Welcome to J.Racenstein's Exterior Building Cleaning Catalog
The main focus of this catalog is to present solutions that tackle the different cleaning tasks on the exterior of
structures and flat surfaces of a building environment. Many of the products presented will work as well or better on
interior building surfaces.
The beginning of the catalog shows typical cleaning tasks and problems along with a solution. The front section is
meant to quickly bring to mind exterior that get dirty and present the methods and products used to clean them. The
products in a catalog format follow with pricing and allow identification and selection of the right cleaning products,
equipment and accessories for the cleaning tasks outlined. Finally, the Appendix follows up with technical data, dilution
rates and application instructions, in many cases this is an abbreviated version of the product label but we also will
offer additional guidance where appropriate.
We hope this helps to identify the cleaning tasks, assemble the right tools and clean up in the most efficient manner.

Protecting Property and Plants
Why Final Wash?
SoftWash cleaners can leave behind
a residual chemical that can corrode
the building surface. Siding and other
surfaces need a Final Wash rinse to
insure that the chemicals have been
removed and a protective buffering
solution has been left in place.
Why Plant Wash?
Many times these stains are actually living
bacteria, molds and fungi. Softwashing
targets and kills these micro-organisms
that cause these stains. However there
are beneficial bacteria and molds in the
soil that plants need to flourish.

How?
Final Wash is a finishing soap that buffers against and
neutralizes cleaners. Final Wash contains a heavy waxing
agent that adds sheen and gloss to exterior surfaces.
Results
The results are dramatic especially on high gloss surfaces
like metal roofs, vinyl siding and even windows.

How?
Plant Wash neutralizes caustic cleaners on contact,
covering the leaves of the plants with a buffer, feeding
the plants through their leaves. Finally Plant Wash feeds
the beneficial bacteria in the soil that plants cannot
survive without.
Results
The result is little to no plant damage and often times
plants and landscape that look better and greener after
the softwash cleaning.

Softwashing can effectively clean the
wood and kill the microbes attacking
and feeding off it. Use a 1% bleach
and water softwashing solution and
add SoftWash Systems Wood Wash
to the softwashing solution at 1 ounce
per gallon. When wood reached desired color rinse well

Wood Restore is a leave-in wood conditioner that is
applied after the final softwash rinse. It neutralizes bleach,
brightens wood, protects wood with an anti-microbial, light
sealer and UV block. Use 1 oz. per gallon of water.

Oxi Wash
UV rays damage aluminum and vinyl siding. These surfaces can
also experience oxidation. This oxidation can be easily removed
by diluting the appropriate amount of Oxi Wash into water and
then applying and brushing with a truck-wash style bi-directional
brush. Use 1 gallon per gallon of water.
Terra Wash is a softwashing chemical
for use on non-organic stains like dust,
mineral soiling, grease, and other
stains. Terra Wash can be applied at
various strengths for degreasing tough
oils or grease and diluted down to
clean light soiling and dust on homes
and windows.

Hard Flat Surfaces
After Dwell Time, Clean Using a Pressure Washer
Cleaning with a pressure washer can be done with a Wand or Surface Cleaner.
Pre-treat dirty areas first then Wand or use a Surface Cleaner.

Use for smaller areas, fences, brick work, walls.
The tips offer several spray patterns:
Red (0 degree):Should only be used on metal surfaces
like wrought iron fences and gates.
Yellow (15 degree): For hardscape, concrete block, concrete.
Green (25 degree): For red clay brick, wood fences, decks
White (40 degree): For sweeping away of debris, often used
during the last rinsing step.
Black (soap): Various tips for applying soap with your
wand and a downstream injector

building. Aluminum also leeches oxides that cause a black or gray

softwash industry as a tool for rinsing gutters free from residual
chemicals. This gutter cane can be hung on the gutter while
attached to a garden hose flushing the gutter with large amounts
of water. This renders what flows from the downspouts harmless
to landscape in and around the property being treated. The loop of
the cane has been wrapped with a poly hose to keep the aluminum
from causing any damage to gutters and keep the gutter cane from
sliding. Comes with 3/4 female brass garden hose connection.

