More than 90 members
came back to CRS, and
many agents joined CRS
for the first time. We held two very successful
classes this year - one in Appleton and the other
in Brookfield - and both classes were packed!
I would like to thank you for your membership
in CRS and the Wisconsin CRS Chapter. You
are very important to our success and I look
forward to you joining us again next year.

an exhilarating 2013, which includes a few new
exciting educational opportunities in different

I'd also like to thank my leadership team this
year. We had some groundwork to lay in 2012,
and did a few things differently, but in the end
it was a huge success and the platform is strong
for 2013. Thank you for all your hard work,
especially in membership and education! We
are still looking for a few agents to be part of
the leadership team in 2013. The commitment
time is minimal, but the rewards and network
opportunities are huge! If you are interested in

I will still be around in 2013 serving as pastpresident and helping with a couple of committees. To Eric Kodner and the 2013 leadership

president. His extensive experience as a very
successful agent and his numerous industry
connections will assist this Chapter and his
team throughout the upcoming year. Have a

Sales Strategies Class a Big Hit
Thanks go out to all who helped to make Jackie Leavenworth's
CRS 202: Sales Strategies class a huge success in November. The
class, which was held in Milwaukee, was so well received that
22 new members joined our Chapter!

Looking Up: Ceiling Issues
and Maintenance
While it may not get the attention of the walls and floors,
the ceiling can be an indicator
of certain problems affecting
a home’s condition, so it’s
important to identify and address any issues that arise.
From “popcorn” to plaster,
wood to drywall, there are
many different ceiling materials in today’s homes. Look
for signs of damage no matter what the material. Ceiling stains can indicate water
damage from leaking pipes, a
bathroom fixture overflow, or
a leaky roof. Before any attempt is made to repair water damage,
it must be determined if the cause of the leak will continue to
affect the ceiling, or if it the damage is related to a single event
in the past. If water is dripping from the ceiling, the source of the
water will need to be found and stopped, and the ceiling material
will need to be thoroughly dried before attempting any repair
work. If the damage is severe, a professional contractor specializing in structural drying should be consulted.
Mold is a real threat when moisture is allowed to remain in the
ceiling and the space above it. It can take a little as a few days for
mold to begin growing inside a ceiling, so acting quickly to get
everything completely dry is the best course. In addition to being
a health hazard, mold can eventually cause structural damage to
the home if left to grow and thrive. Mold removal should be done
by a qualified professional
who will certify that their
work is done correctly.
Minor ceiling cracks are
not uncommon and may
simply be the result of
the home settling. Even
older homes can continue
to settle for decades. If the
cracks are minor, they can
be repaired with relative
ease. The technique used
will depend on the ceiling material. Old plaster
ceilings will often sag and
crack over time, and can be patched with drywall instead of new
plaster. Cracks in a popcorn ceiling can be covered with aerosol
sprays made specifically for this use. Major cracking can be due
to seismic activity or structural issues and should be assessed by
a professional before repair or replacement.
Paying attention to the ceiling can really pay off by allowing the
discovery of small problems before they can become big ones –
avoiding serious and potentially costly problems down the road
for homeowners.

Benefits of Investment
As with any investment of time or money, your return
depends on the quantity and quality of the investment.
I made an investment in my real estate career several years
ago and have been reaping the benefits ever since. I invested my time and some money by getting actively involved
with the Wisconsin CRS Chapter. I started by working on
a committee, which lead to chairing a committee, which
lead to my first officer position, and so on. What a great
experience.
The benefits of involvement include, but are not limited to:
networking opportunities, long-lasting friendships, topquality education (both in the classroom and through the
exchange of information with other CRS members), the
pride of being in the top 3 to 4 percent of REALTORS® and
helping others to achieve the same level of professionalism.
Not to mention the referral opportunities.
After becoming involved in the state Chapter and attending
many state and national conferences, I met many other CRS
agents from all over the United States. I have received referrals from several CRS agents in Wisconsin and other states.
One of those referrals, from a CRS instructor that I met at a
networking event for CRS Chapter officers at the NAR/CRS
Annual Conference, was a lake home in my market that was

dues, so please make sure to check that box as well.
