V O L U M E 2 0 N U M E R 1 JANUARY/FEBRUARY/MARCH 2008 From The President Arizona State Chapter 2008 Motto: Arizona’s C.C.C. & R’s (Commitment, Communication, Compliment & Rewards) The Arizona state line officers’ “Commitment” to you is to add value to your membership. From your “Communication/feedback” we made big changes to the state Winter WCR conference. Most members wanted more timely business training breakouts with more “Meat” to them. We listened to you about costs and revised our traditional two day program to one day and your registration fee included both the WCR and AAR conferences. “Compliments” go out to every Arizona state WCR member and our local chapters for all the hard work you have all done this year in membership renewals. With the real estate market in the shape it is, we can be very proud of the accomplishments we have made. True, membership is down all over the state, but we as TEAM AZ are all working on retaining our current members and striving to bring in new ones. Our “Rewards” can be counted by our team efforts in business training, our member involvement on our local and state real estate boards and in our local, state and national networking we do every time we meet. With our “rewards” we can also include information and training we receive at meetings, on going economic updates, ideas to help us build our businesses during this challenging real estate market, environmental updates, technology training, great speakers and wonderful networking opportunities. Remember the more you get involved in Women’s Council the more you will get in return. TEAM AZ ROCKS!!! However, we believe that your retention and recruiting efforts never really start or end...they are both ongoing! It is NEVER too late to go back to your not-yetrenewed list, and/or your old chapter rosters... pick up the phone... and call what were once valuable members of your chapter! At the same t i me , you should be CONTINUALLY spreading the “good word” of Women’s Council. Now... more than ever... your Women’s Council Chapter should be positioned as your area’s “Business Resource”. By “programming to the mission”, and offering valuable information to the REALTOR® and Affiliate community on a monthly, consistent basis, you will make your chapter an invaluable tool to current me mbe r s , as we ll as prospective members. The dynamics of the market continue to be challenging, but we can all turn that negative into a positive. Case in point... at the recent meetings in Prescott, Dee Kepp gave two excellent presentations revolving around short Sindy Ready, 2008 Arizona State WCR Governor sales. This was valuable information to help us, as both listing agents, and Buyer Brokers, to assist current and prospective clients. The market “is what it is”, and we can’t change it, but we CAN choose NOT to “participate in the negativity”! By maintaining a positive attitude, and presenting positive, valuable information to help members in their personal and professional lives, you will create an environment that will compel them to stay involved, and “keep coming back for more! We are here to support your/ your chapter’s efforts in any way we can. We are easily accessible, by phone and e-mail, so please feel free to contact us at any time. We consider it an honor to serve you as your Governors, and welcome the opportunity to assist you! We will truly miss her incredible spirit. Many of you may not know that Nancy was diagnosed shortly after we decided to charter our Lake Havasu Chapter. She had agreed to take on the role of Vice President of Membership – not an easy position in an established Chapter, much less a brand new one! She came to me and offered to step aside. She felt like she was going to beat “this thing” and wanted to be part of our creating an forum for female leaders in real estate but she didn’t want to be a distraction. I am SO glad that as LCP I refused her offer. It’s safe to say that we all grew more as women and as friends for having been a part of Nancy’s life. We worked through trips to Scottsdale for chemo, holding a garage sale when she sold her home and moved in with her Mom, the hat and scarf party of the century and her ultimate move to Seattle to be lose to more family. I told her many times that I’m sure I wouldn’t have had the grace and supreme faith in her God that Nancy possessed. She had really bad days but she always worried more about how this was affecting her family and friends. Nancy was a tremendous ambassador for real estate and WCR. It wasn’t unusual to call Nancy while she was doing chemo and discover she had just sent a referral or closed a deal! She always wanted to who was doing what and counted WCR members (locally and state wide) as gifts of friendships. Man you may remember when she gave an inspiration at one of our