OneRestore Cleaning Method: This cleaning method requires a constant swiping of the hard water
stain, this rubbing is not “scrubbing” just keeping the solution on the stain surface is hydrophobic
and the solution wants to run off the stain. Start with a solution of 1 part water to 1 part
OneRestore (1:1). Use a strip washer (10 or 14inch) and moisten the strip washer (not dripping
wet) with the solution and rub onto a section to be restored. Test a small area first. DWELL
TIME is important for the OneResore solution to work...It takes 4 to 8 minutes to perform the
desire restoration. Test a small area. When applying keep the surface wetted and you should be
continuously moving the mop over the surface, putting the solution back on the stains. After 4
minutes or so you will begin to see and feel the hard water stain disappear. This time can vary
greatly, but takes at least 4 minutes. Once comfortable with the process of keeping the surface
wet you can work on a larger area. Work an area as large as you can keep wetted for that 4 to
8 minute dwell. Not recommended to work in direct sunlight, if you do then wet the surface with
water, helps to cool down the surface. Test a small area first. Do not allow the solution to dry on
the glass. Clean the glass and frames afterwards.

The rotating roller brush was designed and built to clean solar panels, Vinyl and Aluminum Siding. It is a
mobile, hand-operated unit designed to be positioned and operated manually on the surface to be cleaned.
Rotary hydrokinetically brushes offer considerable time savings in the cleaning operation performed on
solar panels and building surfaces when compared to traditional fixed brushes.
The Solar Panels treated with the brush should be comprised of modules with a maximum tilt of 35°.
Verify in the photovoltaic system’s operating manual the type of brushes that can be used for cleaning it,
so as not to cause abrasions on the panels’ film.
It is important to avoid all operating situations that could cause repeated and unexpected stops of the
brush’s rotation, such as those specified below:
In the case of surfaces comprised of panels, the maximum distance between them must be 3 cm to
prevent the unit from dropping into the empty space between one panel and the next.
The surfaces must be as free as possible of protruding bodies such as long screws, brackets, and
terminals, which could obstruct brush rotation or rip out its bristles.
The unit is not designed to withstand heavy accidental impacts, such as those caused by being dropped,
or those that are less intense but repetitive, such as those resulting from operating in stepped areas.
It is also very important that the operating pressure not exceed the maximum value indicated in the
“Technical Specifications” in order to prevent excessively high rotation speeds from causing premature
wear of the unit’s mechanical parts.

Extenders are used to “push” a 27 ft. Pole up the building further, simply insert an
extender into the 27 ft. pole and Extend your pole about 11 ft. higher up the building.
Multiple extenders of the appropriate fiber type can used to reach heights of up to 80 ft.
The brushes angle on two planes to allow for sill cleaning
and easier brush management at different heights. Green bristles are
stiffer and better for first and second floor windows and solar panels.
All Poles, regardless of the grade, are compatible with each other. For instance, combining
a Hybrid Extension Pole with a Carbon Master Pole will deliver great performance at a
lower cost than an all-Carbon System, with only a slight increase in flexibility.

Tip Sizes on Nozzles

Both the size of the spray nozzle orifice or outlet and its shape affect the amount and type of cleaning
work water directed through the nozzle will be able to accomplish. Orifice diameter (the diameter of the
hole in the discharge side of the nozzle) determines the pressure produced at a particular flow. A smaller
orifice will produce a higher pressure or psi figure at a specific flow or gpm than a larger orifice.

