Instead of jumping to “full cost” for flood insurance, buyers will assume the seller’s Oct-2013 rate for a pre-FIRM property. NAR prevailed upon FEMA to implement this provision seven months early. FEMA also extended the rate relief so all preFIRM properties (including the second homes and businesses) will begin paying Oct-2013 rates when they purchase or renew their flood insurance after May 1, including: • ALL buyers of a pre-FIRM property, not just those whose seller has an existing policy; • ALL recent owners who apply for a new flood insurance policy on a pre-FIRM property; • ALL recent owners who reinstate an old pre-FIRM policy that previously lapsed for any reason; • ALL recent owners who renew a policy on a pre-FIRM property bought or newly insured after the 2012 Biggert-Waters law. While expediting the rate relief, FEMA must still issue refunds to all those who paid more than their Oct-2013 rate. NAR will continue working with FEMA and Congress to quickly issue these refunds to anyone overcharged for flood insurance under Biggert-Waters. REALTOR® B was notified of the complaint, directed to be present at a hearing, and requested to present to a Hearing Panel of the Board’s Professional Standards Committee all pertinent facts relating to the transaction. REALTOR® B’s response was a statement that he would refuse to submit any information in the matter to a Hearing Panel and would not attend the scheduled hearing, on the grounds that the complaint itself was not justified. Explaining his position, REALTOR® B stated that his participation in the transaction was exclusively as the agent of the seller; that he had not been representing the buyer; and hence, could not be subject to a complaint by the buyer for simply transmitting information on behalf of the seller. All of his statements concerning the property, REALTOR® B said, were based on information supplied to him by his client, the seller. Any error in this information, he contended, might well provide the basis for a lawsuit between the buyer and seller. As the agent of the seller, he felt that he was not answerable to the buyer for having done no more than transmit information provided to him by the seller. REALTOR® B was advised by the Board that his reasoning was incorrect; that he was obligated by Article 14 to submit pertinent facts to a Hearing Panel of the Board’s Professional Standards Committee and to participate in the hearing. REALTOR® B agreed to comply, and a hearing on the complaint was held. Article 14 states that if charged with unethical practice or asked to present evidence or to cooperate in any other way, in any professional standards proceeding or investigation, REALTORS® shall place all pertinent facts before the proper tribunals of the Member Board or affiliated institute, society, or council in which membership is held and shall take no action to disrupt or obstruct such processes. “Save the Dates” 2014 R-Day event, Wednesday, October 8 at Meyers Lake Ballroom in Canton. I admit that I have taken them. I took one that asked “what season are you”. I came out to be winter. Me….a winter. For those who know me I hate winter, sometimes with a passion. The only good thing about winter are old sweat shirts and bulky sweaters. My favorite season is Spring. Everything is new, fresh and green starts to pop up everywhere. Even cutting the grass can be fun and invigorating. What I want you to consider today is “what kind of flower are you”? I thought that being the Hybiscus would be really nice. Such a beautiful large red flower, absolutely stunning. Some of you might like to be the Carnation, our state flower. You could bloom and represent our state wherever you go. Then there is the rose which is so aromatic but it comes with a price… thorns! After much consideration I think we should all strive to be the Dandelion. Yes the lowly, unappreciated flower that we can’t get rid of. For one thing, this flower never gives up. You can spray it, weed it and it still persists on flourishing where it chooses to grow. It’s roots go far down into the earth. You can pull and pull and think that you finally got rid of it just to see it reappear! Once this brightly yellow flower is done showing itself off it becomes a puffy mass of seedlings. It is determined to duplicate itself. It’s purpose is to propagate and make more dandelions for us to enjoy and learn from. Children will happily pluck it up, put it up to their lips and blow hard to spread this wonderful flower, so more of us can enjoy it. Ugh you say? Perhaps. However think about this. Like the dandelion, wouldn’t you like to bloom where you are planted with strong roots that go down deep into your soul. Determined to speak the truth, be a leader, and direct your family in doing what is right. When the wind tries to blow us in different directions we can stand firm in our beliefs, goals and desires to do what is best for us because we have roots that are planted firmly in our beliefs. Think twice about this lowly flower. It is a beautiful yellow flower with a lesson for us all. The Bible reminds us that things which are least esteemed will, in the end, receive greater praise. The Dandelion, the least all flowers is just a weed. Yet it’s example shows us how to become the greater and to flourish where we are planted. Let’s talk WCR. In May we have scheduled Leslie Ungar who will be speaking about opportunities having a shelf life. It is important, especially in Real Estate to keep in touch with our clients. Association policy states “There shall be no refund of Stark County Association of REALTORS® dues after January 31 of each year. How long after I turn in my membership application can I do business using the term “REALTOR®”? As soon as we get your application and application fees you are considered a conditional REALTOR® member. You will have access to CRIS within 24 hours. Why is my member number wrong on invoices? For some members, your member number is not necessarily the same as your file number. Additionally, since the Rapattoni member number field is one digit short, SCAR staff leaves off the second digit (always a zero) in our files. We realize your actual member number is one digit longer. How do I place an order for forms? Go to www.StarkRealtors.com and log-in under the “Members” section. You may order your forms there. You will receive an e-mail when your order is ready. Can SCAR sell forms to those who are non-SCAR members? NO! SCAR staff only is permitted to sell forms to SCAR members. What happens to my membership if I return my license to the division of real estate? What is the procedure for returning to the Association after I have reactivated my license with a member broker? If you return your license to the division of real estate you will be considered inactive with the Association. It does not matter that you have paid your membership through the end of the year, you MUST be active with a member broker to be considered a member of the Stark County Association of REALTORS®. If you return within one year of the date your membership was cancelled, you only will owe any current dues. If you return after one year of the date your membership was cancelled, you must join again as a brand new member, paying the application fees and attending orientation. Where can I order miscellaneous real estate supplies? You have the opportunity to purchase real estate business products offered by Trader Publishing. You may contact Trader at 330-478-9200. Frequently Asked Questions: CRIS MLS How do I login to CRIS as a new member? Every time you enter CRIS (Rapattoni) your login will be your state file number. The first time you ever login, your password will be the first eight digits of your file number. It will then ask you to change your password if you so wish. What do I need to do to change my personal information? Contact your local CRIS board for any membership changes, adding or changing a voicemail, new alternate phone number or change of address. The information will be forwarded to the CRIS membership office in order to update the MLS system. Who do I contact if I need CRIS MLS technical support? For assistance using the CRIS MLS system, please contact the Rapattoni Help Desk at 1-866-730-7114. What are the SUPRA hours? Frequently Asked Questions: SUPRA SUPRA field support will be available from 8 a.m. - 10 p.m. Eastern time. If you have any questions with your SUPRA key, please call 1-877-699-6787. SCAR only will be leasing SUPRA keys and lockboxes and WILL NOT be providing any technical support. Thus, if you are in need of assistance, please call the aforementioned number (the number also can be found on the back of your SUPRA key) SCAR Supra Keys & Lock Boxes can be leased duriing the hours of 9am - 4pm.