State Meetings talking about “How Blessed I Am”. She honestly felt that way - that having had to deal with cancer had allowed her to discover how many people cared about her, helped her and prayed for her recovery. She KNEW that no matter how her battle with cancer turned out, she would end up in a better place. To honor Nancy’s memory, we have renamed our local scholarship fund “The Nancy Charles Spirit Award” goal is to raise enough additional funds this spring to send a non-funded member to Tucson for the State meeting. If you would like to contribute, please contact me directly. Her spirit will live on in our Chapter for years to come. Schwartz RISMEDIA, Jan. 22, 2008- Speaking with Ann Defries is like holding onto a speeding train. She is a woman of principle and dedicated to raising the standards and image of an industry that has had to tolerate a few “black eyes” over the past couple of years. An agent for change, this dedicated, successful real estate manager/coach/sales professional is also the 2008 President of the Women’s Council of Realtors®. MBS: It surprises many real estate sales professionals to learn that the Women’s Council of Realtors® (WCR) is dedicated to both men and women of the real estate industry. There are male members of WCR who hold leadership positions throughout the country. WCR works tirelessly on behalf of the whole industry despite the “W” in the name. Defries: Yes, that is very true. Men and women have equally struggled with the challenges of the past couple of years. When the members of WCR work in unison to effect legislation and initiatives that better industry standards and practices, we support everyone’s success equally. 59% of all Realtors® are women and 22% in WCR are owners or have an ownership position in his/her company. The 9% of men who joined did so primarily because of the wonderful education that has always been an earmark of the organization. MBS: What are the challenges do you see that are causing struggles? Defries: Many folks jumped into real estate when the going was good. A strong market and lots of transactions proved to be very enticing to people who would otherwise never have considered a commission sales position as a career choice. Unfortunately, those same people lacked the skills and knowledge necessary to sustain themselves in various market conditions. When the market began to show signs of trouble, those same agents expected a “magic cure” to get productivity back on track. That didn’t happen. Then, when they needed to get back to the basics, they had no basics to get back to, creating a formula for failure and lowering standards throughout the industry. Right now, we have to step up to the plate and ensure that people understand how to justify their commission, accurately educate the consumer, and embrace/ adhere to the Code of Ethics. MBS: What needs to be done about the educational failures that have added to the rise in ethics complaints throughout the states? Defries: Agents have two choices. They need to either step up and attain the skills and training needed to conduct business professionally and successfully, or they need to leave. Many have chosen the latter, and that is just fine. There is nothing easy about this business when you take it seriously as a profession. There is no need for agents to “reinvent the wheel” when it comes to educating themselves. WCR has always been at the forefront of educational initiatives and creative programming designed to ensure that agents are running their businesses like pros. I remember when computers were first being introduced in the industry and most agents were in denial that computers would play a big part in our profession. I went out and got one very quickly. While I was an oddity for sure, it is always better to be ahead of the curve instead of always playing catch up. MBS: WCR members have always supported RPAC (Realtors® Political Action Committees) initiatives. Tell us why the ongoing work of RPAC is crucial to the industry. Defries: Currently the state of Florida is embroiled in ongoing battles over property tax and insurance issues. There are hundreds of state issues being debated that affect the real estate professional and consumer. RPAC is the best vehicle to ensure that none of us are blindsided by the passing of legislation that we would deem to be deleterious to our industry. Agents must get involved in issues and initiatives that directly affect their income. All real estate is local. Know what is going on in your community and make your professional position known, or don’t complain when things don’t go your way. MBS: If I were to poll the WCR members, what do you think they would identify as the best or one of the best returns for their membership fee? Defries: Earlier I said that agents did not need to