top of the chart where there are captions for columns representing pressures from 25 to 7000 psi. Spray
nozzle sizes are assigned to each line. The flow rate produced by that spray nozzle size at the psi is
entered in each column on a line.
The shape of the nozzle outlet determines the spray pattern, which is generally either straight stream or
fan spray. The more concentrated or narrower the spray pattern, the less surface will be covered but with
more impact of water against the surface. Fan jet patterns are offered in 15°, 25° and 40°.
To find the correct spray nozzle size, look up the psi rating of the machine in the line of captions at
the top of the page. Run your finger down the column till you get to the closest entry to the GPM flow
produced by the machine.
The Difference Size Makes
To see the difference orifice diameter makes in flow and pressure, compare a 6.5 and a 4.0 spray nozzle.
At a flow of 2 gpm
The 6.5 spray nozzle produces pressure at about 400 psi.
The 4.0 spray nozzle, produces 1000 psi at the same flow.
If you do not have the exact size when selecting spray nozzle, use the next size larger rather than a
smaller because moving water through the smaller orifice will require more effort from the pump and also
will start to release the unloader.
The higher the flow and pressure, the greater the impact and cleaning power. The narrower the Fan
degree, the height the impact on the surface.
Sizing Spray Nozzles
Spray nozzles are sized to produce the equipment’s rated flow and pressure. Spray nozzle sizing for most
Spray nozzles for cleaning range are available at 0 degrees (stream) 15°, 25° and 40° spray pattern
spreads. The narrower the stream of water coming out of the nozzle, the more impact, but the less
coverage and the longer it might take to clean a specific area.
The most popular nozzle is the 25° nozzle, which is considered to represent the best compromise between
spray pattern coverage and impact. Using a 15° nozzle trades off greater impact for less coverage this is
useful for small spot cleaning like gum and oil or paint droplets. The widest-angle nozzles 40° to 65°are
for Rinsing or Detergent application.

0˚ – Red:
Cutting nozzle. It delivers
a concentrated stream
that can gouge or cut. It
can cut stubborn stains
from concrete and other
hard surfaces.
15˚ – Yellow:
Chiseling nozzle. Working
at a 45˚ angle, this nozzle
works like a scraper,
stripping paint, grease
and grime from hard
surfaces.
25˚ – Green:
Flushing nozzle. The most

Green Wash is a softwashing additive for organic staining, add 1 oz. of
Green Wash to 1 Gallon of Water.
• 5 0 Gallon Roof Batch add 50 oz. to your 3% SH-Water Mix Batch for

Appendix
Wood Restore is a leave-behind wood conditioner that is applied
after the wood surface has been softwashed and completely rinsed.
Wood Restore neutralizes bleach, brightens and protects wood with
an anti-microbial, light sealer and UV block. Leaves behind a natural
finish but is not a technical wood sealer. Add 1 Oz of Wood Restore
to 1 Gallon of Water, increase dosage per gallon for improved
moisturizing levels.
ProTool Brighten is Ready to Use Grout, Tile and Concrete cleaner
formulated with the latest acid replacement technology as a low ph,
non-corrosive cleaner, Used to clean ceramic tile, grout, porcelain,
concrete, stainless and fiberglass. Application: Test in an inconspicuous
spot before general use. Apply solution to the surfaces with a pump up
or trigger sprayer or sponge. Allow to Dwell on the surface for 1 to 3
minutes. Scrub as necessary with grout brush, white pad. Do not allow

Just apply a few drops of Bio-Solv to a dry, clean cloth and wipe the

using a spray bottle and worked into the substance using a brush.
Crystal Clear 550 Ready-to-Use, pour into a plastic pail or container. Do
not use metal or painted containers. Always spot Check, Checking both
sides of glass for Stage II corrosion, Tints, coatings that may be on the
glass.. (Glass will usually turn white/gray with coatings/corrosion when
tested.) Apply with a natural sponge or a clean, white cloth. Wring sponge
or cloth to prevent runoff. Keep solution from running down any building or
other surfaces. If product runs down the glass, it is being overused. Rinse
with water. Repeat as necessary. CAUTION: Do not use on window frames
or any non-glass surface. Do not use on self-cleaning (Titanium) glass.
Wash Glass afterward.
Diamond Magic is a creme compounded with real diamond dust to
make a formidable stain remover and polishing compound that cleans and
polishes unpainted metal, glass, tile & porcelain to a near new condition.
Use at full strength. Squeeze onto stained surface or a moist soft cloth.
Rub over surface in a small circular motion. Use 2 to 4 lbs of pressure
(about the weight of your hand). Using too much pressure may scratch
the surface. Rinse for a bright shine. Polish with soft cloth. Repeat as

