GENERAL INFORMATION
Petitioner:
Application filed by Bill Lambert with Perma Pools Corp. on behalf of Randy
Bennett the property owner.
Action Requested:
Petitioner is requesting a Development Standards Variance from section 2.008 Town of Fishers
Unified Development Ordinance to increase the Maximum Impervious Lot Coverage from 35
to 54.4 percent to allow the installation of an in-ground swimming pool and pool deck.

The subject property has a common address of 13498 Lake Ridge Lane,
McCordsville, IN and is located within the Springs of Cambridge residential
subdivision which is north of 96th Street and west of Olio Road in Fishers.
HISTORY/BACKGROUND
Subject property is Lot 395 within section 10 of the Springs of Cambridge subdivision
which went through primary platting prior to 1994, while under the planning and zoning
jurisdiction of the City of Noblesville. The Town of Fishers now as planning and zoning
jurisdiction as a result of interlocal agreements and the annexation of the property. The
existing home is currently under construction.
III.
STAFF ANALYSIS
Applicant is seeking approval to install an in-ground swimming pool. The current
Unified Development Ordinance (UDO) maximum impervious surface standard limits
the amount of impervious surface to 35 percent of a lot. The Springs of Cambridge
single-family residential subdivision is adjacent to Geist Reservoir and was primary
platted while under the City of Noblesville’s planning and zoning standards. The subject
property is approximately 0.41 acres (17,060 sq. ft.) and the footprint of the primary
structure is approximately 4,841 square feet.

If the Board of Zoning Appeals approves this request, the petitioner will need to apply for
individual sign permits, which will be reviewed by the Department of Community
Development for compliance with the sign ordinance and the terms of this variance.

Surrounding land use and zoning:
To the north is Geist Reservoir, zoned OS.
To the south are other single-family dwellings within the Springs of Cambridge
subdivision, zoned R2.

To the west are other single-family dwellings within the Springs of Cambridge
subdivision, zoned R2.
