2016 Maintenance Fees On May 20th, the 2016 Budgets were approved with increases to the maintenance fees. The increases vary from .07% to 11.6%, depending on the unit type. An average of 7% is directly related to the real property tax methodology change. The change to step up our foreclosure process (which eliminated the Mahalo Week program) saved labor cost of 40 hours per week in the office staff. This eliminated the possibility of a special assessment for the increase of $92,500 for property tax which is payable in August. We were able to lower capital reserve contribution for Coral and the AOAO as their 2016 projects are fully funded. This is not the case with Alii (just completed a $3.1 million renovation) and Banyan (currently in renovations). The 2016 Statements were mailed the first week of July. Poipu Beach - Board of Directors Nomination Nominations are now being accepted through September 18, 2015. Lawai Beach Resort Timeshare Association has three positions (one representative for each building) for a three year term up for election. You must be an owner in the building you wish to represent and you may not represent more than one building. Lika Lani Timeshare Owners Association has one position for a three year term up for election. Elections will be held at the annual meeting on January 27, 2016. The replacement of the Alii hallway carpet began on June 1st and due to spalling concerns found after lifting the carpet, it may take as long as 8 weeks to complete. As for the railings, our staff will start painting them shortly. It is soon time to replace the major appliances (range, microwave and hood combo, dishwasher, washer and dryer) in these units. The refrigerators were replaced during the renovation, so it is not needed. We are working to have samples and proposals prepared for the Board members to view at the September meeting. There are a total of 25 units renovated in the Banyan building. The Board has reconsidered redesigning the entertainment center of the Executive Suites as they received a few comments in opposition. We will still be replacing the TV with a larger unit. The tile replacement in the Coral units began on July 4th. This project will span over a two year period, with the final unit completed in August 2017. The renovation schedule will be available at our Front Desk, Reservation Desk and on-line for your review when requesting your future reservations. A new contractor has been chosen for the Lika Lani window replacement and bathroom renovation projects. We will be taking the entire building out of service from August through September for these projects. We are also working with the investor and contractor in the hopes of completing the roof replacement and solar panel installation as well. In January, our rental procedures changed to obtain more revenues and lower costs. As of June 30th, 82 weeks have been rented with an income of over $88,000. This is an average of $1,073 per week. Our labor has also been cut by 40 hours a week between our reservations and accounting departments. summer by the pool... To keep up the aesthetics of the unit we found a similar lamp shade as a replacement. (MSP: Buck/Stewart): To ratify at a cost of $3,500. $603,969 in 2014 (87.79% variance). Write Offs (MSP: Blohowiak/Babcock): To approve total write-offs of $56,428.19 for the AOAO. (MSP: Blohowiak/Buck): To approve total write-offs of $127,676.75 for the TSOA. Entry Doors: We are obtaining more proposals to change the metal door frames to wood. Foreclosures and Liens: A foreclosure auction was held on March 12, 2015 with a total of 110 weeks; 37 were sold and the remaining weeks returned to the association. Floor Tiles: The existing tiles are separating from the subfloor and needs to be replaced. This project will start on July 4, 2015 and last for a year and a half. Unfinished Business Interval International Club Gold Program: We continue to review the benefits of this program. New Business AOAO SPS Repairs: Two of the WWTP pumps failed at the same time and we have a temporary pump on-site with shipment of two new pumps in three or four weeks. (MSP: Buck/Blohowiak): To ratify a cost of $17,120.48. AOAO Mini Golf Greens: The re-carpeting project is scheduled in June and will take two weeks to complete. Trash Chute Doors: We are obtaining proposals to repair and replace the trash chute doors in all trash rooms. This is to prevent any Associate or Vendor injuries when cleaning the trash room or removing the trash bin. Alii Drain Pipe Water Leak: The leak was repaired fronting unit 1110. Solar Energy: Phase IV of this project will start in August and continue through October. Phase IV includes Lika Lani, Property Laundry Facility and Rooftop Center. TSOA Alii Mattress Toppers with Protectors: We received some negative guest comments regarding the firmness of the beds, which were replaced in 2013. Adding a 2” topper will increase the life of the mattress as well as comfort. (MSP: Shepard/Babcock): To approve the purchase at a cost not to exceed $20,000 from Custom Comfort Mattress. VFD (Variable Frequency Drive) Pumps: Installation of all VFD pumps is 50% complete. Lobby Furniture: The last set has arrived and is in