heavy soils and stains from gutters, especially those tiger stripes. Add
24oz to 64oz of Gutter zap to 1 gallon of water depending on how badly
the gutters are stained. Recommend using the MarXoff gutter cleaning
applicator for best results.
Soysolv II Ready-to-Use Green alternative Solvent Cleaner. Entirely
formulated from soybeans and other agriculturally derived ingredients as
easy on the earth as they are tough on grime. Clear Windows of sticker
residue and oil stains. Grease and Oil cleanup, Mastic and Adhesive
Removal, Tar and Asphalt remover, Graffiti removal. Use at full strength.
Steamer Additive for the Portable Steamer, Proprietary cleaning solution
derived from totally natural and sustainable sources and is ph neutral. It
instantly turns discarded gum into powder, which leaves no residues. One
bottle per tank (2 liters).
Oil-Flo Ready-to-Use solvent cleaner able to clean sticker residue,
adhesives, oils and greases from a variety of surfaces. Use at full strength
on dry surfaces. Depending on situation, apply by spraying, blotting from
a rag, painting on, or pouring. Use sparingly. Rinse completely with water.
Oil stains on concrete, pour or spray some Oil-Flo on the stain, brush it in,
and risen with a high-pressure stream of water.
OneRestore Professional glass restoration detergent that can remove
hard water stains, sealer overspray, concrete leaching, and paint wash
from glass surfaces. Pre-wet glass for at least 15 seconds with water.
Start with dilution of 1 Gallon of OneRestore to 1 Gallon of Water (1:1)
and work your way up to a 100% application as necessary. Do not apply
to hot surfaces or surfaces in direct sunlight. Apply using a low-pressure,
low-flow applicator such as trigger sprayer, pump up sprayers or T-Bar
and mop method. Be careful not to drip on surfaces not intended to be
cleaned. Apply an even amount on the surface from the top down. Allow
to dwell on the surface, water rinsing before it dries. Must be clean water
rinsed before wiping or squeegee swiping. Rinse any excess OneRestore
from adjacent surfaces before it dries and to prevent clean streaking.
Pro Stain Remover A Ready-to-Use cream cleanser with detergent,
oxygen bleach and a mild jewelers grade abrasive designed to tackle the
toughest stains, easily cleans hard water stain deposits, organic stains,
rust and soil buildup from a variety of surfaces including glass, porcelain,
ceramic tile, stainless steels, Formica and fiberglass without scratching.
Apply directly to sponge, wet cloth or brush. Loosen soil and build-up with
rubbing action. Rinse thoroughly. When cleaning stainless steel, always rub
with the grain. On chrome fixtures and other polished metals, use gentle
rubbing action. For a brighter shine, polish with a clean, dry cloth. Caution:
May dull highly polished surfaces.
Red Rage is a concentrated, versatile, heavy duty cleaner and degreaser.
Low foaming and highly alkaline it can be used inside and outside.
Engines, Equipment, Heavy Dark Spots on Concrete Floors, Oily Drive-Throughs: Add
24 oz. to 1 gallon of water Wet down the surrounding painted surfaces
with water. Using a chemical sprayer generously spray product on surface,
dwell for several minutes. Rinse thoroughly.