reinvent the wheel when it comes to getting educated on what does and does not work relative to building a successful business. WCR members are generous and giving of their time and expertise. They feel a strong commitment to contributing to the public’s favorable image of the industry. I would venture to say that if a member were to send out an e-mail asking for help or advice, within hours they would get five back from members offering any assistance they could render. WCR is an organization where management and agents pool their skills and knowledge to assist new managers and agents to create a business the right way the first time. Let’s stop the treadmill of doing the same things day in and day out and expecting different outcomes. Defries: With all that you have shared about WCR and what we see in the industry, share with our readers why joining WCR now is the best thing a person could do to effectively navigate the market. Defries: People are searching for something to believe in and for a reason to be optimistic about the real estate profession. When people come together for common purposes and share uncompromising principles and integrity, the power generated is just what the doctor ordered for us all. WCR members pride themselves on always being solution focused and welcome like-minded people into our folds with open arms! MBS: On behalf of all Realtors® around the country, I thank you for being on our team! Marylyn B. VOLUME 20 NUMER 1 PAGE Local Chapter News Bullhead City Chapter Brandy Creel 2008 Chapter President The New Year is one of my favorite times of the year. Someone has suggested that a new year is like a note book containing 365 blank pages and we then fill in the pages. We strove to fill in each page in 2007, as we all do, with as few errors as possible. The Bullhead City Chapter of the Women’s Council of REALTORS® is a young association in a small area. Current economic times are difficult. The membership in the Bullhead City/Mohave Valley Association or REALTORS® is decreasing. We face numerous challenges both in increasing our membership and in improving our financial status. We are fortunate in having a dedicated group of women in our organization who are clever in devising ways of meeting the challenges facing us. Toni Dutton, President Elect, has been working on our new website which should be on line soon. We have never had an active website before so click on the new site in another month. Maggie Zapotocky, VP of Membership, has established her committee and is on a roll with our first enrollment of the year. Susan Birnbaum, Treasurer, has been an invaluable asset when she stepped up to the plate after our long time Treasurer, Petia Prouty, resigned. Alysia Dewar, Past President, wears the hat of our Education Chair among other jobs. Her leadership talents are overwhelmingly accepted to this governing board. Our newest member to round off “Team Bullhead” is Annette Weggman, Secretary. This year we have new programs planned and several ideas for fund raisers to enhance our local chapter. To start the year off we are offering a meal punch card (purchase six meals and get the seventh one free). We have a new “Ways and Means” Committee ready to jump at a year full of fund raisers. The Governing Board and I hope to see you and your friends at our upcoming planned events. Flagstaff Area Chapter Sylvie Johnson 2008 Chapter President Hello! It’s hard to believe it is already March! This year has flown by! We are still a relatively new chapter and have a lot of great energy on our team this year, so I’m really excited for 2008! I’d like to start off by welcoming out new Secretary for 2008, Karen Nowicki. She is an Escrow Officer for LandAmerica Transnation Title here in Flagstaff. She has a wonderful spirit and is a powerful business woman, so we are very honored and excited to have her as a new team and board member! We are working on another fundraiser for late spring, the date is still to be announced, but we are trying to work in conjunction with the Museum of Northern Arizona. We have some good ideas for a beautiful event, so keep your eyes and ears open for more information coming out on that! 5 PAGE 6 Local Chapter News Flagstaff Area Chapter Continue Our meeting topics this year include: Persuading sellers to price their home right based on appraisal statistics, staging a home for showings, How to market your business, the health of our economy based on the housing market and Why, when and how to do a 1031 exchange. We had a good turn out to the Winter Meeting in Prescott this month. Attendees from our chapter included myself; Patti Seese, 2008 Treasurer; Karen Nowicki, 2008 Secretary; Marilyn Mount, and Lucy Estrada! We had a great time and really learned a lot for the chapter! Green Valley Chapter Susan Derlein 