use. Hallway Carpet: After researching different flooring options, we chose to re-carpet the Alii exterior hallways. This project will start within the next two weeks. (MSP: Shepard/Babcock): To ratify replacement of Alii Hallway carpeting by Flooring Innovations & Interiors at a cost of $71,000. Coral Kitchen Light Fixture: As all other light fixtures have been replaced, this is the last fixture to be updated. (MSP: Buck/Stewart): To ratify at a cost of $7,250. Drapes: We are obtaining samples to replace the living room and bedroom drapes. Treadmills: The new treadmills are in use. TSOA Sofa Sleeper Mattresses with encasements –All: We will be receiving the shipment next week. Bedroom Furniture Package: We are obtaining samples to replace the bedroom furniture. Report of Executive Session There was no Executive Session. Alii Renovation Project: The project is complete with only two outstanding items. Unit 1108: Grab bar installation; Unit 1101: Tri-pass door replacement. Adjournment There being no further business, the meeting adjourned at 9:30 am. (MSP: Blohowiak/Kent) Banyan Renovation Project: We completed 25 units to date. This project is on schedule to be completed by January 2017. BES Entertainment Center: In January we approved the alteration of the entertainment center. Originally, it was to be cut in half, utilizing only the bottom section with a granite counter top. After further review we will not alter the entertainment center. We continue to move forward with the living room TV and sound system upgrade. Coral Closet Mirror Doors: This project is complete. -5- Gutters: This project was approved and is waiting until the roofing and solar project is complete. General Manager’s Report (Noe Hookano) Property Overview: We are still waiting on the solar project to be completed. Receivables The receivables balance as of April 30, 2015 is $15,042 compared to $13,608 in 2014 (9.53% variance). Write Offs There are no write offs. The popularity of bocce in America has risen every year, it is a fun and challenging game for all ages. The bocce set and instructions are available at the Front Desk. Bocce can be played every day, on any of the lawns at LBR from 9:00am to dusk. If I am staying for multiple weeks in the same unit, when will Housekeeping clean my unit? Thursday arrivals are cleaned the following Wednesday; Friday arrivals are cleaned on Thursday and Saturday arrivals are done on Saturday. I am having difficulty connecting to the Wi-Fi in the unit, what should I do? We first ask you to power cycle the Wi-Fi equipment. Please do ensure all electronic items (such as TV and DVD player) are off before locating the power strip behind the living room credenza/entertainment center, turn off the power strip and wait 30 seconds, then turn it back on. If you don’t already recognize those names, Patsy is our Rooms Manager and Walter is a former Associate of our Engineering Department. Jayna is the youngest of their three daughters and the only one who chose to dance hula. When you enter the Shaffer home you can follow her hula journey as their living room proudly displays her photos and achievements. She has been dancing for 19 years, pursuing her dream to become a Kumu hula (hula teacher). Hula is her life’s passion; growing up in Halau Ka Lei Mokihana ‘O Leina’ala with her Kumu Jonelle Leina’ala Jardin. Her journey began in 1996, when she was enrolled in Keiki (baby) class. Patsy remembers Jayna always glancing at her feet to ensure she was doing what Kumu was teaching her. She graduated to Na ‘Opio (youth) class in 2003. After just two years, she advanced to Wahine (woman) class, where she decided to seriously perpetuate and preserve the hula. She became a Ho’opa’a in 2010. However, the most important moment was in 2013 when Kumu Leina’ala performed ‘Uniki to graduate her from Ho’opa’a to ‘Alaka’i (leader). This rite was done at Ke Ahua Laka, a hula heiau on Kaua’i. These steps are part of the rites to become a Kumu hula. You must first exemplify and perpetuate the Hawaiian culture before these titles can be bestowed onto you. Jayna received a certificate of completion from Kauai Community College (KCC) for Hawaiian Studies in 2012. A memorable year as this was her first participation in the Merrie Monarch Festival, an annual and prestigious hula competition held in Hilo, Hawai’i. She entered the Miss Aloha Hula and group competition. Jayna did not place in the solo competition but the halau received 4th place for their ‘auana (modern hula) in the group competition. Kumu Leina’ala entered Jayna to compete a second time this past April for the Miss Aloha Hula competition. Both thought it fitting to pay tribute to Hawaii’s voyaging canoe Hōkūle’a on her Malama Honua (to care for our earth) Worldwide Voyage. Preparations began in August 2014 with Jayna’s enrollment in the Polynesian Voyaging Class at KCC to be immersed in the history and heritage of Hōkūle’a. -14- Her kahiko (traditional hula) performance was a mele ma’i or a mele with sexual connotations. He Ho’ole’a no Hōkūle’a tells the story of a love affair between the Kane Ki’i (man tiki) and the Wahine Ki’i (woman tiki) on the Malama Honua Worldwide Voyage. Both are located