Titan Cement Off is a Ready to Use an environmentally friendly solution
that removes debris such as cured concrete, stucco and grout from any
hard surface. Safe for use on glass, tile, flooring, equipment, vehicles
and more. Will not harm metals. Use at full strength Saturate the
cementitious material to be removed. Keep surface wet with Cement
Off for 20 minutes or longer. If area dries before that, reapply. Rinse with
water or clean window afterward. Keep surrounding work area wet if
made of stucco or concrete.
Wood Brite Clean and Brighten decks, fences and other weathered wood
and restore to a natural, like new appearance. Add 2 to 6 oz. per 1 gallon
of water if applying via a chemical sprayer. Stronger solutions may be
required if wood has not been maintained. Downstream or X-Jet, add ½ lb.
per gallon of water in the supply bucket for Downstream and X-Jet ratios
of 10:1 10%, add 1 lb per gallon of water in the supply bucket for X-Jet
ratio of 20:1 5%. Warm water always works better but is not required.
Rinse well after with fresh water. It is always recommended to cover
expensive or exotic plants to eliminate possible contamination of the soil.
Hot Shot (for Painted Wood) a strong detergent that removes heavy paint
build up from wood and deck surfaces. Layers will bubble up and peel
away allowing for easier removal. Add 1 lb to 1 gallon of water, Add half
an 8 lb. container to 4 gallons of water in a 5 gallon bucket, Add 50 lbs.
to 52 gallons in a 55 gallon drum of water. Neglected areas my require a
stronger solution. Allow to dwell for as long as possible.
Neutralize Add 4 to 8oz per gallon of water for chemical sprayer
application, applying straight to surface.
Downstream or X-Jet, add ½ lb per gallon of water in the supply bucket
for Downstream and X-Jet ratios of 10:1 10%, add 1 lb per gallon of water
in the supply bucket for X-Jet ratio of 20:1 5%.
CAUTION: If any bleaches or hypochlorites are present on surfaces, they
must be completely gone before using this product.
Mix Ratios
F9 BARC Battery Acid Remover removes most concrete rust, fertilizer
staining and orange battery stains.
• N on-Porous Substrates Sealed Concrete, Concrete Coatings, Clay
Pavers, Tile, Painted Metal, Aluminum (not polished or chrome),
Stainless Steel, Interior Pools and surfaces that do not allow water to
penetrate.
• Semi-Porous Substrates Stucco, Plastic, Vinyl, Asphalt, Stone and others: Add
half gallon F9 BARC to 1 gallon of Water. Spray at a rate of 400 800 ft. per gallon. Follow with a light brushing with a soft or medium
truck brush may be required. Do not let product dry and rinse
immediately following disappearance of stain.
• P orous Substrates Concrete, Bricks and Pavers: require a heavier
concentration due to porosity and the need for deeper penetration.
Add 1 gallon or F9 BARC to ½ Gallon of Water F9). Spray at a rate of
400 - 800 ft. per gallon. This applications requires F9 to DRY INTO the
concrete and lock in. Follow instructions listed on product and watch all
F9 videos before application.
Always Apply F9 through a Pump-Up Sprayer or Portable Sprayer.
F9 Efflorescence/Calcium Remover Quickly Removes Efflorescence,
Calcium, Calcium Carbonate and Hard Water Stains including Thick
Calcium Stains on Concrete
For Concrete, Brick, Paver, Grout & Masonry: 1) A dd 1 part F9 Calcium and
Efflorescence Remover to proper ratio of water. Since F9 has many uses,
it is up to the Applicator to determine proper dilution ratios. F9 can be
applied straight up to a 12:1 dilution). Always pour cold water into the
bucket first, then add product. Always test first to confirm compatibility
and desired strength. Mist surface with water so it is damp, but not
puddling. 2) Spray product on surface to be cleaned surface should foam
immediately. 3) Let dwell 20 seconds to 3 minutes. Do not let product
dry. 4) Scrub surface as necessary with a hard bristled brush or broom.
Let dwell another 1-15 minutes. Neutralize surface. 5) Power wash with
fan tip or surface cleaner if needed. Do not let product dry. 6) Analyze results, repeat application if needed and adjust dilution according
to desired results. Several mild individual applications are better than one
overpowering dose. Pressure wash and flush the surface after application
Bio-Strip Ready-to-Use blend of environmentally friendly compounds