2008 Chapter President So far, it’s been a GREAT ’08! Green Valley started the year with the highest attendance ever at our first meeting in January. Our guest speaker, Judy Lowe, 2007 President of the Tucson MLS and Executive Vice President of Realty Executives Southern Arizona, talked about the current market conditions and forecast for the area for 2008. Based on local MLS statistics and data shared by NAR’s Chief Economist, Dr. Lawrence Yun, she addressed the negative statements made by the media compared with many positive indicators shown in the area’s market data. Judy reminded us that homes needed to be priced realistically and that they must show well to attract the attention of buyers. In February, we hosted a local lender, Ashira Davis-Love, whose expertise in short sales and foreclosures provided to be extremely valuable to us. She directed us through the process and gave us tips on how to work with banks, sellers and buyers. Our March meeting was all about blogging: “Born to Blog!” We invited Frances Flynn Thorsen to offer her passion for blogging. I have a feeling we will start to see many new bloggers from the Green Valley area! Here’s a tip for other chapters on getting more exposure for WCR while earning some additional “Chapter Excellence Award” points: We were able to get local newspaper coverage for our January and February meetings based on the topics that were covered. Both speakers were featured in articles that were 3 columns wide, taking up about ¼ page. WCR was mentioned and some of our realtor members were quoted in the articles. Getting to know the local editor really helped us when we contacted the paper and advised them about our meeting on these timely issues. We’re looking forward to a GREAT ’08 in Green Valley! Havasu Chapter Angie Saltzman 2008 Chapter President Where else can you work on the three F’s? I mean friends, fun, and fundamentals. I am amazed again every time I attend a WCR function. I am able to visit with friends that I have meet thru previous meetings, gathers or events. The fun that I have experienced is fantastic I so much enjoy the Night Out when we are all together. How often do you get to do a skit with some comedians? Fundamentals – wow, where do I begin? I learn so many different things during our educational breakouts, forums, speakers, etc. I will never forget the first time I VOLUME 20 NUMER 1 PAGE Local Chapter News Havasu Chapter Continued Scottsdale. I did not know who Michele Anderson was; however, we are now hooked at the hip. We hit if off right away and now I am proud to say she is the President-Elect for 2008. I am very fortunate to have the Governing Board members that I have this year. They are a great support system. I know the Committee Chairs and their members are working away insuring we give value to our members. We had nine members attend the Mid-Winter Conference. That is just awesome! We have the energy to keep us going while the market is correcting itself. It is the members that make the difference. I am looking forward to a successful for year. Going to the Conference! By Judi Harris I am not an Officer nor Committee Chair for the Lake Havasu Area Chapter of WCR, but was invited by our B.A.* Officers to accompany them to the Winter Conference in Prescott March 12. I attended once before in 2006 as Chair of Education & Program Committee, but I had a big learning curve to ascend as our chapter was then 9 months old. This time I was there to learn, network and enjoy myself. I arrived at the Governing Board/General Meeting. President Jimmee gave us an overview of the various sessions, meetings and breakouts scheduled; Tucson State Summer conference; outstanding speaker for our Lunch: Update on Short Sales; and upcoming Washington DC meeting. She encouraged everyone to attend the WCR Night Out at the Hassayampa Inn, which I recalled from 2006 as being a dandy event. The luncheon Speaker covered an uncomfortable reality of our market, short sales. Next, our breakout sessions were excellent, how would one expect “Credit Scoring” to be exciting? And yet it was. The other members of our chapter reported the same feeling about their sessions, great value-excellent speakers. Night out at the Hassayampa Inn - what can be said but WOW! Good food, great friends, and hilarious improvisation. Afterward, a brief foray to Whiskey Row for some dancing, singing and laughing. Next morning, the AAR conference speakers Jed Smith and John Tucillo gave their projections for the economy: stabilizing 08, improvement 09. Then the Commish! Now there was a surprise, Sam Wercinski going over the improvements he has Implemented to make our daily lives easier. Next up, his Assistant commishes gave a brief overview of their roles. I now have an idea of the scope of what these individuals are