian tax number (codice fiscale) will be necessary and an Italian
bank account is advisable, both of which are easily attainable.

Ingredients
•1.4 kg top sirloin premium
oven roasts
•15 ml vegetable oil
•1 ml salt
•1 ml pepper
•8 kaiser rolls, halved
Barbecue sauce
•15 ml vegetable oil
•1 small onion, chopped
•2 garlic cloves, minced
•15 ml paprika
•15 ml chili powder
•1 ml salt
•1 ml pepper
•540 ml stewed tomatoes
•156 ml tomato paste
•75 ml packed brown sugar
•75 ml cider vinegar
•15 ml grated orange rind
•75 ml orange juice
•30 ml Dijon mustard
Preparation
Barbecue roast for about 2
hours or until meat thermometer
inserted in centre registers 60°
for rare, or for about 2-1/2 hours
or until 65° for medium-rare.
For the sauce: heat oil over
medium heat; cook onion, garlic,
paprika, chili powder, salt and
pepper in a saucepan, stirring
occasionally, until softened,
about 5 minutes. Add tomatoes,
tomato paste, sugar, vinegar,
orange rind and juice, and
mustard; mash with potato
masher. Bring to boil; reduce heat
and simmer, stirring occasionally,
until thickened and reduced by
one-third, about 40 minutes
Transfer roast to cutting board;
tent with foil and let stand for 10
minutes. Carve into thin slices.
(Make-ahead: Place in roasting
pan and pour sauce over top;
cover and refrigerate for up to 1
day. Reheat in 180° oven or over
medium-low heat until hot, about
20 min.) Serve on rolls with sauce.

We had the opportunity to discuss this topic with Kristin Engvig, the founder of
WIN, Women’s International Networking, which has given birth to a series of
high profile conferences that gather hundreds of women and men from many
countries to participate in inspiring speeches and debates by extraordinary
women. Among the speakers are distinguished individuals such as Emma
Bonino, Italian Political leader, Aongus Hegarty, President & General Manager
at Dell Inc., Gro Harlem Brundtland, Head of World Health Organization,
Mikael Ohlsson, CEO at IKEA, just to name a few.
Q. In 1997 you founded WIN here in Milan and played an important role in
addressing the topic of gender in a new way by promoting discussions on this
topic. Now gender diversity is a topic embraced by all the major firms, how does
that make you feel?
A. When we started to talk about women in leadership, bringing in a variety
of styles and ways into the workplace, it was as if we were talking about
something from another planet. The few women on top and active in business
had taken on ‘male’ behavior and the diversity was not as big as he should be in
terms of thinking, behavior and attitudes. So, we began exploring whether there
was such thing as a feminine leadership style – whether we could integrate the
more feminine values with masculine in society, business and within ourselves.
It makes me feel very good to have been a part of bringing in this thought
leadership and practice and both pioneered and paved the way for many
women, men and ideas to come.
Q. How does the approach to women’s topic as seen in the WIN Conferences
and now adopted by many other forums, associations and workgroups differ
from the militant approach of the 1960s?
A. As above, WIN has been very focused on bringing the feminine values (I do
not say woman here) of receptivity, collaboration, compassion, resilience and
empathy into the business arena . We have integrated yoga and mindfulness
sessions and decorated the rooms with beauty and enjoyed music. I have
always worked on bringing the participant to a place where their senses come
alive and now really focus on assuring the values are embodied. It was at first
revolutionary that I was asking people to write about how they felt as well as
how they thought the session went.
The approach is very holistic – it focuses on teaching and evoking authenticity,
of brining people into their bodies (instead of only staying in your head,
thinking) and on mindful networking with purpose and pleasure.
Q. Like climate change, the topic of gender diversity can no longer be dismissed
easily and swept under the carpet as something that is not an issue. Do you still
find resistance by influential groups or has this first obstacle finally been overcome?
A. There is still resistance despite all the attention. It can most easily been
seen in the resistance to pay for such programs and activities that can actually
help transform the people helping them embrace diversity and become those
inclusive leaders that create workspaces and societies where we all flourish.
Q. What are the current obstacles to reaching a “new order” in which both men
and women can contribute fully to the modern challenges without having to
give up aspects of themselves and their gender?
A. The mentality of many people is still slow to change. Many have now learnt
the vocabulary and still to really live by the values we seem to need yet some
more time. This is not only men as the patriarchy lives within women as well.
Many women (and men) still wish to be approved of in a traditional frame, so
progress is slow.

Urban Ticket: (1.50€) valid for 90 mins.
One Day Ticket: (4.50€) valid for 24 hours.
Two Day Ticket: (8.25€) valid for 48 hours.
Weekly 2x6 Pass: (10€) Allows two rides per
day for 6 days in a week.
Carnet of 10 Standard Tickets: (13.80€)
Allows ten 90-minute rides.

In Milan you may have noticed it's difficult to
hail a taxi. Most available taxis are found either
at taxis stands, usually near major metro stops
or they are reserved in advance. The meter
will start ticking once the taxi is heading in
your direction for pick up (not once you get
into the taxi). There are set fare to and from the
airports. Malpensa airport to the city center will
cost Euro 90, whereas from Linate Airport will
cost on average Euro 35 depending on where
you need to go.