formulated into a nontoxic, highly effective paint stripping system.
Flat or vertical surfaces: Apply a sufficient amount of stripper to substrate
at 100%. Allow sufficient time to lift paint. Remove with pressure washer.
(Hot water pressure washer will improve stripping performance offering
as much as 50% reduction in time vs. cold pressure washer unit) Dwell
times needed to remove coatings are dependent on the coating thickness,
type and age as well as the porosity of the surface. A second application
may be necessary. A Whiting, and or cloudy appearance will indicate if
a stripping application is necessary. Coating time will vary depending on
coating thickness and surface temperature.
• Acrylic coating (8 Mils) Strip time = 1 to 2 hours
• Acrylic (12 mils) over elastomeric (8 Mils) Strip time = 3 hours
• Moisture-cured epoxy (8 Mils) Strip time = 1 to 2 hours
• 2 Part waterborne epoxy (Mils) Strip time = 1 to 2 hours
• Oil & water stains, transparent or pigmented Strip time = 1 hour
• Oil Based Enamel (8 Mils) Strip time = 1 hour
• Two-Component Polyurethane (12 Mils) Strip time = 1 to 2 hours
Appendix
Natural Luster and Super Wet These sealing products are
formulated to seal products made to ASTM C-936 specifications and
an absorption rate of 5% or less. Pavers with higher absorption rate
will require additional application(s) of sealer. Application rate will vary
from 175 to 240 sq. ft. per gallon, although this rate will vary depending
on the porosity of the pavers and the width of the paver joints. Apply
Sealers at temperatures between 60° F and 90° F. In cooler conditions,
the sealer should be warmed to approximately 70° F. Do not apply if
surface or ambient temperature is below 50°F. Test for compatibility,
penetration and adhesion.
Pressure wash the area to be sealed, ensuring that surfaces are clean
and free of oil, efflorescence or contaminants prior to beginning the
sealing process. Rinse the pavers with water remove any acids or
cleaners thoroughly before sealing. Wet sand with course fractured
sand (C140) for joint sanding. Use a leaf blower to blow off any
residual sand left on the surface of the pavers. Sealers can be applied
even though the pavers are damp. Using battery operated pail pump
system or pump sprayer, uniformly apply a coat of sealer for joint
stabilization. Apply multiple even coats for extremely absorbent pavers.
Sealers appears white when applied but dries crystal clear. Apply sealer
consistently to prevent blotching, back rolling is recommended for
consistency, use a leaf blower to blow out any excessive sealer that
puddles in the paver joints or low lying areas with textured pavers and
or natural stone.
Do Not Seal If Rain Is In The Near Forecast
Natural Luster is a high solids, low VOC water based urethane
modified acrylic sealer that penetrates the pavers and provides a
protective barrier with excellent joint stabilization and a natural luster.
Formulated for application in a one day process. Add 1 Gallon of Natural
Luster to 1 Gallon of water and mixing/stir for 2 minutes prior to use.
Super Wet is an ultra low VOC, two-part water based pure urethane
sealer that penetrates the pavers to provide a protective barrier,
ultimate enhancement and superior joint stabilization. Super Wet is a
two-part urethane which comes packaged in a 2 gallon kit (3½ gallon
pail) and a 5 gallon kit (6 gallon pail). Part B (metal container) is
cradled inside of Part A (pail). Part A and Part B require mixing and
stirring 2 minutes prior to use. Mix using a portable drill paint mixer/
paddle to stir thoroughly.
Once Part and B are mixed the product must be used within two (2)
hours and cannot be stored for future use. Use the entire product so
there is no waste to dispose of. Add 96oz to 128oz to 1 gallon of water
depending on how is applies for you. CAUTION: Do Not Apply Super Wet
Full Strength Without Dilution
Graffiti Removal Bare Brick/Stone Masonry • Feltpen Fadeout •
Heritage Old Building • Sensitive Surfaces • Transgel Old Paint
Use at full strength. Shake before use. Using a nylon or synthetic brush,
flood coat the graffiti with the product three times at roughly three
minute intervals. Wait a further three minutes after the last coat and
rise away graffiti with a pressure washer or by using a scrubbing brush
with plenty of water. Always test in an inconspicuous area first.