tasked with, to protect the public and we good practitioners. Surprises From The Conference: The Credit Scoring breakout was handled with humor and easily understandable thanks to Patrick Richie. Information I can use to assist my clients, myself personally and even for marketing tools in newsletters and mailings. WCR General Session 4-5PM was provided for discussion of proposed governance reorganization. The open exchange of ideas and opinions was encouraged; it was refreshing to see the passion we have. WCR is about each of us, one of the main reasons I was interested in becoming a member. Tasha can really dance! That was a remnant of the Whiskey Row experience. Herb Guenther of AZ Dept of Water Resources provided a snapshot of his department. Arizona’s teachers are being trained to educate our school students about water planning and conservation. Will I attend next year? Absolutely- I feel I barely scratched the surface of what was offered, and each time I attend a WCR meeting, I see the bonds of respect and friendship are strengthened between members across the state. I was reminded again that WCR exists for Self, Family, and Business. *Blonde Amazons: our current line officers’ affectionate nicknames. All of them are statuesque and blonde. I could not be an officer in 2008 since I am neither. 7 PAGE 8 Local Chapter News Phoenix Area Chapter Marion McGuire 2008 Chapter President We are very excited about our Business Resource luncheon programs for 2008… Phoenix WCR meets the third Thursday of the month at Moon Valley Country Club with networking starting @ 11:30am and the meeting concluding @ 1:30pm. The first quarter of the year has been busy and I can’t believe April is almost here. We have had two successful business resource meetings, the first being our installation with our wonderful State President Jimmee McNeely as our speaker. She spoke about the opportunities for our members at both the state and national level as well as a history of WCR. Thank you Jimmee for your insight and wisdom! VOLUME 20 NUMER 1 PAGE Local Chapter News Prescott Area Chapter Continued Our second speaker was one of the owners as well as the coach from our new arena football team – The Arizona Adrenaline. For those who don’t know, the Prescott area is gaining momentum. In the heart of Prescott Valley is Tim’s Toyota Center which is the home of not only The Arizona Adrenaline but also our very own CHL hockey team – The Arizona Sundogs with an affiliation to The Phoenix Coyotes. There is another large mall being built just outside of Prescott Valley which will have a Sam’s Club, a Home Depot, a Cracker Barrel and many other great stores and restaurants. If you haven’t been up our way in a while, come check us out! Our board meetings have been very productive thus far. We have voted in several new standing rules and moved ahead with an attorney to help us with the tax issue. Each officer and committee chair is doing their part to make our chapter run like a well-oiled machine. I’m really grateful to have a great team behind me this year. Finally, we were very honored to host a night out here in Prescott for all WCR members from around the state. We had a delicious dinner at the historic Hassayampa Inn in downtown Prescott with improv comedians as entertainment. We held a successful silent auction with the Phoenix chapter winning our contest for the chapter bringing in the most money for their donated item – a beautiful leather jacket. Angie Saltzman, President of the Lake Havasu chapter and the State chapter each took home $111 from the 50/50 raffle. Thank you to everyone who attended and made it a memorable night for all. I look forward to the rest of the year as President of the Prescott Area chapter. I have found that the members of WCR at all levels are truly an extended family for me. Over the past couple of years I have traveled all over the country and everywhere I have gone I have been warmly welcomed and treated as a sister. As I look ahead to Washington D.C. I know that I will come home richer in both knowledge and friendships. That is, after all, the WCR way! Scottsdale Chapter Sue Barnes 2008 Chapter President The Scottsdale Chapter started off to a bumpy start with the Vice-President Elect having to step down from her duties for personal reasons. The Officers shifted positions with the newly elected Vice President Elect stepping into the President Position – Sue Barnes and the VP Membership becoming the Vice President Elect – Courtland Shook. Sandy Mager stepped into VP Membership. Departing President Andy Kolton came to the rescue with intensive training and guidance. We scrambled to figure out the web page with the help of Belinda Raymond. We quickly gathered an awesome committee of hardworking women to pull the rest together. Thanks also to Susan Bender-Ross, Michal Joyner, Janelle Kennedy, Lorri Feld, Kay Bar, Becky Fowler, Cheryl Bouwens, Kim Seifert and Sharon Christensen. We are going to have a terrific year together!. 