on the stern, the Kane o Hōkūle’a o Kalani is on the starboard side of the canoe while the Kiha Wahine o Ka Mao o Malu Ulu o Lele is on the port side. They represent our ancestors travelling with us on our voyage and help keep us safe. For her ‘auana she performed a mele entitled Kaua’i o Mano which was a composed by the late Dennis Kamakahi. The mele celebrates Kaua’i and talks about viewing the sunset from the uplands of Koke’e. It tells of how the sunset envelopes Ni’ihau like the warmth of love. His son David Kamakahi, a musician with the group Waipuna, consistently plays for Halau Ka Lei Mokihana ‘O Leina’ala. She performed both numbers beautifully and the judges thought so too, placing her as the 3rd runner up. Jayna and her ‘Ohana was most ecstatic. Jayna was so inspired by Hōkūle’a and her crew she wanted to give back the only way she knew how, hula. She believes that mele and hula are the greatest gift you could ever give someone. Kumu Leina’ala arranged a fundraiser with benefits going to the Hōkūle’a on her Malama Honua Worldwide Voyage and raised $6,000. Hōkūle’a and her sister canoe Hikianalia are sailing across Earth’s oceans to grow awareness toward a more sustainable world. She also accompanies her Kumu to Japan every month to teach traditional hula to teachers there. She plans to teach the Hawaiian culture to school children with her ultimate goal becoming a Kumu Hula. -15- Article Written by Benjilyn Shaffer -16- -17- -18- July 25 HNALEI BAY SWIM CHALLENGE The Swim Challenge was named one of the Top 100 Open Water Swims in the United States. The only race of its kind on Kauai! Join 300 other swimmers from all the other Hawaiian islands as well as the mainland and international visitors, in one of four open-water races. In addition to two races held for the Keiki (kids) there will also be a 1,000 and 3,000 meter courses. Tradition of this race honors each Keiki who finishes the race with a ribbon, while in the adult races the top three swimmers in each category receive a medal. 7:00 AM to noon. This year's theme is Year of Ola Pono Hawai'i (Hawaiian Health) Sunday, September 20th, 10:00 AM – Hawaiian Church Service (No admission fee , Kapa’a First Hawaiian Church) - Welcome all as we celebrate with special music; even a little hula now and then in both English and the Hawaiian languages. This event is held at the historic Kapa’a First Hawaiian Church founded by Queen Deborah Kapule in 1879. Monday, September 21st, 7:00 PM – The Kaua’i Composer’s Contest and Concert (Admission Fee: $20 in advance / $25 at door, HIstoric Waimea Theatre) - Celebrating its 31st anniversary as a founding event of the Kaua`i Mokihana Festival, this event encourages the composition of new music through its various categories including: Hawaiian (must be in the Hawaiian language), Contemporary Hawaiian, Open, Professional and Youth (13-15 years old). Trophies and cash prizes are awarded. Participants in this contest are inspired by sharing their personal musical creations with the Island’s people and visitors. -19- Sept 21-27 Tuesday, September 22nd, 9:00 AM – Children’s/Youth Music Competition (Admission Fee: $10, Kauai War Memorial Convention Hall) - A growing and exciting event that allows students in the Hawaiian Immersion School Programs to compete musically by grades with songs in the Hawaiian language. This year’s event features songs selected by each participating schools. You must inquire about tickets in advance. Space is limited. Tuesday, September 22nd, 6:00 AM - Under The Palms at Wailua Concert Enjoy the rich culture of Hawai'i through sweet Hawaiian Music and hula. Featuring Lady Ipo Kahaunaele-Ferreria and Na Hoaloha and hula performances from selected hula halau on Kaua'i. This popular event starts at 6:00 PM and entertainment continues to 9:00 PM. Thursday, September 24th, 6:00 PM - Hula Competition: Solo/Group Kahiko Nei (Admission Fee: $20 in advance / $25 at door, Kaua’i Beach Resort) - This event demonstrates a creative and unique idea in hula in the ancient style (kahiko) with a slight twist of Kaua'i flavor. Newer chants are encouraged by judges. Chants that are 10 years old or less get five bonus points. Bonus points are given to chants 20 years or younger. Friday, September 25th, 6:00 PM - Hula Competition: Group `Auana (Admission Fee: $20 in advance / $25 at door, Kaua’i Beach Resort) - This is the second evening of hula competition and features ‘Auana, modern hula. This group competition allows the hula school (halau) to use traditional, borrowed or newly created implements to add a "contemporary" flavor to hula. This event encourages the ingenuity and creativeness of our kumu hula. Categories include Kaikamahine, Keikikane, Wahine, Kane, Kupuna and Hui/`Ohana. Come early, as Kauai's Aloha Festival's Royal Court will attend this event in full regalia with ceremonial entrance. Saturday, September 26th begins at 12:00 PM Noon. - Hula Competition Solo `Auana & Finale (Admission Fee: $20 in advance / $25 at door, Kaua’i Beach Resort) - The finale cannot be missed. First, solo competition enchants the audience. Then, all the competing halau and audience wait breathlessly to see the winners announced by the judges.