9 PAGE 10 Local Chapter News Sierra Vista/Cochise Chapter Jack Simmons 2008 Chapter President Happy New WCR Year! I’m very excited about the new year and the exciting plans I and the rest of the board members have for the Sierra Vista Cochise Chapter this year. We are working diligently to make our local WCR chapter stronger and better than ever. taxes). In March, Robert Carreira, Director, Cochise College Center for Economic Research (CER), will be providing a look at the first economic forecast before the spring economic forum. We are looking to get our members more active in the various committees and other areas to help build up our chapter. We are encouraging the members to attend our monthly meetings and take advantage of all the great benefits WCR offers. We are looking to add lots of new members to our chapter this year. To do that, we are SouthEast Valley Chapter planning some membership drives; our first one was held March 13 at the local Long Realty office. A little later in the year, we will hold a Wine & Cheese Membership Drive. The chapter held one last year and it was a Celia Maddox rousing success. There were lots of great 2008 Chapter President silent auction items, good food, good friends, and of course, some great new members joined us. In May we’ll be having our 2nd Annual Raffle Mania. Last year’s was such a hit; we’ve decided to make it an annual event. We’ll be selling tickets to raffle off some really great baskets chock full of goodies. This will be one of our main fundraising events for the year. We have some other very exciting events planned to bring the message of WCR to all our fellow realtors. Our monthly membership meetings continue to have a good representation. Garland Smith, Program Director, has been arranging speakers for these meetings. Kaylee Nix, mortgage advisor with Countrywide Home Loans, gave a dynamic discussion in January on short sales. In February, Mark Browning, CPA, spoke to us about some of the new tax laws as well as the Tax Rebate we’ll all be receiving (as long as we remember to file our Greetings from SEVWCR Southeast Valley Women’s Council of REALTORS® extends its best wishes to all chapters throughout the state. As we approach the end of our first quarter, we are anticipating a surge of membership renewals at this continued time of uncertainty in the current market. Our Membership Committee, under the leadership of Mary Jo Thomas, VP of Membership, initiated the membership drive contest to bring new members into the chapter with a contest. Our affiliate members have seen a decrease in numbers due to job downsizing with companies merging and with other branches and resulting downsizing. This is probably true in all geographic areas at present. Commitment, Communication, Compliment & Rewards VOLUME 20 NUMER 1 PAGE 11 Local Chapter News SouthEast Valley Chapter Continued In January, our Southeast Valley Regional Association of REALTOR® held their installation luncheon of 2008 officers and directors. Jimmee McNeely, WCR State President, installed our chapter line officers at this event. We are proud to announce the Jimmee McNeely was voted SEVRAR REALTOR® of the Year and long-standing member Tom Sanders was voted Affiliate of the Year. Both are very active in our local association as well as Women’s Council of REALTORS®. Our WCR night-out was well received and attended. We send our congratulations to the Prescott chapter for hosting another outstanding evening in their great town. Chapter presidents gathered for a breakfast meeting on the Governance Proposal the following morning and have decided to put forth a concerted effort in writing to make our wishes known at the national level. I believe most chapters were represented and those who were not have been given the information necessary to participate. Many in our chapter recently attended an exciting time in Prescott with the new format combining AAR with WCR. There were positive comments regarding the change. The classes presented were pertinent to our current market issues with knowledgeable presenters. We offer a special thank-you to our member, Dee Kepp, for her brilliant WCR presentation on Short Sales. Dee really captured the essence of what it takes to get a short sale through from start to finish and it is all about knowledge of the process and the need to serve your clients’ best interests. Looking ahead, we have several trips upcoming with the Summit in St. Charles followed by Washington, DC. We wish all of you continued success for your chapter and look forward to seeing you at the next event. Our WCR night-out was well received and attended.
